Here are their answers: Diane Lewis, Washington Fine Properties: “Would love to meet Matt Damon and work with him to buy or sell a home. He seems like a nice guy with a great sense of humor, and I love his movies. I’d also love to meet and work with Alex Ovechkin. We are big Caps fans and go to a lot of games. He seems like a great guy, and it would be fun to work with him.”

Dawn Wilson, Keller Williams: “I would like to work with Brad Pitt. From what I have read, he has a very good understanding of building homes and design as well as a passion for it. Q&A: Is a Home Office Necessity for Buyers?

For buyers, is the home office on its way out or still a big want? The Sun Gazette asked some local agents that question. Here are their answers: Dawn Wilson, Keller Williams: “I still have buyers who want a home office.

More and more of my clients are working from home or working from home part of the week, and like having a dedicated space for working if it is possible with their budget. I still have some clients who want built-in shelves for the office, but others do not think built-ins are very important.”

Vivian Lyons, Lyons McGuire Homes and Estates: “In the Great Falls market and in upper-end homes, a home office is still desirable.”

Jane Price, Weichert: “Home offices are still important, though they may not be called as such. Young busy families want a designated area for equipment, paperwork, etc., that functions well for keeping all aspects of their lives running smoothly, organizing and doing work remotely.”

Christy Hertel, McEnearney Associates: “Home offices are still a need, but maybe getting more kid-centric. A family computer and all electronics in one place.

It is kind of like a central control for the house, especially with smart-homes com-

ing into play. So they need to be carefully planned with wiring for Internet, wi-fi and cable for computers, printers, TVs, phones, etc.”

Jillian Keck, McEnearney Associates: “Buyers are more efficient with their space now more than ever. When a buyer is looking for a home office, they are tending to also use it as a multi-purpose room.

Say, a spare bedroom for guests.”

Yolanda Mamone, McEnearney Associates: “The home office is very ‘in.’

I have so many requests for large condominiums and cooperatives that have two bedrooms plus a den, or three bedrooms, so that each member of the couple may have their own home office. These individuals I work with are 60 to 80 years old, who want space to continue to work and for a myriad of interests.”

Karon Ricker, McEnearney Associates, McLean: “Home offices are going out, in my opinion. Buyers don’t see the value in an office, but rather, they are all about bringing more people into one area of the home. People are also getting creative with spaces.”

Celebrities: Big-Name Homes on the Market Throughout the past year, homes associated with famous names from the past and present went on the market, from Beverly Hills to Miami to New York City.

A host of them have been highlighted by www.toptenrealestatedeals.com, which provides weekly updates on historic, celebrity and spectacular homes.

Among them: “Donald Trump’s First Mansion” Back in 1982 when he was still a Democrat, before he was a billionaire and a brand name and reality television star and on his first marriage to Ivana, Donald Trump was a rising star in the New York City real estate world and shopping for his first trophy mansion. Trump’s fabulous homes, that began with that first mansion in Connecticut, is a big part of the man’s story.

Trump’s collection of expensive, and even a few historic homes, rivals almost anyone else in the world. His main residence is a posh three-level penthouse at Trump Tower on New York’s Fifth Avenue where he has lived and supervised his vast business operations since 1983. Also in the Gotham area, in 1996 he purchased a 60room mansion in Bedford, N.Y., with three pools and a bowling alley. He later bought Albemarle with a 23,000-square-foot home, vineyard and winery on 2,000 acres in Virginia for $12.7 million, a fraction of the original asking price of $100 million. It is now a B&B known as Albemarle Estate at

In 2008, Trump expanded his home stockpile to the West Coast when he purchased a six bedroom, 10,400-square-foot home on Rodeo Drive in Beverly Hills.

His #1 trophy home is still his Mar-A-Lago mansion and resort for the ultra wealthy in Palm Beach, Florida that he purchased in 1985 for $10 million. The 1920s mansion with 62,000 square feet and more than 100 rooms was originally built for Post Cereal heiress Marjorie Merriweather Post.

