Set in a renovated historic home at 707 W. 10th St., the venue combines respect for its architectural origins with a modern interior design, catering to those looking for a sophisticated yet comfortable setting.
The lounge is organized into four distinct rooms, each offering a unique atmosphere, alongside a spacious backyard that features lounge seating and views of downtown Austin—perfect for enjoying early evening drinks and snacks. Prélude operates under the culinary direction of Chef Peters, the first American winner of the Bocuse d’Or in 2017, who brings his expertise to the table with a menu focused on elevated small bites.
“Prélude will be the introduction for what is to come from my team and the house,” says Chef Peters, “Guests will get to taste elevated bites from my chef team while getting to enjoy playful cocktails from some of the best bartenders in town. We wanted to take Austin along for the journey as we evolve the space and begin construction in 2025 for my fine dining concept, Maven, which will be located on the second floor.”
Highlights from the menu include dishes like Sweet Pea Croquettes with Iberico Ham and Meyer Lemon, and Citrus Cured Hamachi with Sesame “Cornet.”
The bar, led by Dragan Milivojević, features a curated selection of spirits and a rotating menu of seasonal cocktails, ensuring a new experience with each visit.
Prélude is open Tuesday through Wednesday from 5 PM to 11 PM, and Thursday through Saturday from 5 PM to 1 AM. The venue also hosts private events, offering a unique space for special occasions. Reservations can be made through the Prélude website at prelude-austin.com or on OpenTable.

“I love being challenged. I have the mindset that we will come up with a solution,” explained Manning, “One issue that local architects are faced with, are new flood plain regulations. Older houses built around Lake Travis often have to be built with the finished floor elevation much higher. This presents unique challenges calling for creative solutions.” With innovative elements like a folded plane ceiling and a steel and glass front entry, these features not only enhance the home’s aesthetic but also cleverly address the challenges he mentioned.
Manning advises aspiring architects to find their niche and cultivate a love for the craft. Stressing the importance of communication, he encourages young professionals to develop a connection to their work, “A note to young architects looking to make their mark in the industry: find the part of the industry that you love. Love what you do. I love drawing, by hand or by cad, while listening to music. It is pretty simple for me. Please continue to develop your people skills and your communication skills.”

Their hope is that the ranchettes will become places where generations can connect with nature and each other. Mike notes, “These smaller tracts allow people to experience a ranch-like environment without the high cost of a large ranch.”

A conversation with Engel & Völkers Professional Athlete Advisor, Colton Turnquist
Colton Turnquist, a fifth-generation Austinite, has leveraged his deep local connection and understanding of the real estate market into a successful career. His journey began on the golf courses of the University of Texas and Baylor University, where competitive play honed his focus and dedication. Colton’s real estate career began in New York City before he returned to Austin in June 2014 to join Turnquist Partners. Reflecting on the parallels between his sports and professional life, he shares, “The most significant life lesson from golf is that balance is key to being successful in anything.” He explains, “I tended to be an overthinker in golf, and it wasn’t until I was older in life that I learned to let go a little
bit and allow myself to process the information I have and then go with my gut on the direction I want to go in.”
Today, Colton applies these lessons daily, helping clients find homes they love while ensuring they understand the dynamics of their investments and trust their gut. His role as a Global Real Estate Advisor and Professional Athlete Advisory Member allows him to cater specifically to professional athletes, providing targeted and informed advice based on their unique needs.
