Air Conditioner Policy And Procedures General Policy

The intent of the Air Conditioner Policy is to provide Lewis-McChord Communities residents with all information necessary to make informed decisions regarding air conditioning for your home.

This policy will outline which type of air conditioning units are permitted and the approval process required for installing AC in your home.

Air Conditioners are permitted only with prior approval from Lewis-McChord Communities (LMC).

A resident may purchase (or have purchased) an Air Conditioner unit for their home and are responsible for obtaining the prior approval before installation. Failure to follow this process may result in the removal at the resident’s expense, repair to the home at the resident’s expense, and potential loss of privileges. All installation and maintenance expenses are the resident’s responsibility.

To begin process, please contact your District Office. jblmcorder@lpsi.com to request an Air Conditioner Request Form. Prior to installation, you will be required to sign an Air Conditioner Request Form and obtain approval. You will be notified your installation is approved by the LMC Call Center.

Installation Guidelines Once you have received an approval, you may install your Air Conditioning Unit following the LMC standard for installation.

LMC reserves the right but is not obligated to inspect the installation upon completion and at any time in the future term of your agreement and reserves the right to require modifications and/or maintenance deemed necessary, at LMC’s sole discretion and at the resident’s expense. Notwithstanding the foregoing, you shall be solely responsible for insuring the air conditioner unit is properly and safely installed.

Any Air Conditioners installed prior to this policy must meet the standards as outlined and approved by LMC. Please contact us at 253-912-3500 to schedule an appointment for this review and approval process.

LMC has no obligation to perform maintenance on any portion of the air conditioning unit or it’s supporting systems.

Air Conditioner Installation Request Form Air Conditioner Standards Window mounted Air Conditioner Unit for first floor windows only Window mounted Air Conditioner units above the first floor windows of your home are not allowed and no structural modifications are allowed to accommodate window AC units.

Also, the following restrictions will apply: • Unit Size: 6,000 BTU maximum • Unit Weight: 46 pounds maximum • Power Requirements: 110 Volt, 5.6 Amp maximum. No 220 Volt units are permitted • Clear plexi-glass material or plywood material painted to match the color of the

window frame must be used for all exposed areas of installation.

• LMC will not be responsible for added electrical loading imposed by your

equipment. (I.e. added utility costs on your Minol utility billing).

• LMC will not be responsible for any damage to the window or structure,

including but not limited to window warping, mounting hardware damage,

condensation leakage, or residue from foams or tapes, charges may apply for

these damages.

Mobile/Portable Air Conditioner Units Mobile/Portable Air Conditioning Units, where the unit remains inside the home and vents through a window are allowed on all floors (1st & 2nd story rooms) with the following restrictions.

• Unit Size: 14,000 BTU maximum • Unit Weight: 80 pounds maximum • Power Requirements: 110 Volt, 10.8 Amp Maximum. No 220 Volt units are permitted • Clear plexi-glass material or plywood material painted to match the color of the

window frame must be used for all exposed areas of installation.

• LMC will not be responsible for added electrical loading imposed by your

equipment of existing usage (i.e. added utility costs on your Minol utility billing).

• LMC will not be responsible for any damage to the window or structure,

including but not limited to window warping, mounting hardware damage,

condensation leakage, or residue from foams or tapes, charges may apply for

these damages.

Fence Request - Steps And Installation Guidelines Step 1. To begin the process, contact your District Office for assistance.

Step 2. You will receive an email with a Fence Request Form, to complete and return to your District Office. The guidelines below must be followed in order for your request to be considered: • All requests must be submitted to your District Office in writing with a site plan showing location, size (measurements), type of materials and method of construction. • Acceptance of your request from Lewis McChord Communities will be based on the following specifications:

* Size- The area enclosed must not exceed the lawn area directly in back of your home. The

maximum distance that a fence can be placed behind your home is 30’.

* Some neighborhoods have specific guidelines and may be different than this standard. If you

live in one of these neighborhoods the office staff will provide you appropriate guidelines. * Fences may not be placed in any common areas, front yards or side yards without

prior written consent from Lewis McChord Communities.

Step 3. Return completed request form and await acceptance of proposed fence installation.

