Step closer to being a heritage area

Texting each other back and forth while walking through Talbot Park one day, two young Leasiders, Sarah Fallis and Graham MacLellan, both 24, hatched a plan to combine one of their favourite activities— watching baseball—with picking up a winter’s worth of litter.

Both decided the garbage at the baseball area this spring was too much to leave without taking action.

to have the residential portion of Leaside south of Eglinton designated.

The motion directs City of Toronto Preservation Services staff to proceed with a review of the Leaside application and consider it a priority for formal study.

"The process we have now embarked on is a new one for the City of Toronto," Parker says. "In past years, any community seeking HCD designation had to carry out its own research work and advance its own application. The complexity of the research involved has always been a practical barrier to applicants.

“The 2014 budget approved by council equips Preservation Services to carry out some of that work.”

Preservation Services staff must now determine which of several nominated communities will be chosen for formal study. Parker says Leaside residents will have plenty of opportunities to submit their views on the application as part of the study if one is approved.

The purpose of an HCD is to pro-

tect the general look and feel of a streetscape without interfering with the right to make alterations to the side, back, interior, or any other portion of any building that is not readily visible from curbside.

“A number of Toronto neighbourhoods have chosen to pursue HCD status as a means of protecting themselves from developments that they deem unsuited to their community," said Parker. "This application could eventually give Leaside residents the same protection.” ■

“One of the most critical components” of success, says Marshall, is that “it addresses the most common desire to belong and be a part of a larger circle.”

That happens even inside the building.

The third and fourth floors have eight apartments for market rent.

The tenants, says Marshall, “volunteer with us, join us for meals and special events or just watch out for us as good neighbours do”.

The Residences kept a fairly low profile at first, gradually building relationships with various neighbours, including St. Cuthbert’s Anglican Church.

For the second year the church has offered its location for Paws for the Cause on Saturday, June 14, when residents of the house will take photos of people and their pets, 10 a.m. to 2 p.m., all donations going to the Lions Club of Canada Guide Dogs.

There’s lots of other outside help, including support from the local valumart, a community champion. It has a therapeutic partnership with Sunnybrook and CAMH (Centre for Addiction and Mental Health), and an arrangement with the Royal Conservatory of Music with the Living Through the Arts programs.

It doesn’t look like anything special, a normal apartment building on Bayview just north of the Humphrey funeral home, but it is unique to Canada, says Diane Marshall, executive director of The Residences of 1525 Bayview.

She says it is the only private residence in the country that provides housing and leading-edge programming for mental health care in a building shared with market-value tenants.

fore. Because of all the snow this winter, litter that had been tossed on the hill got trapped under the ice.”

Armed with garbage bags and rubber gloves, the two Leaside High alumni arrived at a Monday night baseball practice prepared to work.

“We’d watch an inning, then clean the hill, watch another inning, then do all the stands,” said Fallis.

“Several people walking by stopped to thank us.”

The two estimated they filled about 10 bags and also piled up the many broken branches and tree limbs into one heap.

The most unusual items they found? Some frozen baseballs that had popped open and a couple of 10-pound gym weights.

Both noted there are three garbage cans in the area that people could have used.

“Honestly,” says Fallis, “how could we watch the game and not clean up the park?”

Fallis and MacLellan grew up in Leaside and both graduated from Dalhousie University. MacLellan now works full time as a program director for outdoor camps, Fallis is studying midwifery at McMaster University. ■

It is in the process of expanding, with room for a sixth live-in resident, and an enhanced fee-for-services program that addresses physical, emotional, social and spiritual needs.

“Our programs include healthy nutrition and lifestyle, yoga, hiking, swimming, music, art, crafts and education,” says Marshall.

There is also a day program.

The Residences was founded in 2006 by a private board, says Marshall, and over the years expanded to include a wider range of mental heath and cognitive issues.

Now it wants to grow across the country to build “financially sustainable centre(s) of excellence… for supportive housing and program development for mental health and other health care.

In our Hood Quick thinking neighbours sprang into action early on May 9 when vandals set nine cars on fire in Bennington Heights. Local radio personality, Stu Jeffries, up early because of his work as a radio DJ at Boom 97.3, saw the flames and banged on neighbours’ doors. The fire spread to the home of Doug Bryce, who woke up his wife Aurelie. They grabbed their three children, ages 2, 5 and 7, as well as Bryce’s brother, all sleeping at the time. They escaped unharmed but thoroughly shaken. The destruction affected Burnham Rd., as well as Heathbridge Park, Windmill Rd. and Nesbitt Dr. That same evening, lottery tickets were stolen from the Hasty Mart at the corner of Bayview and Moore when robbers broke into the store after hours (apparently they forgot there was video surveillance on the property).

