As a third-generation REALTOR, I have heard stories of agency law that goes back to 1946 with the legend of purchase agreements being done on a single page fill-in-theblank carbon copy document. So, to say that we are an evolving practice would be an understatement. Like attorneys and physicians, we continue to work to make our industry stronger and more consumer friendly.

You may have heard of the National Association of REALTORS being under deep scrutiny and lawsuits from a classaction group. What I am here to inform our local consumers is how the state of Washington has been a leading force in buyer’s agency and transparency for a more trustworthy experience for our consumers.

When a seller hires a REALTOR to list their home, there is a steadfast process involving multiple mandatory documents, and Washington state now has a similar process for the buyer. This is something that our firm, Hawkins-Poe and my team key2see, have already had in place for over 15 years — but the fact that it is now mandatory for the industry is music to my ears!

Buyer protection is invaluable! Purchasing a home is, for some people, the largest purchase in their lives; why a contract was not standard practice is alarming and what led to the class action suit. We now separate the buyer compensation from the seller compensation, showing the consumer exactly what is being paid and how it is being paid. If your representation is not

“Iwouldn’t say that I’m anyone special,” says Farrah Scott, Gig Harbor resident and CEO of Trapper’s Sushi Co. “I don’t mean to say that I haven’t worked hard, but I am where I am today because I’ve had amazing support.”

Farrah Scott may be ordinary, but her story is anything but. Just 11 years ago, Farrah was a server for Trapper’s Sushi Co., but today, as CEO of the company, she shares the vision for the company with Trapper himself.

Her story begins humbly. Before working for Trapper’s Sushi, Farrah was 21 and working odd jobs typical for a young person

trying to make a living. She had graduated high school but didn’t have her sights on college. When she started work at Trapper’s Sushi it was her first serving position, a position in which she excelled. A few years later, Farrah was promoted to assistant manager in the Bremerton restaurant. Then soon after, in 2015, she was promoted to general manager. While managing in Bremerton she was responsible for training her assistant manager and noticed that there weren’t a lot of systems in place for management training. So, she created and initiated a system that did so, helping her location and its employees to thrive.

The management training that she initiated was such a success that Farrah was asked to bring the same program to eight other

If leadership opportunities become available, the company has a pool of trained leaders to pull from without having to reach outside their community of excellent employees.

Backpacks 4 Kids ItselfSetsApart

FOOD 4 ALL

Backpacks 4 Kids is a nonprofit that has set itself apart in its sector because of their focus on nutritionally dense foods. “We are working to create a local food hub that will benefit our whole community and will provide access to better foods for the people who need it most,” says Zaida Woodworth, the executive director at Backpacks 4 Kids — a nonprofit that envisions a community where everyone is well fed. The focus being “well fed” versus just being filled.

Backpacks 4 Kids began as an initiative to provide school children — especially those who were missing meals after leaving school — with snacks and ready-to-eat meals. Most of the food

that they supply comes from the Emergency Food Network, but they also receive support from the local community and businesses. Through this program they fill backpacks at 15 different schools, which amounts to 150 children a week. Families are also welcome to the Family Pantry in Key Center Monday through Friday to shop for additional groceries for all-around nutrition. All together the nonprofit serves more than 1,000 families each month, with a focus on providing not just food — but good food. However, recently the Family Pantry has run into some issues with supply.

at the Family Pantry, but in the last year prices have inflated beyond our purchasing capacity, and we have had to reduce our fresh purchases,” Zaida shares. “This is the motivating force behind our newest initiative: Food 4 All.”

Food 4 All is an initiative under Backpacks 4 Kids to enable any interested person to be able to grow, cook, store and preserve their own food. To do this, Food 4 All is participating in the Washington State Department of Farm to Food Pantry Program, which will allow farms to get paid to provide produce to pantries. One such farm is Creviston Valley Farm, who is especially enthusiastic about renovating their farm for community use.

Food 4 All will also be opening a commercial community kitchen soon, where nutrient-dense food can be prepared and delivered to those who don’t have kitchen facilities. Within that same facility there are plans for events such as cooking classes on preservation, canning, and more; anything that might be learned to increase the use of farm-to-table foods. The space could also be rented to local businesses, supporting the local economy.

