Chandler, You've Changed

t's safe to say that Downtown Chandler is not what it used to be. Back in the mid-1980s, I recall walking down a less busy Boston Street to get immunizations for school. My memory is foggy but I do remember the area being a little sleepy and quiet; not the bustling, foot-traffic-heavy place that it is today.

But you don't have to be a native or have lived here for 30-plus years to know that the landscape of Downtown Chandler has changed— and for the better! It seems like we are continually hearing about the new growth happening in our city center. From new multi-family residential buildings to new restaurants, bars, retail and entertainment spaces being built from the ground up, Downtown Chandler is becoming THE destination place in the East Valley.

And why wouldn't it be? There's something for everyone. Locally owned restaurants cater to the foodie crowd (get it, cater?). Lively bars entertain the night crowd. Festivals, events and the farmers market attract families. I'm excited for you to dig into this issue. As I was editing the articles the other night at Black Rock Coffee Bar (killer hazelnut soy latte there, BTW), I actually paused and thought to myself, "Wow, this issue is coming together really well. I'm proud of it!" Not that I'm not proud of every issue, but I got giddy thinking about the copious amounts of good and useful information in here for you, our reader. For example, we tasked ourselves with compiling all of the major Downtown Chandler projects to provide you with a handy list of what's currently being built and what's coming up. (Hint: More restaurants and entertainment spots!) And if we're going to talk about city development, we can't continue without mentioning Michael Pollack. You may have heard of him or seen his face on advertisements across town. As a major developer and overall lover of Chandler, he's been a huge part of the revitalization process. You can read more about him and his work in the pages to follow. To stick with the theme of regrowth but change it up a bit, we've snuck in a few articles about fashion. We encourage you to step outside your comfort zone and try new looks that complement your body type. DINNER TO BENEFIT ANTI TRAFFICKING NONPROFIT The Exodus Road is a U.S.-based nonprofit that helps find and free victims of human trafficking around the world. Since 2012, they have assisted in the rescue of over 835 survivors of modern slavery and the arrest of over 325 traffickers. Elizabeth was looking for something fun and foxy for her birthday trip to Vegas. I love these Moon River linen shorts for her hourglass figure. Owner Ruben Sahagun, who also has restaurants in Washington as well as two in the Tucson area, opened La Hacienda this past February. This charming restaurant is tastefully decorated with beautifully hand-carved wooden

booths, which add to the quaint ambiance. There are large paintings adorning the walls of the owner’s favorite Mexican actors, actresses and singers from the ‘30s, ‘40s and ‘50s that were done by a family relative. La Hacienda is a family-run restaurant with nephew Cesar Sahagun as manager and Ruben’s brother Jesus and his wife Emma as the chefs doing all of the cooking where everything is made from scratch using Ruben’s original recipes. “We’re the friendly neighborhood Mexican restaurant and our food is a labor of love stemming from the most authentic and traditional recipes,” says Cesar. “We aim to become the No. 1 choice for Mexican food.”

SO M E T H I NG FO R E V E RYO NE The extensive menu offers a variety of Mexican favorites as well as original creations. I started my tasting by sampling the Chicken Molcajete. Served as an appetizer or entrée, it consists of a stir-fried chicken breast prepared with onions, peppers and a semi-spicy sauce. It arrives at your table in a sizzling bowl that’s made from a Mexican stone called molcajete and can also be ordered with beef or shrimp. It’s served with rice, beans, guacamole and tortillas so you can prepare it just the way you like. Another flavorful item is the ceviche appetizer, prepared with fish or shrimp and cooked with lime juice, onions, tomatoes and avocado. A gastronomical delight that is worth ordering is the Pina Rellena. It’s a beautifully prepared entrée made with scallops, shrimp, calamari, halibut and crab in a delicious cream sauce, topped with melted cheese and served in a half of a grilled pineapple. If you’re not into seafood, try the Cochinita Pibil. It’s pulled pork that is wrapped in a banana leaf, braised in an achiote sauce of annatto seed and citrus juices and tastes very much like a tropical dish. A variety of menu items include soups, salads and fajitas as well as beef, pork, seafood and chicken specialties. A nice selection of lunch items is available daily as well as combination plates. On the children’s menu you’ll find tacos, enchiladas, tostadas and quesadillas as well as kid favorites like mac and cheese, mini corn dogs and a grilled cheese sandwich. Not to be missed is the dessert menu, which includes the apple chimi that is served with sliced apples, cinnamon, sugar and apples. Other homemade delights include churros, sopapillas (a fried donut), flan, mud pie and deep-fried ice cream. Alta Steelyard Lofts opened in the past year and is a success with 90 percent of their 301 units already occupied. The complex has an industrial, urban feel and is built on the foundation of a historic steel fabrication facility. It’s located within walking distance from nightlife, dining and entertainment. Alta San Marcos is a 273-unit complex currently under development off Chandler Boulevard. This site is owned by Wood Partners, the same company behind Alta Steelyard Lofts. The first phase will be done at the end of the first quarter in 2018 and is scheduled to be completed by the end of that year. DC Heights will be located in the heart of Downtown Chandler between California and Essex streets and Boston Street and Commonwealth Avenue. They plan to begin construction on the 232-unit apartment complex in the first quarter of 2018.

