Yee, Haw! Texas Showing U.S.’s Greatest Population Growth Four Texas metro areas together added more people last year than any state in the country except for Texas as a whole, according to new U.S. Census Bureau population estimates.

The population in these four metro areas increased by more than 400,000 people from July 1, 2014, to July 1, 2015.

The Houston-The Woodlands-Sugar Land and Dallas-Fort Worth-Arlington metro areas added about 159,000 and 145,000 residents, respectively – the largest gains of any metro areas in the nation. Two additional Texas metro areas adjacent to each other (AustinRound Rock and San Antonio-New Braunfels) were each also among the 16 nationwide to gain 50,000 or more people over the period.

These four Texas metro areas collectively added about 412,000 people. Texas as a whole gained about 490,000.

The statistics population estimates for the nation’s 381 metropolitan statistical areas, 536 micropolitan statistical areas and 3,142 counties.

Eight counties drove Texas’ metro area growth and were among the 20 counties nationwide that gained the most population between 2014 and 2015. Altogether, they added 306,736 people.

The Villages, Fla., a metro area west of the Orlando metro area, was the nation’s fastest-growing metro area for

the third year in a row, as its population increased 4.3 percent between 2014 and 2015. It was joined in the top 20 by five others in the Sunshine State: Cape Coral-Fort Myers, Punta Gorda, North Port-Sarasota-Bradenton, Orlando-Kissimmee-Sanford and NaplesImmokalee-Marco Island.

In addition to growth in several metro areas in Florida and Texas, three metro areas partially or completely within South Carolina were among the 20 fastest growing between 2014 and 2015: Myrtle Beach-Conway-North Myrtle Beach, S.C.-N.C. (which ranked second nationally), Hilton Head Island-Bluffton-Beaufort and Charleston-North Charleston.

Houston, Austin and Orlando were the only three metro areas nationwide to be among both the 20 with the largest numeric gains and the 20 fastest growing (percentage gain) between 2014 and 2015.

North Dakota was home to each of the four fastest-growing counties (among those with populations of 10,000 or more in 2015) between 2014 and 2015. McKenzie (16.7 percent population growth) led, followed by Williams, Mountrail and Stark. McKenzie passed the 10,000-person threshold in 2014 for the first time. However, eight of the 20 fastest-growing counties were in Texas, with three more in Florida and two in Utah.

Oregon Leads Nation – Again – as Top Move-In Destination (PR NEWSWIRE) – For the third consecutive year, Oregon holds on to the No. 1 spot as “Top Moving Destination,” as Americans continue to pack up and head West and South.

Those are the results of United Van Lines’ 39th annual National Movers Study, which tracks customers’ state-tostate migration patterns over the past year.

Oregon is the most popular moving destination of 2015 with 69 percent of moves to and from the state being inbound. The state has continued to climb the ranks, increasing inbound migration by 10 percent over the past six years.

New to the 2015 top inbound list is another Pacific West state, Washington, which came in at No. 10 with 56 percent inbound moves.

The Southern states also saw a high number of people moving in with 53 percent of total moves being inbound.

In a separate survey of its customers, United Van Lines found the top reasons for moving South included company transfer/new job, retirement and proximity to family.

The Northeast continues to

experience a moving deficit with New Jersey (67 percent outbound) and New York (65 percent) making the list of top outbound states for the fourth consecutive year.

Two other states in the region – Connecticut (63 percent) and Massachusetts (57 percent) – also joined the top outbound list this year.

The exception to this trend is Vermont (62 percent inbound), which moved up two spots on the list of top inbound states to No. 3.

“For nearly 40 years, we’ve been tracking which states people are moving to and from, and we’ve also recently started surveying our customers to understand why they are making these moves across state lines,” said Melissa Sullivan, director of marketing communications at United Van Lines. “Because of United Van Lines’ position as the nation’s largest household goods mover, our data is reflective of national migration trends.”

“This year’s data reflects longer-term trends of people moving to the Pacific West, where cities such as Portland and Seattle are seeing the com-

bination of a boom in the technology and creative marketing industry, as well as a growing ‘want’ for outdoor activity and green space,” said Michael Stoll, economist, professor and chair of the Department of Public Policy at the University of California, Los Angeles.

“The aging Boomer popula-

tion is driving relocation from the Northeast and Midwest to the West and South.”

