This month we take a look at two major sporting facilities built in Orpington 100 years ago. Both were significant establishments providing entertainment and exercise to locals and people from far away. Unfortunately, they would both fail in a few short years and in very similar circumstances, due to unfortunate timing and global tragedy.

The first is an 18-hole championship golf course that was designed by Harold Hinton, an amateur and Open exchampion. It is hard to imagine that this course was laid out just a few minutes walk from Orpington High Street and Orpington Railway Station at the Knoll. However, it didn’t last very long as the only map it appears on is the 1910 Bacon map. Just a few years later the First World War (1914-1918) commenced, and this is very likely to have caused its early closure.

Following the end of the war and with the return of thousands of troops, the pressing need was for housing.

The Knoll was considered prime building land due to its location being close to the railway station. Working in London and living in the countryside was becoming feasible to many workers as their incomes improved. The era of the commuter was about to start when the Knoll Park estate began developing in 1924. The golf clubhouse did survive for much longer and became the residence of St. Nicholas school – this was located near the junction of Mayfield Avenue and Lynwood Grove at Bancroft Gardens.

The second was the Lagoon Swimming pool, which was built and owned by Messrs E. O’Sullivan (Kenley) Ltd in 1933. It was an impressive sports facility as it also contained tennis courts, a putting course and a cafe. It must have been an amazing sight with its light clean stone when first opened. It was located near to where the Nugent Shopping Park is today, at Lagoon Road. Easily accessible from St Mary Cray railway station for day-trippers from London, it was possible to purchase joint rail and swim tickets at that time. Unfortunately, with the onset of Second World War in 1939 the pool became derelict and the site was eventually acquired for industry. The National Time Recorder Company built their new head office and works there in 1951.

As can be seen, these two major sports facilities suffered a similar fate due to the commencement of global conflict.

I’m writing to ask residents to kindly donate any puzzles, games or jigsaws that they no longer use or want. We’re starting a new project to support people with social isolation – something that we hope to grow and develop in the coming months. The idea is that we take these games to people who are socially isolated and interact with them. Loneliness can have a huge psychological impact and it can also be detrimental to our long-term physical health, so any help with supplies will be gratefully received.

Please provide a bit of background about yourself An interest in human rights and helping fight racism and inequality led me to choose law at university. I did a Masters in international human rights law, before moving into media and entertainment law. After working at various law firms, I've been in-house counsel in TV production for the past 9 years. In my spare time I love being with my young family and enjoying live music when I can.

How did you become involved in campaigning on eco issues?

green-energy/ Finally, one of the most powerful tools people have - is their voice. We need everyone talking to their local PTA, residents’ association, councillors and local MPs. Make it known what you will no longer accept - and what changes you want to see happening. This can help encourage our local councillors and MPs to make real positive environment and wellbeing-based changes in our communities.

How can people find out more about being green and eco conscious in Bromley?

I started to experience eco-anxiety about the state of the planet after the birth of my second daughter. I was shocked to see piles of black bags crammed with clothing and household items being left at charity shops and the dump without a second thought. It inspired me to create an A-Z of Mindful Donation and Recycling and learn more about the climate crisis and to start making changes in my own home.

I realised I was not alone, so I set up the Greener & Cleaner Bromley (and Beyond) Facebook and community group.

They can join Greener & Cleaner Bromley (& Beyond) on Facebook: bit.ly/bromleygreenercleaner The main group has also a number of subgroups including tree planting and re-greening, eco-crafts, schools eco ideas, active travel, air pollution and the Party Sets loan out scheme.

We are also on Twitter @GreenercleanerB and Instagram @greenerandcleaneruk. People can also join Bromley Street Friends, adopt a tree pit near their house, use the free Dr Bike sessions - or join Bromley Friends of the Earth or other environmentally-focused community groups nearby.

What are you most passionate about when it comes to our environment and the world we live in?

What about businesses or organisations – how can they help?

