And just like that, summer has passed us by, as we celebrated seven years of business here in our little store. Now fall has made its arrival here in Sandpoint, and there is much to look forward to as the seasons change—like this year’s Apple Fest! Presented by the Downtown Sandpoint Shopping District, you won’t want to miss this celebration of fall, and all things apple, 10am to 6pm on October 14 in downtown Sandpoint!

During these shorter, brisk days, my wife Kim and I reflect back on all of the wonderful customers we’ve been honored to serve from all over the country and Canada. The friendships built and pleasant encounters make the most wonderful memories here in this beautiful Sandpoint community.

If you’ve invested in an IRA for many decades, it may well turn into a key source of income for your retirement. Still, you might not deplete your IRA in your lifetime, especially if you also have a pension or a 401(k) and other investment income. So, if your IRA still has sizable assets after your passing, it would likely end up in your estate plan. If you leave your IRA to grown children or other family members, could they be hit with a big tax bill?

Here’s a little background: Up until the Secure Act of 2019, those who inherited traditional IRAs could extend their required withdrawals over their lifetimes, which stretched out the annual taxes due on these withdrawals. But the Secure Act changed the provisions for nonspouse beneficiaries who inherited an IRA after 2019, meaning that beneficiaries of inherited IRAs had only 10 years (beginning the year after death) to withdraw the entire balance. For some beneficiaries, this could potentially create a tax burden. (Inheritors of Roth IRAs are also required to follow the 10-year distribution rule but are not subject to income taxes on account earnings if the Roth IRA’s five-year holding period has been met).

However, not all beneficiaries were affected by the new rules. Spouses can stretch their inherited IRA distributions over their lifetimes, and exceptions exist for certain non-spouse beneficiaries. Minor children of the IRA owner (until the age of majority), chronically ill or disabled individuals, and beneficiaries who are no more than 10 years younger than the IRA owner may opt to stretch their distributions.

The new 10-year requirement applies to IRAs inherited on or after January 1, 2020. But due to confusion over changes to required minimum distribution (RMD) rules for some beneficiaries of inherited IRAs, the IRS waived penalties for

individuals who failed to take RMDs in 2021 and 2022 and extended the RMD penalty waiver for 2023.

Although these rulings give beneficiaries—those not eligible for the exemptions listed above— more time to plan, they will eventually need to start taking RMDs, which could affect their tax situations. To help protect your heirs, consider these suggestions:

• Using permanent life insurance. A properly structured permanent life insurance policy could help you replace the assets your family might lose to the taxes resulting from an inherited IRA. You might even consider naming a charity as the beneficiary of an IRA, rather than your family members. The charity would receive the IRA proceeds tax free, and the life insurance could then provide tax-free benefits to your heirs.

• Leaving taxable investment accounts to your heirs. Apart from your tax-deferred IRA, you may own other fully taxable accounts containing investments such as stocks or bonds. Typically, these investments receive what’s known as a “step-up” in their cost basis once they are inherited. This means your heirs will essentially inherit all the gains your investments earned by the time of your passing—but they won’t be taxed on these gains if they sell the assets immediately. This type of sale could help offset the taxes your heirs will incur from the inherited IRA.

The tax and investment issues surrounding inherited IRAs can be complex, so consult with your tax and financial advisors before making any moves. And, as with many areas relating to inheritances, the sooner you start planning, the better.

Born in Seattle, Washington, Meredith L. Thielbahr was drawn to law at a young age. She attended Washington State University in Pullman, where she met her future husband, Jeremy, and graduated with a degree in business marketing and a minor in political science. She returned to Seattle to attend Seattle University School of Law. Upon graduation, she joined the private law firm Oles Morrison, a boutique construction and government contracts firm, as an associate. From 2013 to 2016, she practiced construction litigation and government contracting with Groff Murphy. In 2017, she would join her longtime mentor, Allen Estes, at Gordon & Rees’ Seattle office before relocating to Sandpoint, Jeremy’s hometown, in 2019. Gordon & Rees is an AmLaw top 100 firm and is historically ranked in the top 5 for construction litigation. Today, Meredith is the managing partner of Gordon & Rees’ Boise and Spokane offices, both of which she helped open. Earlier this year, she was recognized as one of the Top Five Attorneys Under 40 in Government Contracting in the country!

Q.What inspired you to pursue a career in the field of law?