Team Canada goalie Kendra Fisher spoke in Leaside at a special parents’ night May 28, sponsored by Leaside High School, Bessborough and Northlea Public Schools. Fisher has successfully fought severe anxiety disorder coupled with panic attacks, depression and agoraphobia.

She now speaks out about it to audiences across Canada to help others dealing with mental illness.

Broadway in Leaside: Congratulations to the talented singers who presented Northlea on Broadway on May 10, with numbers that ranged from the Merry Widow to Dr. Seuss. The Little Mermaid was also a big hit this spring, presented by Northlea students. There was also an evening of Broadway tunes at Broadway Bedazelled later in May at Leaside United Church.

Awesome fundraising once more with the annual Awesome Sale, Leaside United. A grand total of over $22,000, considered particularly good in a year when most people didn’t think of spring until spring was almost over! Line-ups stretched around the block to get first choice of the selection. Overheard by one happy buyer, “This is the best sale in the city!”

Back in 2004 Councillor Jane Pitfield tried to get 1560 Bayview torn down for a parking structure. Fortunately the tenants at 1560 and the neighbourhood residents squelched that bad idea.

Now in 2014, Will Ashworth (Leaside Life, May) seems to feel that since there are vacancies in 1560 Bayview the owner would be willing to sell and the building could be torn down for a civic gathering place.

Ashworth just doesn't get it!

1560 is the home to nine businesses with upwards of 20-25 employees. If this space were not available, most of the tenants would be elsewhere and probably not on Bayview.

My company, Hearthstone Property Management Services Inc,. has been at this location for 27 years.

Because my office is here and I reside only a few minutes away on Belsize west of Mt. Pleasant, I spend a lot of time and money on Bayview.

We eat our lunches on Bayview, we buy our cheese, green groceries, fish, meat and groceries on Bayview and

LETTERS we often do dinners and Sunday brunch. All our medicine needs are satisfied on this street and both my wife Martha and I support the neighbourhood clothiers.

I am just one. Just think how much additional spending power comes from the rest of the tenants at 1560.

What we need on Bayview is additional quality office space. We need more people working on Bayview and from that will come additional spending power and hopefully a more vibrant and diverse retail scene.

This won't happen by tearing down this office building.

Grateful to Mr. Krafchik Re: A threat to family and friends, Letters, May issue. I am grateful to Mr. Krafchik for his efforts in dealing with traffic issues in Leaside (and Leaside Life for publishing his letter).

He had better luck than I did.

Two weeks after e-mailing (Councillor John) Parker's office to see what efforts were being taken to restrict traffic overflow into Leaside during the construction of the LRT, the total breadth of the response was to tell me that my e-mail would be forwarded to MetroLinx.

No response was given to my question as to whether the existing traffic restrictions limiting exits out of North Leaside might get more effective if there would be enforcement.

Within North and South Leaside there are four primary schools. As a parent of young children I take very seriously their safety. We are very concerned with the intrusion of motorists who take speed limits and stops signs as mere suggestions. With the LRT construction running directly through Ward 26 I would have expected my councillor to be informed and responsive to the reasonable concerns of its residents. I guess I expected too much and perhaps Mr. Krafchik is right – maybe it’s time to take matters into our own hands.

New neighbours: As Laird Dr. becomes what Paulina Sazon describes as “walkable,” she expects more visitors popping into her flower shop, now opened at #82. Fete Boutique Floral +Events recently relocated to Leaside. In business over 50 years, the shop sells flowers that follow fair trade practices and are approved by the Rainforest Alliance (meaning responsible harvesting and no child labour).

They also sell flowers grown by local farmers in Niagara.

Rowe Farms, known for its antibiotic-free meats, grass-fed and pasture-raised beef, poultry and lamb, opened in May at 1617 Bayview.

Unique to this location, manager Rob Craig and assistant Manager Ryan Goodfellow (both chefs) are offering ready to go lunch and dinner choices.

