Jackie Suarez REAL Market Update - Brought to you by Jackie Suarez, Associate Broker What’s the Current Real Estate Climate in North Idaho? Along with dropping temperatures in Bonner and Boundary Counties, both pricing and sales activity are cooling. Over the past 30 days, residential sales volume has decreased 20%, while the median sales price has dipped 6%. Homes are closing after an average of 93 days on the market. Sellers intent on capturing this seaso buyers have reduced prices, and many buyers appear to be acclimating to the new normal in interest season’s rates. Where’s the Money Coming From? Most buyers are borrowing money to nance their home purchase. VA loan usage continues to trend upward, accounting for 7% of recent sales. Veterans, thank you for your service to our country. Investors are also reappearing on the radar, with some using 1031 tax-deferred exchanges. That suggests conditions in other markets may be forecasting fair weather for reinvestment here in North Idaho. Meanwhile, 31% of last month’s buyers brought cash to the table. The overall median sales price settled at 95% of the nal asking price, keeping us in a relatively balanced climate. Buyers remain cautious, however. If a property shows signs of storm clouds, they're more likely to let that deal blow over and wait for clearer skies. What’s the Status of Our Land Market? Land sales volume held steady this month, and the median price of Bonner and Boundary County land inc increased 5%. Cash remains king, with 64% of buyers bringing green to the table. Year to date, 10% of land sellers chose to carry a note, reaping the rewards through interest income over time. For now at least, the land market continues to hold rm ground. 3 Forecast-Proof Tips for Navigating This Market • Don’t wing it. Partner with a full-time real estate professional who can help you read the market radar and navigate changing conditions before they become headwinds. • Sellers: Shorter days ahead mean fewer daylight hours for showings. We don't typically see many "fair-weather" buyers in winter. As some sellers pull their listings for the snow season, those who stay on the market may nd themselves well positioned to capture motivated buyers before spring thaws the competition. Bu • Buyers: Stay grounded. Work with a seasoned lender, inspect thoroughly, and lean on trusted experts to help you weather any surprises. But be ready to make it rain when the right opportunity appears. Well-priced properties are still attracting more than one savvy investor.
Our market is constantly changing. What is important to me remains the same - God, Family and Relationships.

Q&A & TRICIA SPRY OWNERS OF ONYX CONSTRUCTION MANAGEMENT by LIKE MEDIA TEAM

ONYX Construction Management, custom homes are built with the same precision and technical expertise that shaped decades of federal and commercial work. Owners Brandon and Tricia Spry bring construction knowledge and design together, creating distinctive North Idaho homes defined by thoughtful planning, quality craftsmanship and attention to every detail.
Q. ONYX Construction Management handles federal, commercial, remodeling, and residential work. How did the company grow into so many types of projects? A. Our background started in 1999 with federal projects for the Corps of Engineers and quickly grew to Department of Defense contracts for all branches of the military. You could say these were our bread-and-butter contracts. In 2018, we opened our ONYX office in Sandpoint and started pursuing Bonner County commercial projects to supplement the ebbs and flows of federal opportunities. In 2020, when both federal and commercial opportunities slowed, we expanded our portfolio to custom homes. We quickly noticed the passion and creative freedom that came with designing and building custom homes and the enjoyment it brought that you simply can't get from the federal and commercial world. Q. As owners, what strengths do each of you bring to the business, and how do your roles complement one another?
A. Brandon is a “builder” in the truest form, with so much background in complex construction, problem-solving, and a complete understanding of all trades within the construction industry. When we say he can build “anything,” we mean exactly that. His portfolio is so diverse that he makes hard, complex projects look effortless.
Q. What design choices, construction details, or craftsmanship in the Parade home best represent the standard you want associated with ONYX Construction Management?
Tricia is an “artist” in the truest form. She breathes life into a custom home. She can recognize proper shading and use light and textures to complete a room’s overall flow and provide the warmth needed to elevate an area from functional to exceptional.