DO NOT BEGIN installation once you have received the acceptance of your proposal. There is one more step.

Step 4. WAIT - You must wait for locates to be completed and marked on site before you begin digging. This process must be followed to avoid endangering you or the installer. You will see the below markings on the ground and receive an e-mail or phone call from LMC confirming locates are completed. It is your responsibility to maintain all locate markings while construction of the fence is in progress.

Step 5. Once locates are completed and you receive notification from LMC installation may begin.

Step 6. Prior to move out, you are required to remove fence completely, fill all post holes and repair all lawn areas completely. Any damage to the premises caused by the fence installation is your responsibility. Pet damage to the turf in fenced back yards is not considered normal wear and tear.

Damages will result in charges if turf areas are not re-established (grass growing) prior to move out.

Failure to follow this process could result in monetary fines and or a loss of fence privileges.

Fence Policy - Policies and Procedures All requests must be made in writing on the fence request form that you can obtain by either calling or emailing your District Office. The request form outlines specific requirements; generally the following items will be required: • • • • •

A drawing that shows the location of the fence and the location of the gate.

Type of materials and fencing style you are requesting to construct.

Method of construction.

Exact measurements of each side of fencing including the height of posts and fencing material.

Fences require dig permits which can take several days to receive please start early.

The following list identifies the types of fencing allowed within Lewis-McChord Communities. It is very important that you review the types allowed in your community, outlined in the table provided within this document. If you have additional questions check with your District Office.

FENCE STYLE #1: Metal chain-link fences / rental fences / wood framed wire fences.

(See example pictures #1 A & B).

Maximum shall not exceed 5 feet. Post shall be no longer than 4 inches in a cross section or taller than fence.

Shall consist of good quality wire not barbed. It should be factory finished by galvanizing, cadmium or other plated process.

Post shall be driven to sufficient depth (dig permit required) and braced as necessary to provide firm support and vertically plum appearance.

Fence shall not be attached to the building.

Factory manufactured treated wood posts and railings can be used in combination with the wire to erect the fence, keep it tight, and maintain it in a straight line.

Only decay resistant materials should be used.

FENCE STYLE #2: Privacy Wood Fences (See sample pictures #2: A & B) • • • • •

Maximum height of fence permitted shall be 6 feet Only decay resistant materials are to be used. In this area Cedar or Treated are most common.

Only wood tone in color. Cedar will fade to a light grey over time, this is acceptable.

Only decay resistant 4X4 fence posts should be used and not protrude above 6’ 6” from ground.

You must have at least one gate to access back yard.

Discovery Village (Triplex)

Fence Style #1, #2 & #3 are allowed in this housing area.

• Fences can’t be constructed in such a way that they encumber the ability for the middle resident access to their yard. The fencing once installed must leave at least a 6’ corridor between the fence and the garage for access.

Clarkdale Multiplexes Eagleview Evergreen Hillside McChord - Olympic Grove McChord - Stony Oak McChord - Carter Lake

These homes include a fenced backyard, no additional fencing is allowed.

Broadmoor • Single Family • Multiplexes • Duplexes

Single Family Bricks: Fencing style 2 & 3 are allowed.

• Fencing cannot extend past back of house or adjacent shrubs.

• Fencing cannot disrupt common walkways or areas.

• Fencing may enclose the rear driveway area in some cases but not all.

Single Family Ranch: Style 2,8 is the only fencing allowed in these homes.

Duplexes & Multiplexes: Fencing style 2 & 3 are allowed.

• Fencing cannot extend past back of house or adjacent shrubs. Fencing is limited in the multiplex buildings so seek input from your District Office with specific questions, some homes will not allow for fencing to be installed.

McChord - Bricks Greenwood (Multiplexes)

No fencing is allowed in these homes.

Greenwood Single Family

Fence style 1, 2 & 3 are allowed in this area.

Fencing can enclose personal driveway and back yard only at the rear of the home. Fencing cannot extend past back of house or adjacent shrubs. Fencing cannot block or disrupt common walkways, areas or driveways.

Fence Policy - Continued Things to remember: • Generally speaking all fencing must be removed at the time of move out. On rare occasions when the incoming resident has been identified and has agreed to take possession of the fence it may remain.