Recent action at the OMB Sometimes it seems as if Leaside resembles an urban battlefield rather than the small town in Toronto (that it’s sometimes called). With a red-hot housing market, it seems as if developers and speculators are desperate to demolish existing and build new, always attempting to maximize the square footage.

That often leads to a Committee of Adjustment hearing and then maybe the Ontario Municipal Board. Here are some recent examples of what’s happening in Leaside.

At 73 Donegall the owner applied for variances which were rejected by the committee. However the owner has applied to the OMB, and the hearing is set for June 12. In that case, the city solicitor will be there to defend the committee decision, with strong support from the neighbours.

At 28 Rumsey the owner applied for variances which were approved by the committee. The neighbours appealed to the OMB. The decision is awaited.

plied for variances which were approved by the committee. The neighbour is appealing to the OMB. 262 Bessborough (the Thomas G. Elgie House) involves both planning and heritage applications. The owner applied to sever the property into three lots and for several minor variances. The committee denied the application, and the owner appealed to the OMB. The heritage matters have also landed at the OMB. A recent OMB approval involved Scenic, the condominium development east of Brentcliffe, which asked to increase the total number of units permitted on the three-tower development to 1,063 from 965, an increase of 98 (10.2 per cent), and a reduction in parking from 395 spaces to 360 spaces.

The Committee of Adjustment had agreed with the LPOA and the Leaside Business Park Association that changes to the project and required amendments to the zoning bylaw were not minor, and would have significant but currently unexplored impacts on the neighbourhood. However, the OMB approved the change. â&#x2013;

Four candidates run here against Premier Kathleen Wynne At our deadline there were four candidates running against Ontario Premier Kathleen Wynne for election in Don Valley West riding on June 12.

Progressive Conservative David Porter, a chartered accountant, works in the financial industry. He wants to lower taxes and reduce the provincial debt to create jobs and lower energy rates. He says the party will put more Ontario products on shelves across Canada and the world.

Porter has two children, one in high school and the other in university. His uncle is the well-known Bessborough phys-ed teacher and baseball coach Left Baggs.

The NDP’s Khalid Ahmed is a 22-year-old student at Seneca College who has also worked as manager of a cell phone company. His main concerns are health and youth.

This is his second run for election in the provincial Don Valley West riding.

He was born in Saudi Arabia and has lived in Thorncliffe for 15 years.

Louis Fliss, a Green Party member, who also ran in the last election is a senior chiropodist at the Flem-

ingdon Health Centre. He says family health and environmental issues are connected and he has been a passionate advocate for healthy and recreation-friendly neighbourhoods.

Fliss has extensive knowledge of provincial health programs and is a former Can-Bike safety instructor.

Communist Dimitrios (Jim) Kabitsis, a member of Fair Vote Canada, says Queen’s Park needs proportional representation and the right to recall MPPs. He is retired and says the Canada Pension Plan needs to be expanded to be universal and portable. He came to Canada 53 years ago from Greece. He has previously run for municipal government in Toronto’s Ward 5 and in Orillia. He also ran last time.

Kathleen Wynne was first elected to the provincial legislature in 2003 and was a school board trustee before that. She became premier last year. She has an MA in linquistics and a Master of Education. She was president of the Toronto Institute of Human Relations and helped found Citizens for Local Democracy. ■

Must you live here to be a Leasider?

By PATRICIA PHENIX The first thing actress Lynne Griffin did when she returned to Leaside from living and working in Hollywood for 12 years was to kiss the ground.

“I felt so liberated,” she says, “I realized that rather than have to jump in a car I could walk from my wee house on Cleveland St. to all the places that I love in the neighbourhood.”

These destinations include the shops on Bayview such as The Elegant Garage Sale, and Chai restaurant, where she and her husband Sean were regulars before it closed this year.

of Bayview, on the North Toronto side, Griffin enjoys a close proximity to the Leaside Memorial Gardens, the Leaside Library, and a local knitting club. She is such a fan of the handicraft that she has developed a Facebook page in tribute to it. On warm summer evenings, she and Sean watch baseball games at Trace Manes Park.

All that makes her feel like a Leasider.

Each spring she attends the Awesome rummage sale at Leaside United Church. This year she purchased wind chimes for $4, and some baked goods, including her usual favourite, date squares.

One of her best memories is of George Hurst, former president of

the local Rotary Club, delivering to her house a couch she had bought, even removing two doors to get it into her living room.

