Message from the President Dear 2022 Real Estate Forum Guests: On behalf of the Lincoln Park Builders of Chicago, it is my great privilege to welcome you to the 33rd annual Real Estate Forum, our marquee event. When we gathered last year after not seeing one another in person for nearly two years, we were hopeful for a relative return to normalcy in the days and months ahead. I am so glad we can once again be together for this special evening of education, networking and celebration. Thank you for attending the 2022 Forum and for continuing to support our fine organization. The theme of our event this year is “The Third City: Second to None.” We will be hosting an exciting slate of distinguished speakers on our panel this evening. They will be discussing the state of Chicago’s real estate market and where we are headed in 2023 and beyond. As always, we are looking forward to a very informative and lively discussion. Our annual Impact Award recognizes one individual’s lifetime achievement and commitment to commercial and charitable endeavors in the Chicago real estate community. Please join me in congratulating this year’s winner, Jeff Shapack, founder and CEO of Shapack Partners, which has been instrumental in reshaping the Fulton Market District and other Chicago neighborhoods. Jeff moved to Chicago two decades ago and has developed some of the city’s most iconic properties. In 2010, he began acquiring properties on Chicago’s Near West Side and, by 2014, his eponymous firm had put Fulton Market on the map with Soho House Chicago, which helped catalyze development that drew large national and international brands to the former meatpacking district. A graduate of the University of Wisconsin-Madison, Jeff is a board member of World Business Chicago and SoCal Food Allergy, a member of The Economic Club of Chicago, and a strategic advisor to C.H.A.M.P.S. Male Mentoring Program and the No More Violence campaign on Chicago’s South and West sides. Of course, this event wouldn’t be possible without the support of our sponsors. The Panel THIRD CITY: SECOND TO NONE JIM JANN – MODERATOR PRINCIPAL OF JAB REAL ESTATE Jim Jann is a seasoned developer who is well known to Chicago’s real estate community and the Lincoln Park Builders of Chicago faithful in particular. He has spent the past quarter century building, renovating and operating residential properties throughout Chicago, focusing in particular on apartment buildings, condos and single family homes on the city’s North Side. Jim began his professional life in the law, earning his JD from Northwestern University School of Law and spending much of the 1990s working as a prosecutor in the Cook County State’s Attorney’s office. He left in 1998 to pursue his real estate career full-time and in 1999 co-founded JAB Real Estate, Inc. In the decades since, Jim has been a very active buyer, builder and operator of rental apartments in Chicago, managing the development and construction of over 2,500 units and closing over $400 million of transactions. Today, Jim and JAB partner Frank Campise are working on the eighth in a series of real estate investment funds focused on value-added opportunities in Chicago and select markets nationally. Throughout his career, Jim has been very active in real estate trade associations, including stints as President of the Lincoln Park Builders of Chicago and Director of REIA Chicago. Lincoln Park Builders is extremely proud to welcome him back as moderator of this year’s Real Estate Forum.

JEFFREY MICHAEL – PANELIST COO OF HORIZON REALTY GROUP Jeffrey Michael is chief operating officer for Horizon Realty Group, a Chicago-based, multi-family residential real estate investment and management company. He is responsible for pursuing new acquisition and development opportunities, overseeing operational processes, ensuring overall legal compliance, and overseeing Horizon Realty Group’s extensive renovation and construction projects. His primary focus is managing the firm’s investment properties, ensuring that his team provides its residents with exceptional service, and helping lead the business into its next phase of development and growth. He joined the firm in 2001, bringing a determination to expand the company and an extensive array of modern business practices and procedures to advance Horizon Realty Group’s

corporate efficiency to the next level. He has been instrumental in growing the firm’s portfolio from 10 properties and 600 units when he joined to 28 properties and over 2,400 units today. Prior to joining Horizon Realty Group, he served as an associate attorney at the law firm of Altheimer & Grey from 1997 to 2001. In this role, he represented lending institutions, investors and developers located throughout the U.S. in complex financing and acquisition transactions. He earned his BA in real estate from the University of Illinois-Champaign in 1994 and received his JD degree from the University of Illinois College of Law in 1997.