Food 4 All is a fulfillment of the Backpacks 4 Kids mission: to meet the nutritional needs of hungry families and children at times when other resources are not available. To be a stable source of healthy foods for those who need it most. Food 4 All brings the vision of a community where every child is well fed and able to reach their full potential closer to its realization. A community where no family is food insecure.

17th Annual CHAFE 150 Gran Fondo

A scenic ride in the Northwest

Ride at this year’s CHAFE 150 Gran Fondo in beautiful Sandpoint, Idaho! Organized by the Sandpoint Rotary Club, the ride offers 150-, 80-, 40- and 25-mile road rides and 55- and 75-mile gravel routes. There is also the family fun ride for everyone of all ages to enjoy. There are food and drink stations along the routes, as well as mechanical and medical support. The after-ride party, held on the shores of Lake Pend Oreille at City Beach Park from 2 to 8pm, concludes the day and includes prizes, food, a beer and wine garden, and music. Riders, their friends and family, and the entire community are invited to attend. This year’s ride is scheduled for Saturday, June 15.

Riders begin in Sandpoint with a hearty breakfast or morning snack. The 150-, 40- and 25-mile rides start and finish at City Beach Park. The 80-mile ride starts in Sandpoint with breakfast, and then riders and their bikes are bussed and moved to Troy, Montana, where they join the second half of the 150-mile route. The 55- and, new this year, 75-mile gravel routes start with breakfast in Sandpoint, then riders and their bikes are bussed to Clark Fork, Idaho, for the start of the ride. “All rides are timed to start so that the majority of riders finish at the same time in

Gig Harbor’s Historic Netsheds

As you make your way around Gig Harbor, you can’t help but notice the historic netsheds found throughout the town along the water’s edge and are best viewed from the water.

Netsheds first appeared along the waterfront beginning as early as 1910. These simple structures were used by local fishermen to store their fishing gear — and nets.

Over the years, as the town grew and new developments and commercial marinas appeared, many of these netsheds were displaced. Though just 17 remain along the western shoreline today, Gig Harbor Bay still boasts the largest inventory of historic netsheds on the Puget Sound.

To Sell or Not to Sell

Your house and your divorce

Weigh all your choices carefully with the help of a professional to avoid making costly mistakes, and don’t assume an immediate sale is your only path to settlement.

You are getting divorced, but your mortgage payment is less than rent. If one of you keeps the house, you will probably owe a significant amount of equity to the person moving out. What do you do?

Sell: You could obviously elect to put yourselves on similar footing with monthly housing payments and sell, which assures you both that the value of the home is true, rather than relying on hypothetical estimates. Selling also frees up some cash to pay down debt, build up savings, or use for a down payment on a separate home.

Allow one party to remain in the home while securing the other party’s equity for payment at a later date: This option awards a specific dollar amount to the other party, reduced to a judgment secured by a lien on the home bearing interest until paid. The judgment will be paid upon a refinance, a sale, or an agreed upon future date, whichever occurs first. This option provides the party in the home the opportunity to get in a better financial position to do a buyout.

Do an immediate buyout: This option provides the party moving out their portion of the equity now but at the added expense to the one remaining in the home of either an increased mortgage payment (presumably at higher interest rates) or an additional monthly payment in the form of a HELOC or other secondary loan.

Remain joint owners of the home: If you both want to retain the home as an investment from which you both will derive a shared benefit, you can choose to retain the home as co-owners using a legal contract to spell out terms such as who can possess and reside in the home or whether it will be treated as a rental property, how costs associated with the home will be shared, and the timing of a future buyout or sale, with provisions for determining the value and division of equity in the future.

Trade away other assets: If you and your spouse have enough other assets in the form of investments, retirement accounts or cash, the person retaining the home may agree to forego their portion of those other assets in exchange for retaining the other person’s portion of the home equity.

Weigh all your choices carefully with the help of a professional to avoid making costly mistakes, and don’t assume an immediate sale is your only path to settlement.