A. Since I could remember, I always wanted to go to law school. I don’t know if at that young of an age I actually knew the “why.” I think people innately are drawn to certain fields, and often follow a process of elimination. I did a lot of legal-related extracurricular activities in undergrad before ever making the investment and decision to attend law school. For example, I was on a mock trial team at Washington State. As just a junior in undergrad, I was fortunate enough to intern with Norm Maleng in the King County Prosecutor’s Office in Seattle. Then, in law school, I did a couple more internships, was a research assistant for a national bankruptcy law professor and scholar, and was a summer associate at a private law firm.

I encourage anyone considering a doctorate degree to explore the possible professions it could lead them to. A JD is a huge time and financial investment. Do the leg work before you jump in with both feet.

Q.What drew you to construction litigation?

A. I love the clients. Coming out of law school, I really focused my search efforts on mid-size litigation firms because oftentimes, at large firms, you’re just going to research and write for four or five years coming out of law school before you perform significant litigation work; for example, depositions or arguing motions. I wanted to get experience quickly. I had the opportunity to join a boutique construction litigation firm, and I fell in love with contractors. They are hard working. Their goal is always to get the project built, and built quickly. They are not focusing necessarily on all the paperwork and, oftentimes, that’s where things can go south because they trust the project will be completed and paid on a “handshake.” I’ve really enjoyed working with my contractor clients.

Q.What does your role entail as managing partner of the Spokane and Boise offices of Gordon & Rees?

A. I obviously have my own clients and manage my own caseload with litigation teams in multiple states. As a managing partner, I’m responsible for hiring at both offices and our caseload nationally that comes into those offices, obviously the fiscal production of the office, and just the camaraderie and functionality of the office as a team. Spokane opened October of 2021, it was basically just me, and now we have almost 20 attorneys.

Q.You were recently recognized as one of the Top Five Attorneys Under 40 in Government Contracting in the country. What does this honor mean to you?

A. I just got the award in July. It is an award by Law360, which is kind of like Sports Illustrated for lawyers. The achievement is particularly special because most government contract lawyers are in coastal cities; you find a lot of them in DC, New York, LA, San Francisco, Seattle. It’s a very specialized, complex area of law, so the fact that I received this award and am able to bring the accolade to the state of Idaho is phenomenal. I’m probably a lot more affordable than an attorney in DC or New York, for example, but it doesn’t mean I don’t have the specialized knowledge to handle these complex cases. I think you are going to see this more and more post COVID: qualified attorneys who are choosing to live in different parts of the country, and it’s great to bring that caliber of legal expertise to their communities.

Q.What do you find most fulfilling about the work you do as an attorney?

A. I would say, especially in the construction industry, it’s just helping contractors get back to what they love doing. Oftentimes, this is the first litigation or issue that they’ve dealt with in their business. If it’s an informal dispute and we can resolve it short of court or arbitration, it can get resolved quicker. But often, a contractor won’t come to me until a lawsuit has been filed, and they have no choice but to incur the expense to defend themselves. And I find, more often than not, they’re surprised at the amount of time they have to dedicate to formal litigation. It’s not surprising for a case to take 18 months to two-and-ahalf years to be resolved. And that’s a lot of time and stress away from their business and their families.

Aside from formal litigation, I work with my clients to make sure their business documents are in order and their form contracts protect them. Win, lose or draw, the best lesson clients glean from litigation is that they need to protect themselves on the front end. A lawsuit cannot always be avoided. My clients find security knowing they are controlling what they can in an evolving atmosphere. Statutes change, new case opinions are published, both of which implicate contractors’ rights and remedies, and often their duties. I keep my clients apprised of these changes in the law so they can protect themselves and focus on their day-to-day business.

Q.For those young women looking to pursue their law degree, what words of advice would you share with them?

A. Consider what you want your daily rhythm to be and what you enjoy about the law. Do you want to be a litigator? Do you prefer transactional work behind the scenes? And what type of work/ life balance do you want? Start thinking about the answers to these questions when you go to law school, because certain areas of law offer different opportunities and demands.

And, within the legal profession, I always encourage women to make themselves invaluable. Learn your craft better than any man in the room. Become a subject matter expert in one or more areas, and there will always be a place for you. Knowledge is power.

Also, finally, find not just a mentor but a good sponsor (not necessarily in another female). My biggest advocate in my career has been a male. Find someone who supports you and presents your name when opportunities arise. And, pay it forward one day. Be that sponsor for someone or others as you advance in your career. I always make it a priority to hire people with different strengths and backgrounds than me, even if we have similar work ethics and values. That’s what makes a great team.