United has tracked migration patterns annually on a state-by-state basis since 1977.

For 2015, the study is based on household moves handled by United within the 48 contiguous states and Washington,

D.C. United classifies states as “high inbound” if 55 percent or more of the moves are going into a state, “high outbound” if 55 percent or more moves were coming out of a state or “balanced” if the difference between inbound and outbound is negligible.

Is there a best day of the week for realestate professionals to list a property, and would that be early in the week or closer to the weekend? The Sun Gazette asked some local agents that question.

Here are their answers: Lilian Jorgenson, Long & Foster: “I like to list mid-week. It gives the buyers time to explore the listing, drive by after work, then make an appointment to see it just as soon as their schedule allows.”

Archie Harders, Long & Foster: “I like to put a new listing into the system late Wednesday night so it’s there and fresh on Thursday morning.”

Karen Close, Century 21: “The practice of agents is that Thursdays and Fridays are the heavy introduction days to the market. I believe if a purchaser has a deadline to buy, then any day of the week works, because they will watch the Internet constantly for new listings. So the day listed won’t matter. The Internet has changed everything.”

Craig Mastrangelo, Re/Max Allegiance: “Typically, Realtors list homes on Thursdays with the perceived logic being that Realtors can schedule times to preview themselves and/or tour [with] their clients before open houses that weekend.

Some may list on Wednesdays or even Fridays. Whichever days, what works best is allowing Realtors time to go see the homes prior to the weekend so they can prepare an appropriate list of homes for their clients to see.”

Jack Shafran, Yeonas and Shafran Real Estate: “How I learned basically, in theory, is to list Tuesday or earlier in the week. Tuesday is the day you list and introduce the property to the market, and is a tour-the-property day. Wednesday is an off day. Thursday is the day to set up appointments for the weekend. Friday you look through the inventory. Saturday you work to sell, and Sunday is closing day to make the sale.”

Casey Samson, Samson Properties: “We launch our listings at 5 p.m. on Thursdays and have an open house on the first weekend. We want the weekend buyers to get it on their radar, but not give them enough time to write a full-price contract and try to get sellers to cancel open house. Open houses on well-priced homes generate multiple contracts that can raise the price over list and generate backup contracts. This provides sellers with maximum proceeds as well as valuable leverage during inspection releases.”

John Mentis, Long & Foster: “I’d say Thursday afternoon. Buyers tend to start planning their weekend of showings and open houses on Friday. Listing on Thursday gives them the time to consider putting it on their schedules.”

Dee Murphy, Long & Foster: “Real estate is a Friday/Saturday/Sunday affair. I have always sworn by the Thursday-night timeframe. That is when buyers and their agents put together a list for the weekend of which properties to visit. Thursday is the best way to generate a sense of excitement and capitalize on the weekend to find out who are the serious buyers, and what the weekend might bring.”

Mark Middendorf, Long & Foster: “Thursday and Friday are when people start looking. If you list Mondays, that shows too many days already on the market. By late in the week, we have everything in place.”

Jane Price, Weichert, Realtors: “Assuming the property is completely ready to present and all marketing materials are prepared, I usually shoot for Thursday midday. That way, there is plenty of time for the listing to be picked up by Realtors and the buying public prior to the weekend. It gives time for showing appointments to be planned and assures good traffic at the first open house, assuming one is scheduled.”

Steve Wydler, Wydler Brothers Real Estate: “Monday, if it makes sense to have a brokers’ open house for that home.

For other properties, mid-week or Friday so there can be a runway for a weekend takeoff, and to give maximum probability of getting the highest amount of traffic possible.”

Dana Landry, Washington Fine Properties: “Wednesday afternoon.

Once a property is listed in the Metropolitan Regional Information System, the IDX (Information Data Exchange) pushes the listing out and feeds hundreds of Web sites. This automated process can take 24 to 48 hours, and you want to give it time to make sure the listing is picked up and running properly prior to the weekend. This positions you well for Saturday and Sunday open houses, followed by a broker’s open house on Tuesday.”

David Howell, McEnearney Associates: “We shoot for listing homes no later than Thursday. It takes a little time – unfortunately – for some of the major search portals to populate new listings to their sites. A listing entered on Thursday should show up no later than Friday, so folks planning what listings to see over a weekend will find it. Waiting until Friday or Saturday runs the risk of the listing not being seen on a timely basis for weekend traffic.”

