Why Simply Fitting Green Technology is not Enough full benefits. So all the effort that installers, builders and developers have put into making a new build sustainable could be wasted and the suggested savings in energy bills may never be realised.

All parties have a role to play here to improve user understanding.

Firstly, let’s look at the developer’s sales/customer service team. The research identified inconsistencies in the level of understanding of the ‘green’ technologies being offered by sales personnel. This translates into a very limited ability to communicate the benefits in an easy to understand way. It is therefore essential that the sales team are fully trained in both the benefits of these systems and how to operate them.

Analyses by the NHBC and the Zero Carbon Hub found that families who live in new build homes built to the current standards could save more than £1,400 a year on their energy bills when compared to their neighbours living in older homes. In fact, a four bedroom detached new home could be 57% cheaper to run than a comparable Victorian-built home. This gap is very likely to widen with inevitable increases in energy bills and the zero carbon construction targets which are due to come into effect in 2016 (although small developments may now be excluded from this).

As we know, there are a number of ways to make a domestic property more energy efficient, including solutions ranging from low cost insulation and double – or even triple - glazing through to the incorporation of green technologies such as solar panels and Mechanical Ventilation with Heat Recovery (MVHR) systems. Whilst the former are an integral part of the building and are pretty much a fit and forget product, the latter require a degree of interaction by the home owner.

According to the NHBC Foundation, here is where problems may arise. Their report – ‘Low and zerocarbon technologies in new homes; Learning from the experiences of consumers and on-site sales teams’ –

explores how home owners use the low carbon energy technologies incorporated within their dwellings. The report identifies a poor level of understanding of these ‘green’ systems by the home owner; including a basic lack of awareness of the potential benefits provided, coupled with limited understanding of how to correctly operate the systems.

Many home owners haven’t ‘grown up’ with these energy saving systems and simply aren’t familiar with them. If you ask the average man-in-the-street what an MVHR system is, I’m pretty certain you’d get a blank look and understandably so.

It’s simply not enough to fit these energy saving systems and expect the home owner to muddle through – even if technical information is provided in their appliance information / handover pack. The NHBC Foundation report identified that the current level of written guidance on the use of the technology was not deemed suitable by the recipients, who generally felt there was insufficient effort made to enlighten them to the potential benefits and opportunities that these technologies may provide.

I think the honest answer is that apart from committed eco warriors, getting people to change their habits is very difficult. The technology therefore needs to be designed to take this in to account and work with the day to day lifestyle of the average person. This brings me on to another point: what happens when the owners of the new property decide to move on and the property changes hands?

Whilst new homes usually come with a detailed appliance information pack, this information rarely makes it through to subsequent buyers. As a result, many new home owners don’t even know what technologies they have in place, let alone know how to operate them.

This is especially the case with MVHR systems as the fan unit is often fitted in the loft and the ducting is mostly concealed behind walls and in ceiling voids.

The filters themselves should also be readily accessible without the need to remove the unit’s cover. Secondly, the system itself must be easy to operate and the instructions should be attached to the unit permanently for all future resident access. Silavent Green Line HRX systems, for example, have the user instructions printed in large and easy to understand illustrated text and are mounted directly onto the front of the fan unit. Simple control switches are also supplied which can be installed anywhere in the home, making the system easy to understand and operate.

In order for the system to work effectively it is preferable that the dwelling’s windows – especially in a steam filled bathroom (gold dust for MVHR systems!) – remain mostly closed. This isn’t too much of a change in habit for the resident in winter, but in summer it can be a lot to ask. It’s this sort of thinking that’s important for the manufacturer to take on board and an important consideration when specifying such systems.

Despite the zero carbon target being watered down over recent months, energy saving technology is here to stay. People like it: the NHBC Foundation report showed that occupiers may not fully understand the underlying principles of the technology, but they were comfortable using them and that four out of six households in the study would recommend them to friends. But only if we can make the technology fit in with people’s lifestyle and make it simple to use and understand can residents truly reap the benefits.

Legend has it that prisoners would sigh as they crossed it, on their short journey to a life behind bars. Nowadays, the Ponte dei Sospiri, or Bridge of Sighs, is one of Venice’s star tourist attractions. Built in 1600, it joins what was the Prigioni Nuove, or new prison, to interrogation rooms in the Doge’s Palace across the canal. The view from the bridge was the last glimpse of the outside world that prisoners would see, prompting Lord Byron to poetically name the bridge.

But the Bridge of Sighs, built for the mundane purpose of transporting people from one building to another, also has one further claim to fame. It is the world’s first skybridge.

Once a common architectural feature joining skyscrapers in New York, they not only joined tall buildings – often owned by the same company – but provided a horizontal means of escape in the event of fire. Nowadays, we think solely about escape in vertical terms, usually downwards to street level. But the skybridge concept has not been totally forgotten – and Manhattan still boasts a number of the historic structures.

The best current example is between the Petronas Towers in Kuala Lumpur, Malaysia. They were the tallest buildings in the world between 1998 and 2004, and remain the tallest twin towers internationally. A doubledeck skybridge connects the two towers on the 41st and 42nd floors. The skybridge isn’t actually joined to either tower, being designed to slide in and out of them as the towers sway several feet in strong winds.

For the Petronas Towers, the skybridge provides an innovative fire safety feature, while also being an iconic feature of the conjoined buildings. But as we build higher into the sky, with super-tall buildings set to dwarf anything constructed today, designers and fire engineers are having to look again at features like skybridges in evacuation planning. More than anything, they’re having to revisit the computational models used to predict how a building can be safely evacuated in the event of a fire.

Those models test design configurations to determine whether a building’s safety characteristics are adequate, from the number of evacuation routes to the width of exit doors.

The trouble, of course, is that evacuation involves the movement of people – and the behaviour of flesh-andblood humans can’t so easily be predicted. It’s all about psychology and how we process information. We

estimate the time taken to evacuate a building and are a requirement of fire safety and building approval. But research at the US National Institute of Standards and Technology (NIST), among others, demonstrates that those computer models don’t necessarily reflect the variable nature of human reaction.

Indeed, computer modelling can only take us so far in designing in safety. What is also needed is an understanding of human behaviour in an emergency situation, particularly the factors that have been shown to influence our decision-making processes. By understanding those factors and processes, a fire safety team can develop a more comprehensive – and predictive – behaviour model for a building’s fire evacuation.

Those predictions have to cover “exit choice behaviour” – the different exits that people will choose to leave by, often because they’re also the entrances and routes by which they arrive at work. In other words, not maybe the closest exit.

Nor does it model “pre-movement times” – the period immediately following a fire alarm, when the fire has been detected but doesn’t yet pose a threat. Simply, people don’t always regard an alarm as an immediate call to action. Many will assume it’s a false alarm or a fire drill, and do nothing.

It adds up to a building evacuation that may be greatly delayed, or patchy in nature. Recent research indicates that this “pre-movement time” is a more significant evacuation factor than the length of time taken to reach an exit. As much as two-thirds of the time it takes people to exit a building after an alarm is start-up time – time wasted in looking for more information.

All of those factors, and many other variables, can influence estimates of evacuation times, and therefore the level of protection within a building to safely allow the occupant population to escape. Those calculations have never been more important, with a whole raft of super-tall buildings being built, mostly in the Middle East and Asia. The tallest of them all, on which work has begun, is the £780 million Kingdom Tower in Jeddah, Saudi Arabia which will stand at just over 1,000 metres and have 200 storeys. It will be three times higher than London’s Shard, Europe’s tallest building, and 173 metres taller than Dubai’s Burj Khalifa, currently the world’s tallest building – with 160 storeys.

Modern glazing systems are now an integral part of fire protection strategy, providing up to 120 minutes of protection against radiant heat or toxic gases – giving everyone, however infirm or slow, more than enough time to exit a building. Building in time is what glazing systems can do; and time-to-exit saves lives. respond to information from our physical and social environments and, based on what we perceive, we then decide what to do; hearing a fire alarm is not enough to make everyone in a building immediately move to an exit.

Office buildings are generally the easiest to evacuate. Staff have typically been trained in evacuation procedures, are dressed and awake, and able to make informed decisions.