That we have a duty of care to children everywhere to stop ‘business as usual’ and start making positive changes in our lives to give them clean air to breathe and a habitable planet to grow up on. If we don't halve carbon emissions within ten years we won't be able to keep global warming to 1.5%. I don't want my kids to grow up playing mummies and daddies, only to be told that they aren't allowed to have a child of their own because of the mess we’ve made - sadly this is no exaggeration, there’s too much evidence highlighting that this is a very real future they are facing. Every change each person makes starts to have a cumulative effect; the more we stop consuming, stop wasting, switch to green energy etc, the bigger and swifter positive impact we can have.

How can the average person make a difference?

Simply waste less and buy less ‘stuff’. When you need to buy something, go preloved or sustainable and local. Fly less, eat less meat and dairy, drive less and change to a green energy provider. These things not only massively reduce your carbon footprint but save significant amounts of money too. Planting more trees and native hedges and pollinator-friendly plants will help the borough's biodiversity and carbon capture too. They can switch to a green energy tariff; improve energy efficiency through insulation and double glazing; waste less water, energy and food; adopt food recycling; offer discounts to customers bringing in their own cups and bags etc; look at selling sustainable products, but also think about ‘closed loop’ set-ups where people can return broken items or old packaging and items for reuse or recycling. Companies can also look at the ethics and sustainability of their suppliers, subcontractors and procurement. Finally, they can look at what happens to any waste stock and find a good local home for it via local charities and/or local nurseries, schools, hospitals and family centres.

Anything else people should know?

We organise many community events, including the borough’s first set of environmentally-focused hustings, Schools Eco Ideas Swap events, preloved clothing sales and litter picking.

We also host useful talks and free workshops. We are helping to establish a cross-borough Bromley Environment Alliance to work with residents, the local council and other community stakeholders to help the borough meet the urgent carbon neutral target of 2029 and improve biodiversity. We all need to work together to reduce the environmental impact and improve biodiversity in our homes and gardens, schools and places of worship, places of work and recreation, and beyond. Community News - CHARITY WATCH Raising Awareness….

The Chris Aked Foundation was the idea of our dear friend, loving husband and father, Chris Aked. Chris sadly died of bowel cancer aged only 33, when his daughter was just 9 months old.

Whilst caring for Chris, it became apparent to his wife Kirsty, that there was little support for children when their parents or siblings have cancer and are undergoing treatment.

Kirsty found that there were excellent bereavement charities for if or when the worst happens but sometimes the family member may be having treatment for years, not necessarily with a bad outcome, and it’s during this period that there’s a huge gap in the level of support available. The Chris Aked Foundation was set up to bridge this gap.

What service do you provide?

We provide support to the children of families dealing with cancer and other life-affecting illnesses, offering help through: 1. Counselling and support from the moment their parent or sibling is diagnosed.

2. Sports and activities to provide respite and normality.

3. Family memory-making days to make precious, important memories together.

Who is it available to?

Our services are available to children under the age of 18, with a parent or sibling recently diagnosed or

undergoing treatment for a critical illness and are based in the south east of England.

Last month we asked for your views on Bromley Council introducing 5G connectivity throughout the borough. We put your comments, questions and concerns to Bromley Council – a selection of which are below – along with the council’s response…

There are many (health implications). Current 3G and 4G technology is already proving to be dangerous and there have been numerous health effects associated with the technology, one example being an increase in cancer rates.

As for 5G it is untested, so again we will be used as guinea pigs without our consent. That’s not all the technology is capable of; 5G appliances will monitor every use or your electric consumption, building up a picture of your service consumer habits and be able to track every move you make inside your home, which criminals may be able to hack into in order to burgle your home knowing your movements and when you are most likely to be out or away on holiday.

When you say "implement 5G", does that mean the council (i.e. we) are paying something? Surely this new infrastructure should be an investment paid for by the network operators?

I hope it's the latter - if it happens at all, because there are worrying health concerns (yet to be dispelled, in my opinion) associated with 5G. However, if it is us paying for it, its all about moving forward with Connectivity Solutions. 4G will be the new base connection, possibly removing 3G. And 5G will be the newer and faster one. Speeds up to 100x, less density etc. For the internet lovers it makes a huge difference.