Donald Trump was only 35 when he and Ivana purchased his starter mansion, a 5.8-acre home on a peninsula in Greenwich for $4 million. Always a family-oriented business, Ivana was also remodeling the Plaza Hotel in Manhattan which Trump purchased in the early 1980s and she was able to incorporate many of the same materials in the decoration of their new home creating a residence dripping in gold leaf, elegant chandeliers and crown moldings.

When they divorced in 1992, Ivana won the mansion in the property settlement.

She sold the home in 1998 for $15 million and the mansion’s new owners immediately began a renovation to tone it down a bit and also added tennis courts, indoor lap pool, sauna and a 4,000-square-foot addition with guest suites.

Originally built in 1939 for Robert Hillas, president of the Superheater Company in New York City, the 19,773-square-foot

Donald Trump’s former Connecticut mansion with major additions, six waterfront acres and a private boat dock was for sale at $45 million. It has recently been taken off the market; it’s unclear whether it’s been sold or simply on pause.

2016: N.Va. Sales Rise, Prices Are Flat Home sales across the inner suburbs of Northern Virginia saw a nice uptick in 2016 from a year before, although they remained well below annual averages in the go-go years before the economic recession hit.

The average sales price, which ad hit an all-time high in 2015 (the sixth consecutive year of increases after the market bottomed out in the late 2000s), decline a small amount in 2016.

A total of 21,097 properties went to closing last year in the region, based on a Sun Gazette analysis of data from RealEstate Business Intelligence, an arm of the local multiple-listing service.

That’s up 3.7 percent from the 20,309 sales in 2015.

(Figures represent sales in Arlington and Fairfax counties and the cities of Alexandria, Fairfax and Falls Church.)

Looking back on 40 years of sales data from across the suburbs, the average price has grown from $58,739 in 1975, surpassing the $100,000 mark for the first time in 1981, the $200,000 mark in 1991, the $300,000 mark in 2002 and the $400,000 mark in 2004 before peaking at just above $538,000 in 2007.

It then dropped for two years, to $431,018 in 2009, before starting a rebound.

Over the long haul, average housing prices in the region have outstripped inflation – when taking it into account, average prices (in 2015 dollars) were $259,124 in 1975, $249,512 in 1985 and $328,748 in 1995, to pick three dates.

In the spirit of fun, here’s a trip down memory lane both at the state of the market and some of the local and national events that played a role in our lives: 1975: The average sales price is climbing close to the $60,000 mark, and more than 14,200 homes are sold in the local area. Interest rates, however, are on the rise, hovering at around 9 percent for a 30-year conventional loan.

Nationally, Jerry Ford is in the White House, the Red Sox and Reds are in the World Series and NBC debuts “Saturday Night Live.”

1976: The nation’s bicentennial year is a good one for the local real estate market. Home sales increase 2.3 percent over a year before, and the average sales price is up 6.2 percent.

1977: Jimmy Carter takes the oath of office as president, Elvis “leaves the building” for the final time. The number of homes sold in Northern Virginia experiences 23-percent growth, and the average sales price is up 7 percent.

The total sales volume in Northern Virginia passes the $1 billion mark for the first time.

1978: The Washington Bullets have their best year ever. “The White Shadow” and “WKRP in Cincinnati” make their TV debuts. Despite a slightly frosty economic environment across Virginia and the nation, home sales locally are up 27 percent, and the average

1981: Assassinations and attempted assassinations make for an ugly year.

“Dallas” and “Dukes of Hazzard” provide some relief on TV. Actor Jack Albertson dies. Home sales drop precipitously, down 22.4 percent, but average sales prices show double-digit increases. The average sales price rises to more than $100,000 for the first time.

1983: “The Love Boat” is still bringing in the viewers, and Sally Ride makes history in space. The U.S. invades Grenada, surprising the British (who thought it was theirs), and Carolyn Jones of “The Addams Family” fame dies. Home sales are up a whopping 43.7 percent (biggest annual increase in our survey) and the average sales price increase slightly.

1984: Walter Mondale carries Massachusetts and D.C. in the presidential election, but Ronald Reagan wins everything else. “Amadeus” is boffo at the Academy Awards. And in the local real estate market, it is a quiet year, with sales up 1.2 percent and average prices up 2.5 percent.