Overstreet

RETAIL AND ENTERTAINMENT

Overstreet, a 77,000-square-foot space for entertainment and businesses, is underway and should be finished in the first quarter of 2018. The project includes a new 350-space parking garage, which will offer free parking. Overstreet’s second story is reserved for office space while the ground floor will include retail, restaurants and Arizona’s first FLIX Brewhouse, a cinema brewery.

RESTAURANTS

Restaurants are popping up around Downtown Chandler, either filling empty retail spaces or being built from the ground up. Some of the highly anticipated ventures set to open this fall include Even Stevens sandwich shop, a sports bar called Local Chandler, Puro Cigar Bar offering premium cigars, craft beer and spirits, and West Alley BBQ & Smokehouse.

Chandler 87 is a huge office space being developed across from City Hall on the northwest corner of Arizona Avenue and Chicago Street. Currently, only three percent of Chandler’s office space is vacant. The goal of this project is to offer corporations and businesses more Chandler-based options. When the project is finished it will offer 169,000-square-feet of office space, surrounded by up to 10,000-square-feet of retail. The parking garage will have between 800 and 1,000 spaces. Dr. A.J. Chandler Park is at the heart of the original town square in Downtown Chandler. The city’s goal is to make the area usable for residents and visitors by becoming a destination location. A master plan is currently underway and is projected to be completed by the end of the year.

Adaptive reuse projects utilize shared spaces or an older site originally designed for another purpose. The former ICAN building at Washington and Chicago streets will be transformed into two concepts: The QuartHaus and Civic Market. The QuartHaus is a brew house that will share the property with a separate building called Civic Market. The front building will offer breakfast and lunch. The back building will be used for evening entertainment. Both businesses will share an active outdoor space. FLO Hot Yoga & Cycle will repurpose the former NAPA building on Frye Road. These smaller projects should be open in late fall 2017 to early 2018. Also, the Hidden House is on track to open in 2018 and will feature comfort food in an open-air concept with live entertainment and opportunities to hold special events in the barn.

rive around Chandler and you will probably notice one name prominently displayed over and over again on a number of shopping centers. The Pollack name in the signs refers to Michael A. Pollack, President and Founder of Pollack Investments. In addition to sharing his name, these shopping centers all have another key thing in common: They were all renovated by Pollack, which in many cases has led to an increase in tenancy and more tax revenue going to the city of Chandler but, most importantly, pride has been restored to the neighborhoods. “I’m confident that I have done more renovations of existing commercial properties than anyone else in the city of Chandler. In my career I’ve been involved in more than 10 million square feet of real estate properties—and many of those projects have been in

Chandler,” Pollack says, adding that several of his redevelopment properties have been along what has now been branded by the City of Chandler as the Uptown Chandler Corridor. Pollack is quick to point out that the city’s Economic Development Director, Micah Miranda, is doing a wonderful job of working together with property owners and tenants to bring awareness and support to the Uptown Chandler area. Owning and operating several Chandler properties has led Pollack to become a valued source of information for both large and small business owners that are located throughout the city. “I think it’s important for me to attempt to stay informed on current and future political policies that can affect not only my business but also many tenants throughout the city. I choose to work in Chandler because I love this city,” Pollack says. “The future political leadership of Chandler has never been more critical to both the business community and the quality of life that so many residents have come to

Pollack is referred to as the “Plastic Surgeon of Real Estate” for a reason. “When I talk about renovating a property, I’m not talking about a few injections of Botox,” Pollack says. “Because by the time I’m done with the property it will have had a major facelift.” Pollack has an eye for redevelopment. He can look at an outdated building or shopping center and see past the decadesold architecture—the peeling paint and empty store fronts—and imagine the property brought back to its original splendor filled with tenants. “When I look at a new potential project, I envision how the property will look and the difference it will make in the community when renovations are complete," he says. "I have been in the real estate business for 44 years and for the past 35 years I’ve been a proponent of redevelopment of urban infill