Karen Briscoe: Huckaby, Briscoe, Conroy Realty Group of Keller Williams: “Listing Thursdays gives time for full listing alert on the Internet, and in time for Friday’s crunch for the weekend.

Another strategy would be listing earlier in the week – Tuesday would be a good day – to get ahead of the other listings.”

D.C. Region Seems Unlikely to See a New ‘Housing Bubble’ San Francisco, Boston Among At-Risk Areas Good news, of sorts, for the region’s real estate: Because the local market had not seen big boosts in post-recession prices, it’s unlikely to face a significant risk of another major downturn.

At least over the next five years.

That’s the conclusion of the experts in a recent survey by Zillow, which concludes that the San Francisco Bay area is the most at risk for another realestate bust.

A third of the experts surveyed in the latest Zillow Home Price Expectations Survey said the San Francisco housing market already is in a bubble, and another 20 percent believe the market is at-risk for bubble conditions within the next year.

The survey, sponsored quarterly by Zillow and conducted by Pulsenomics LLCi, asked more than 100 panelists about their expectations for the housing market. Of those, 66 answered a question about bubble conditions in 20 local housing markets.

The survey responses revealed that some housing experts are concerned about over-valuation in some of the nation’s hottest housing markets – and that there is significant disagreement among experts about whether the rap-

id home-value growth in those markets puts consumers at risk.

“A handful of markets, especially the Bay Area, are very hot right now, and it’s possible home values may actually begin to fall somewhat in these places as more residents are priced out amidst rising affordability concerns, especially when interest rates rise,” said Zillow chief economist Dr. Svenja Gudell.

“Whether those local conditions constitute a ‘bubble’ is up for debate, even among economists,” Gudell said.

“Without 20/20 hindsight, it’s difficult to identify bubbles as they’re happening, but it is very clear that nationally we are not seeing a return of the conditions that caused the last national bubble. It’s significant that some experts are starting to worry about bubble conditions, but in my opinion, there’s no real danger of a severe crash like the one we all remember from the last decade.”

Some experts said they think bubble conditions are already present in Miami, Los Angeles, Houston, San Diego and Seattle.

Some think there is significant risk of a housing bubble in the next three years in Boston.

And the Washington region? Two panelists said the region already was in a bubble, with three saying there was significant risk in 12 months and 10 suggesting there was significant risk in

the next five years. Eighteen respondents said there was “no significant risk” in the next half-decade.

Baltimore is in even better shape, with 30 of the respondents saying there’s no significant risk of a bubble anywhere on the horizon.

The bubble fears are coming to the surface even as home values overall are expected to gradually level off over the next several years.

Over the next five years, among all 108 panel respondents, the expected average annual home-value appreciation rate is now just over three percent.

This scenario would result in a national median home value of more than $215,000 by the end of 2020.

“The long-term outlook for U.S. home values has diminished to a three-year low, and a clear-cut consensus among the experts remains elusive, even at the national level,” said Pulsenomics founder Terry Loebs.

“Based on the projections of the most optimistic forecasters, home values nationally will increase 4.7 percent [in 2016] and surpass their May 2007 peak levels in April 2017,” Loebs said.

“In contrast, the data collected from the panel’s most pessimistic respondents expect only 2.3 percent appreciation [in 2016] and even more subdued appreciation thereafter – a path that

would delay the market’s eclipse of the bubble peak until September 2019.”

The divergence of expert views regarding the existence of regional price bubbles and the path of future home values “is a reminder that the U.S. housing sector has yet to fully heal more than eight years after the epic bust, and that significant risks have re-emerged within certain large metropolitan area housing markets.,” Loeb said.

Sales Up, Prices Slightly Down Across N.Va. During March Total sales were up slightly and average sales prices were down a tad as the Northern Virginia real estate market made the pivot from winter to spring.

Home sales across the region totaled 1,542 in March, up 0.3 percent from the 1,538 sales reported a year before, according to figures released April 11

by RealEstate Business Intelligence, an arm of the local multiple-listing service.

While sales were higher, the average sales price declined 1.9 percent to $537,628 for the month, due partly (but not exclusively) to fewer higherpriced single-family homes that went to closing.