On the downside, many modern office buildings are open plan, making it harder to contain the fire within a small area. Residential buildings, which include hotels, pose a different dynamic. People can be asleep, not dressed, and have only limited knowledge of escape routes.

That can seriously extend evacuation times and, worse,

Granite Transformations In Top-End Oakley Horseboxes Granite Transformations’ high grade work surfaces are normally associated with low maintenance kitchen worktops and non-porous bathroom finishes, as featured on many TV makeover shows.

Nevertheless, the material’s slim profile and lightweight characteristics make it ideal for applications where unladen weight is also a critical consideration, like canal boats, superyachts, RSV’s, treehouses and, now, horseboxes. Since each customer has individual requirements, Oakley horseboxes are custom-built, employing a thoroughbred mix of traditional skills and modern production techniques, and include non-HGV models and larger vehicles with up to a dozen stalls. The light, hardwearing and streamlined metal bodywork, light alloy frame and hand-built aluminium panels avoid excess weight and corrosion potential, in the interests of durability and maximum payload.

The separate hotel-class accommodation for crew boasts every modern facility, including central heating, power shower, dishwasher and washing machine, and satellite TV with cinema surround sound. several years ago, with a view to a lighter weight, low maintenance yet equally luxurious alternative.

Granite Transformations’ surfaces are made from Italian granite, quartz, recycled glass or porcelain chips, bonded together with a powerful polyester resin for class-leading strength and flexibility and outstanding resistance to chemicals, moisture, abrasion, heat and staining.

At just a quarter-inch (6.7mm) thick, this agglomerate material is ideal where weight is at a premium and longlasting good looks contribute to the overall setting.

To date, Peter has supplied material for over 60 Oakley horseboxes, starting with lightweight non-HGV’s and gravitating to Supreme and Supremacy long wheelbase HGV’s.

The work is carried out at his fabrication workshop in Sawston, with Oakley dropping off the metallic sub-assemblies and expert GT fitters bonding on the worktops, cutting drainage grooves, installing undermounted sinks and splashback upstands, as well as making tabletops and other fittings.

Peter’s fabricators actually shave off further backing material, to reduce weight still further, and gently heat the agglomerate to obtain tight curves up to 100mm radius, before fixing to the substrate with 2-part epoxy adhesive. Granite Transformations’ best-selling White Star recycled glass is Oakley customers’ most popular finish, although Peter has supplied the coachbuilder with samples of around 50 different colours, to match all manner of interior fitouts.

ENCASEMENT HELPS TESCO PRESENT A FRESH FACE AT BIRMINGHAM STORE Decorative aluminium and stainless steel column casings together with an extensive horizontal bulkhead are providing shoppers with a welcoming entrance to the Tesco Extra store, which forms part of a £40 million retail redevelopment at Birmingham’s Swan Centre in Yardley.

Constructed by Bowmer & Kirkland, the Tesco store and 21 additional retail units provide around 170,000 sq.ft of retail space, with the mixed use regeneration scheme also including the refurbishment of an adjacent residential block.

To meet Tesco’s requirements for an attractive frontage to both the store entrance and multiple check-out exits, which run the entire length of the 100 metre long enclosed mall, Encasement supplied and installed a high level bulkhead as well as eleven square column casings from its ‘Forma’ metal range.

Encasement’s 600mm square column casings are finished in two different colour schemes to help shoppers clearly identify the entrance and exits. Close to the entrance, three of the casings are finished in a bright red, to match Tesco’s corporate colours incorporating two textured 150mm wide stainless steel strips at the base and mid level.

The remaining eight casings, adjacent to the array of checkout tills, are split 50/50, with the top half manufactured from aluminium coated in a PPC finish with the lower portion using durable Rimex stainless steel incorporating a textured ‘linen’ pattern to provide maximum protection from damage in this busy retail environment.

Maintaining History, Preserving The Environment Penpont House, situated in the Brecon Beacons National Park in Wales, is a privately owned Grade 1 Listed house built in 1666. Its’ current owners, Gavin and Davina Hogg, along with their two sons, opened the house and grounds to the public for the first time in the building’s history, in 1996. With sustainability at the heart of its operations, including a Euroheat biomass boiler and rainwater harvesting system, Penpont now offers accommodation for 17 guests in a self-catering Courtyard Wing, plus a venue for weddings, parties and conferences.

Located on the banks of the River Usk, Penpont is surrounded by a 2,000 acre working rural estate, with the house, the centre piece of a remarkable group of buildings spanning various periods. Prior to the biomass system, this wood was unused and by managing our woodland in order to fuel the boiler, we have improved conditions for flora and fauna, creating greater bio-diversity. We had planned to add hydro-electricity into the mix, but unfortunately cut backs in the RHI have made this a less viable option.

The HDG Compact 200 wood chip boiler delivers 150kWs of heat, providing central heating and hot water to all the main buildings on the sites, via a district heating system. Wood fuel is sourced from the 200 acres of estate woodland, utilising poor grade timber and therefore enhancing greater biodiversity. In an average year, approximately 100 tons of timber is burned, equating to an annual saving of 66 tons of carbon deposits per year when compared with the equivalent use of oil. The HDG Compact 200 wood chip boiler, is housed within an existing out-building, alongside a 4,000 litre accumulator, saving the owners £6,000 a year in fuel, compared with previous heating system and earning an RHI income of £22,000, paying for itself in four years.

“Apart from the benefits from an ecological point of view, choosing renewables and other sustainable measures makes financial sense,” said Gavin.

“We’ve saved thousands of pounds a year on oil bills thanks to the biomass boiler, plus make considerable returns under the RHI. The rainwater harvesting system will eventually pay for itself owing to the number of guests that use our stable venue and the organic garden gives us a small income from the produce we sell. In terms of the effect ‘going green’ has had on business, some guests are interested, others less so. STERTIL INFLATABLE SEALS SAVE ENERGY COSTS FOR GERMAN TRAIN COMPANY Renowned German train company Bayrische Oberlandbahn (BOB) is saving energy costs and improving working conditions within its service workshops following the installation of bespoke WI inflatable dock seals from Stertil Dock Products.

Based in Holzkirchen, Germany, BOB is a private railway operator with trains connecting Munich with the alpine hamlets of Bayrischzell, Lenggries and the spa town of Tegernsee. The routes are serviced by traditional diesel-electric trains which, as well as being vastly popular on weekdays, are frequently used at weekends by tourists and locals visiting the Bavarian Alps for walking, bike riding and skiing.

Comprehensive repair, maintenance and servicing of the train fleet are undertaken at the company’s workshops. However, due to space limitations, it’s not always possible to accommodate the entire length of trains or separate carriages. On these occasions, the large workshop doors need to be left open, to allow part of the train to protrude beyond the workshop, which leads to loss of heat and increased energy costs. However, these problems have now been eliminated following the installation of a special 5000mm high by 4400mm wide shelter incorporating the WI inflatable dock seals.

Originally developed to support loading bay applications, the WI inflatable dock seals were installed to provide a virtually airtight seal around trains. This is achieved by inflatable side and top airbags that automatically self-adjust to different heights and widths. The seal is inflated by a head mounted electric blower and inflates in approximately 15 seconds. BRETT MARTIN PLASTIC SHEETS PLAYS A PART IN MIND-BENDING ARCHITECTURAL ILLUSION Taking residence on the East Piazza at Covent Garden in London is a new and unique artwork which sees a section of the building magically levitate – with one of the key structural elements of the illusion provided by Brett Martin Plastic Sheets. Modelled on the original architecture of the 184 year old market building, the artwork ‘Take my lightning but don’t steal my thunder’, has been designed by London artist Alex Chinneck and built by a 100 strong team who have conjured up the illusion that a 40-foot-long building has broken from its stone base and then floated 10 feet into the air with bewildering weightlessness.

With this unusual engineering marvel designed around both weight and aesthetics, the building had to be as light as possible but still look like a stone and brick building. Built from a steel and timber frame, the walls were created using Brett Martin’s Marlon ST Longlife, a structurally strong, lightweight multiwall polycarbonate sheet. Polystyrene was then intricately carved using robotic hot-wire cutters, and glued to the polycarbonate sheet prior to the application of the plaster and granite sand finish to match the existing market building.