A. “Craftsmanship of the highest quality.” We go above and beyond the industry standards for a well-built home. We overengineer our foundations; we are meticulous in our approach and in properly framing for structural soundness. We utilize master craftsmen for finishes and longevity of the home. We use industry-leading materials backed by exceptional warranties, and we stand proudly by our finished product for years and decades to come. We build a generational home.
One builds and shapes the canvas, while the other paints the masterpiece.
Q. Looking ahead, what kind of work do you want ONYX Construction Management to be known for?
Q. What do you believe makes a construction project run well from the client’s perspective?
A. “The finest homes built in the area.” If it carries the ONYX brand, then it was built the right way, by salt-of-the-earth people who want families to occupy that home and make core memories in it for generations to come.
A. Complete transparency and earned trust are key. We take a transparent approach with our clients, so they are involved in every facet of the design-build process and understand in detail what they are receiving. Clear, concise communication always helps meet expectations. Q. Your team featured a home in this year's Parade of Homes. What went into the site and floor plan, and what challenges or opportunities shaped the final build? A. “The Ridge” was designed around one main feature: the unobstructed views of the entire Sagle Valley. Building on a slope always has challenges. Perfectly placing the home to capture full west-facing sunsets while also capturing the right amount of light creates a delicate balance of placement and coverage, and it maintains the maximum square footage possible on the main floor to eliminate multiple levels and daylight basements.

MYTHS VS. REALITY: Bonner County Real Estate What Buyers and Sellers Get Wrong About the Cooler Months by LIKE MEDIA TEAM
D
ocks come out of Lake Pend Oreille. Schweitzer prepares for ski season. Somewhere in Bonner County, a homeowner decides to wait to sell until spring.
That decision often rests on market assumptions that deserve a closer look. MYTH: NOBODY SHOPS FOR HOMES AFTER LABOR DAY. REALITY: Buyer activity may slow after summer, but the market does not stop. Job changes, lease expirations and personal timelines continue to bring buyers out through October and November, rain or not. Some are working toward a specific moving date, not simply browsing. Others hope to have the boxes unpacked before snow covers the driveway. For sellers, fewer showings do not mean fewer opportunities. MYTH: SPRING BRINGS TOP DOLLAR. REALITY: Spring often brings more listings, giving buyers additional properties to consider and sellers more competition. A well-prepared home listed in late fall may face fewer competing properties, depending on the neighborhood and price range. Buyers benefit too. Sellers facing a time-sensitive move may be more open to discussing terms. Before deciding, ask a local agent about current inventory, recent sales and days on market in your specific neighborhood. Last spring’s numbers say little about this November. MYTH: BAD WEATHER HIDES A HOME’S PROBLEMS. REALITY: Wet weather can reveal problems that are less noticeable during summer. Rain may expose overflowing gutters, poor drainage and moisture near a foundation. Waterfront buyers get a second advantage. Lake Pend Oreille’s annual drawdown exposes parts of the shoreline and dock structures that sit underwater during summer, giving buyers a chance to examine their condition. Snow works the other way. 18
NOBODY SHOPS FOR HOMES
after Labor Day
Snow can make roofs harder to evaluate, so schedule inspections before significant snowfall when possible. Pay particular attention to the condition of shops, barns and detached garages. A professional inspection belongs in every transaction, whatever the season. MYTH: CLOSINGS GRIND TO A HALT OVER THE HOLIDAYS. REALITY: Transactions continue through November and December. Schedules tighten. Appraisals, inspections, lender requirements and final paperwork all still need to happen, and Thanksgiving week and the stretch before Christmas leave fewer business days to coordinate everyone involved. Holiday travel also pulls signers out of town. Confirm availability with the agent, lender and title company before setting a closing date, and allow extra time for potential delays. Plan the closing date around the holiday calendar, not against it. MYTH: CURB APPEAL STOPS COUNTING ONCE THE LEAVES FALL. REALITY: Curb appeal changes with the season. Cleared leaves and walkways, working exterior lights and clean gutters tell buyers the home has been cared for. Photograph the exterior before snowfall, and include summer images when available to show landscaping and outdoor spaces throughout the year. Keep walkways sanded once ice arrives. Inside, good lighting and uncluttered rooms become especially important during the cooler months. Clear the entry of boots and wet gear. Small details can make a lasting impression, regardless of the season. Sandpoint runs on its own calendar. Lake season, hunting season, ski season. Each one shapes how those here use their properties and plan their next move. The right timing depends on the property, the market and individual circumstances. Spring may be the traditional real estate season. Homes still sell in November.

