Stafford’s Courthouse Road widening underway

cluster of 170 new homes is set to be built adjacent to Stafford Regional Airport, after a Stafford County Board of Supervisors decision. The board agreed to rezone just over 98 acres to allow for 170 single-family homes and 150,000 square feet of commercial retail and office use at Sycamore Grove. The property is on the east side of Centreport Parkway and the north end of Mountain View Road in the Hartwood election district. The board voted 4-2 to approve the rezoning on July 5, with Supervisor Wendy Maurer, R-Rock Hill, and Supervisor Meg Bohmke, R-Falmouth, casting the dissenting votes. Supervisor Jack Cavalier, R-GriffisWidewater, abstained from the vote based on a conflict of interest. “To me, this isn’t a rezoning for 170; it is a rezoning for 65 units,” said Supervisor Gary Snellings, R-Hartwood. “We are going to have 105 units on this property whether we like it or not. I can tell you that right now.” Snellings called the proposal a nobrainer before motioning for approval. By-right, the developer would be able to build 105 lots on the site regardless of whether the board approved the rezoning, according to discussion. onstruction is underway on a $35.9 million project to widen Courthouse Road to four lanes west of Interstate 95 between Ramoth Church Road and Cedar Lane in Stafford County, according to the Virginia Department of Transportation. A paved 10 foot shared use path for pedestrians and bicyclists will be built along the project’s length. New traffic signals will be added at two intersections to improve operations. A traffic signal will be activated at the entrance to Colonial Forge High School in 2017. At the end of construction in December 2019, a traffic signal will be activated at Ramoth Church Road and Winding Creek Road, which will be realigned to intersect. This revenue-sharing project is being funded by Stafford County and VDOT.
Additional road improvements in the Courthouse Road area of Stafford County will start construction in the fall of 2017. East of the interstate, Courthouse Road will also expand to four lanes. That work will be part of a separate $149.4 million project to improve the Exit 140 interchange at I-95. When the combined widening and interchange effort is finished in July 2020, Courthouse Road will intersect with U.S. 1 at Hospital Center Boulevard. Exit 140 will open with new bridges and ramps in a diverging diamond interchange, where vehicles are briefly shifted to the opposite side of the road, controlled by traffic signals. This interchange improves safety by reducing the number of spots where vehicles could collide and can handle more left-turn movements per hour, twice the capacity of a conventional inter-
change. “The Courthouse Road Widening Project is a project our Board has worked to bring to fruition for years along with VDOT. Making Courthouse Road safer and expanding its capacity helps all our drivers,” said Chairman of the Board of Supervisors Paul Milde. “Just as importantly, this project continues the ongoing transformation of the Courthouse area. With the Courthouse Road widening and the I-95/Courthouse Road Interchange project, almost $200 million is being invested in transportation as part of the overall $314.5 million infrastructure investment in the Courthouse area.” The widening project, according to Stafford County Public Information officer Shannon Howell, also provides a 10-foot-wide paved COURTHOUSE ROAD