As in all mobile telecommunication matters, the council is reliant on the government’s health advice - Public Health England’s published guidance finds that the restrictions in place over mobile network technology to manage exposure means that there are no consequences on health caused by these technologies.

The council recently welcomed news that BT Openreach will be investing in full fibre broadband for Orpington, Farnborough and Biggin Hill. We are happy to update readers as work progresses.”

Focus

From 4th-5th April, Thames Water will be undertaking roadworks in Main Road, St Paul’s Cray - with the road closed, expect delays.

Between 16th-22nd April, BT is installing 58m of polyduct in Lower Road, St Mary Cray. The road will be closed to enable them to do this.

On 7th and 13th April, High Street Orpington will be closed near the one-way system due to works by Thames Water. The company will also be carrying out works between 6th-8th April at the top end of the high street, with some carriageway incursion and minor delays expected.

Community News POLICE UPDATES Results are already being seen from work to tackle anti-social behaviour and crime in Bromley town centre alongside a continued commitment for action. Action was proactively taken in the weeks prior to Christmas targeting offenders in what remains a relatively low crime area. As part of this, the police issued a series of dispersal orders.

Latest statistics show that the borough is one of the safest in London and per head of population, for ‘victim based crime’, has the 7th lowest rate in the whole of London.

Between 6th-17th April, SGN is upgrading its network in both Elm Grove and Hillview Road, where the roads will be closed.

From 6th – 14th April, Thames Water will close Glentrammon Road to carry out improvement works.

The company will also close Cloonmore Avenue from 7th – 14th April to carry out works. .

Transport On Saturday 4th April and 18th April, engineering work is taking place between Hither Green and Chislehurst, closing all lines. London Victoria to Orpington services will be extended to run to Tonbridge.

On Sunday 5th April Engineering work is taking place between Beckenham Junction/Nunhead and St Mary Cray/Petts Wood, closing various lines. On the Bromley South line, London Victoria to Orpington services will be replaced by buses between Beckenham Junction and Orpington.

Buses replace trains between Lewisham and Orpington between 10th-13th April due to engineering work taking place between St Johns and Sidcup/Petts Wood, closing various lines. On the Bromley South line, London Victoria to Orpington services will be extended to run to Tonbridge.

Tax factors to consider when investing in property

In spite of the uncertainties surrounding Brexit and the current economic situation, buying an investment property is still an attractive proposition for shrewd landlords who are prepared to seek long-term returns and look beyond shortterm fluctuations in house prices.

If you are considering investing in property in the UK in the near future, it’s important that you thoroughly research the financial implications first, particularly with regard to the amount of tax you will be required to pay. We’ve listed five of the main taxes you need to be aware of below:

1. Stamp Duty Land Tax (SDLT)

SDLT is payable when you buy a property or land, and is usually payable to HMRC within 30 days of the purchase.

There are banded percentage rates depending on the price of the property, ranging from zero for those under £125,000 to 12% for those over £1.5 million. However, if you’re purchasing a second property in England, whilst the tiered tax rate still applies, there is an additional 3% surcharge which applies to the entire purchase price of the property.

2. Capital Gains Tax

Capital Gains Tax is a tax on the profit you make when you sell something which has increased in value since it came into your possession. There is a tax free annual exemption each year, much like the personal allowance for income, and the Capital Gains Tax allowance for the tax year 2019/2020 rose from £11,700 to £12,000. Capital gains on the disposal of residential properties are taxed at the rates of 18% and 28%, depending on whether the gain falls within the basic rate or higher rate tax bands.

3. Income Tax

The income you receive from renting out your property is taxable and needs to be declared on your Self Assessment Tax Return. This is charged in accordance with your income tax banding, although allowable expenses can be offset

against the rental income, such as property repairs and maintenance, council tax, agency fees and building insurance premiums. Tax relief is also available on mortgage interest costs, on loans used to purchase investment properties, but this is being restricted to basic rate tax relief and is not relieved in the same way as other allowable expenses.

