2016 represented another strong year for our company in terms of sales growth with a 20% improvement over the previous year. We also had many records set both internally and within the marketplace. In 2016, there were 218 homes which sold for more than $1 million in Maine. Legacy Properties Sotheby’s International Realty was fortunate to be involved in 72 such sales representing 1 in 3 homes in the entire state. We are also pleased to report that our agents ranked #1 for sales of $400K homes, #1 for sales of $1MM homes, and #1 for every price point in between. With more than $400 million in total property sales, we now rank #4 in Maine for all real estate sales.

The first half of 2017 is shaping up to be quite strong on a relative and absolute basis. There are still wide disparities within certain regions or towns as to the supply/demand imbalance. The Greater Portland Market along with the suburban communities is currently constrained by low inventory and a growing number of buyers.

Despite the tight market dynamics, there are expectations of attractive new inventory on the way. Southern Maine, along with much of the Midcoast, has a healthy supply on the market which is met by a solid base of demand. There is little doubt that higher interest rates experienced in late 2016 have brought a greater sense of urgency for the prospective buyers who have been on the fence with respect to timing. Mount Desert Island (MDI) continues to enjoy its reputation as a destination for the Maine Summer Cottage experience. We suspect that market will continue to improve as we get into the traditional summer and fall buying seasons.