CARTER THOMPSON: Aiming for 60,000 Feet
A Sandpoint senior targets a student rocketry record by LIKE MEDIA TEAM
C
arter Thompson launched his first rocket at a Spacepoint event at the Sandpoint Public Library, where his dad took him to build and fly a basic kit.
“Seeing those rockets take off sparked something in me right away,” Carter says. “As I kept building and learning, it grew from a fun weekend activity into something I knew I wanted to pursue seriously as a lifetime career in aerospace engineering.” Today, the Sandpoint High School senior leads Selkirk Launch Group, a student team working toward a rocket flight to 60,000 feet. The ambitious target exceeds the 45,482-foot record set in 2022 by Brazoswood High School's Goddard Rocket Team in Texas for student-researched-and-designed hybrid rockets. A team of 21 Brazoswood students launched Horizon 1 at White Sands Missile Range in New Mexico. Carter hopes to take his team's own engineering work even higher. FROM THE LIBRARY TO NATIONALS Carter's interest grew with each build, leading him to help organize student rocketry at Sandpoint High School and compete in the American Rocketry Challenge (ARC), a national competition that tests students' engineering skills. In the 2024–2025 season, two Sandpoint High School teams qualified for the national finals in Virginia. They were the only Idaho teams among the 100 finalists. Reaching Nationals
24
meant turning designs into rockets that could meet tight flight requirements. That year's challenge required carrying two raw eggs to a target altitude of 790 feet and returning them intact. Carter's team developed a custom payload compartment called the “Eggovator.” It protected the eggs during flight and made them easy to load and retrieve after recovery. Carter says the rocket performed almost flawlessly. “Competing taught us how crucial precise engineering and repeatable systems are when every single second and foot of altitude counts,” he says. WHEN THINGS GO WRONG The following season brought a harder lesson. On the team's first ARC launch of 2025–2026, the team selected motors with the wrong ejection-charge delay. The rocket reached its highest point, but the parachute never deployed. It kept coasting, then dove straight into concrete. The impact destroyed an $80 altimeter, the onboard instrument that measures a rocket's altitude. “It was honestly pretty funny looking back at it, but definitely disappointing at the moment,” Carter recalls. The team learned to check every motor specification and recovery component before launch.
The red, white and blue rocket in Carter's senior photos represents another stage of his education. Originally built for a cluster-motor configuration, it eventually served as a photo prop before he scrapped it. “Building it taught me a lot about motor mount configurations, structural balance, and composite prep, lessons I'm carrying directly into our high-altitude builds,” he says. THE 60,000-FOOT GOAL Carter describes the proposed highaltitude rocket as a move into supersonic, multistage composite designs capable of exceeding Mach 2, or twice the speed of sound. The plan involves lightweight carbonfiber airframes that can withstand demanding flight conditions, along with custom avionics, dual-deployment recovery and long-range GPS tracking. The team also anticipates static motor testing and the necessary Federal Aviation Administration (FAA) airspace authorizations before any launch. Each part presents an engineering challenge. The airframe must balance strength and weight. Recovery systems must function reliably, and tracking equipment must help the team locate the rocket after it descends. Testing and experienced oversight will be essential as the team moves forward. The difference between a competition rocket and a highaltitude attempt is striking. In ARC, the team worked toward a specific flight profile, protecting eggs and controlling altitude and timing. For this next project, the questions grow: how to manage greater speeds, how to retrieve a rocket after a much higher flight and how to document the results. Carter is approaching those challenges through the same practice that brought him to Nationals: build carefully, test what can be tested and learn from each attempt. BUILDING SUPPORT IN SANDPOINT “Even though ARC is on a smaller rocketry scale, it still requires real funding,” Carter says. To support his high school team, he approached local businesses with sponsorship presentations and offered advertising space on rockets and team materials. The effort raised more than $1,000 and gave Carter experience explaining technical goals to potential supporters. “Putting together sponsorship presentations and following up with local supporters proved that local businesses are eager to invest in Sandpoint students when you show them a clear vision,” he says.