Data represent sales in Arlington and Fairfax counties and the cities of Alexandria, Fairfax and Falls Church.

The average sales price of singlefamily homes that sold during March was $726,028, down 0.6 percent from $730,428. The average price of attached homes – such as townhouses – was down 1.6 percent to $398,837, while the average price of condominiums was down 5.6 percent to $317,307.

A total of 99 properties went to settlement with prices of $1 million or more.

Add up all the transactions, and March’s sales volume of just over $829 million was down 1.7 percent from $843 million a year before.

At the end of the month, there were 4,288 listings on the market, a bump up of nearly 12 percent from a year before.

Where is the market headed as springtime begins to (finally) take hold? Data look healthy, with a 23-percent increase in homes coming under contract in March and an 11-percent increase in overall pending sales.

D.C., Inner Core Sees Higher Sales, Flat Prices in March: Home sales across the District of Columbia and its inner suburbs were up in March from a year ago, while the average price declined slightly, according to new figures.

Homes that went to closing last month totaled 3,755, an increase of 2.5 percent from March 2015, according to figures released April 11 by RealEstate Business Intelligence, an arm of the local multiple-listing service.

The total represents closed transactions in the District of Columbia; Arlington and Fairfax counties and the cities of Alexandria, Fairfax and Falls Church in Virginia; and Montgomery and Prince George’s counties in Mary-

land.

The average sales price of $479,313 was down 0.7 percent from a year before, due largely to a 1.1-percent drop in the average price ($576,934) of single-family homes. The townhouse and condominium markets were down about 1 percent.

Homes that went to closing in March spent an average of 63 days on the market between listing and ratified sales contract, up from 62 days a year before, and garnered 97.1 percent of listing price, unchanged.

There were 227 million-dollar-ormore transactions during the month, and the total sales volume for all sales clocked in at just under $1.8 billion, a 1.9-percent increase from a year before.

Inventory is up, with 9,774 homes on the market at the end of March compared to 9,015 a year before, and the number of new listings on the market during the month was up 20 percent from a year before.

Where is the market headed? Shortterm, things are looking positive, with the number of homes coming under contract and the number of pending sales both up from a year before.

Washington Region’s Total Home Values Approach $1 Trillion The total value of residential real estate in the Washington region is inching back up toward $1 trillion, or about 3.3 percent of the national total, according to new figures from Zillow.

The region’s cumulative home value of $939 billion was fourth highest in the nation at the end of 2015, behind Los Angeles ($2.4 trillion), New York City ($2.3 trillion) and San Francisco ($1.2 trillion). Other metro areas with total values topping a half-trillion dollars included Miami ($773 billion), Chicago ($741 billion), Boston ($634 billion), San Jose ($614 billion), San Di-

ego ($574 billion), Philadelphia ($567 billion), and Seattle ($506 billion).

The value of all homes nationwide grew $1.1 trillion in 2015, and was expected to end the year at $28.5 trillion total. The value of the entire housing stock grew 4.1 percent over the past year, slower than the 6-percent growth in 2014.

The total value of all homes has regained $5.3 trillion since hitting its lowest point during the housing bust in December 2011, but is still $782 billion below the bubble peak value of $29.2 trillion, reached in October 2006.

The dollar amount itself underscores the significance of housing to the U.S. economy. In the third quarter of 2015, the U.S. gross domestic product was $18.1 trillion, $10 trillion less than the total value of the housing stock.

“This reminds us of the large role housing plays in the overall economy,” said Zillow chief economist Dr. Svenja Gudell. “Total home value growth slowed [in 2015], but there was still a significant increase in overall value, and many markets are more valuable than they’ve ever been ” Housing value isn’t distributed

equally across the country. California is home to about 12 percent of the U.S. population, but the state accounts for nearly a quarter of the country’s total home value, driven by high-value markets like Los Angeles and San Francisco.

The survey also found that renters paid a cumulative $535.2 billion in 2015 – an average of $1,382 per month.

In the Washington region, the figures were $14 billion and $2,110, respectively.

Realtors: Builders Must Ramp Up Single-Family Construction Over three-quarters of surveyed households would purchase a singlefamily home if they were to buy in the next six months, and 79 percent of renters would choose to buy outside of an urban area, according to the second installment of the National Association of Realtors new quarterly consumer survey.

