Following the defeat of a major Maple Avenue Commercial (MAC) rezoning application in June, Vienna Town Council members voted 6-1 July 11 to send the town’s Planning Commission a raft of proposed tweaks to the MAC ordinance. Recommendations include: • Requiring developers to submit a general site plan when applying for a rezoning, instead of a detailed plan that might have to be modified several times at considerable expense. Applicants would have the option of submitting the full site plan and would be required to provide a multimodal transportation analysis, unless it were waived by the town’s publicworks director. • Making three-dimensional color renderings of developments mandatory. • Mandating a 15-foot minimum frontand side-yard setbacks instead of the current standard of 11 feet. • Requiring minimum rear-yard setbacks of at least 20 feet when developments abut residential areas. This rule formerly applied only to single-family residential areas. • Disallowing surface parking between the new buildings and Maple Avenue. • Halving the minimum distance of bicycle-parking facilities from 150 to 75 feet from the new MAC buildings. • Mandating that at least 25 percent of trees and other plantings be flowering trees or evergreens, in order to provide seasonal color year-round. • Requiring street trees between the