1985: “Live Aid” brings music and humanitarianism together. Phil Collins can do no wrong in the music world, and Miss Utah is named Miss America. Interest rates are still high, at more than 12 percent, but sales rise a solid 23.9 percent. Average sales prices are up modestly, too.

1986: William Rehnquist is nominated chief justice, and the nation celebrates the first Dr. Martin Luther King Jr. holiday. Actress Donna Reed ascends the staircase to heaven. Home sales increase more than 20 percent, and the average sales price is up a respectable 7.8 percent.

1987: The Iran-Contra scandal dominates the headlines, followed by a stock market crash. U2’s music is the rage, Cher wins an Oscar and Sonny becomes mayor of Palm Springs.

Mortgage interest rates drop to under 10 percent for the first time since 1979.

But home sales plummet more than 11 percent, even as average sales prices are up 16.6 percent.

1988: Michael Dukakis tries but fails to win the presidency, but the effort provides a career boost to comedian Jon Lovitz. The federal government gives amnesty to 1.4 million illegal aliens. Roy Orbison and his shades go to the hippest corner of rock-and-roll heaven. Interest rates spike up briefly, but both home sales and average prices increase. The total sales volume surpasses $4 billion locally.

1989: The Exxon Valdez causes a mess in Alaska, and an earthquake strikes San Francisco. U.S. troops invade Panama and arrest Manuel Noriega. Ronald Reagan returns to California after eight years in the White House.

Home sales drop 20 percent (totaling less than 20,000 for the first time since 1984), but average sales prices rise to nearly $175,000.

1990: Saddam Hussein invades Kuwait and provokes President Bush into sending troops to Saudi Arabia. Joe Pesci wins an Oscar for “Goodfellas.”

The Cincinnati Reds win the World Series. And while home sales are up 17.7 percent, the average sales price dropped for the first time in recent memory, down 0.2 percent.

1991: Coalition troops liberate Kuwait, and President Bush’s approval rating tops 90 percent. The Senate is busy debating the appointment of Clarence Thomas, while the House of Representatives is trying to explain why members bounced more than 8,000 checks at its bank. Home sales plummet more than 32 percent (worst drop in the survey), but sales prices rise 17.3 percent to more than $200,000.

1992: Bill Clinton wins the White House. Eric Clapton’s “Unplugged” is a massive hit. Notre Dame tops Florida in the Sugar Bowl, and Barry Bonds is the National League’s MVP. Interest rates continue a slow decline. Home sales are up 6.7 percent, but average sales prices drop 1.1 percent.

1993: A bomb explodes under the World Trade Center. Janet Reno becomes the first female attorney general.

“Don’t ask, don’t tell” becomes military policy. The world loses a classy lady with the death of Audrey Hepburn.

Home sales drop 3.2 percent, but average sales prices rise 3.3 percent.

1994: NAFTA comes into being, baseball players go on strike, Aldrich Ames is arrested for spying, and Republicans take control of Congress.

“Cats” is the Broadway musical that just won’t die. Dull year in real estate home sales down slightly, average sales prices up a bit.

1995: A total of 168 people die in the Oklahoma City terrorist bombing.

Congress repeals the 55-mph speed limit. The Dow Jones Industrial Average tops the 5,000 mark. Mortgage money is available for about 9 percent.

Home sales drop 12.5 percent, while average sales prices are up a bit. Total sales volume drops to $2.9 billion, lowest since 1985.

1996: Unabomber Ted Kaczynski is arrested, Cuba Gooding Jr. wins an Oscar and Atlanta hosts the Olympic Games. President Clinton wins 31 states and D.C. on the way to an easy re-election. Home sales are up 10.9 percent, and the average sales price are up 1.4 percent.

1998: “Titanic” sweeps the Oscars, and Americans learn of new uses for cigars as the Clinton-Lewinsky scandal takes some unpleasant turns. Jerry Seinfeld leaves TV, Mark McGwire sets a new home-run record, and actor Jack (“Hawaii Five-O”) Lord dies. The real estate market swells, with average sales up 32.6 percent, average sales prices up 3.7 percent, and total volume surpassing $5 billion.

1999: Cable television continued to play a greater and greater role in our daily lives. Home sales were up slightly, with average home sales prices rising to nearly $240,000. A home mortgage could be found with an average interest rate of 7.8 percent.