The survey also found that confidence about now being a good time to buy is waning amongst renters, particularly in the West – where prices have solidly risen.

In NAR’s first quarter Housing Opportunities and Market Experience (HOME) survey, respondents were

asked about their confidence in the U.S. economy and various questions about their housing expectations and preferences, including a question on if they were to purchase a house in the next six months, what type of home and in what area would they choose to buy.

The survey data reveals an overwhelming consumer preference for single-family homes in suburban areas.

Most current homeowners (85 percent) and 75 percent of renters said they would purchase a single-family home, while only 15 percent of homeowners and 21 percent of renters said that would buy in an urban area.

Lawrence Yun, NAR’s chief economist, says the survey findings call attention to the glaring need for more supply of single-family homes.

“The American Dream for most consumers is not a cramped, 500square-foot condo in the middle of the city, but instead a larger home within close proximity to the jobs and entertainment an urban area provides,” he said. “While this is not a new discovery, supply and demand imbalances and unhealthy levels of price growth in several metro areas have made buying an affordable home an onerous task for far too many first-time buyers and middle-class families.”

According to Yun, it’s time for homebuilders to double their focus on constructing single-family homes. With Millennials increasingly buying in the suburbs – as NAR reported earlier this month – tight inventory and affordability concerns will likely worsen without significant headways made in housing starts in relation to job creation.

Among current homeowners, fewer (56 percent) believe it is a good time to sell compared to the fourth quarter of 2015 (61 percent).

Amidst steep price increases and tight supply, respondents in the West were the most likely to think now is a good time to sell.

Low Supply Levels Impacting Home Sales Across the U.S. After increasing to the highest annual rate in six months, existing-home sales tumbled in February amidst unshakably low supply levels and steadfast price growth in several sections of the country, according to the National Association of Realtors.

Led by the Northeast and Midwest, all four major regions experienced sales declines in February.

Total existing-home sales, which are completed transactions that include single-family homes, townhomes, condominiums and co-ops, dropped 7.1 percent to a seasonally adjusted annual rate of 5.08 million in February from 5.47 million in January.

Despite last month’s large decline, sales are still 2.2 percent higher than a year ago.

Lawrence Yun, chief economist for the National Association of Realtors, says existing sales disappointed in February and failed to keep pace with what had been a strong start to the year.

“Sales took a considerable step back in most of the country last month, and especially in the Northeast and Midwest,” he said. “The lull in contract signings in January from the large East Coast blizzard, along with the slump in the stock market, may have played a role in February’s lack of closings.

However, the main issue continues to be a supply and affordability problem.

able price is burdening many potential buyers.”

According to Yun, job growth continues to hum along at a robust pace, but there appears to be some uneasiness among households that the economy is losing some steam.

This was evident in NAR’s latest quarterly HOME survey – released in March – which revealed that fewer respondents believe the economy is improving, and a smaller share of renters said that now is a good time to buy a home.

OVERALL DEMAND ‘SOLID’ “The overall demand for buying is still solid entering the busy spring season, but home prices and rents outpacing wages and anxiety about the health of the economy are holding back a segment of would-be buyers,” Yun said.

The median existing-home price for all housing types in February was $210,800, up 4.4 percent from February 2015 ($201,900). February’s price increase marks the 48th consecutive month of year-over-year gains.

Total housing inventory at the end of February increased 3.3 percent to 1.88 million existing homes available for sale, but is still 1.1 percent lower than a year ago (1.90 million).

Unsold inventory is at a 4.4-month supply at the current sales pace, up from 4.0 months in January.

All-cash sales were 25 percent of transactions in February, down from 26 percent both in January and a year ago. Individual investors, who account for many cash sales, purchased 18 percent of homes in February (17 percent in January), matching the highest share since April 2014. Sixty-four percent of investors paid cash in February.

“Investor sales have trended surprisingly higher in recent months after falling to as low as 12 percent of sales in August 2015,” adds Yun. “Now that there are fewer distressed homes available, it appears there’s been a shift towards investors purchasing lowerpriced homes and turning them into rentals. Already facing affordability issues, this competition at the entry-level market only adds to the roadblocks slowing first-time buyers.”

SHARE OF FIRST-TIME BUYERS The share of first-time buyers fell to 30 percent in February (matching the lowest share since November 2015) from 32 percent in January, but is up from 29 percent a year ago. First-time buyers in all of 2015 represented an average of 30 percent.