4. Inheritance Tax (IHT)

A buy to let property will form part of your estate and as such will be liable for Inheritance Tax, but the amount can vary. If you are a sole landlord who owns the property in its entirety, then IHT is payable if the value of your estate, including the investment property, exceeds £325,000 after deducting any outstanding mortgage. If you own the property as a married couple or as civil partners, the threshold on your combined estate is effectively doubled to £650,000. The total value of your estate above this threshold is taxed at 40%.

5. Annual Tax on Enveloped Dwellings (ATED) This is an annual tax charge payable mainly by companies which own UK residential property valued at over £500,000.

Initially introduced in 2013 for properties valued over £2 million, the value at which ATED applies has been reduced over subsequent years so that considerably more properties fall under its aegis. Entities which may be liable for this tax include companies with a beneficial interest in the property, partnerships where one or more partners is a company, and Collective Investment schemes. There are various reliefs against the ATED charge, such as when the property is rented out, but even if the property is exempt from the tax charge, an ATED return must be submitted each year.

My name is Michelle, and I am passionate about what I do.

I work locally as a Celebrant, in and around Orpington. Having been an Orpington resident for most of my life, I feel it is important to work closely with the community that I live in, and as a result of that, I have also co-founded The Bereavement Café in Orpington.

So, my role as a Celebrant is to work with families who have lost a loved one and help them create a unique and fitting ceremony, to help them say goodbye.

But I have also introduced something called, “Remember Me” and that is to help people document their wishes before they die. This is a really simple way of instructing your loved ones with what you want, when that time comes. We can discuss everything from music choices, your life story, colours, themes, and have it all recorded safely, so that when the time comes your family members aren’t left scratching their heads trying to work out what you would have wanted.

We’re so lucky in Orpington to have two amazing places to see this spectacle of nature, which offers a perfect opportunity to capture some wonderful images of your family - High Elms with its secret paths and Andrew’s Woods with its wide-open swathes. Look for where light streams through the trees casting shadows and make sure your subject is in the open and in the light, otherwise you’ll lose their features. Make sure you get as many bluebells in the picture reaching as far as the eye can see, with your subject in the foreground. It’s even better if you make it a family picture, with bluebells being enjoyed across all generations.

Spruce up your outdoor space With spring finally here, now’s a good time to give your outdoor space some TLC before the warmer weather arrives. Here’s some quick and easy tips for sprucing up your outdoor space….

• Don the rubber gloves and get set to clear out any outdoor drains that might have been clogged up with leaves and mud. While you’re at it, give the gutters a clear out too.

• Get the jet wash out and make sure the driveway and patio are looking spick and span.

• Turn your attention to adding interest to your garden: ideas include making a path to your garden shed or the bottom of your garden; clearing out your potted plants and repotting with some new colourful alternatives; making a mini vegetable patch using planters for your garden (great veggies to sow in April include carrots, parsnips, tomatoes, lettuce, spinach, broad beans, cucumber and peas); and introducing a living wall featuring your favourite herbs.

• Try a new upcycling project! You can spruce up some wooden crates with a paint job and use them to display trinkets or small potted plants. Or how about upcycling a pallet into a low level table?

• Repair any broken items that are not going to get binned and update any doors, windowsills, planters with new paintwork.

• Add the final touches – string lights in bushes, hammocks from trees and pillows and cushions on seats. Hey presto – a garden ready for summer!

KEEP YOUR HOME TICKING OVER WHILE YOU’RE AWAY… • Make it look like you’re home by programming timer switches for lights.

• Check your household insurance covers you while away and, if you rent, you may need to let your landlord know.

• Clear out your fridge and remember to empty bins – you could ask the neighbour to put them out while you’re away and return the favour for them.

• Make sure you have someone lined up to look after any pets.

• You could buy a home monitoring system to check in on the house from your mobile while away. Consider installing a smart doorbell like Zmodo or Ring, which allows you to speak with door knockers while you’re away.