2000: The presidential election essentially ends in a tie, another Summer Olympic Games comes and goes, and the Washington Redskins continue to find success elusive. Home sales rise 14.7 percent, the average sales price tops the quarter-million-dollar mark for the first time, and sales volume

grows to $6.5 billion.

2001: More than 3,000 people die in terrorist bombings on Sept. 11, and the nation mobilizes for a new kind of war.

While the economy suffers, the attacks don’t dampen Northern Virginia’s hot real estate market, with total sales rising 6.4 percent and the average sales price up 13 percent to $285,000. Total sales volume tops $7.9 billion.

2002: The Bush administration continues its planning to disrupt the “Axis of Evil,” and focuses on Iraq. The stock market begins to recover from its doldrums, but unemployment remains a concern. While home sales are up only slightly, the average sales price rises over $300,000 for the first time, and total sales volume is $8.9 billion.

2003: The war in Iraq seems to be going well, but cleaning up after the military victory proves to be a thorny and deadly task. Could it be: Red Sox vs. Cubs in the World Series? (Alas, no.) Home sales show no sign of slipping, with average prices also heading up considerably throughout the metropolitan area. Sales volume tops $10 billion for the first time.

2004: The insurgency in Iraq is all over the headlines, and becomes one of the focal points of the presidential campaign. While the national economy continues to struggle toward recovery, the local economy continues to roar

Meanwhile, the new Obama administration must decide what to do in Afghanistan, the latest military flashpoint. Terrorism rears its head at Christmastime, about the same time the local area is buried under a foot and a half of snow. Michael Jackson, Ed McMahon and Walter Cronkite die, and Redskins fans have almost nothing to cheer about except the arrival of yet another new coach. Home sales rebound, increasing 9.3 percent, but average sales prices are at their lowest point since 2003.

2010: Republicans grab back control of the U.S. House of Representatives, setting up a showdown with President Obama over the nation’s priorities. Meanwhile, the economic situation continues to wander along in the weeds, and while there is some progress in extricating U.S. forces from Iraq, Afghanistan continues to be a problem that seems to defy a solution. The local real estate market can’t seem to find its footing, although it is buoyed by federal tax credits that help a bit. Elizabeth Edwards, Gary Coleman, Lena Horne and Teddy Pendergrass were among those who left us. In the Northern Virginia area, home sales were down 6.2 percent from 2009 figures, although

they were up compared to 2008. And the average sales price saw a rebound, up 8.9 percent to $469,018.

2011: The economy continues to stumble along, and the folks in Washington seemed more interested in brinksmanship than bipartisanship.

The stock market teetered and tottered, and threats of a double-dip recession have loomed. The local real estate market continues to show both signs of progress (higher average sales prices) and areas of concern (anemic sales figures). But the full story won’t be known until January rolls around and the final figures are in.

2012: Presidential politics dominates the year, and voters in November return Barack Obama with a decisive but not overwhelming victory. Republicans lose seats in Congress. Economic conditions remain soft, while questions remain about the amount of U.S. debt.

The Redskins rebound in the second half of the year to reach the playoffs, while the Nationals also have a good season.

Whitney Houston, Neil Armstrong, Dick Clark and Andy Griffith were among those who died during the year, while Justin Bieber and Kim Kardashian dominated gossip sites. “Honey Boo-Boo” became famous through cable TV. The Northern Virginia real estate market showed a rebound both in to-

tal sales (up 11.6 percent from a year before) and average sales price (up 4.4 percent and again over the half-million-dollar mark).

2013: The stock market rebounded, unemployment receded a bit and more people were questioning why the rich got richer while everyone else didn’t during the economic rebound.

President Obama’s approval ratings declined, in part to a botched rollout of his health-care package, but Republicans didn’t benefit much. A partial shutdown of the federal government served to reinforce the view of many that the nation’s leaders seemed to either not know, or not care, what they were doing.

The travails of the Washington Redskins took center stage for much of the fall, with the team posting a lousy record and coach Mike Shanahan sent packing with a going-away gift of millions of dollars.

Virginians reversed course, electing Democrat Terry McAuliffe as governor – but Republicans kept their tight grip on control of the House of Delegates.