• Wood fence heights must be consistent with adjacent homes or partition fences that are installed in various communities.

• Fencing is only allowed in the rear of the residence. No side yards or front yards may be enclosed.

• All fenced in areas must have gate access.

• Fenced in areas cannot block access to common walkways or common areas.

Fence Approval Process: • To begin the process you must obtain a work order number via email from District Office.

• Complete your Fence Request Form, along with your site plan showing location, size (measurements), type of materials and method of construction.

• Return completed request form to the District Office to obtain acceptance of proposed fence installation.

• Wait for locates to be completed prior to beginning fence installation. Approval process takes approximately 7-10 business days.

• Once locates are completed, you will receive notification from LMC, and fence installation may begin.

Holiday Decorations 1. Holiday decorations are restricted to first story gutters.

2. Halloween decorations may go up on or after Sept 1st and must be removed by Nov 10th

a. Halloween decorations consist of Jack o’ lanterns, carved pumpkins, skeletons, ghosts, spider webs, spooky decor, witches, scary cats and all related type blow up characters.

3. Fall seasonal decorations may go up on or after Sept 1st and must be removed by Dec 10th

a. Seasonal decorations (Fall) consist of leaves, scarecrows, gourds, whole un-carved pumpkins,

natural wreaths, hay bales, corn stalks, etc.

4. December holiday decorations may go up on or after the day after Thanksgiving and must be removed

by January 10th

a. December decorations consist of Santa Claus, presents, lights, blow up characters, wreaths

with ornaments, stockings, holiday trees etc.

4. Winter seasonal decorations may go up on or after the day after Thanksgiving and must be removed

by March 19th

a. Winter decorations consist of snowmen, snowflakes and winter wreaths etc.

Please note, immediate removal may be required for any decorations, alterations, additions or fixtures which are made or installed without Agent’s prior written consent. The premises will then be restored or repaired at your expense. All decorations are at Lessors discretion.

Lawn And Garden Services The following outlines the services provided by Lewis McChord Communities as well as the areas residents have responsibility for with lawn and garden maintenance. If you have questions about these services, please contact your District Office team to discuss the specifics of your situation.

Lewis McChord Communities responsibilities: routine lawn, tree and shrub maintenance: The landscape vendor provides services to include weekly mowing during peak growing seasons and mowing as needed in the dormant seasons (summer and winter). Services also include; edging, raking, seasonal pruning, fall leaf removal, and seasonal weed control in the yards and common areas (except for flowerbeds). If your backyard is fenced, you are responsible for all maintenance of that portion of your yard to include weed control. Flower beds adjacent to homes are the resident’s responsibility to maintain.

Resident responsibilities: •

On your scheduled my day, your lawn must be clear of all play equipment, trampoline, patio furniture or any items that would not allow your lawn to be mowed. The contractors will not move any items in order to mow your lawn and they will not mow a partial lawn. An exception to this would be made if there is one large unmovable item in the yard such as a trampoline, swing set. In this case they will mow within 2 feet of the perimeter of the item.

Fenced backyards to include; mowing, edging, turf care and debris cleanup Watering as needed of the yard landscaping. When water restrictions are put into affect by JBLM Military Leadership, residents must adhere to the restrictions. Notifications will be made via the JBLM website and social media channels.

Maintenance of flowerbeds within the yard, which involves keeping them clear of nuisance weeds and grasses. * Planting is allowed in designated areas only. These areas include any personal planters or flower boxes and in some communities the beds in the front of the homes. This varies, seek guidance from your District Office. * If you want to plant in the flowerbeds only use annual flowers and plants. These plants should be changed seasonally as needed. We encourage the use of planters for your personal plantings. They are easier to maintain and much easier to move and return to standard when you are ready to move out of the home.

Residents are allowed to maintain their own yards if desired. Simply visit your District Office to submit your request.

You’ll be asked to sign a letter and will be provided a “Resident Maintains” sign for your home.

Lawn and garden supplies home delivery self-help program: This program is designed to help you in maintaining the turf areas around your home. Our landscape providers do not fertilize or treat the turf for excessive moss so the following items are available to our residence at no added cost. In order to request these items simply call in or email the work order number 253.912.3500. The items requested will be delivered within two business days. Plan ahead to have your items in time for the weekend.