“That’s the kind of service you won’t get in most places,” she says, “and certainly not for free!”

Although born in Willowdale, Griffin moved close to Leaside at a young age. Her mother Kay, an actress, ran a talent agency.

One of Griffin’s earliest performances was starring in George Bernard Shaw’s Arms and the Man at the Bayview Playhouse, that subsequently became Bruno’s (“I figured out that either the stage or my dressing room became the meat counter.”) and now Shoppers Drug Mart.

There were numerous television roles in the early 1970s, as well as appearances in Shakespearean plays, and at the Stratford Festival. Then came film roles and Hollywood.

Ultimately, as exciting as hobnobbing with the likes of Steven Spielberg and Richard Dreyfus might have been, Griffin yearned to return to Canada, and Leaside in particular.

Today, she and Sean perform in many fringe theatre productions in and around Toronto, recently concluding a run in a play called Vinegar Tom. LEASIDER, Page 20

Semi-detacheds selling well So far this year, Jan. 1 to the end of April, semi-detached homes in Leaside and Bennington Heights are doing better than detached homes compared to last year.

This year the average cost of semi-detached homes rose from the 2013 year-to-date by 8.3 percent to $836,485 as part of a 9.1 percent increase in the number sold (to 12).

During the same period this year the average cost for the 63 detached homes sold fell by 5.1 percent to $1,442,790. There were 56 detached home sold in the 2013 yearto-date.

But the tables appear to have started turning this past April. Seven of the 28 homes sold were semi-detached and showed a decline compared to last year. They had an average value of $811,118, slightly off last April’s numbers by 5.6 percent.

Of the 21 detached homes that sold the average price was even lower, 13.3 percent, for an average of $1,407,629.

By BETH PARKER Eleanore Wynn’s favourite Leaside location is her own home, the house on Randolph Rd, where she’s lived all her life, first with her parents and now on her own.

“My parents paid $5,000 for it in 1940,” says Wynn, now 72. “It was a Brockington style home, designed by the family of one of my classmates at Leaside High.” (Arthur William and his sons, George and Horace Brockington, built many homes in the Tudor revival style in Leaside and Toronto).

When built it was the only house on the street, surrounded by open fields. “You could see a few houses on Sutherland,” says Wynn.

Following a 37-year career at what today is known as the tax, audit and consultancy firm of Deloitte, Wynn took early retirement to take care of her mother.

Many neighbours remember Nettie Wynn well, walking about the community wearing one of her wonderful hats. She lived to be 100 and was able to remain at home in the care of her daughter until a year and a half before her death.

Eleanor inherited her mother’s fashion sense and often adds one of her still stylish hats to an outfit.

Where did she go to school?

“Rolph Road, which had opened a few years earlier, and then Leaside High. On my first day of school in grade 9 I met lifelong friends, Judy (Morgan) Cassidy, Karen (Fishlock) Paavila and Jane (Hoare) Aitken.

She continues to be an active member and volunteer at Leaside United Church, a place she’s been a part of since her baptism at three months of age.

“I love that church,” she says. “It’s a very special place for me.”

Like many neighbours, Wynn figures that her stretch of Randolph Rd. is one of the best in the community.

“I’ve got wonderful neighbours, “she says, “and I love seeing all the young families now on our street, watching kids playing like we did when we were young.”

What do you wish was different in the neighbourhood?

“Traffic is so much more of an issue than it was when I was growing up. And as children we were allowed to go anywhere by ourselves and feel safe, especially the 25 cent movies on Bayview.”

Is there something that people might not know about her?

“I’m a ‘Red Hat’ lady,” she says. Red Hats are groups of women across North America determined to greet middle age with humour and energy.

Although activities vary, all adhere to the advice in the famous poem by Jenny Joseph: ‘When I am an old woman I shall wear purple/With a red hat that doesn't go and doesn't suit me.’ ■

After high school, Wynn graduated from teacher’s college, but was more interested in pursing a career in a business environment. This led her to Deloitte.

What does she enjoy in the neighbourhood?

There’s not much Wynn hasn’t participated in here through the years. She’s curled at the rink (where she and her parents were charter members), played at the Tennis Club, and as a child took figure skating and swimming lessons at the “old” arena and pool.

By BETH PARKER When clients and friends speculate on why Dave Smith and his wife, Anna, chose the Leaside industrial park for their two businesses, many are surprised that the answer has nothing to do with the nature of their work.