Nelson Mandela, Margaret Thatcher, Tom Clancy, James Gandolfini and Eydie Gorme were among those who left us.

The local real estate market continued its rebound, with average prices in the inner suburbs of Northern Virginia setting a record at $540,043 and the

number of sales surpassing the 20,000 mark for the first time since 2006.

2014: The search for a missing Malaysian airliner captivated cable-TV viewers during the year, and ongoing tensions between Russia and Ukraine led to a Malaysian aircraft being shot out of the sky.

Racial tensions ranged from a police shooting in Ferguson, Mo., to the remarks that cost an NBA owner his franchise. The economy seemed to be in two-steps-forward-one-back mode, while the potential that the Ebola virus might impact the U.S. was on the minds of many. Republicans cleaned up in the midterm elections, and prospective candidates for the 2016 presidential election started their preparations.

Among those who left our midst during the year: Robin Williams, Joan Rivers, Marion Barry Jr., Shirley Temple Black and Mickey Rooney.

It was a relatively soft year for local real estate, with the Northern Virginia market posting year-over-year declines every month but December, when it rebounded with a double-digit increase.

With 18,696 sales, the market was down 8.2 percent from a year before, but the average price rose to a record $551,220.

2016: N.Va. Real Estate Has Seen Much Growth Continued from Page 12 the economy continued its gradual, if not terribly exuberant, rebound from the depths of the recession. The U.S. Supreme Court weighed in on gay marriage, legalizing it across the land, while the public’s attention often found itself focused on terrorism at home and abroad.

Pope Francis came to the United States, where political battles raged on issues ranging from gun control to a nuclear deal with Iran. At the local level, the McAuliffe administration’s proposed to allow single-occupant vehicles to use Interstate 66 at rush hour, if they paid a toll, drew criticism from some quarters and support from others.

Bruce Jenner became Caitlyn Jenner – perhaps the nation’s first Republicanleaning celebrity Transgender-American, while Adele came roaring back on the music scene after a break. And the Redskins, after an iffy start and (what some would call media-manufactured) complaints about the team’s name, found success with a new quarterback before falling in the first round of the playoffs.

We said goodbye to a host of notables in 2015, ranging from Julian Bond

and E.L. Doctorow to Ernie Banks, Moses Malone, Yogi Berra and B.B. King; Jackie Collins, Leonard Nimoy and Natalie Cole; classic-TV icons Donna Douglas and Al Molinaro; and chef Paul Prudhomme.

The real estate market saw a boost in both sales (up 8.6 percent to 20,309) and average price (up 1.4 percent to $558,988), while the total sales volum of $11.4 billion was the highest since it had peaked in 2005 at $15.7 billion.

2016: The presidential election’s many twists and turns – not to mention its surprise ending and the lingering animosity over the race – dominated the news in 2016. The political establishment laughed at the possibility that Donald Trump would end up president, but the voters said otherwise, a decision that also muddied the legacy of President Obama as he wrapped up two terms.

Yet there were other news stories throughout the year.

Prince has sold over 100 million records, making him one of the highest paid artists of all time.

Though connected with many celebrity women, he married his backup singer, Mayte Garcia, on Valentine’s Day 1996. In 1998, Prince bought a stunning villa in Spain as a gift to his wife. It was west of Marbella in the hills of El Paraiso with views of the sea, mountains, valley and golf course. They decorated it elaborately in pure Prince style. Mayte and Prince divorced in 1999 and sold the villa. The new owner redecorated to tone it down to more universally preferred elegance, and put it on the market in early 2016.

Her nine husbands included Paris Hilton’s great uncle Conrad Hilton and Jack Ryan, the inventor of the Barbie Doll. Zsa Zsa was one of the last of the Hollywood Golden Age movie stars when she died on Dec. 18, 2016.

Zsa Zsa purchased her final home in 1973 in Bel Air, California for $250,000.

It spanned 9,000 square feet with six bedrooms, seven bathrooms and large pool terrace with stunning views.

There are several versions of the home’s history, including that it was built by John Zurlo, who was a Los Angeles milkman who would get up at 3 in the morning and drive out of Bel Air in his milk truck. It seems

that Mr. Zurlo eventually rented the home to Howard Hughes for most of the 1960s.