Said Alex Chinneck, “With the incredibly generous support of Brett Martin it has been possible to realise my largest and most challenging project to date, a hovering building on Covent Garden Piazza. Level Threshold Approach has Damp Problem Covered The forming of a level threshold would be easy if the designer did not have to consider the prevention of damp ingress. The problem is a number of elements converge at a threshold, and when the threshold is required to be practically level, it can be difficult to bring together protective measures in a manner that promote integrated functionality and structural convenience.

Dampness attacks a level threshold from several directions: Upwardly in the form of rising damp. Downward water and moisture movement occurs at both reveals and whilst it will permeate inwardly (until it encounters the vertical dpc or closer), capillary action and gravitation will ensure its journey downwardly towards the reveal/floor corner junction.

Additionally dampness will attack horizontally, and all elements converge at the opening sides, which interestingly face a fourth attack but from the exterior.

During a rainstorm wind commonly results in approximately 70% of all water being blown into a masonry opening ending up in either the left or right bottom corner.

A different approach to forming level thresholds is offered by Cavity Trays Ltd. It literally and physically covers the problem. The Type LTT Level Threshold Tray is a three-dimensional preformed dpc that envelops opening masonry skins horizontally and vertically in a manner that permits the converging elements to unite within a protective arrangement.

The Type LTT provides a standardised damp prevention solution for use on inner and outer skins supporting a level threshold. It isolates an area susceptible to damp transference, permitting flooring, insulation, dpc’s and membranes to merge with both skins that are themselves isolated from dampness at the point of convergence. Each skin becomes an isolated encapsulated structural element. The Type LTT is available in dimensions to accommodate all standard door openings and skin thicknesses. It is also offered on a bespoke basis. Manufactured from solid polypropylene dpc, the Type LTT requires bedding in position only.

The exception being when used on the outside skin where it may be trimmed back externally to minimise visual presence following installation of the frame. UK’s Biggest Healthcare Project To Be Built Off Site – ‘A Fantastic Building Delivered In An Unreal Timescale’ The UK’s largest and most complex modular building project to be built in the health sector has been handed over and opened on time despite a challenging programme.

The new Women and Children’s Centre at North Middlesex University Hospital was constructed by principal contractor Kier Construction using a Yorkon off-site solution from the Portakabin Group.

The £17.9m contract, which was procured under the ProCure21+ framework, involved the off-site manufacture of the building at the Portakabin Group’s production centre in York.

The centre was built to accommodate the increase in maternity patients and around 2,000 additional births in North Middlesex. It forms part of a major reorganisation of hospital services in the boroughs of Barnet, Enfield and Haringey. The architects and project managers were AHP Architects & Surveyors.

The Yorkon off-site approach radically reduced disruption to patient care and the build programme to ensure the new facilities became operational in line with the Trust’s clinical strategy and prior to seasonal winter pressures.

Catherine Barns, Senior Project Manager at North Middlesex University Hospital NHS Trust, said, “Given the extremely challenging timescale for this project, we needed to look at more innovative methods of procurement and construction. By using an off-site approach we were able to deliver a fantastic building

of this scale, on time and in an unreal timescale, which was a tremendous achievement for the Trust, Kier and Portakabin.”

“The partnership between the users, Kier and Portakabin worked very well, and in particular the flexibility shown by Portakabin in the face of changing healthcare requirements. Other health professionals from both the UK and internationally who have visited the building since its completion have been very impressed by our new facilities; staff love its functionality and efficiency, and patients have likened it to a hotel!”

“The project really pushed the boundaries of off-site construction but you would never know it was a modular building constructed in a factory. It is a real credit to the whole team.”

Simon Ambler, Director of the Portakabin Group said, “This is our fourth project with Kier and our largest ever contract for a single building. Its complexities demonstrate just what is now achievable with an advanced off-site solution, in a short timescale, and on an extremely busy hospital site.”

The building accommodates a consultant-led delivery unit with additional high dependency beds, two obstetrics theatres, a neonatal unit, triage centre, women’s outpatient department, and a midwife-led birthing unit with four birthing pool rooms. A roof top plant room is located on the second floor. The external appearance of the scheme reflects the design of the adjacent facilities and features rendered façades, ribbon glazing around the perimeter of the first floor, a large atrium entrance

spanning two storeys with light wells providing further natural daylight inside. There is also full height glazing to the stair towers on each of the two wings and large projecting window bays provide a visual contrast to the rendered finish across the building envelope.

The project is targeted to achieve a BREEAM ‘excellent’ rating and has a number of sustainability features including a biodiverse green roof with a variety of meadow flowers to part of the first floor, photovoltaic panels above the plant room, and an energy-efficient combined heat and power system.

152 steel-framed Yorkon modules up to 18m long and weighing up to 18.5 tonnes were craned into position in just 28 days. A 500-tonne crane was used for this operation which took place within the hospital grounds and in close proximity to existing facilities that remained in use throughout. The units were installed partially completed with window frames, first fix electrics, HVAC ducting, plumbing, and a high performance concrete floor.

Portakabin Hire Builds Fully Serviced 20-Bed Ward At Princess Alexandra Hospital In Less Than Three Months When additional ward space was required at Princess Alexandra Hospital in Harlow to help the Trust manage increased demand over the winter period, Portakabin Hire constructed a fully serviced 20-bed ward facility in less than three months and handed it over ahead of programme.

The building is on hire for an initial one year and in order to meet the challenging deadline for completion a partnership approach was critical.

Portakabin worked closely with the Trust on the design of the new interim Short Stay Assessment Unit and final drawings were approved overnight.

Keyless Entry: How To Make Your Front Door More Like Your Car With Eneo CC Electronic control for residential doors has been around for some time, but now the Roto Door Safe E range goes further: keyless entry is possible with the Eneo CC system. “Keyless” can mean the unlocking is done via Bluetooth, fingerprint scan or a pin code keypad. Cantifix Adds A Touch Of Glass To Slackwood Farm Cantifix collaborated with Paul Archer Design to create this stunning curved glass structure - as part of the renovation and extension of a country farmhouse in Lancashire.

Constructed from sections of oversized, curved glass; the structure adds a dining area and separate living space to the property. The curved glass sections are set into a stone base which is built into the landscaping – giving the structure a floating appearance. The 360-degree glass walls provide the perfect spot for the client to bird watch – as well as to take advantage of the surrounding views.

The old well shaft in the floor was also glazed to create an interesting feature.

In the dining area a glass roof draws in natural light, and its supporting angled glass beams ensure that this light is not obstructed. The glazing is fixed directly onto the stone wall of the farmhouse, which becomes an internal wall for the dining area.

Two-ply lamination provides anti-vandalism and anti-bandit performance with units withstanding loads of 1.5 tonnes to ensure public safety. The glazing cuts out 67% of the sun’s heat energy whilst allowing 60% of the sun’s light into the building.

Unique Landmark Academy Uses Reynaers Systems Throughout Becoming something of a local landmark because of its prominent location, Appleton Academy in Wyke, West Yorkshire, with its circular design and sloping green roof is the first through-age academy in the region linking three phases of learning in a single building.

Designed by BDP Architects and using Reynaers aluminium systems throughout the £24 million project combines lower, middle and upper schools within a single circular building around a naturally landscaped garden.

Named after a local Nobel Prize winning scientist, Sir Edward Appleton, the academy building covers 12,000 m2 and can accommodate 1,400 pupils.

Developed on behalf of Bradford College the academy incorporates two former schools offering education from nursery through to sixth form in a unique concept with the building stepping up in scale as pupils’ progress through key learning phases. An important part of the development included a new community library and primary school facilities funded by Bradford Council.

While separate entrances are maintained for lower, middle and upper schools, who maintain individual identities, all share in the combined facilities of the academy including the extensive community library, collaboration spaces and theatre.

The refectory, cafe and staff hub form a portal in the outer circle of the academy with panoramic views across the Pennines. Growing from its single storey

the academy progresses through its circular form to four levels with its light and bright interior aided by the use of Reynaers CW 50 curtain wall with insert vents throughout. Nowhere is this more apparent than in the upper development where a floor to ceiling curtain wall system, interspersed with the building’s classic and striking cedar rain screen finish, was fabricated and installed by leading building envelope specialist Prater.