“We were raising our kids in Leaside,” said Smith, “and since we are both workaholics, we knew life would be less complicated and better for everyone if we lived and worked close by. It made each day so much easier when we needed to get home, drive our two kids to their activities, attend events at their schools, etc.”

Thirty-five years later, Smith’s three-campus facility for the TI Group now takes in 110,000 square feet on Thorncliffe Park Dr. plus an additional 35,000 square feet recently acquired just around the corner.

The privately-owned Canadian company has grown to be one of the most respected retail marketing firms in the country and was recently listed as one of the top 50 printers in Canada.

“With 200 employees and a fully-equipped shop complete with photo studios, printing presses and creative, we’re not going anywhere soon,” says Smith.

TI Group’s specialty is large, custom signs that cover entire walls and windows, point of purchase displays in stores, as well as special exhibits. 

TI Group can do it all, from the initial creative concept, through shooting the photographs, designing and printing the signage, right to the installation.

“Our In-house photo shoots may be products or people,” says Smith. “Just last month we shot local celebrities Chris (Hyndman) and Steve (Sabados) from the Designer Guys. We even rent animals – dogs, cats, rabbits, whatever we need, and bring them in here.” Although TI Group is better suited to a location in the middle of a city than some, there are challenges these days for industrial park businesses.

“Traffic and congestion in and around our location is a constant issue,” says Smith. There are some carriers that won’t deliver to the facility because of the traffic and diffi-

culty manoeuvering their trucks along the roads.

Smith and his other business colleagues also face much tougher environmental regulations than a generation ago. TI Group, for example, dedicates two staff just to monitor environmental compliance. This includes following regulations on noise control, air quality and proper paper disposal.

“We have no petroleum based products any more. All our inks are water soluble and made with vegetable based dyes.

“What each of us is doing and how we meet these challenges is a constant topic of discussion at our monthly meetings,” says Smith, who’s on the Board of Directors for the Leaside Business Park and an active member of the association.

Smith remains enthusiastic about business, and happy to be in Leaside where he and Anna have lived over 30 years and raised their two children.

As for Anna, she grew up in Leaside and has many fond memories of the community. ‘These may not be the most modern buildings,” says Smith, “probably ‘knock downs for some, but for us this is where we’ve invested and this is where we’ll stay.” ■

Canadian stocks run circles around U.S. ones

By WILL ASHWORTH Montreal-based Jacob is a women’s fashion retailer catering to the middle market. In early May it announced it’s closing its doors after 35 years in business. Apparently it can’t cut it in Canada’s über competitive retail marketplace.

The challenges facing Canadian retailers today are many, not the least of which is competition from the likes of Walmart and Target.

The world’s largest retailer (Walmart) is expected in Leaside late in 2015 when it will open an 80,000square-foot store in the Smart Centre expansion on the north side of Wicksteed Ave. While Walmart isn’t currently a component of the Leaside Stock Index, it could be once the store opens for business in 18 months.

However, since the S&P 500 bottomed out on March 9, 2009, Walmart’s stock has badly underperformed — up 90 percent through

the end of April compared with 208 percent for the benchmark index — so I’d be very hesitant to add it to the mix, especially when you consider that I’d have to remove something else to make room for it.

The only possibility at this point would be Best Buy, which is down 34 percent year-to-date, but a lot can happen in a year and a half so I’ll reserve judgement until then.

Besides, there are already enough retailers (half of the 20 stocks) in the Leaside index and most are very good at what they do.

Ironically, it was the Canadian retailers that made the most noise in April with Dollarama (DOL.TO) jumping 8.2 percent on the month to get it into positive territory, up 3.3 percent through the first four months of the year.

Other Canadian retailers that bettered the 2.4 percent gain achieved by the S&P/TSX Capped Composite Index Fund (XIC.TO) in April include Empire Company

(Sobeys) (EMP-A.TO) up 2.5 percent, Canadian Tire (CTC-A.TO) up 3.3 percent and Alimentation CoucheTard (Mac’s) (ATD-B.TO) up 3.7 percent.

As has been the norm since putting the LSI together in February, the Canadian stocks continue to run circles around their American brethren. months of the year the 10 Canadian stocks have gained 5.3 percent while the 10 American stocks have lost 9.5 percent, which includes almost four percentage points of gains due to the currency exchange.