“My mom and dad have been massive supporters from day one, helping me out in every way they possibly can,” Carter adds. He also credits supporters SparkFun, Jacob Bagnell and John Blair, along with his teammates, for contributions ranging from design assistance to funding. For the 60,000-foot project, Carter reports that the group has raised roughly $3,000. Specialized motors, carbon fiber and telemetry equipment remain major expenses. The team is also seeking certified mentors affiliated with the National Association of Rocketry and the Tripoli Rocketry Association, especially those with Level 3 high-power certifications. Their guidance would help students navigate the demanding technical and regulatory steps ahead. Finding the right mentors matters as much as purchasing equipment. Carter is seeking people who have already worked through high-power launches and can share their experience with students taking on unfamiliar technical demands. Local businesses can follow the project as it develops. A BIGGER PURPOSE FOR STEM Carter hopes the project encourages more state investment in K–12 science, technology, engineering and mathematics (STEM) education. In Bonner County, he would like students to have hands-on access to 3D printers, computer numerical control machines, electronics labs and flight equipment. “It shows students in rural Idaho that they don't have to wait until college to build incredible, real-world engineering projects,” he says. After graduation, Carter plans to attend Boise State University (BSU) and participate in its rocketry and microgravity initiatives. He hopes to help rebuild and expand a student rocketry team there. Boise State's Micro-g NExT students have built devices for NASA challenges and tested them at the Neutral Buoyancy Laboratory in Houston, giving undergraduates experience with real aerospace problems. “The hands-on engineering, sponsorship management, and high-power rocketry experience I'm getting from this 60,000-foot project is setting the foundation for my work at BSU and my career in aerospace,” Carter says. ATHLETE OF THE MONTH
AliHigh School’s varsity volleyball team as a freshman.
Gunter earned significant playing time on Sandpoint
Now 16 and a sophomore, she has become one of the team’s most dependable players. Playing middle blocker and outside hitter, Ali has recorded 162 kills with a .246 hitting efficiency, 116 digs and a 92% serving average. Coach Karen Alsager praises her consistency and ability to play all six rotations.
ALI GUNTER SANDPOINT HIGH SCHOOL
Alsager sees similarities to Piper Wahlin, another young star she coached, who could “jump like a gazelle and hit like a tank.” She sees Ali developing into that kind of player. Ali’s biggest improvement this season has come through leadership. More comfortable leading by example, she recognized the importance of speaking up, encouraging her teammates and communicating during high-pressure moments. Before games, Ali trusts her preparation. Hours of practice and repetition help her quiet her thoughts and let her instincts take over. Big goals and trust in the process keep her motivated on hard days. Her father has been her greatest influence, helping her keep perspective after strong performances and difficult games alike. His advice: focus on what she can control. Her intensity is apparent on the court, but Ali describes herself as laid-back, someone who loves to joke around. Being selected as Athlete of the Month means a great deal to Ali, especially because of the people who have helped her improve. “No award is won alone.” She hopes to play collegiate volleyball and is already putting in additional court time and strength training to prepare. Her approach comes down to a simple motto: “Be 1% better every day.”

NOVEMBER 2026 GET PLOWED 2026 FOR PINE STREET WOODS
12 NOV.
Kaniksu Land Trust hosts Get Plowed on November 12, the annual fundraiser behind fall and winter maintenance on the Pine Street Woods access road. Plowing and upkeep keep the road open year-round. Hikers, bikers, and Nordic skiers depend on it to reach 180 acres of protected community forest and the trails that wind through it. Funds raised cover clearing the route once snow arrives, from the first storm through spring melt. Supporters keep one of Sandpoint's favorite trail systems accessible year-round. Visit Kaniksu.org for full event details.
