If you think our Maine summers are fantastic (and they are), you really need to make a trip back for our autumn leaf peeping. It is truly a sight to behold. While you are here, you will likely notice that there are more homes for sale than there have been in quite some time. It has been years since I last wrote an update related to the number of days it takes to sell a home in Maine, but now is the right time.
If you are a buyer who has been patiently waiting on the sidelines for a better opportunity to purchase a home in Maine, the market dynamics are moving in your direction. The question is: are they moving fast enough and with enough force to get you back into the market? The silver lining for buyers is that the number of active single-family home listings has more than tripled from the extremely tight conditions of the Covid-19 buyer surge. Not too long ago, the entire State of Maine had fewer than 1,500 single-family homes for sale; today, that number is 4,750. Despite the Federal Reserve lowering short-term rates last
week, the 10-year Treasury Note moved from 4.01% prior to the announcement to 4.13% today, which left mortgage rates, on average, relatively unchanged at or near 6.25% for a 30-year fixed term.
What is even more interesting for buyers is that 72% of single-family homes currently available for sale have been on the market for more than 30 days. Although we have not seen any broad-based decline in home prices, buyers appear to be having more success negotiating terms of purchase and sale contracts, such as financing contingencies, inspection contingencies, and the sale of another home, among others.
From a seller’s perspective, active inventory is at approximately 30% of where it was a decade ago, when there were roughly 15,000 homes for sale on any given day. If you remember that period, things were going along at a steady pace with both buyers and sellers feeling like there was a strong, constructive dialogue on the value of a home and the terms and conditions that would result in a sale. Keep in mind that these are statewide statistics, and that several cities and
towns in Maine have few active listings, with the number of buyers still greatly exceeding the number of homes for sale. It is reported that Florida, which is moving to a buyer’s market, now has more than twice as many homes available for sale compared to 2019. Today’s data illustrate that supply, while improving from the extreme lows of 2020–2022, continues to trail long-term norms. The current “Days on Market Snapshot” still underscores a highly competitive environment: properties that are well-priced and well-presented move quickly, while homes in less-compelling segments linger and account for the bulk of extended-market statistics. This bifurcation shows up clearly in the distribution of days on the market and the percentage of homes within each bracket.

The combination of historically low listing counts and steady buyer demand continues to keep strong pressure on pricing, particularly in desirable coastal and lakefront communities. Although the frenzied bidding wars of the pandemic have subsided, they still remain in the most desirable locations. New construction has not kept pace with household formation, and many homeowners remain reluctant to sell, given low mortgage rates locked in prior to recent interest rate increases. This will continue to limit the supply of newly listed homes. Objectively, it is still a seller’s market, as we continue to have more buyers than sellers for good homes in good locations at the right asking price.
As I am sure you can see, it is a very exciting time to be in the real estate business in Northern New England. There are as many unique and interesting opportunities for both buyers and sellers.