Outdoor Guidance - Policy And Procedures Outdoor Furniture, Fire Pit And BBQ Grill Policy Outdoor Furniture: All furniture used outside must be designated outdoor style furniture and must be used in the back yard.

Fire Pits: Only commercially purchased, above ground fire pits are allowed in family housing and must be used at least 15 feet from your home and within your own yard. During use, in case of emergency, a water source must be close by.

BBQ Grills: Town Center may only use a gas grill on their designated patio. You may use the BBQ area in the Town Center park for charcoal grilling.

Meriwether Landing / Westcott Hill communities have a common area BBQ / fire pit area. Once pit is used it needs to be covered after it is completely cooled. All residents are responsible to remove all trash / debris from the area for the next resident to use.

For all other communities, BBQ grills must be used at least 15 feet from your home to prevent damage to the siding. BBQ grills / fire pits are not to be used under overhangs, eaves, garages, carports.

All neighborhoods need to properly store flammable materials, keep a fire extinguisher or water source readily available and supervise all fires until extinguished.

The burning of leaves, garbage, and paper is strictly prohibited.

Paint Policy And Procedures As a Lewis-McChord Communities resident, you are allowed to paint the interior walls of your home any color you choose. If you choose to paint, please follow the established painting guidelines below.

• Wall color must be returned back to the original move-in color prior to move-out. The list of the original wall colors by community is available from your District Office.

• If the walls are painted dark or bright colors a primer is typically needed in order to return the walls to the original. We recommend using a good primer to cover darker colors before the original wall colors are applied. To pass inspection all of the colors must be covered, with no bleeding through.

• Wall texturing of any kind is not permitted.

• Painting of ceilings is not allowed.

• Any over painting on cabinets, cove base, flooring, fixtures, or ceilings will result in charges upon move out.

Touch-Up Of Original Paint Color: We understand that from time to time a resident may want to touch up the walls in their home. For this reason, Lewis- McChord Communities will provide up to 1 quart of paint. You may request this by calling in a work order to 253.912.3500. The paint will then be delivered to your home by a maintenance technician.

You were not expected to paint during your term of residency unless you have painted the walls a color other than the original wall color. However, if there are marks or graffiti on the walls, this will need to be removed prior to move out or charges will apply.

Use Of Nails, Screws And Wall Anchors: You may use nails, screws, and expansion shields to hang pictures, mirrors, shelves, and like objects, with the understanding that prior to move out; all nails and screws must be removed.

Holes In Walls Or Other Surfaces: Holes in walls larger than a dime are considered damage and will result in a charge to the resident.

Residents can call in a work order to repair the holes; however, applicable charges will still apply.

Residents can attempt to repair the holes themselves, with the understanding that the patched portion of the wall must blend into the remainder of the wall. Failure to repair the wall to the original conditions will result in a charge to the resident at the time of move-out.

Pool Policy And Procedures Wading pools are allowed without prior written approval. Wading pools are defined as being no more than 18 inches in height. They are temporary and seasonal and do not include ladders or pumps.

For safety and health concerns, they must be emptied and put away daily.

You may install an above ground pool in your fenced backyard. You are responsible for getting annual prior written approval from your District Manager. You will be required to fill out the necessary paperwork and pay all deposits associated with pool. You must display the Lewis McChord Communities Approved Pool sign in a visible street facing window any time the pool is set up.

All requests must be made annually in writing and include the following: □ A drawing that details the location of the pool. □ Size, to include height and capacity of pool. □ Approved fence request form, fence must be a 6ft privacy fence with self-latching gate. Fence must be approved and installed prior to submitting pool request.

A refundable deposit of $100 will apply. This deposit is refundable at move out.

Additional Policies: □ Pools are only to be in place from Memorial Day to Labor Day □ Pools must be removed and stored no later than September 10 □ Pools are only allowed in fenced back yards that have self-latching gates. □ Pool cannot be taller than the fence. □ Only ladders made for the pool are allowed. □ No temporary structures are allowed around the pool. □ Children under the age of 14 must be accompanied by children the age of 14 or older at all times when using the pool. □ Prior to move out, you will be required to remove the pool and repair any damage to the premises □ Any changes to the original request must be submitted in writing and are subject to approval by the District Manager. □ Acceptable use of pools is at the sole discretion of management. □ Management reserves the right to require that a pool be removed at any time. □ You are liable for any issues that arise from use of the pool. □ In the event that Lewis McChord Communities calls for water rationing, you will be required to follow post water conservation guidelines.