Reynaers aluminium window systems feature on every aspect of the academy adding to the high levels of internal natural light and in many locations also include opening vents. High performance door system ES 50 installed on the high usage entrance and external doors combine aesthetic design with energy efficiency and maintenance free operation. Prater also installed a render system and expansive flat roof areas, including an aluminium standing seam.

Rainscreen cladding panels by Steni UK were specified for an award-winning £60million student accommodation project for their lightweight and aesthetics.

Some 3,750m2 of Steni Colour high-gloss white fibreglass reinforced polymer composite panels picture frame the upper elevations of three blocks of accommodation of various storeys forming a new landmark complex at the northern gateway to Nottingham Trent University’s City site.

The Students’ Union building and Byron Residences comprise a total of more than 5,500m2 of social, leisure, wellbeing and living facilities – more than 900 high-quality student bedrooms, a new 60,000ft2 Students’ Union building being dubbed “One of the best students’ unions in the country,” with 2,400-capacity venue space, and a fitness centre and sports hall.

Delivered to BREEAM “Excellent” standard from a light gauge steel frame on a reinforced concrete-frame podium, the project has also won architects Church Lukas, who had previously used Steni Colour on their Derwent Point student development on Wakley Street in Islington, London, a Design Excellence Award from the Insider East Midlands Property awards.

Their brief was to provide a unique and exciting student environment with an exceptional accommodation product, delivered to exemplar design quality. Both the client (the university) and the developer UPP (Universities Partnerships Programme) expected a gateway statement for the City site, to provide students with a social facility in balance with the academic quality of the university.

The scheme needed to reinvigorate the streetscape at the corner of Shakespeare and Goldsmith Streets and become a positive statement of student life and activity within the city as part of the university’s ambitious estate regeneration programme.

The design response was a striking architectural form which delivers a clear and positive identity to the Students’ Union while creating a series of European-quality urban spaces which respond and appeal to a broad cross-section of students, without producing a single mass entity that contributes nothing to the cityscape or urban experience.

The Steni Colour panels, with a smooth surface of 100% acrylic that is electron beam cured without the use of solvents, were installed for main contractor Vinci Construction by rainscreen sub-contractor Horbury Building Systems who were on site for nine months, fixing the system to an aluminium sub-frame using structural adhesive.

Church Lukas director John Freeman said: “We specified the Steni Colour because the design of the building required that a lightweight glossy product be used which projected a visual quality not present in other products. It provides a visual highlight to all of the upper-floor elevations.

“It forms part of the overall rainscreen cladding system but as the picture-frame is a stand-alone detail the interface junctions could be kept simple and crisp which reinforced the quality of the architecture.”

He added: “We had already used the product on Wakley Street and due to our satisfaction with it on that scheme we felt confident bringing it to the client’s attention as an alternative to the original specified product.”

Horbury’s commercial manager said: “The time frame for the build was a significant driver – four blocks with multiple rainscreen systems in a nine- month period along with the complexity and shape of Block A. “The sheer volume of works that needed to be completed in the time frame was intense both from a procurement point of view and delivering on site but the Steni panels were easy to work with in terms of cutting on site and bonding to the bespoke picture frame substructure.” www.steni.co.uk

Carea In A Class Of Its Own At Merthyr Tydfil Leading cladding manufacturer Carea has supplied over 3,000m2 of its Acantha cladding to The College Merthyr Tydfil – a £33 million state-of-the-art building which marks the beginning of a new chapter in the educational history of South Wales. Designed by RMJM Architects and built by Interserve, the College forms a key part of the Merthyr Learning Quarter (MLQ) project – a Welsh Government-funded scheme to radically improve learning and employment opportunities in the region.

For the new building, a cladding system was required that would complement the project’s contemporary architecture. Installed by specialist contractor Massey Cladding, the entire structure was encased in striking Acantha panels – perfectly demonstrating Carea’s ability to create stylish, modern buildings.

Filon GRP Over-Roofing Gives Council Depot A New Lease Of Life In a project recently commissioned by South Ribble Borough Council Filon’s lightweight GRP over-roofing system was used to refurbish their Moss Side depot in Leyland, Lancashire. The existing asbestos cement roof had started to fail, allowing water ingress into some areas of the building. A survey confirmed that the 2,000m2 roof was in very poor condition and also revealed that the supporting structure wasn’t strong enough to support the steel profiled roof that had originally been considered by the client. Having had prior experience of Filon’s overroofing system, the selected roofing contractor recognised that this was the ideal solution for the project. A spokesman for the contract team said: “Filon over-roofing is strong and durable, yet very light, so it can be used to overlay existing failing roof finishes without the need for additional structural supports.”

This method of roof refurbishment created additional advantages for the Moss Side depot. By removing the need to strip the existing roof sheets, time on-site was minimised and the whole operation was carried out with minimal disruption to building occupants. Filon over-roofing eliminated the requirement for asbestos handling or disposal, creating further savings and avoiding potential health & safety issues. The insulation was also upgraded as part of the over-roofing project – another benefit of this method of refurbishment. Fire Protection For Plastic And Flexible Pipes Envirograf® would like to present you with a product, which for many years has proved itself at fire protecting plastic and flexible pipes that are frequently fitted to all types of vent units or extractor fans.

Firoblok® product 110 is a unique designed non-fibrous sleeve that in the event of a fire, will grip the plasterboard and expand inwards, resulting in the sleeve crushing the pipe and sealing off the void. Standard sizes are available from 80mm to 150mm diameter with a thickness of 6mm.

Other sizes are available on request. Firoblok® has been fire tested to BS476 Part 20 1987, achieving 91 minutes protection and EN 13501-2: 2007 2 hour protection standard.

The WikiHouse 4.0 frame is a modular construction system made from SmartPly OSB boards that have been CNC machined into numbered parts. It is assembled with wedge and peg connections rather than bolts and with the final panels held into place using ordinary screws. The 70 square metre structure beautifully demonstrates how a simple, easily assembled wooden frame becomes airtight, waterproof and secure.

DuPont Building Innovations was keen to support the project with an appropriate membrane solution, fitted behind the fibre cement board façade to seal the timber ‘chassis’ and protect the structure from fire, climate and interstitial condensation. The main part of the build was undertaken in six days – and the DuPont™ Tyvek® FireCurb™ membrane was easily and correctly installed

UV drain relining ideal where access is difficult, say Lanes

Lanes engineers have used no dig ultraviolet lining technology to rehabilitate a highways drain along a rural road that had repeatedly flooded, causing major problems for road-users getting to and from nearby housing estates. The project demonstrated the benefits of the ultraviolet (UV) relining technique, which can be more easily deployed in areas where access is difficult and where there is tree cover.

Lancashire Council commissioned Lanes Group to reline the surface water drain along the tree-lined road in Clayton-le-Woods, south of Preston.

The clay pipe, 220m long and 225mm in diameter, had been penetrated in many places by tree roots, trapping silt and debris. UV relining requires fewer support vehicles and less machinery, which also makes it better suited to being deployed along smaller rural roads. Hauraton Surface Water Drainage System Installed At New Automotive Showrooms And Servicing Centre Developed by CJ Automotive Group, the £9.5 million Lightcliffe automotive dealership showroom complex and servicing centre is the first in Wales to have all the Volkswagen Group car and commercial vehicle brands; Volkswagen, Audi, Skoda and Seat on one site. Nearly 700 metres of Hauraton RECYFIX® PLUS 100 Type 010 surface water drainage channels, factory fitted with ductile iron HEELSAFE 6mm slot grating to loading Class D400 were installed at the new VW Group dealership at The Point, Llandudno Junction, Wales.

Each RECYFIX® PLUS channel component is moulded from 100% recycled polypropylene (PP) with galvanised steel pressings permanently fitted along the exposed top edges. Channels supplied to the VW site were factory fitted with 6mm slot HEELSAFE ductile iron gratings. York Handmade, based in Alne, near Easingwold, created Dumfries Blend bricks for the Walled Garden and the Belvedere Folly at Dumfries House.