According to Zsa Zsa, the house was also owned by Elvis Presley. House guests included John Kennedy, Frank Sinatra, Elizabeth Taylor, Ronald Reagan, Henry Kissinger and both George H.W. and George W. Bush.

But despite the all-star credibility, Zsa Zsa couldn’t seem to sell it. She put the home on the market in June, 2011, and it became an ongoing saga.

Zsa Zsa originally wanted $28 million for her home, but, in a bad real estate market, her agent convinced her to start out at $12.9 million. She had no takers, so she

upped the price to $14.9 million in 2012.

With mounting money problems due to her poor health and a $10 million Bernie Madoff theft, the home was on the brink of foreclosure, only to be saved through a social media plea from ninth husband, Prince Frederic von Anhalt.

The prince temporarily rescued the home for Zsa Zsa but he made selling the home much more difficult in the process by making demands that after selling the home, he and Zsa Zsa could continue to live in the home for three years plus a $325,000 a year stipend. Now, after her death, the developers are mulling two options. They will either resell the property with the construction permits in place, or tear it down and redevelop the property.

“Walt Disney’s Palm Springs Retreat” When Roy and Walt Disney co-founded the Walt Disney Co. in 1920, they had dreams of large success, but likely could not have fathomed becoming the world leader in fantasy, cartoon characters and family film. Neither would they have imagined continuing that leadership position in their artistic niche so long after their deaths.

Though Walt was the youngest brother, he died at the age of 65 in 1966. Roy was 73 at the time and postponed his retirement in order to open Disney World, which he later named Walt Disney World in honor of his brother. The new park transformed Orlando from a sleepy military and citrus town to America’s most popular family resort vacation destination with over 50 million visitors in 2016.

Only three years before his death, Walt Disney and his wife, Lillian, built a vaca-

Since the doctor told him for years that he couldn’t have a drink until he turned 100, it was a fitting thing to do.

To Kirk Douglas, age is still just a matter of numbers, but it’s still nice to have accumulated more memories than almost anyone else. His Palm Springs home likely held many of the happiest. The longtime vacation home of Kirk and Anne Douglas in the historic Old Las Palmas neighborhood, where they escaped Hollywood for over 40 years until they sold it in 1999, was for sale in 2016.

The 4,000-square-foot home, originally designed by Donald Wexler for the owner of the champion racehorse Seabiscuit, retains the purity of Wexler’s original design with its flagstone-and-pecky cypress foyer, walls of floor-to-ceiling glass and beamed ceilings.

The open floor plan includes formal dining and sitting areas with casual fireside seating; the original mirrored wet bar reminding of old Hollywood, updated baths and an updated kitchen with the expected granite and stainless steel. The five bedrooms and eight baths include two master

suites, Kirk’s suite and Anne’s suite designed each to their personal preferences, both opening to terraces overlooking the mature landscaped grounds.

A large interior atrium opens the main rooms to outdoor living and the exterior gated perimeter wall encloses gardens, pool terrace and tennis court.

The Douglas home sold above the asking price of $3.45 million. The new owner will be the next-door neighbor of Leonardo DiCaprio, who purchased Dinah Shore’s former home in 2014. Bennion Deville Homes in Palm Springs was the listing agent.

“Adam Levine’s New York Penthouse” Hottie frontman for Maroon 5 and longtime judge on “The Voice,” Adam Levine and his supermodel wife, Behati Prinsloo, seem to be making their own lifestyle changes since welcoming their first child into the world in September, Dusty Rose.

Prior to her birth, they put both their Beverly Hills mansion and their trendy New York SoHo loft up for sale.

Selling soon after it was listed for $5.4 million to shoe designer Nick Lucio, Adam’s spacious New York loft makes a great bachelor or couples pad, but he converted the second and third bedrooms into open space in 2014, long before the baby news broke, leaving just its one large master suite.

Adam hasn’t had as much luck with his Beverly Hills mansion, recently reducing the price from $17.5 million to $15.95 million. The listing agents for the New York loft were Adam Mahfouda and Jules Borbely of Oxford Property Group.