areas across America because I know redevelopment can make a huge impact on the surrounding area and in many cases can keep today’s eyesores from becoming tomorrow’s slums.” A great example of his knack for envisioning the finished renovation happened when Pollack purchased an outdated run down strip shopping center on the northwest corner of Arizona Avenue and Ray Road and turned the property into an attractive asset for the community. It demonstrates what can happen when redevelopment is done right. “The property was in desperate need of an entirely new updated look which involved structural architectural updates, new paint, landscaping, parking lots and security lighting to restore it back to a beautiful center,” he says. “It was 70 percent vacant when I purchased it. But when I saw it I said to myself, ‘With hard work and a major financial commitment, you can make this project a showpiece.'” The center, which is now known as Pollack Northpark Plaza, is presently 100 percent leased and has a modern curb appeal that Pollack is very proud to put his name on. Referring to his career as “playing the game of Monopoly in real life” Pollack says he derives great satisfaction from knowing his work can have a direct impact on the city’s revenue as well as making the city a more beautiful place to live and shop. “It’s not about the money anymore for me,” Pollack said. “It’s about making a positive difference in the community. It gives me a lot of satisfaction knowing that I can be the catalyst for change in neighborhoods that ultimately impact the incredible city of Chandler.” CONTINUED >

A REVOLUTIONARY SPACE Local Real Estate Company Unveils Its New Home

hen Chuck and Angela Fazio’s company, Revelation Real Estate, started to outgrow their building on the southwest corner of Arizona Avenue and Ocotillo Road, it was time to find a new space. As leading real-estate experts in the Valley, they had the resources to search everywhere but they kept running into the same problem: They had a vision for what they wanted in a building—something revolutionary in the market— but that did not exist in real life. So, they did the next best thing. “We had to build it from the ground up because it simply didn't exist anywhere else,” Angela says. “We needed it custom made to suit all of our needs.” Working with Valley-based LGE Design Build, they broke ground on the $5 million mixed-use project in October 2016 and officially moved in May 2017. The 21,000-square-foot space has a 7,000-square-foot two-story patio and offers a full café and bar, event space, training rooms for real-estate classes and licensing, a game room and a ton of meeting spaces. “My husband Chuck and I had the idea for the multi-use building for several reasons,” Angela says. “First of all, we are convinced that your work environment can drastically affect how you work. Our building is not only functional but also incredibly beautiful! Our space is designed for collaboration, hard work and fun. We have the real estate school with us because we are very intentional with our training and wanted it onsite. The bar and café are there to support our culture and atmosphere.” The majority of the building is dedicated to Revelation and their almost-700 agents but Danielle Fazio, director of social marketing and brand communications for Revelation Real Estate, is quick to point out that the space is also open to the public. “We abide by the culture of ‘live, work, play,’” she says. “We invite everyone to come and work here and have happy hours and host their own events.” (The café offers catering.) Revelation will also start hosting events such as a yoga and wine night and an industry night every Friday for agents to network and socialize. Angela echoes the sentiment that their new headquarters is not just a place to do business, but is also a gathering place to become stronger together. “We are passionate about continuing to build a community of professional, like-minded agents who not only produce like crazy but also enjoy each other,” she says. “We want to affect each other’s lives in a meaningful way and constantly push each other to improve our mindset. My Family’s B History

eing a fourth-generation Chandlerite, I have some advantages when it comes to helping my clients find their next home in the South N Chandler area. My family has ILTO ARTICLE JILL HAM deep roots here. My father’s side of the family was farmers and my mother’s side was cattle ranchers. A fun fact: What is known as the Ocotillo area today was known as Goodyear in the early 1900s. My two times great-grandfather, Robert A. Hamilton, had three boys who farmed what was known as Camps 1 and 4 along Arizona Avenue. The corner of Arizona Avenue and Ocotillo Road was known as Hamilton’s Corner; in fact, you can find this on Google Earth listed under the same name! Back in the early 1900s, many of the local cowboys rode their horses to Hamilton’s Corner Store and Bar, tied their horses to the hitching posts and shared stories about their accomplishments at the local rodeos. Growing up, we heard stories about Hamilton’s Corner Store and Bar and how the cowboys would leave the local rodeo looking for a fun place to dance the night away. Back then there was a West Side Sheriff and an East Side Sheriff. My great-grandfather John A. Hamilton, a World War II combat veteran, was one of the first deputy sheriffs on this side of town. This was back in the 1940s and he would actually use his own bloodhound to help track down juvenile delinquents (kids staying out past midnight)!

My grandparents were passionate about horse racing and rodeos so when you drive past Chandler Municipal Airport, you are actually driving past the old racetrack. As Chandler started to grow and Chandler High could no longer hold future students, Hamilton High was built and named after our family, as the high school is located on part of our farmland. What history marked as Hamilton’s Corner and Farming Camps 1 and 4 is now the desirable 85248 zip code that brings new families to the area. What was once the corner store is now home to MOD Pizza, and the old barn now brings families together for Taco Tuesdays at Rubio’s. Another fun fact takes us north from Hamilton’s Corner to Downtown Chandler. It has been said that the very first two-story house in Chandler, where The Perch Brewery now sits, was also owned by our family. Jill Hamilton is a Realtor with RE/ MAX Infinity.