Q.When not consumed by a big case, how do you like to unwind?

A. My sister-in-law, Kelly, is a co-owner of WE Yoga, so I go to yoga quite often and have met a lot of my local friends through WE Yoga here in town. The women in Sandpoint are truly amazing! I enjoy running. And I love interior design and building homes. Jeremy and I built a home here in Sandpoint, which we sold about a year ago. I worked with Bogadi Construction. Robert Bogadi was phenomenal. We would love the opportunity to build again. It’s my creative outlet for sure.

I have two young kids that keep me on my toes, and my husband is a high-energy football coach at the high school. Go Bulldogs!

Suzuki String Academy inspires the joy of learning music ... together

In the spring of 2019, Sandpoint was first introduced to Suzuki String Academy. What started out as a small two-room studio in the Sandpoint Business and Events Center with just eight students has expanded and grown over the past four years and now serves more than 65 families in the community. Now located in their own building on Baldy Mountain Road, they continue to grow.

Suzuki String Academy is the realization of a vision brought to life by Ruth Klinginsmith and Marianne Wall.

“We are so honored to witness the families in our community embracing the Suzuki philosophy. Seeing the powerful transformation and positive impacts in their lives has made our dream come true,” the two reflect.

Music has always been a big part of Ruth’s life, and it has opened many wonderful opportunities for her. Her desire to nurture the love of music in children has inspired her teaching over the last two decades. During this time Ruth founded and created several music programs. She and her family made Sandpoint their home more than 17 years ago, and she is passionate about investing in families’ lives and building beautiful hearts through music.

Growing up in a thriving Suzuki music program in Salt Lake City, Utah, Marianne knew firsthand the life impact that Suzuki had on her. She knew from an early age she wanted to be a part of pioneering a Suzuki program wherever life would lead her. After moving to Sandpoint in 2012, Marianne realized the beautiful opportunity to do just that. She is passionate about partnering with families to nurture beautiful people and cultivate a strong community of kind hearts and joyful family connections.

Together, Ruth and Marianne have created a thriving Suzuki string program. Their mission, to build beautiful hearts and nurture family and community connections through music. Suzuki String Academy provides local string students opportunities to learn and grow while building friendships and sharing their music within a supportive community environment. “Parent involvement is a key distinction of this mission, with emphasis on the parent and teacher working closely together to nurture the child,” notes Ruth. “Our mission for students in the academy is that they become more sensitive, kind, compassionate and engaged humans in their communities.”

The Suzuki method is an international method used by trained Suzuki teachers all over the world. Referred to as the “Mother Tongue Method,” it is learned just as a child would their own language; first by listening, then by imitation and repetition. When the child is developmentally ready, note reading from a page is introduced.

Shinichi Suzuki based his approach on the belief that “musical ability is not an inborn talent but an ability which can be developed. Any child who is properly trained can develop musical ability, just as all children develop the ability to speak their mother tongue. The potential of every child is unlimited.”

At Suzuki String Academy, they specialize in early childhood music education that prioritizes family involvement, with children beginning as young as 3 years of age. At the beginning, parents attend their child’s lessons and learn the instrument along with their child so they can better guide them when practicing at home. All students participate in weekly private lessons and group class—with group classes aiming to foster mentorship and camaraderie between the students.

“We teach students from ages 3 to 73. We believe that you are rarely too young and never too old to begin your musical journey,” smiles Marianne. “Currently, we have over 40 students enrolled in our school as well as directing the string orchestra programs at the Sandpoint Christian School.”

The Academy’s instructors are passionate about investing in families and developing the character of the students they work with. All instructors are trained and certified in the Suzuki Method along with being members of the Suzuki Association of the Americas. They offer a wealth of combined experience and knowledge to include child development and music pedagogy. The most rewarding part about the work that Ruth and Marianne do through Suzuki String Academy is the beautiful family connections that are being fostered through music in the community. They are thrilled to witness parents bonding with their children and creating lasting positive habits in their lives.

“Our goal is to not only cultivate life skills and character through music but also that our students would have a lifelong companion in their instrument and music,” shares Ruth.

Before we jump into the nitty-gritty, let's revisit the fundamentals of economics—supply and demand. It's like the bread and butter of understanding how goods are valued, and it's at the heart of the housing situation in Sandpoint.