“Pierre Cardin’s Bubble Palace” Vacation homes are fairly common among the wealthy and even the not so wealthy, but when designer Pierre Cardin looked for a vacation home, he naturally chose one of the best locations in the world and a one-of-a-kind mansion with unique style.

He chose a home on a Mediterranean cliff overlooking the sea made up of bubble gum pink bubbles.

The lush gardens contain ponds and swimming pools that artistically reflect the architecture both during the day and when lit at night. At the edge of the cliff is a 500seat, open-air auditorium with views of the Mediterranean and the Bay of Cannes.

Michaël Zingraf Real Estate in Cannes, France holds the listing, recently reduced from $456 million to $335 million. It is the second-most expensive home currently for sale in Europe.

Survey: Some Markets May Be ‘Bubbles’ (PR NEWSWIRE) – The majority of the most sustainable housing markets in the country are located east of the Mississippi River, including New York City, Boston, Chicago and Philadelphia, and are likely to see continued sustainable growth in home sales activity and house price appreciation in 2017, according to a forward-looking housing barometer released by Nationwide.

According to Nationwide’s Health of Housing Markets Report (HoHM Report), common characteristics among the most sustainable housing markets include sustainable house price growth, affordability, solid job growth and falling delinquency rates.

“Despite rising home prices and interest rates, an increase in household formations, solid job growth, continued declines in delinquency rates and a still-low level of mortgage rates are all contributing to a sustainable housing market that should continue over the next year,” said David Berson,

Nationwide’s senior vice president and chief economist. “Importantly, with improved employment and income prospects, Millennials are an expanding portion of housing demand as they move out of their parents’ homes – increasingly to form families.”

The quarterly report evaluates the housing health for the U.S. and 400 metropolitan area.

Overall, it indicates that the vast majority of local housing markets will experience sustainable housing activity during the next year with little chance of substantial downturns.

The report also found that unsustainable house price growth is lowering affordability in four cities in the western half of the country: Dallas, Denver, Portland and San Francisco.

The report also found that: • Regionally, the rankings show positive housing trends in the majority of metro areas. This suggests that most local housing markets should see sustainable expansion over the next year.

(PR NEWSWIRE) – The number of homes for the average first-time homebuyer saw its steepest year-over-year drop in three years, falling 12.1 percent since 2015, according to the newly released Trulia Inventory and Price Watch.

Moreover, these buyers will need to pay 1.9 percent more of their income on average to buy a starter-home in their local market.

Nationally, housing inventory fell for the sixth consecutive quarter, dropping 9.1 percent from a year ago. Across different housing segments, home buyers saw the biggest decreases in starter and trade-up home inventory. The number of starter homes and trade-up homes on the market dropped 12.1 percent and 12.9 percent from this time last year, respectively. Meanwhile, premium-home inventory fell a more moderate 5.6 percent.

Declines in the affordability of starter homes continues to plague first-time home buyers. Today, the average starter-home buyer will need to spend 38.5 percent of monthly income to buy a starter home – a 1.9-percent t increase from last year. This decline in affordability is more than twice as much for trade-up homes (up 0.9 percentage points) and nearly four times the amount needed to buy a premium

home (up 0.5 percentage points). Comparatively, buyers of trade-up homes and premium homes would each need to spend just 25.5 percent and 13.9 percent of their income to buy a home, respectively.

In many coastal housing markets, affordability has eroded significantly over the last year, especially in Tacoma, Wash. and Portland, Ore. But in Sacramento, Calif., Los Angeles, San Francisco, San Diego and Miami, starter home unaffordability continues to be a persistent problem. Among the 100 largest U.S. metros, these metros ranked in the top 10 annual declines in affordability for starter homes from 2012 to 2015 and remain in the top 10 for declines in affordability for starter homes from 2015 to 2016.

“Tight inventory will still be a big obstacle to home ownership in many markets in 2017, but I’m cautiously optimistic that we’ll see the bottom of the current housing shortage as the year progresses,” said Ralph McLaughlin, chief economist for Trulia.

“As mortgage rates continue to trend upwards, home buyers in the costly coastal housing markets in California and the Northeast may get some relief,” McLaughlin said. “Rising rates will likely cool the fierce competition in these markets.”