You are liable for any matters that arise from the use of a wading or other pool, including but not limited to damage to the property, death, or injury caused by your negligence.

Pool Storage Policy The following guidelines will be followed during the months of May through September: □ Wading pools may be emptied and set up against your home to dry. □ If your home has a clothesline, you may hang wading pool out to dry only, wading pool may not be stored on clothesline. □ If full size pool is emptied you will be required to deflate it while not in use. □ Pools must be used for intended purpose only.

The following guidelines will be followed during the months of October through April: □ Hard plastic wading pools may be stored neatly in an authorized storage area. □ Soft plastic wading or full size pools must be stored inside your home or storage areas.

Recreational Vehicle Pass Policy A recreational vehicle-type is defined as any vehicle that is not designated primarily as a passenger vehicle and includes, but is not limited to the following: motor homes, boats, and boat trailers, travel trailers, (self-contained and pop-up), 5th wheels, campers (unmounted or mounted on trucks), jet skis, ATVs, and any type of trailer. Determination of recreational vehicle violations is at the discretion of Lewis-McChord Communities.

Recreational vehicles are not allowed to be stored in the Lewis McChord Family Housing areas or anywhere on the premises. Your District Manager may issue a 72 hour pass to allow you to bring such vehicles to your home for packing and cleaning. There will be a limit of two (2) such passes issued per month to each resident.

Satellite Dish Request Form SATELLITE DISH REQUIREMENTS ROOF MOUNTED INSTALLATION

□ Satellite dishes and antennas are permitted only with prior approval from Lewis-McChord Communities. You are responsible for obtaining proper clearance for the installation. To begin the process, contact Lewis-McChord Communities call center at 253.912.3500 or email at jblmcorder@lpsi.com. Failure to follow this procedure could result in monetary fines or loss of privileges. □ Prior to installation, you’ll be required to sign a satellite dish request form (page 1) and obtain approval from your District Office. Please allow 2 business days for this approval. □ Once you have an approval to proceed with installation your satellite dish installer must follow the LMC standards for installation. Below are some specific requirements for the various service providers. Please notify your service provider of these requirements. □ Century Link - (DIRECT TV) - No Action - Installer is authorized to install per guidelines with no further coordination needed from LMC. □ DIRECT TV - (Other than Century Link) - Installer must contact 253.912.3500. LMC maintenance personnel will coordinate and approved your dish installation directly with the installer. The installer must coordinate directly with LMC maintenance (253.912.3500) Monday - Friday between 0800 - 1400 at least one hour prior to install. Satellite Dish Request Form - In-Ground Installation SATELLITE DISH REQUEST FORM AND REQUIREMENTS IN-GROUND INSTALLATIONS Broadmoor (All), Greenwood (Single Family/Multiplex) & Bricks