The contract was worth £50,000 and the quality of the bricks themselves was praised by Prince Charles at the prestigious opening ceremony this month, which was also attended by the Queen and the Duke of Edinburgh.

David Armitage, the chairman and managing director of York Handmade, commented: “The official opening of Dumfries House was an absolutely splendid occasion. We were glowing with pride about the quality of our bricks and were delighted when Prince Charles himself mentioned them in his opening speech. This was an extremely exciting and challenging project for us, superbly supervised by our sales manager Mark Laksevics. It involved creating bricks which fitted in perfectly with the ravaged boundary wall of the walled garden as well as unique specials for the Belvedere Folly and the Education Centre at Dumfries House,” he explained.

Oliver Middlemiss, the estates manager at Dumfries House, said: “We were delighted with the products supplied by York Handmade. We wanted this project to show off the best of British brickwork and these bricks, laid by our team of highly accomplished brickies, has certainly achieved that aim” York Handmade was originally approached in March 2012 by Sam Templeton, the builder on the project, to supply a few dozen bricks to repair an area of brickwork on the Walled Garden wall.

Mr Armitage explained: “This did the trick. After providing a range of sample bricks for approval by the project architect Keith Ross and Prince Charles himself, we ended up with a substantial order for York Handmade bricks to replace and rebuild the dilapidated areas of the garden wall. This bespoke selection of our genuine handmade bricks became known as the Dumfries Blend.

“We were then approached by Hope Homes, a local building contractor who work in conjunction with Sam Templeton, to provide York Handmade bricks

for the building of the education centre at Dumfries House. Then, in July last year, we were asked to provide very specific bricks for the Belvedere Folly, designed by Prince Charles himself. His decision to use a brick similar to those at Hampton Court led York Handmade producing the specific size, texture and colour bricks which would eventually be chosen and supplied.”

“The Belvedere is an exquisite brick folly, full of delicate brickwork design, Arabic arches and totally bespoke handmade special shapes – a real challenge for even the most experienced brick-maker. Some items required individual hand cutting, which was carried out to perfection by Specials Production Manager Mark Todd and our excellent team of brick artisans,” added Mr Armitage.

The opening of the garden at Dumfries House came almost seven years to the day since Prince Charles led the consortium that first purchased the house in June 2007.

In a speech thanking those who helped restore the garden, Prince Charles said: "It was always my intention in saving Dumfries House we should open the house and its estate to the public for the community to share and enjoy. As well as being a visitor attraction, I hope the garden is a source of much enjoyment and pride for the local community, which has done so much to support this house and estate."

The garden is one of the largest of its type in Scotland and had been neglected for around 80 years.

A “can do” approach and a close working relationship with the contactor has helped Hunter Plastics to come up with a solution that made part of the regeneration of the Glades development in London much more straightforward and costeffective.

The Technical and Fabrications teams at Hunter put their heads together to design and manufacture a bespoke fitting for walkway drainage.

Steve Everitt, who managed the project for sub-contractor N&J Building Services was the man to bring Hunter in on the project, after noticing that the design of the drainage outlets for walkways and balconies was rather complicated and, as a result, also expensive. He had an idea of how to make the whole process a lot simpler and called in the experts at Hunter to help make it into a reality.

Hunter realises that not all product requirements can be met with standard components. So they have a fabrications department that is fully equipped to provide fabrications to overcome these difficult installations. When you’re working with one of the world’s leading sports and entertainment event organisers you’d better deliver quality results on time and within budget. SANCTUARY HOUSING INSTALLS AICO SMOKE ALARMS IN NEW DEVELOPMENT Sanctuary Housing has installed Aico’s 160RC series mainspowered RadioLINK alarm systems into all of the 96 flats in its latest £10.4 million development in Newlands Place, Cumbernauld.

As a key safety measure the development is being fitted with Aico’s 160RC series mains powered, rechargeable lithium battery back-up smoke alarms. Each flat has its own stand-alone system.

Additional alarms have been installed in the communal hallways, which are interlinked using Aico’s RadioLINK technology to those in the individual flats. An alarm activated in the communal area will cause the alarms in all flats to be activated for maximum safety.

SE Controls combines fire safety, natural ventilation and energy efficiency at new Department of Environmental Affairs HQ One of South Africa’s most energy efficient and innovative buildings is using precision actuators and controls from SE Controls to ensure the natural ventilation and smoke control system operates effectively at the Department of Environmental Affairs’ (DEA) new head office in Pretoria.

The three-storey head office provides more than 27,000 m² of floor space and uses solar shading, water recycling and extensive photo-voltaic arrays in the north car park and on the roof, which provide more than 10% of the building’s annual energy load. An energy efficient mixed mode natural ventilation system is also installed to manage indoor air quality and temperature, which provides a comfortable working environment for staff.

The building’s internal space is separated into several self-contained ‘pods’ each of which is naturally ventilated by atrium vents and automatically opening windows. The vents and windows are operated by 104 SE Controls’ SECO N 24 40 600mm stroke length chain actuators and controlled by 20 OS2 Type 21 control panels supplied by SE Controls’ South African operation, which has offices in Durban and Johannesburg. In addition, SE Controls Africa also supplied PIR sensors for each automatically opening window to avoid the risk of finger entrapment during operation.

The natural ventilation system, which also operates in ‘night purging’ mode to cool the building and reduce the need for artificial cooling during summer months, is linked to both the supplementary evaporative cooling system and the smoke control system via the central BMS. Working With Network Rail To Create Vertical Access In Nottingham Rail Hub Working in partnership with Network Rail and main contractor, Taylor Woodrow, the Stannah Major Projects team has installed five lifts and improved vertical access in the cutting-edge Nottingham Rail Hub in the East Midlands. This 4-year, £150m project will improve reliability, reduce delays, increase passenger capacity and safety, and optimise the rail experience for all users. The five Stannah lifts have enhanced the movement of people and goods around the Edwardian, Grade II listed, city-centre station – an 18.5m project in itself.

The station upgrade is a key component in the overall project that also includes platform building, track re-laying, signal replacement, junction remodelling, changing track layouts, replacing level crossings with footbridges, renewing equipment, and moving control of signalling to a state-of-the-art centre in Derby. Stannah Project Manager, Mark Jarratt, comments: “The Nottingham Rail Hub project went to plan, completing on time and budget, with three of the lifts installed in a 7-week programme, and two installed in 5-week programme, ranged over 9 months. Access about the station has been dramatically improved and will assist in the swift, safe, reliable movement of people and goods, an important factor in Network Rail’s creation of a multi-modal transport hub fit for the 21st century.”

Lift works comprised: Serving Platform 7 and the main concourse: Removing the existing passenger lift and replacing it with a 3000kg, 40-person, single-entry, 2-stop passenger lift.

Serving the newly refurbished British Transport Police Block: A 630kg, 8-person, through-car, 4-stop passenger lift.

Serving the new concourse, new street-level taxi rank, and the Nottingham Express Transit tram stop: A 1200kg, 16-person, through-car, 2-stop passenger lift within a half-glazed shaft.

Serving the new retail area: Two 2000kg, 26-person, through-car, 2-stop goods/passenger lifts located back-of-house to move stock from the delivery facility to the shops and food outlets.

All the lifts are hydraulically driven, have separate motor rooms, and are finished to the Network Rail vandal-resistant/ Equality Act 2010 specification. The lifts were designed and installed by Stannah’s Major Projects team in conjunction with Network Rail, main contractor, Taylor Woodrow, architect Pascall+Watson, and Nottingham City Council.

St Modwen & WDS Call On Panasonic For Great Energy Savings Panasonic was called upon by Woodhouse Environmental Services Ltd to provide equipment for call centre giant, WDS, to retrofit its busy offices with an energy-efficient Heating, Ventilating and Air Conditioning (HVAC) system. Working against strict time and space constraints, Panasonic’s VRF systems coupled with large ducted and wall mounted indoor units were specified for a quick, simple and energy efficient install. WDS negotiated with the building owners, St Modwen Properties PLC, a multi-million pound property development and investment company, to redevelop one of three buildings at the Discovery Court Business Centre in Bournemouth.