Spring Blossom Mimosa

1 bottle chilled sparkling wine

1 cup chilled orange juice

1/4 cup elderflower liqueur

Fresh strawberries or edible flowers for garnish

Ice cubes (optional)

In a large pitcher, combine the sparkling wine, orange juice and elderflower liqueur. Gently stir the mixture to combine the ingredients. (If you prefer a colder drink, you can add ice cubes.)

Pour the mimosa into glasses, leaving some space at the top.

Garnish each glass with a fresh strawberry or edible flowers for a touch of spring, and serve immediately.

Ingredients

French Toast:

1 loaf French bread, sliced into 1-inch thick pieces

4 large eggs

1 cup milk

1/2 cup heavy cream

1/2 cup granulated sugar

1 tbsp. vanilla extract

1/2 tsp. ground cinnamon

1/4 tsp. salt

1 cup mixed berries (blueberries, raspberries, strawberries)

• Preheat your oven to 350°F. Grease a baking dish with butter or cooking spray.

• Arrange the sliced French bread in the prepared baking dish.

• In a large mixing bowl, whisk together eggs, milk, heavy cream, sugar, vanilla extract, cinnamon and salt until well combined.

• Pour the egg mixture evenly over the bread slices, making sure each piece is coated. Allow it to sit for about 10 to 15 minutes to absorb the liquid. Scatter the mixed berries over the bread slices.

• Bake in the preheated oven for 30 to 35 minutes or until the top is golden brown and the center is set.

• While baking, prepare the topping by warming the maple syrup in a small saucepan over low heat.

• Once the French toast is done, remove it from the oven and drizzle the warm maple syrup over the top. Dust with powdered sugar before serving.

It’s coming up fast! Be sure to mark your calendars and get your tickets today for the 33rd annual Taste of Gig Harbor, Rotary Club of Gig Harbor’s biggest annual fundraising event of the year!

The fun takes place from 5:30 to 9:30pm on Saturday, April 6, at the Gig Harbor Vintage Aero Museum (1108 26th Avenue NW). Attendees will dine on delicious tastes from local area restaurants and food purveyors while enjoying a lively atmosphere of fun and games, great music and dancing, dessert dash, and the chance to outbid your friends and neighbors in the silent and live auctions.

Tickets are available now online at TasteofGigHarbor.com. Priced $89 per person, tickets will increase to $120 after March 9. Each ticket includes savory samples from the Rotary Club’s restaurant partners, a drink ticket, and a glass of table wine.

All funds raised benefit the Gig Harbor Rotary Charitable Fund, which provides funds for the many projects that the Rotary Club of Gig Harbor supports through its Avenues of Service: Vocational, International, Youth and Community.

This year’s theme is “Rotary Roundup!” (think all things Old Hollywood Western). Wild West costumes are encouraged, though not required.

Walking the Sights

Gig Harbor isn’t short of gorgeous views and arts, just a few steps down the many inner-city parks. The Austin Park at txwaalq ł Estuary is one such place, with the “Our Fisherman Our Guardian” hand-carved wooden mural meant to honor the area’s first peoples. For local sights and salmon viewing, take a walk through Donkey Creek Park (8714 N. Harborview Dr.). The trails will lead you by salmon spawning in the creek and end at the Harbor History Museum. Lastly, for gorgeous waterfront views and a peaceful look at the local harbor, consider walking down the boardwalk that is the Maritime Pier at 3003 Harborview Dr.

2024 celebrates the 91st year of The Daffodil Festival

The festival originated in 1934 as a celebration of the agriculture industry in the Puyallup and Sumner area, with The Daffodil Parade becoming an annual event where the community gathered and the daffodil exalted as a symbol. The celebration gradually grew to make its way through four Pierce County cities in a single day.

This year’s Grand Floral Parade is scheduled for Saturday, April 6, and the Pierce County community is invited to celebrate the spring season. Rain or shine, the Daffodil Festival’s Grand Floral Parade will make its way across four cities: Tacoma at 10:15am, Puyallup at 12:45pm, Sumner at 2:30pm and Orting at 5pm. A premier headline event for the Pierce County community, second only to the Washington State Fair, the Daffodil Festival and its Grand Floral Parade continues to be a significant event in the Pacific Northwest year after year.