□ Satellite dishes and antennas are permitted only with prior approval from Lincoln - Lewis McChord Communities. You are responsible for obtaining proper clearance for installation and digging. To begin the process, contact the Lincoln - Lewis McChord Communities Call Center at 253-912-3500 or e-mail at jblmcorder@lpsi.com. This process must be followed so as not to endanger you or the installer. Failure to follow this process could result in monetary fines and or loss of privileges. □ Prior to installation, you will be required to sign a Satellite Request Form (page 1). □ The satellite dish may not exceed one (1) meter (approximately 3.3 feet) in diameter. In this neighborhood the dish may only be placed on your patio, in your backyard or inside your dwelling unit and may not be under any circumstances, installed on or affixed, attached or clamped to any exterior building walls or roofs, or any windows, patio or balcony railings or posts. In addition, a dish that is placed on a balcony or inside the dwelling unit may not protrude outside a window or over a railing in any way, even on a temporary basis. Dishes may not be placed in any common areas, front yard or side yards. No holes of any kind are permitted to be drilled in any exterior wall, window frames or balcony railings without prior written consent from agent. If agent consents, such holes may only be drilled per agent’s guidelines. Failure to follow proper procedures will result in repairs at resident’s expense. Dishes must be installed on a metal pole that is placed in the ground only after proper dig permits and locates have been completed through the official processes. It is critical that digging does not commence until locate markings are completed on site. □ Satellite dishes are not allowed in front or side yards. For the purpose of this policy, back yards consist of areas directly behind your individual home (not to include adjoining units) at a distance of 30’ from the rear of your home or inside your fenced back yard if a fence is present. Any installation outside this definition will be considered common area, side yard and front yard installation which are not allowed. □ Dishes and/or Antennas must have the address of the owner clearly marked on the equipment. □ The dish signal may not in any way interfere with any cable or other utility communications system, whether now or in the future. If interference is identified agent reserves the right to require that the dish be removed upon notice to you. Solid Surface Floor Care Instructions REGULAR CARE: Sweep: Brooms with fine, exploded ends trap dust and grit effectively.

Vacuum: Canister vacuums with special bare floor attachments are the surest way to get rid of all the dirt and dust.

Dust Mop: Use a good dust mop --- one with a 12 to 18-inch cotton head. It is helpful to use dust mop treatment to aid mops in cleaning. Be sure to follow the instructions on the treatment before dust mopping.

Cleaning: On hardwoods surfaces only use neutral pH cleaners, made specifically for wood floors.

Do not use wax based products such as Orange Glo 4-in-l or Mop & Glo. Even though these products market themselves for use on hardwood floors, they will damage the hardwoods and could result in charges for refinishing. Choose cleaners like Zep Hardwood & Laminate Floor Cleaner that leave no sticky residue. Standard cleaners will work fine for vinyl flooring; do not use waxed based products.

PREVENTION: Dirt & Grit: Dirt, grit and sand can cause significant damage. They act like sandpaper on the finish, causing scratches, dents and dulling. Place floor mats at entrances to trap dirt and prevent damage.

Water & Other Spills: Standing water can warp flooring and can damage the finish. Simply wipe up all spills as quickly as possible.

Hard Cleaners: Do not use oil soaps or wax based cleaners and revitalizing products. They will build up a residue and create problems. Using these products could result in damage and charges at move out. Instead, neutral pH cleaners as specified above are best for hard surfaces.

Furniture: Lift the furniture to move it --- avoid dragging. Felt contacts under the legs will help prevent scratches.

Dents: Don’t use vacuums with beater bars instead vacuum using the bare floor setting or with a brush attachment that will not dent or scratch floors.

Sun: Direct sun can discolor your floors. Close curtains and blinds or add sheer drapes to protect from the sun’s intense UV rays.

Storage Shed, Play House And Pet Houses Storage Shed, Play House and Pet House Policy: Storage sheds and play houses are permitted. No electrical or water can be ran to the storage shed or play house. Due to the need for emergency access, placement and location will not be blocked by windows or doors from the home. For your safety and the safety of others, you shall not store any goods or materials of any kind or description in any storage space that are combustible or would increase the risk of fire or damage to the premises.

You will be responsible, at your cost and expense for providing an appropriate lock.

Any item stored by you in any storage space or play house will be stored at your own risk and neither owner nor Lewis McChord Communities shall be responsible for any loss or damage due to fire, theft, water, or otherwise.

Storage Shed Requirements: • You may install a storage shed behind your residence with permission from your District Office.

• You will be required to submit a Storage Shed Request Form with a drawing showing the exact location of the proposed shed.

• Approval from Lewis McChord Communities will be based on the following specification:

► 8’X1 O’ or smaller steel building, beige in color.

► 8’X1 O’ or smaller Rubbermaid shed beige in color.

• If you would like to build one yourself please follow the guidelines below:

► 8’X1 O’ or smaller, 8 feet to pitch of roof, made from one of the following methods.

► A wood storage kit

► Build with decay resistant wood, natural in color with clear stain, no painting allowed.

► Latt siding of MDF/T111 siding

► Roof-composite, corrugated metal or fiberglass Play House Requirements: • Play house requirements for all properties:

► Maximum size allowed is 8’X6’, 6 feet to pitch of roof.