• Feed smaller pot plants by sitting them on a sheet of capillary matting dipped in a sink or bath filled with water.

The matting soaks up water like a sponge then transfers it to plants from the bottom up. Larger pot plants can be watered via the wick method – again using capillary matting.

• Sign up for the Royal Mail’s Keepsafe service (at least 5 days before departure), which allows you to put the mail on hold for between 10-100 days.

• Avoid posting on social media that you’re away, keep valuables in a safe and give a spare key to a family member or trusted neighbour. lifeinmagazines.co.uk

Clean your dishwasher: Put two cups of distilled white vinegar in a glass bowl or jug and put on the top rack of your dishwasher – run a cycle without adding a tablet.

Repair cloudy glasses: If your glasses have gone cloudy, soak them for five minutes in distilled white vinegar.

3.

Help with limescale: Use white vinegar in a spray bottle (one part water to one part vinegar) and spray regularly on tiles, basins and taps.

We all know exercise is important to keep your dog's weight in check, but it's also essential for their mental wellbeing.

Like humans, exercise will reduce the risk of depression, stress, anxiety, apathy and aggression in your pooch.

TRAVELLING WITH PETS

Dogs love to sniff and explore, and this is why I only offer local woodland walks to ensure your dog gets stimulating and invigorating daily exercise.

8 tips to make the journey go smoothly…

1. Be mindful about the time of day you’re going

travelling. Pets in vehicles can get very hot, so

try to travel at the coolest part of the day.

2. Make sure you have enough fresh water for your pet.

3. If you’re travelling with small pets – cats, rabbits,

guinea pigs etc have a blanket that you can put

over the cage so that they feel more secure and

safe. Absorbent sheets in the cage will also soak

up accidents.

4. Try to put something into your pet’s cage that

is familiar to them – a blanket they sleep on or

a favourite toy. Something familiar will help

settle their nerves.

5. Talk to your pet if possible and stroke and

reassure them.

6. Check on your pet regularly and make sure

they’re ok, particularly if they’re on any

medication (don’t forget to take it with you!)

7. Make frequent stops if you’re on a long journey

– this is important if you’re travelling with dogs –

let them have a toilet break and stretch their legs.

8. Try some dry runs with your pet on short

journeys to get them used to travelling if you’re

going on a long journey.

The People Skills Course Life In Orpington’s co-founder, Nicky, spent a day on The People Skills Course, which is aimed at improving people and management skills for business success. Here’s what she thought...

Overall impressions

The People Skills Course offers a one-day interactive workshop and is run by Chandra Sharma and Zeenat Noorani, who immediately put me at ease and helped me feel relaxed. There were two others on the course and the small group size meant that the course was more personalised and I felt more comfortable opening up without feeling judged.

Chandra and Zeenat make a fantastic team; their passion for communication and language really came across in the course. They are both approachable, supportive and they instantly put you at ease. I was apprehensive about some aspects of the course to begin with, but they helped me feel relaxed. I also felt that what I said was valued, as this information was then used to form part of the training; tailoring it to our own needs meant that the course was bespoke and I got so much more from it. Overall, the course is jam-packed with techniques and tools aimed at helping you move forward in business. Everyone was given a personal workbook that covered each of the modules – it was a great idea as it’s an intensive course, so it allows you to take much of that information away to digest over the following weeks.

The course The course is split into two modules – the first is aimed at managing yourself and people. We were taught that understanding yourself and others is the first step to improving your business performance. Zeenat is very knowledgeable on NLP (Neuro Linguistic Programming) and gave a great presentation on its benefits and how to use it to help you succeed in business. Communication and language was also a large part of the module and we were shown techniques and strategies on body language, self worth and how to change a negative into a positive.

The second module covered self-development and dealing with imposter syndrome, a psychological term to describe the doubting of your accomplishments and of not being worthy of success. Astonishingly, 70% of people are affected by imposter syndrome at some point in their career. Learning how to change your mindset and put yourself on the same level as others is key to overcoming this and being successful in business. I've seen Chandra at many networking events and he always delivers a great pitch, so I found the section on elevator pitches a really useful part of the module, as well as breathing techniques to help with public speaking. I also learned great tips on how to network successfully and build relationships.