NICK RYAN – PANELIST CEO OF MARQUETTE COMPANIES Nick Ryan serves as CEO of Marquette Companies. As one of the founding partners, he has been with Marquette since the company’s inception in 1983. With over 35 years of experience in real estate development and investment, Nick has been involved in more than $3 billion in transactions, primarily in the multifamily sector, but also including office, industrial, hotel, retail, student and senior housing. Nick is a civil engineer by profession, bringing engineering and analytical skills to new acquisitions and developments, but his biggest asset is his commitment to forming win-win relationships with major companies, institutional partners and clients. He is a member of the Pension Real Estate Association and National Multi-Family Housing Corporation and serves as board president for the Institute for Community. A licensed real estate broker, he holds a civil engineering degree from the Rose-Hulman Institute of Technology.

MICHELE JARRELL – PANELIST ASSOCIATE PARTNER OF JARRELL, INC. Michele Jarrell is associate partner with Jarrell, Inc., a family-owned real estate investment company incorporated in 1971. She joined the business in 2006, after a career as a commercial real estate relationship manager primarily focused on affordable housing project finance, including acquisition/rehab loans, mezzanine debt and equity investing. At Jarrell, Inc., Michele wears several hats: property manager, predevelopment coordinator and project finance point of contact. As a property manager, she works mostly on the HUD and LIHTC portfolio with tenant compliance and inspections. For acquisition and rehab projects, she handles most predevelopment duties; leads deal sourcing; negotiates purchase contracts; creates budgets and scopes of work; generates bids; assembles financing packages; and oversees project management. Jarrell, Inc., has a diversified portfolio of several hundred units including market-rate housing, affordable housing, subsidized housing and, most recently, a single-room occupancy (SRO) hotel. Financing ranges from traditional 80/20 bank debt, non-recourse agency debt, city of Chicago loans and grants, IHDA loans and tax credit equity. To date, the entire portfolio exists within the city of Chicago and its south suburbs, all within low- to moderate-income neighborhoods. Michele is a graduate of Loyola University Chicago.

MATT KATSAROS – PANELIST PRINCIPAL WILDWOOD INVESTMENTS LLC Matt Katsaros has been involved in investment real estate, specifically the multifamily sector, for two decades. Matt founded Wildwood Investments LLC in 2020, at the start of the pandemic. The firm has two primary strategies, ground-up middle-market multifamily development in Chicago and strategic joint venture partnerships with institutional developers for large-scale projects throughout the Midwest. Matt spent the first half of his career representing sellers of Chicago multifamily property. During the Great Recession, he represented several private equity funds, middle-market banks and venture funds in transitioning workout assets to cash-flowing properties. This experience led to a strategic career transition from the “sell side” to the “buy side” when he joined Pangea Properties (REIT) to co-lead acquisitions nationwide. At Pangea, Matt’s team closed both fee simple and note purchases of distressed assets throughout the Midwest, growing the firm’s multifamily portfolio to over 12,000 apartments. At market stabilization, CA Ventures offered Matt a launchpad into large-scale national development and institutional investment management. There, he was responsible for pipeline strategy and execution for the firm’s U.S. residential practice. During his four-year tenure with CA, from 2016 to 2020, he helped to build a robust development pipeline totaling more than $3 billion. Matt holds a finance degree from the University of Illinois Urbana-Champaign.

Impact Award Winner JEFF SHAPACK – IMPACT AWARD WINNER CEO OF SHAPACK PARTNERS Jeff Shapack moved to Chicago two decades ago and developed iconic retail properties, including Barneys New York on Oak Street and Apple in Lincoln Park. He is the founder and CEO of Shapack Partners, a Fulton Market District-based, multi-asset class real estate development company that acquires, develops, repositions, and invests in properties and neighborhoods in Chicago. With his expertise in acquisition, development, design, leasing, and brand creation, Shapack focuses on office, residential, hospitality, retail, and restaurants. In 2010, Jeff began acquiring properties in Chicago’s Near West Side, and by 2014, Shapack Partners created Fulton Market District with Soho House Chicago serving as the neighborhood’s catalyst. Jeff was instrumental in transforming Fulton Market District into a Central Social District, bringing innovative brands, hotels, start-ups, and headquartered companies centered on food, design, hospitality, art, culture, technology, and commerce to the neighborhood. Shapack’s projects include Soho House Chicago, WeWork Fulton Market flagship, The Parker Fulton Market, The Hoxton Hotel, 811 Fulton, Momotaro, Shake Shack, and 167 Green (a 750,000-square-foot office building with an NBA sized basketball court). Shapack continues to develop in Fulton Market District and other Chicago neighborhoods. Jeff graduated from the University of Wisconsin-Madison. He is a board member of World Business Chicago and SoCal Food Allergy. In addition, he is a member of The Economic Club of Chicago and a strategic advisor to C.H.A.M.P.S.