► Decay resistant siding, wood colored with clear sealant.

► Painting is allowed only with prior written approval from your District Office.

► Latt siding or MDF/T11 siding.

► Roof-composite, corrugated metal or fiberglass.

Pet House Requirements: • You may build pet houses on the premises only with your District Office’s prior approval. All construction and mainte- nance of pet houses are at your own expense. A request in writing with a drawing showing location, size, type of materi- als, and method of construction must be submitted to manager for approval prior to construction and/or installation of any pet house.

• Approval from manager will be based on the following specifications:

► Size shall not exceed 8 sq. ft. of floor space with a maximum height of 3’ above ground, unless special

approval is obtained.

► Construction shall consist of good quality lumber, metal or composition material and be fabricated in good

workmanlike manner. All roofs shall have adequate slop. Use of shipping boxes, crates, etc. will not be permitted.

► The exterior finish shall consist of a neatly applied paint or siding of a color compatible with the adjacent structures.

• Pet houses shall be located in an isolated area at the rear of your residence and an adequate distance from neighboring yards. Pet houses will be required to relocate at manager’s discretion.

• Use of tarps and other temporary materials for weather protection is prohibited.

• You are responsible for the repair, and/or replacement of any damaged lawns, shrubs, etc. caused by your pet.

• Storage units, carports, or garages are not considered acceptable housing for your pet.

Trampoline And Bouncy House Policy Trampolines are allowed in all communities except Town Center. All trampolines must have a safety net. For safety purposes, trampolines must be kept in good working condition.

Bouncy Houses are allowed in most housing areas and only within individually fenced yards. The areas where bouncy houses are prohibited are Town Center and all Community Centers.

• The resident is required to repair all lawn damage completely. Damages will result in charges for turf areas that are not re-established prior to move out.

• The fenced yard must be able to accommodate the bouncy house and it cannot take up more than 50% of the fenced yard or be larger than 13’X13’ in size.

• The resident is liable for any issues that arise from the use of the bouncy house, including, but not limited to, damage to the residence, injury or death caused by resident, occupant or any guest

negligence.

• Bouncy houses must be maintained in good working order.

• Children under the age of 14 must be accompanied by an individual over the age of 14 at all times when using the bouncy house.

• The bouncy house must be unplugged between the hours of 2000-0800 to avoid the noise disturbance.

• Lewis McChord Communities reserves the right to require that any bouncy house be removed if it becomes a nuisance at any time.

Transfer Policy and Agreement 1. Resident must be in good standing with LMC in order to apply for a transfer.

a. A transfer deposit of $500 is required.

b. No balances owing for rent, renter’s insurance or utilities

c. No multiple policy reminders within the last 6 months

d. No 10 Day notices within the last 6 months 2. All transfer requests must submit a new application with all required documentation: ERB, ORB or SURF and DD 1172 dated within the last 30 days. The eligibility date (typically date of application) will be determined by the District office. The availability date will be subject to the Service Member completing their six-month commitment in the current home. A copy of the Cleaning Standards will be given to the applicant.

3. Resident must complete a wait list inspection in their current home within 2-10 business days of applying. A transfer request may be denied due to damage, unsanitary conditions or neglect of the home.

a. Half of the $500 transfer deposit ($250) is required within 2 business days of the wait list

inspection in order to be placed on the requested waiting list.

4. If Resident receives multiple policy reminders or a Ten-Day notice while on the wait list, they may be removed and will be notified by the District Office. If Resident chooses to cancel transfer request, any deposits paid will be refunded within 14 business days.

5. When a home offer is made, a transfer pre-inspection will be scheduled within 2-5 business days. In order to proceed with home assignment after the inspection the following must be done:

a. Payment for any charges from transfer pre-inspection that exceed the $250 deposit on file

b. Payment of the remaining half of the Transfer deposit of $250

c. Pet Deposits from vacating home may be applied to any charges

d. Any remaining monies will be refunded within 14 business days

e. Separate Payment for Pet Deposits (if applicable) for new home

f. All monies are due in certified funds (no personal checks) to your current District Office with

in 2 business days of transfer pre-inspection.