K&K THANKSGIVING FISHING DERBY
21-29 NOV.
The Lake Pend Oreille Idaho Club holds its annual K&K Thanksgiving Fishing Derby November 21-29. Anglers fish Lake Pend Oreille from 6 am to 4 pm each day, launching and weighing in at any Lake Pend Oreille boat launch. The derby breaks for Thanksgiving Day, November 26, then resumes through the weekend. LPOIC formed as a volunteer nonprofit in the mid-1940s to protect and enhance the lake and its fisheries. Derby revenue funds local projects tied to that mission. Every entry supports the water anglers return to season after season. Visit LPOIC.org for full event details.
SANDPOINT TURKEY TROT
26 NOV.
Litehouse YMCA and Sandpoint Parks and Rec host the Annual Turkey Trot on Thanksgiving Day, November 26. This low-key, untimed event also serves as a community food drive. Runners and walkers can choose a 5K, a 10K, or any distance that suits them. Nobody keeps time, so each participant sets the pace. Entry is free with a donation to the food bank. No bikes. Every participant needs a signed waiver, and minors need a parent or guardian signature. Families, neighbors, and running groups lace up together and help stock food bank shelves for the holidays. Visit DowntownSandpoint.com for full event details.
SANDPOINT CHRISTMAS TREE LIGHTING
27 NOV.
Jeff Jones Town Square lights up November 27 for the annual Tree Lighting and Santa's Arrival. Neighbors gather at the corner of Third Avenue and Oak Street as the community tree glows for the first time this year. Santa arrives soon after to visit with local kids. The ceremony opens the holiday season in Sandpoint and kicks off a month of downtown shopping, gatherings, and celebrations. Bring the whole family, bundle up, and claim an early spot on the square. Visit DowntownSandpoint.com for full event details.
SHOOK TWINS GIVING THANKS SHOW
28 NOV.
Katelyn and Laurie Shook return to the Panida Theater, 300 N. First Ave., November 28 for the annual Shook Twins Giving Thanks Show. The 7:30 pm performance brings the Sandpoint-raised indie-folk duo home for Thanksgiving weekend, with special guest Brendan Kelty on the bill. Now based in Portland, the twins have toured nationally for years. Their holiday show at the Panida has turned into a Thanksgiving weekend tradition for North Idaho fans who have followed them from the start. Tickets are available through the Panida. Visit Panida.org for full event details.

WHEN SANDPOINT’S BOYS CAME HOME A 1919 CELEBRATION OF SERVICE, SACRIFICE AND REMEMBRANCE courtesy of THE BONNER COUNTY HISTORICAL SOCIETY & MUSEUM
The war ended in November 1918, but folks back home kept waiting. Most of Sandpoint’s old Company A—later Battery C, 146th Field Artillery—remained with the Army of Occupation in Luxembourg. On June 28, 1919, the main bunch finally came home, welcomed by this sign on the Cedar Street Bridge. Fifteen local Red Cross canteen workers met their train at Thompson Falls, carrying food and the first taste of a hometown welcome. When the soldiers stepped down at Sandpoint’s Northern Pacific depot, many wore the small V-shaped chevron showing overseas service. 40
Sandpoint saved its grand celebration for July 11. A mile-long parade drew what newspapers called the largest crowd ever gathered in town. Soldiers and sailors marched past their families and neighbors, with Civil War veterans following in automobiles. The visiting, eating and dancing continued until four the next morning. Still, some familiar faces were missing. William Martin, James Brown, Frederick Hendershot and Edward Morrison had been killed in action. John F. Dellinger died of wounds, and James Jewell Joy of Kootenai died of disease while in military training. Sandpoint cheered the boys who returned, but it also remembered those whose places at the family table would remain empty.
