Sales were up and prices were stable across the Fairfax County real estate market, with total sales volume increasing 6.2 percent to nearly $8.6 billion for the year. A total of 15,755 residential properties went to closing in 2016, up 6.1 percent from the 14,850 transactions recorded in 2015, according to figures reported by the Northern Virginia Association of Realtors (NVAR). All three segments of the Fairfax market – single-family, attached and condominium – posted sales increases for the year. Across the region, 2016 provided “another strong showing,” said Ann Yanagihara, a Realtor in Alexandria and a member of the Northern Virginia Association of Realtors board. “We are fortunate to live in one of the most dynamic and exciting real-estate markets,’ Yanagihara said. The average sales price of all properties that sold across Fairfax County last year was $544,416, up less than 0.1 percent from the $544,055 reported a year before. The median sales price also essentially was unchanged, rising from $474,855 to $475,000 The average length of time between listing and ratified contract had its ups and downs through the year, but ended at the same total (52 days) as 2015. The average sales price represented 97.2 percent of listing price, up from 97 percent in 2015. Ryan Conrad, CEO of NVAR, said the