Demand for housing in this picturesque town remains strong; not at the levels we saw in 2020 or 2021, but Sandpoint is still a destination for many to call home. As the natural beauty, political freedom and vibrant community continue to draw people in, demand of homes to relocate to Sandpoint will be strong. However, here's the twist in our tale—the supply of available homes for sale is about as scarce as a Yeti sighting in the summer.

I know what you're thinking right now, but there are more homes for sale than years past. Well, that is true, sort of. Yes, there are more homes for sale in Bonner County than there were in 2021 and 2022, but those were crazy times. If you look pre-pandemic, the number of homes for sale and sold homes are still down.

THE MORTGAGE CONUNDRUM

Now, let's talk about another fascinating aspect of this housing market riddle—the mortgage rates. Many homeowners in the Sandpoint area have locked in some seriously envy-worthy mortgage rates, often around a mere 3 percent. It's like catching a rare glimpse of the Paddler in Lake Pend Oreille in the world of homeownership.

Here's the catch though—not many folks are willing to trade in these golden 3 percent rates for the not-so-enticing 8 percent rate. So, what are they doing instead? They are either staying put, mortgage rate handcuffed, or they're getting creative. Some homeowners are choosing to rent out their current homes, which is now an investment, and buying another home as their primary property. It's like a high-stakes game of Monopoly, Sandpoint edition. While this strategy might make sense for them individually, it's adding to the scarcity of homes available for sale.

THE COVID AFTERMATH

Now, let's talk about the pandemic-shaped elephant in the room— COVID-19. The pandemic caused a seismic shift in the way we work. Many businesses suddenly realized that their employees could work from home, opening a revolutionary door for a massive remote work scenario.

What does this have to do with Sandpoint's housing market, you ask? Well, quite a bit. You see, this newfound flexibility allowed people from big cities to pack up their laptops and high-paying jobs, head to a place like Sandpoint, and continue working as if they were still in the big city.

Local businesses in Sandpoint, while wonderful in their own right, often cannot compete with the salaries these remote workers are getting paid. So, you've got folks moving in with their big-city salaries, which brings with it the capacity to pay higher prices for homes, further driving up the costs.

PUTTING IT ALL TOGETHER

So, there you have it—the pieces of the puzzle. A limited supply of homes for sale, the rise of short-term rentals and an influx of highpaying remote jobs have all come together to create the perfect storm for skyrocketing home prices in Sandpoint.

But remember, it's not all doom and gloom. Short-term rentals offer economic opportunities, and the remote work trend brings fresh

faces and diverse experiences to this charming town. The challenge lies in finding that delicate balance between reaping the benefits and mitigating the consequences.

SOLUTION GOING FORWARD

Now, you might be expecting me to pull a rabbit out of the hat and reveal the ultimate solution to make homes in Sandpoint as affordable as they were a decade ago. Sadly, I hate to burst your bubble, but this isn’t a magic show, and I don’t have a wand. In reality, achieving that level of affordability would require a significant donation of land, building materials, a builder working for free, or perhaps a blend of all three—an unlikely scenario.

But don’t despair just yet because, while I can’t conjure a miraculous magic trick, I can certainly offer some advice to help you navigate to becoming a homeowner.

1.Secure a steady income and manage debt. First and foremost, establish a stable job. Limit your debt as much as possible, which will increase your credit score.

2.Budget wisely and cut the unnecessary expenses. Trim the excess fat, so to speak. Do you really need that daily latte from Starbucks? Or could you limit it to once a week? Consider the TV channels—do you truly need 200 of them? Savings like this can amount to huge savings.

3.Prioritize homeownership over luxuries. Ask yourself what’s more important, the UTV, newest smart phone/watch or the long-term security and wealth-building potential that comes with owning a home? It’s tempting to indulge in luxuries, but prioritizing homeownership for a more secure and prosperous future might be the smarter choice.

There isn’t a quick-fix solution to the affordability challenge in Sandpoint, but there is a path forward. It will require discipline, sacrifices and hard work—but in the end the dream will come true.

MORTGAGE RATES ARE THE NAME OF THE GAME, AND THEY ARE STILL TOO HIGH WITH WHERE HOME PRICES ARE AT. Prices have not dropped as far as many have hoped for while rates have followed suit. Year-todate, the median sale price in Bonner County went down from $580,000 to $560,000, a 3.4 percent decline. Concessions have been more common to help buyers with the affordability, and that trend should continue rounding out the 2023 year.