Who’s it for?

If lack of confidence and low self-belief is negatively impacting your business or you are struggling to communicate effectively with your employees and/ or customers, then this course would be beneficial. I learned how to develop my people skills and engage and motivate others. The course covers a wide range of topics and scenarios that can be applied to many situations that can help you work successfully towards your goals. lifeinmagazines.co.uk

Chandra and Zeenat support those who take the course by offering a follow-up group support call a month later, followed by another two after that. I really enjoyed The People Skills Course; it was eye-opening and I came away feeling uplifted and empowered, with plenty of practical tools and strategies on how I can move forward in business to reach my goals. I feel that I’ve learned new skills that I can implement to make a positive impact on my business. In fact, a few days later my one-minute introduction at a networking event was vastly different to the ones I’d previously been giving – and people seemed much more responsive to it by approaching me afterwards. I would highly recommend the course to anyone wanting to develop effective business relationships, enhance their emotional intelligence and improve their ability to influence and engage more effectively with people.

A Final Thought…

Why running could be just what you’re looking for…

Doctors are always telling us we need to be more active. So we buy gym memberships in the hope one day we’ll go. We buy Fitbits and we convince ourselves that we’ll start when we have more time, but it usually never comes. If that sounds like you, I am here to encourage you to (re)consider running.

No, no – hear me out. I didn’t think I was going to like it either. I certainly didn’t think I was going to fall in love with it. But I gave it a go, and since I collapsed back home after that first outing, beetroot faced and lungs burning, I’ve been hooked.

It costs nothing. You can start out in your most comfortable joggers and trainers. It fits into whatever timeslot you have (even if you think you have none). It reduces risk of heart disease, diabetes, depression and some cancers, not to mention making you sleep better, feel stronger and make you feel more energetic in your day to day life. Here are my top five tips for getting started – and, importantly, keeping going – whatever your age, whatever your size and whatever your exercise history.

1) Do it with a friend. Start together and run together.

Message each other when you waver and encourage each other to keep going. You are much more likely to stick to your goals if you have someone else to hold you to account – and someone else relying on you to hit their goals. Instead of going for coffee, go for a run! If you can’t find a friend willing to take the leap with you, join a group; there are lots of running clubs and groups out there (see the ‘What’s on’ pages). Just knowing that there is a fixed start time you need to make and that others will be waiting for you might just be enough to get you out of the door.

2) There are many apps and programmes out there to get you running.

The NHS “Couch to 5k” programme is one of the best known, but there are many others, including apps for specific circumstances such as those aimed at mums returning to exercise. They start with a gentle run/walk and build up until you’re running for 30 minutes non-stop.

Imagine how good that would feel! Take a look and pick one that feels right for you.

3) Don’t fall into the trap of comparing yourself to others, instead focus on how running makes YOU feel.

Everyone has their own pace and everyone has their own goals. Run at your own pace, your happy pace - the pace you feel comfortable with. Walkers might overtake you – it doesn’t matter. You’re running and you’re a runner!

4) Keep it interesting – explore!

Take roads you wouldn’t normally go down. Choose your routes with purpose, learn all the backroads and shortcuts – useful next time you’re stuck in traffic! Get close to nature: we are blessed with some beautiful green spaces in this area, take the opportunity to enjoy them.

5) Literally run your errands.

This will help you squeeze running into a busy life. Need a loaf of bread? Run to the shop. Visiting a friend? Bus there, run home. School run, anyone?! If it’s something you want to do, there is always a way to fit it in.

I couldn’t imagine my life now without running. It’s my headspace, my happy place, a place where I can connect with nature, clear my mind and most importantly listen to my own music rather than the annoying baby shark for the billionth time. It’s not all GPS watches, short shorts and club vests. Running is for everyone – including you.