According to Freddie Mac, the average commitment rate (link is external) for a 30-year, conventional, fixed-rate mortgage declined from 3.87 percent in January to 3.66 percent in February, which is the lowest since April 2015 at

3.67 percent. The average commitment rate for all of 2015 was 3.85 percent.

Properties typically stayed on the market for 59 days in February, a decrease from 64 days in January and below the 62 days in February 2015.

Short sales were on the market the longest at a median of 126 days in February, while foreclosures and nondistressed homes each took 57 days.

Thirty-five percent of homes sold in February were on the market for less than a month.

MULTIPLE BIDS NAR President Tom Salomone, broker-owner of Real Estate II Inc. in Coral Springs, Fla., says many Realtors are saying instances of multiple bids and affordable homes going under contract quickly are common in their markets.

“With low supply this spring buying season, it’s easy for buyers to get discouraged when their offer is rejected in favor of a higher bid,” he said. Matching the highest share since May 2015, distressed sales – foreclosures and short sales – rose slightly to 10 percent in February, up from 9 percent in January but down from 11 percent a year ago.

Seven percent of February sales were foreclosures and 3 percent were short sales. Foreclosures sold for an average discount of 17 percent below market value in February.

Millennials Increasingly Are Looking Toward the Suburbs A growing share of home buyers are Millennials, and more of them are purchasing single-family homes outside of urban areas, according to the 2016 National Association of Realtors Home Buyer and Seller Generational Trends study, which evaluates the generational differences of recent home buyers and sellers.

The survey additionally found that although student loan debt is more prevalent among Millennial buyers, they aren’t the generation with the largest student-debt balances.

The share of Millennials buying in an urban or central city area decreased to 17 percent (21 percent a year ago) in this year’s survey, and fewer of them (10 percent) purchased a multifamily home compared to a year ago (15 percent). Overall, the majority of buyers in all generations continue to purchase a single-family home in a suburban area, and the younger the buyer, the older the home they purchased.

“The median age of a Millennial home-buyer is 30 years old, which typically is the time in life where one settles down to marry and raise a family,” he

said. “Even if an urban setting is where they’d like to buy their first home, the need for more space at an affordable price is for the most part pushing their search further out.”

Adds Yun, “Furthermore, limited inventory in millennials’ price range, minimal entry-level condo construction and affordability pressures make buying in the city extremely difficult for most young households.”

For the third straight year, the largest group of recent buyers were Millennials, who composed 35 percent of all buyers (32 percent in 2014), more than the combined amount of younger and older boomers (31 percent). Generation X were 26 percent of buyers, and the Silent Generation made up 9 percent.

FINANCING THE PURCHASE This year’s survey underlined the challenges debt had on some buyers’ ability to purchase a home.

While debt delayed saving for a down payment for a median of four years for all buyers, the number of years postponed increased from three years for millennials to six years for older boomers.

Among the share of buyers who said saving for a down payment was the most difficult task, millennials

were most likely to cite student debt (53 percent) as the debt that delayed saving, while credit card debt was indicated more by Gen X (44 percent) and younger boomers (36 percent).

According to Yun, student debt is likely impacting more than just the Millennial generation’s ability to buy a home.

“Whether it’s from financing their own education or borrowed for their children, it’s somewhat surprising to see a higher median amount of student debt among Gen X ($28,000) and younger Boomer buyers ($29,100) compared to Millennials ($25,000),” adds Yun. “One of the many reasons housing supply has been subdued in recent years may be because a segment of homeowners have decided to delay trading up or moving down in order to pay down their debt, including from student loans.”

Overall, the median down payment for homes purchased in the last year ranged from 7 percent for Millennial buyers to 21 percent for older boomers and the Silent Generation. Nearly a quarter (23 percent) of Millennials cited a gift from a relative or friend – typically their parents – as a source of their down payment.

typically bought a 1,720-square foot home costing $187,400 ($180,900 a year ago).

The typical Gen X buyer was 42 years old, had a median income of $104,700 ($104,600 a year ago) and typically purchased the largest home compared to other generations (2,200-square feet), costing $263,200 ($250,000 last year), the survey noted.

Generation X buyers (71 percent) were the most likely to be married, younger boomers had the highest share of single female buyers (20 percent).