Halloween is upon us, and many different pictures and stories pop into our heads—one of which might be a black cat on a broomstick, a witch’s little helper.

One day, in 1910, many cats of different colors were presented to a man named Gus Welsch to be his little helpers. Mr. Welsch had a 55-acre farm up the Pack River and had a terrible mouse problem, so he told

his friend to put an ad in the paper requesting that people bring cats to Mr. Welsch. The friend requested two dozen cats, which seemed a little excessive to Mr. Welsch, but he did not get two dozen cats—he got 106!

These cats were brought to the City Stables, and not knowing what to do with all of them, they decided to disperse the cats to other residents around town as gifts. Unfortunately, this meant many cats had been captured and relocated to other homes in Sandpoint, but farms around the town were most likely mouse-free.

Born and raised in Sandpoint, Idaho, Katie Adams’ love for this community runs deep. After graduating from Sandpoint High School, she found herself eager to attend an out-of-state university and travel the world “for life inspiration.” After college, Katie volunteered internationally for three years, living on a ship and sailing to Antarctica to protect endangered whales.

“It was during this period of my life that I also learned the ins and outs of plant-based cuisine from top-level chefs and cooks, and ultimately fell in love with plant-based foods,” she remembers. It was during these adventures that she also fell in love with her now husband Gwen Le Tutour.

The couple would make the move to Sandpoint in 2016; Katie inspired to show Gwen all of the amazing wonders this area has to offer. “It didn’t take us long to fall in love with life in Sandpoint,” Katie recalls. “As trail runners, we are in paradise.”

But something was missing for Katie—one big piece of the “perfect life” puzzle—a vibrant café that makes eating healthy plant-based foods fun and exciting. “I was imagining one like all the many I had frequented while traveling the world, and nothing in Sandpoint was hitting the mark, so I decided I would create it!”

During her travels, Katie was exposed to many different, beautiful plantbased cafés, all of which inspired the design and vibe of what Heart Bowls has become.

Katie initially introduced Heart Bowls to the community in July of 2019 as a food truck. Less than three years later, in June 2022, Heart Bowls would settle into its brick-and-mortar café on First Avenue and Pine Street in Sandpoint, where Katie and the rest of the Heart Bowls family have been serving up real food, real energy, with a mission to build healthier, happier communities.

“I want to share with the community the food that has changed my life,” notes Katie. “I want people in Sandpoint to have access to plant-based foods that taste amazing, are fun and exciting to eat, and that ultimately become a part of their life and transform their health; to heal our planet by creating a healthy, happy culture around food.”

Serving up smiles, island vibes and healthy, happy food for both breakfast and lunch (8am to 3pm seven days a week), Heart Bowls specializes in

açaí bowls, smoothies, coffee and espresso drinks, rice bowls and salads, breakfast sandwiches, avocado toasts, and delicious gluten-free baked goods. “Our classic Açaí Bowl, Loaded Avocado Toast, and Southwest Rice Bowl are the most popular dishes; however, our smoothies, dairyfree milkshakes and coffee are also big hits,” Katie smiles.

Heart Bowls prides themselves on being the only establishment in Sandpoint that is 100 percent dairy-free, egg-free and plant-based, and everything they serve can be made gluten-free.

“My team and I believe that we have the opportunity to serve and heal our community every day with the foods we serve,” shares Katie. “We see food and hospitality as medicine, and we actively work toward creating a safe, loving and inclusive space for all people.”

Katie is proud that she has built a team of passionate people who work together to achieve a common mission; a work culture and environment where the team genuinely enjoys showing up to a job where they are happy and thriving. In return, they are able to serve their guests with that same level of love and enthusiasm that they have amongst their team.

Katie aims to utilize her voice and knowledge of nutrition and cuisine to transform the way people see and experience healthy food. She is proud that Heart Bowls is a business that speaks up for causes they believe in and are not afraid to bring politics and beliefs into the business. “It brings me so much joy knowing that we are doing something that has so much intention and is mission-focused,” she adds.

Katie and the team at Heart Bowls actively participate in local and social campaigns supporting human rights, women’s rights and animal rights, donating to the Bonner County Human Task Force and various animal welfare groups.

“I cannot wait for you to come eat with us for breakfast or lunch. I know that you will love it, and who knows, it might just change your life,” Katie smiles.