With the brief to remove and replace the old, existing system with a high-performance, easyto-install HVAC system, the design and build contractor, Woodhouse Environmental Services Ltd, required a product that offered a large selection of different units, providing a maximum performance system to cater for this large building.

WDS Call Centre (a part of the Xerox group) provides customer service solutions to some of the world’s best known technology and communications brands including Tesco mobile, Google and many other blue-chip brands.

This complete system would need to cater for the high density office, providing exceptional heating and cooling efficiencies whilst maintaining close conditions, introducing continuous fresh air and removing stale exhaust air, ensuring a comfortable work environment at ideal temperatures. The install was to be undertaken whilst the tenants were still in residence. This meant that it was imperative for staff disruption

levels to be kept to an absolute minimum. Woodhouse Environmental Services initiated a fast track install programme between June 2013 and October 2013, splitting the renovation into three phases to cover each ‘zone’ of the building, satisfying a tight budget, and remaining within the allocated time.

In the first phase, Panasonic’s integrated VRF and heat recovery ventilation systems were installed to replace the existing air cooled chilled water system operating on R22 along with a ducted fan coil system, which no longer provided the efficient and reliable service in this demanding application. Specifying Panasonic’s VRF unit made for an all-round easyto-use system, whilst it’s clever, innovative integrated technologies meant wasted energy was avoided and significant savings could be made on the buildings annual energy bills.

Additional extras including an energy monitoring touch screen control with multi-zone temperature adjustment, making this Panasonic system the efficient, ideal replacement that was so desired. As part of the second and third phases, Panasonic’s ducted indoor and wall mounted units were also incorporated in the building refurbishment. Not only were these systems integrated to provide fresh air input and stale air removal, but they also fitted the outlined noise criteria. Panasonic was able to supply all of this equipment on short notice so as not to delay the project.

As a result, Panasonic proved to provide the most energy efficient units on the market, suitable for this large-scale project. With approximately 250 members of staff based in each zone, the quick turn-around, replacing the old systems and fitting brand new Panasonic equipment, meant staff were able to move straight back into the refurbished offices immediately on completion. http://panasonic.net Enquiry 86

Hydronik Systems Warm Palmerston Fort The famous Palmerston Forts arranged along the South Coast of England were built to be solid enough to resist invasion by Napoleonic forces, but the resulting thermal mass and exposed locations make them very hard to heat. It is, however, a challenge that has been effectively met using a selection of products from Timóleon’s Hydronik range linked to a hybrid renewable energy source.

Fort Albert on the Isle of Wight was completed in 1856 to defend the Needles Passage, which gives access to Portsmouth with its strategically important naval dockyard.

Still in use during World War II, it remained in military ownership until the 1950s, when it was sold and converted for domestic use. It still offered little comfort for its occupants until the current owners began a comprehensive refurbishment and improvement project in 2013 employing locally based Round the Island Builders Limited and WJ Wetherick Plumbing & Heating to install the Timóleon underfloor heating systems.

The Isle of Wight is actually on course to become the first zero carbon area of Britain and Fort Albert’s owners accordingly commissioned an advanced building services solution, which utilises an air source heat pump and solar thermal panels to harvest free energy to supply the heating and hot water. PV panels also help meet the large home’s electricity needs, but in order to achieve the most efficient transference from the heat pump to the occupied spaces, Wetherick Plumbing and Heating specified the use of Timóleon’s ToronFloor Batten, ToronFloor Suspended and LowBoardTM systems. Addressing the unusual layout to the former fort with its variations in floor construction,

Timóleon’s technical department provided floor-plans showing the positions of the multiple heating loops and the locations of the Axios manifolds, as well as section drawings indicating the depths of the different layers to the systems.

Across the ground floor, the entrance hall, sitting room, dining-room and kitchen, Wetherick Plumbing & Heating installed both ToronFloor Suspended and ToronFloor Batten, with LowBoardTM employed across the concrete slab within the area of the old look-out tower. These were connected up via two Axios manifolds: the first feeding a dozen loops containing almost 700 metres of pipe, while the second had a further 540 metres in eight loops. Up on the first floor, a further two manifolds feed the underfloor heating in five bedrooms and varying sizes of bathroom all using ToronFloor Suspended. Here nine loops are connected to one manifold that features just two loops with 123 metres of pipe, while the second feeds nine loops running for over 400 metres.

Although it was the builders who fitted insulation between the joists to help ensure the efficiency of the heat transfer to the rooms, W J Wetherick’s engineers took just four days to install the 1800 metres of pipework and other components from the three Hydronik systems. They also connected the underfloor networks to the hybrid heat pump and solar system on the fort’s roof. Given the technical and logistical challenges of this installation within a building, which requires respect as a historic monument, Fort Albert stands as a landmark installation for the Hydronik systems and Timóleon’s expert support services. www.hydronik.co.uk Enquiry 87

Howe Green access covers are just the ticket for London Bridge Howe Green’s high quality access covers have been installed in the concourse at London Bridge Station in a phase of works forming part of The London Bridge Redevelopment Scheme. The installation was carried out by the specialist contactor DMC Contracts Ltd for Costain. Howe Green’s heavy duty 1050 Series access covers were specified and fitted above mechanical and electrical services feeding the ticket line.

The run of covers, which spans more than 25 metres, will ensure that when routine or emergency maintenance is needed going forward, gaining access to essential service points will be no problem.

DMC inlaid the surface of the covers with a ‘flamed pink’ granite paving matching the existing flooring within the concourse and providing an uninterrupted flooring surface for the best possible aesthetic finish.

Howe Green manufactured the covers to order.

They were fabricated in 316-grade stainless steel and with a deeper capacity to accommodate a thicker granite floor covering, a standard feature of the 1050 Series.

The panels sit flush with the surrounding floor to prevent slips and trips and are double sealed, ensuring optimum hygiene.

Importantly, they are also tamper proof for increased security, an imperative feature in a critical hub location with over 50 million passengers a year. Making sure the station remains open is one of the key challenges facing Network Rail as the London Bridge Redevelopment Scheme continues. Selectaglaze helps keep ‘Silence in the Library’ Windows are an important architectural element of a building but those with single glazing provide minimal thermal insulation, poor acoustics and little security.

Secondary glazing can provide a discrete and practical solution to these issues and is very suited to Traditional or Listed buildings. This is especially important for Libraries as they need to offer a haven of peace, quiet and comfort.

As part of Nottinghamshire County Council’s recent £5.3m building extension and upgrade programme of the West Bridgford Library, Selectaglaze, the UK’s leading designer of secondary glazing, was briefed to treat the twelve sash windows, two with arched over-lights, in the building’s original façade. To avoid the introduction of additional sight lines hinged casements were specified and these were supplied with high specification sealed units to create triple glazing and so maximise the thermal insulation and energy performance of the building. Secondary glazing can be sympathetically installed in fully occupied buildings with minimal disruption. A secondary window is a reversible adaptation which, with sensitive design, achieves more significant noise insulation than standard double glazed units, typically 45dB, and reduces heat loss by over half. Composite Marmox Soundboard Proves Ideal For Conjoined Thameside Apartments A contractor specializing in underfloor heating systems has made extensive use of Marmox SoundBoards on a challenging project to join two Thameside apartments to create an 11-room property: overcoming significant difficulties in terms of differences in floor level, as well as providing a waterproof and acoustically attenuated subfloor. Despite having a modern, framed construction fitted out to a very high standard, there was a significant difference in height between the neighbouring flats due to the fact different types of floor tile had been selected by their respective owners. Wanting to employ as few wet trades as possible within the occupied building, Gala opted instead to utilize two different thicknesses of Marmox SoundBoard across the existing surfaces in order to create a “level playing field” – over which the DEVI electric heating system could be laid. 54 square metres of the 8.0 mm thick SoundBoard were laid across the higher side, while a further 140 square metres of the 12.5 mm completed the exercise. With the new underfloor heating system installed across the revised room layouts and successfully commissioned, Gala completed its contract by installing a mix of ceramic tiling and high quality timber flooring. Both of these surfaces are, of course, associated with noise nuisance due to their hard nature; often magnifying the sound of footsteps. Thanks to the make-up of the Marmox SoundBoard, however, the occupants of the properties beneath or in adjoining rooms will be effectively insulated from any direct sound transmission.

