INTRODUCTION We are immensely proud to present this second volume of our practice portfolio, five years after the success of our first, which was published to coincide with our 35th anniversary. Now, as we celebrate our 40th year, it is again appropriate to reflect on some of the highlights of the many wonderful and rewarding projects across a range of sectors that it has been our privilege to have worked on in recent years.

The common thread that connects all of our projects, no matter what sector they are in, is quality. Not just the quality of the end product, nor even the quality of its design – these go without saying – but also the quality of service that our talented team passionately and diligently delivers for all of our projects, their clients and users.

We hope that you will find inspiration in the work featured in this volume, as we continue to do from the array of other talented designers and consultants whom it has been our pleasure to collaborate with.

PROCESS: BIM

Lees Associates are committed to continuously upgrading our systems and processes, using latest technologies to achieve the highest standards of production information. We have invested in integrating a holistic design process that aims to significantly reduce risk and provide cost certainty to our clients.

Fundamental to this is our use of BIM – Building Information Modelling – technology we adopted nearly 30 years ago. BIM is a digital process for creating and managing information on a construction project from design to occupation.

While it is easy to think of a BIM model simply as a digital 3D model of a construction project, it is much more than that: it is a “digital twin” of the building.

At the heart of BIM is its “I”: the information. A BIM model brings together all of the information about every component of a building in one place. In the model any user can access this information for any purpose, for example: to effectively integrate and coordinate different aspects of the design. In this way the risk of mistakes or discrepancies is minimised.

During the design stage of our projects we share the model with our clients and other stakeholders via a free application, BIMx. This allows them to experience the scheme in 3D while it is still being designed. The model includes integrated and linked sections, plans and schedules, all within the same file.

BIM helps us make informed decisions relating to construction sequencing, procurement and cost, whilst reducing capital expenditure on projects by around 20% compared to traditional construction production information processes. And post-completion the BIM model can provide project lifecycle information used for asset management and maintenance throughout the lifetime of the building.

PROCESS: SURVEYS Uniquely for an Architect, Lees Associates offer in-house measured building surveys.

Using the latest point-cloud scanning technology, we can accurately survey any type of property and translate it into a detailed BIM model and 2D drawings.

With our expertise in understanding buildings and BIM modelling, we survey our own projects and we offer it as a standalone service too. We uniquely offer: •

surveys by qualified Architects, the same Architect who will work on the project if we are appointed

•

expertise in building reliable and accurate BIM models

•

surveys that are fit for purpose, right first time.

Why? We have traditionally procured measured surveys from third party surveyors, including having them build a full as-existing BIM model from the survey data, but we often found this to be unreliable. It is critical to have a full understanding of the project requirements and how to correctly interpret the raw data relative to the needs of the project in order to provide a reliable survey. And often inaccuracies in surveys only manifest themselves once projects are on site, by which time they are much more expensive to resolve.

So we cut out the middleman and now we survey all of our projects ourselves.

What are the benefits?

As Architects, our knowledge and passion for architecture puts us in the best position to appreciate and study a building during both the scanning and data translation stages. Clients have confidence and reassurance that the necessary expertise has been applied in collating the contextual information that will form the foundations for their project. All of our surveyors are architecturally-qualified to a post-graduate level.

Whether or not we are the appointed Architects, and therefore the ultimate beneficiaries of a survey, we have a wealth of experience of exactly what it needs to show. Our inherent understanding of how the data that we record will be put to use is invaluable. We are sensitive not only to the quality of the data but also to its fitness for purpose, especially when it comes to listed buildings. We know the right questions to ask when being briefed to ensure that the delivered survey is fit for purpose and provides optimum value to the project going forwards.

All of our surveyors have graduate and post-graduate degrees in Architecture and have a comprehensive understanding of construction.

Better still, if we are appointed as Architect for the project, the team who will deliver the project will do the survey and build the model, giving them an immediate and intimate knowledge of the property inside and out.