This is because SoundBoard is not simply a tile backer, but incorporates a fully bonded sound attenuation layer, which acts to drastically reduce the vibrations which we then hear as noise. SoundBoard is supplied in sheet sizes of 600 mm x 1250 mm, and in thicknesses of 8.0 or 12.5 mm weighing 1.8 and 1.95 kg respectively. They offer a minimum 17 dB sound reduction and can be specified as part of Robust Detail, Appendix D solution to impact sound transmission. They are readily cut or shaped with a knife to fit any room layout. Alternative Provision Academy Adopts Coxdome Enlightenment One of the first Alternative Provision Academies to be opened anywhere in the country, set up to offer youngsters with a variety of issues fresh education opportunities not available to them through mainstream schools, has undertaken substantial refurbishment work featuring the installation of rooflights and barrel vaults from Jet Cox. The project at the Links AP Academy in St Albans, Hertfordshire, which was successfully completed earlier this year by York based T.A. Roofing, involved the removal of leaking and thermally inefficient existing glass rooflights from toilet blocks: replacing them with triple skin polycarbonate units from the Coxdome Trade Range. Several of these rooflights featured either trickle ventilation or Vent Axia extract ventilation units. Then teaching and circulation areas to the school benefitted from the installation of triple skin Jet Cox Barrel Vaults up to 10 metres in length; admitting ample natural daylight to encourage a feeling of well-being as well as cutting down on electricity usage. In total there were seven Barrel Vaults installed, all 860 mm wide.

The first of these was 6565 mm long, while there were four at 8210 mm long, with the final pair reaching 9850 mm in length. The 23 Trade Range Rooflights, meanwhile, included 15 which were 700 mm square, with a further eight measuring 700 x 1500 mm. The Jet Cox Barrel Vault, from their recently expanded bespoke range, is a selfsupporting structure, which can span up to seven metres and is custom made using polyester powder coated, aluminium components, while the glazing options range from four-wall, multiwall polycarbonate to quadruple skin solid polycarbonate. Schöck Isokorb For ArtHouse Alternating And Stacked Balconies Structural thermal break units from Schöck continue to feature strongly in many significant new build projects that involve the thermal partitioning of balconies and other cantilever connections. One of the latest completed projects being ‘ArtHouse’, part of the King’s Cross Central Regeneration project, located just north of St Pancras International and Kings Cross stations. It offers 143 high quality one, two, three and four-bed residential apartments; 29 of which are allocated for affordable housing. ArtHouse is an intriguing design. The façade utilises part glazed terracotta tiles and there are four residential clusters with interconnecting towers finished in polished stainless steel. The combination of towers and private roof terraces form an interesting castellated roofline to the building – with a further unusual feature being the incorporation of alternating and stacked balconies.

It is here that the prevention of thermal bridging was an early design consideration. Not only to minimise any resultant heat and energy loss, but to prevent condensation and mould growth forming, which can result in potential health and respiratory problems for the occupants.

The Isokorb type K from Schöck, for concrete-to-concrete connectivity, is incorporated into the ArtHouse development. In addition to providing an efficient thermal break between the varied connection profile and the concrete structure, it also transfers bending moment, stress and shear forces. The type K provides BBA Certification and LABC Registration, as well as comfortably exceeding the requirements of BRE IP1/06 and Part L of the Building Regulations. Here the temperature factor used to indicate condensation risk (fRSI), must be greater than, or equal to, 0.75 for residential buildings. A stipulation comfortably exceeded by incorporating the Schöck product into the design. To guarantee the accuracy of its current performance values, Schöck recently submitted the type K for independent evaluation by the Oxford Institute for Sustainable Development (OISD), at Oxford Brookes University.

Envirograf Products Fit The Bill At Phipp Street A creative team from Amin Taha Architects were given a project to transform the ground and two upper floors of the 2,800 sq ft of commercial space at 18 Phipp Street,London, into a modern and stylish office space. After consultations with Building Control, the requirement for fire protecting the staircase, was for a clear coating to achieve Surface Spread of Flame. Thanks to their participation in an Envirograf® CPD seminar, they knew that Envirograf® would have a product that would meet their criteria.

With the help of Andy Wahts, Envirograf’s Technical Consultant in London, they chose Envirograf® product 92 QVFR clear fire retardant coating which has been specially developed for internal application. The coating is extremely hard wearing with a fast drying time and does not require a top coat. The extensive refurbishment work has been carried out by London based Ecore Construction.

During a visit at the property, a solution was found to provide 60 minutes fire protection to the exposed timber ceiling by using Envirograf® product 42 HW Intumescent Coating System. The clear coating retains the original appearance of the timber and avoids the alternative of covering the natural beauty of the wood with 2 layers of plasterboard to achieve similar fire protection results. The coating system has made the project far more cost effective and has allowed the architects to achieve a much more desirable look to the building.

Envirograf® Product 83 Intumescent Steel Coating system has also been applied, to ensure the steel structure of the building would be well supported even in the case of a fire. Previous property fires show, that it can take just a few minutes for unprotected steelwork in a building to attain temperatures of around 550 degrees centigrade in a fire. At this temperature, steelwork loses its load bearing capacity and the structure is likely to collapse, giving little time for people to evacuate and even less time for the fire service to bring the fire under control. While designing a new cultural centre in Lisbon, the AL_A team discovered a former fishing tackle shop, which was transformed into a tiny, vibrant restaurant serving only tinned seafood. What started as lunch quickly became an idea, and subsequently a new project.

Tincan elevates the tin to an object of desire in an environment designed by AL_A, which offers 30 different tins, all of the highest quality seafood, to eat in the restaurant or to buy in the shop. The idea is very compelling: no kitchen, the finest tinned seafood delicacies, super healthy, and great graphics with the tin as the hero.

Mapei Contributes To Outstanding Green Spec At The Crystal A Mapei subfloor and tile installation system has been specified at The Crystal – Siemens’ iconic Sustainability Centre, located in East London’s Royal Docks. Designed by Wilkinson Eyre Architects and Pringle Brandon Perkins+Will, the glass-clad structure is one of the world’s greenest buildings, achieving Outstanding BREEAM and Platinum LEED accreditation. Mapei systems contributed to the eco-specification and included Mapei Topcem screed and low VOC adhesives and grout - Keraquick, Keraflex and Ultracolor Plus. Corinthian Ceramics installed Domus porcelain and stone wall and floor tiles using Mapei products, for main contractor ISG. The crystal-shaped venue, into which Siemens invested £30 million, is home to the world’s largest exhibition focused on urban sustainability - and is a world-class centre for dialogue, discovery and learning. Features include a 270-seat auditorium, which brings together political decision-makers, experts and the general public, to develop concepts for the future of cities and their infrastructures.

Mapei’s system was specified throughout a floor and wall surface area exceeding 3,500 m2. It included high performance, fast-drying screed – Mapei Topcem - which reduces installation time to 24 hours for ceramic and two days for stone tiling. Following subfloor preparation, fast-setting flexible S1 adhesive – Mapei Keraquick – was used to install Domus Evo tiles in the reception areas and Domus Architect surfaces in washrooms. In the Centre’s canteen, Mapei Keraflex Maxi S1 low-dust adhesive was specified for bonding Domus Soho. All wall and floor tiles, throughout the centre, were fixed with Mapei Ultracolor Plus; a fast setting and drying flexible grout, featuring anti-efflorescence, waterrepellent and anti-mould properties.

Yeoman Shield returned to Sutton Academy, a busy school in St Helens, Merseyside, to install a further phase of wall protection. Works had been carried out previously by Yeoman Shield over a year ago which proved to be so successful in protecting the walls in corridors around the school that they were awarded further work.

Yeoman Shield HessianEx 2.5mm thick wall protection panels in a vibrant Lilac colour were fitted to the plain plaster walls that were wide open to damage and marking caused by heavy footfall throughout the plaza.

Not only do the wall panels protect from costly and unsightly damage but they add colour, warmth and a design interest to what would otherwise be a sterile, cold looking area. RADMAT RETURNS GUY’S TOWER ROOF TO FULL HEALTH In its challenging city-centre location, Guy’s Tower has undergone a huge refurbishment with the ageing 143m building upgraded to current standards. Radmat Building Products Approved Contractor Richardson Roofing installed more than 1,000m2 of high performance roofing membranes to help bring the landmark building back to its best.

Designed by architects Penoyre and Prasad and delivered by Balfour Beatty, the £26 million refurbishment included the application of new cladding and glazing systems, and thermal upgrade and waterproofing of a 45° pitched roof and a series of inverted terraces. Radmat’s Esha range of membranes proved the perfect solution minimising material cost, application time and waste disposals. For the asphalt covered sloping roof on the 34th floor, EshaUniversal waterproofing was specified with ProTherm PIR (polyisocyanurate) insulation as part of a complete Radmat roofing system.

Made from recycled materials and 100% recyclable – EshaUniversal offered a simple application and the required performance to meet the demands of this complex and sustainable refurbishment. Offering an efficient and safe installation, a 2mm thick EshaBase SA Alu self-adhesive vapour control layer was adhered directly to the existing asphalt using Esha SA Primer. Due to the wind loading 142m above London, the 120mm thick ProTherm PIR insulation was mechanically fixed to the deck using Radmat ProFast fixings, prior to the mechanical fastening of the EshaUniversal single layer membrane. The resulting roof achieved current Approved Document L requirements for thermal performance. Low level flat roof areas were also covered with the same specification.

On the inverted roofs, on levels 34 and 31, asbestos tiles were safely removed, and the asphalt was overlaid with two layers of Radmat’s EshaGum 3mm reinforced bitumen membrane. The existing asphalt surface was prepared to ensure no defects or blisters across the entire application prior to the installation of the EshaGum, with a 200mm thick Radmat ProTherm inverted roof insulation board installed to upgrade the roof’s thermal performance. Completing the installation was the application of paving slabs on spacers resulting in a series of terraces that now meet the thermal performance requirements of Part L of the Building Regulations. www.radmat.com Enquiry 101

Thermoblock Offers The Right Formula For Autosport Test Facility The construction of an advanced new testing facility for motor sport engines in Wales features the use of Marmox Thermoblocks at ground floor level, specified in order to help comply with the latest edition of Part L to the Building Regulations. The Sports Engine Testing Facility at the University of South Wales Pontrypridd is being built by Willmott Dixon Construction Limited working as main contractor.

While the 1,000 square metre, two-storey structure utilises a steel frame, the exterior walls are being raised in cavity blockwork with the Marmox Thermoblocks in two different thicknesses subtending both the inner and outer leaf. Developed specifically to deal with the issue of thermal bridging, but able to carry full structural loadings, the specialist units have been supplied through the local Jewson Builders Merchant for installation by the groundworks sub-contractor. 200 of the Thermoblock 140 mm size variant were laid as the perimeter to the ground-bearing reinforced concrete slab; virtually eliminating heat loss at this critical wall/floor junction.

Then a similar number of 100 mm wide Thermoblocks form the bottom course to the outer leaf. Each block features a layer of alkaliresistant fibreglass moulded into the top and bottom surfaces in order to provide a strong bond with standard sand and cement mortar. The stepped end joints to the blocks though are formed using Marmox Acrylic Sealant to help create an additional horizontal moisture barrier. The individual blocks are formed of XPS which has a lambda value of 0.033 W/mK, containing a series of load-bearing concrete columns to transmit and distribute the weight of the masonry above.

A spokesperson for the project design team commented: “Countering linear thermal bridging at the perimeter of the floor construction is a crucial aspect of compliance with the latest version of the Building Regulations for non-domestic as well as residential properties, and

the Marmox Thermoblock offers an ideal answer to the challenge.

They achieve the required psi value while being both robust and simple to install.”

Individual Thermoblocks are 65 mm deep – equivalent to a course of bricks - and with the 15 mm overlap at either end give an installed length of 600 mm; being available in options of 100 and 140 mm.

As well as masonry walls, they can be employed in timber frame construction and at other positions such as beneath window openings or at first floor level, the roof-wall junction and under party walls. The XPS with its ultra-low thermal transmittance increases the path for heat loss, to outperform what are termed Enhanced Construction Details.

While these cut heat loss by between 35 and 55 per cent, utilizing Thermoblocks can reduce CO2 emissions still further to between 60 and 90 per cent, offering an important contribution to the points required in SAP calculations. Crucially, being able to employ a defined, very low thermal transmittance – derived by thermal modelling or measurement – achieves a far more advantageous result than adopting the ‘default’ figure offered in SAP. Using standard ACDs will add a heat loss of 0.08 Watts to the U-values for a property, while Enhanced Construction Details can cut this to 0.04 Watts; but incorporating Thermoblock can bring this right down to 0.01 Watts or less.

The same principle applies to the European PassivHaus standard or the recently launched Fabric Energy Efficiency Standard (FEES) which the Government is now promoting as the route to achieving Zero Carbon construction. www.marmox.co.uk Enquiry 102

Durable Roofing On Show At Telford International Centre Stuart Hicks from waterproofing membrane specialist, Kemper System, explains how a cold liquid applied waterproofing membrane is being used to provide a long-term solution to wear and tear, reducing the maintenance requirements at event and exhibition venue, Telford International Centre.

The International Centre Telford is one of the UK’s larger regional venues and attracts business from all over the country. Owned by Southwater Event Group, the venue offers 15,000 sq m of flexible event space over three event halls and two purpose-built conference and banqueting suites. The International Centre is at the heart of the new £250 million Southwater development which has created a thriving convention quarter right outside the front door.

Southwater Event Group has invested over £50 million in the venue and its Group hotels to ensure the very best service at all times. In the latest phase of development, attention has now turned to the roof at The International Centre. The single ply waterproofing membrane has received a number of unsatisfactory repairs over the years. As a result, the decision was made to overlay the single ply roof with a cold liquid-applied membrane as part of a rolling programme of improvements. The first section has now been completed using Kemper System’s Kemperol V210.

The first section of roof that has been refurbished has a range of complex details, plant and equipment and features which are characterised by multiple vulnerable laps and seams in the single ply membrane. Having experienced the limitations and failure of the singleply system, the client’s options in terms of utilising alternative systems to adequately waterproof the detail of the ventilation fans, extensive air conditioning plant, multiple upstands and complex valley gutter details all located on a diamond-shaped section of roof, created an additional specification and installation challenge.

This led to the specification of a liquid waterproofing system that could be cold applied and incorporate not just the most vulnerable areas, but the whole roof, without any of the seams, laps and joints associated with the old system. Roofing contractor Profile Industrial

Roofing Services Limited, began by preparing the 800m2 roof area to ensure the substrate was clean, dry and stable. A primer was then applied to each section and allowed to cure prior to the application of the Kemperol V210 resin. The resin saturates a non-woven polyester reinforcement fleece which is immensely strong and tear resistant, and cures to form a monolithic, seamless membrane that cannot delaminate and bonds directly to the substrate.

Use of a liquid system helped to overcome the unusual diamond shape of the roof because the reinforced liquid resin can be applied to the exact layout of the roof. On site engineers painstakingly removed individual legs supporting the air conditioning plant, one at a time, so that the Kemperol V210 membrane could be applied underneath this support structure without disturbing the air conditioning and ventilation units. Applying the waterproofing membrane under the details in this way removed the potential for leaks in those areas of the roof where there had been higher levels of failure in the past.

Similarly, use of a liquid applied system also helped to reduce the vulnerability of the valley gutters on the refurbished section of the roof. Once again, failure of the single ply membrane joints had been evident in this area. With a liquid system the exact contours of the valley gutters could be accommodated seamlessly with the resin and flexible fleece based system.

In areas there was very limited access for application of the waterproofing membrane with just a 15-20mm space for applying the system. Thanks to the wet-on-wet installation process, however, the contractor was able to address this complex detailing with the Kemperol V210 system, creating a seamless return around the roof section perimeter.

As more and more companies focus on future maintenance costs and risk of disruption as part of the business case for selecting a roofing system, the ease of installation, durability, flexibility and seam-free nature of liquid applied systems have become widely recognised for their whole life value. www.kempersystem.co.uk Enquiry 103