Excluding currency, Uncle Sam’s stocks are off double digits on the year with no sign of recovery on the horizon. That said there’s still eight months left in 2014. Plenty can happen between now and the end of December to change this picture.

Finishing on a positive note, I’d like to highlight the three stocks that have kept the index’s losses from getting out of hand in 2014. All three are Canadian. In order of return they are Alimentation Couche-Tard, Loblaws (L.TO) and RioCan (REIUN.TO), up 16.0 percent, 12.4 percent and 9.8 percent respectively.

Congratulations if you own any of these stocks. As I said in last month’s issue, I expect this trend to continue for the remainder of the year.

By FRED KING In 1944 my parents, Fred and Ann King, bought the last house on Berney Cres. (behind the Garden Court Apartments) in South Leaside for $5,000. I lived there with my younger twin brothers and six foster children.

It was almost like living on another planet.

Milk was delivered via horse-driven Silverwood wagons and put into a fridge that was cooled by ice from Lake Simcoe, also delivered by horse-driven wagons.

During the cold winter months, a delivery man carried a sack of coal to our house and emptied it through a side window chute down to the basement, where the furnace was.

Our telephone number consisted of two alphabetical and four numerical characters, in our case: MA 6723. MA stood for Mayfair.

A dollar seemed to go a lot further. For example, it could buy five loaves of bread. Gas was 19 cents a gallon (before litres became used).

Banks updated customer passbooks manually on 3x5-inch recipe cards.

In the mid 1950s a good executive salary was $15,000 a year.

We attended Rolph Road Public School as well as Leaside High School until my brothers transferred to Northern Vocational School to learn a trade.

Our family business, a double store called King’s Gift & Smoke Shop, opened in 1948 at 1567 Bayview Ave. between Millwood and Fleming. Business hours were 9 a.m. until 11 p.m. every day, including holidays.

My mother managed the part of the store that featured fine china (Doulton, Wedgwood, etc.), costume jewellery and Coutts/Rust Craft greeting cards (the largest volume for a store its size in Ontario). The other side contained magazines, comic

books, tobaccos, confectionary, games, school and office supplies, and tickets to sporting events.

Customers included Doug Laurie, owner of the hockey store next to Maple Leaf Gardens, Maple Leaf hockey star George Armstrong, and Norman Breakey, the inventor of the paint roller (see sidebar).

South of Fleming on the same side of the street as my parents’ store was Murray’s High-Grade Footwear, the Bayview Theatre (which became the Bayview Playhouse in 1958 and now Shoppers Drug Mart) and Badali’s Fruit Market. Gas stations were located on the three corners of the Bayview and Millwood intersection.

My father’s biggest competitor was Claire’s, which was on the opposite side of the street, and further north. At Bayview and Davisville was the Bayview Bowl, which burned down in 1967. Humphrey’s Funeral Home is still in the same location.

Sunnybrook Plaza opened in 1952.

My late father was head of the Bayview Businessmen’s Association (BBA). Ironically, just as now, parking on Bayview was an issue back then. So much so that the BBA hired meter maids to feed nickels into the meters for their customers.

Although my dad was asked to run for mayor, he declined due to heavy business obligations.

In 1965 my parents sold their store because they feared small business on Bayview was doomed due to the anticipated heavy competition from the new Thornciffe shopping mall. This brings to mind the situation business owners on the street face today competing against the big box stores on Laird. ■

Did this inventor live in Leaside?

True or not?

There are a lot of iffy details on the internet about Norman Breakey, the man credited with inventing the paint roller in 1940 in Toronto, and maybe Leaside.

Some accounts say he lived here or worked at a hardware store in Leaside.

Breakey apparently was unable to find investors to help achieve large production and other people made small changes so they could market the roller as their own invention. One was Richard Croxton Adams, who claims he invented it in his basement that same year and got the first U.S. patent.

Breakey was, by most accounts, born in 1891 in Pierson, Manitoba.

Others say he was born in Chicago and came to Canada as a small boy. He died, according to most accounts, after 1940, a disappointed man.

Wikipedia adds the following note: The well known science fiction writer E.E. “Doc” Smith, author of “Skylarks of Space”, in his book “Spacehounds of IPC”, which was published in a magazine serial in 1931, actually mentioned using rollers to spread a paste on the outside of a space ship.

It's 1967. A young man named Alex Ling operated a successful small store on Bloor St. West, catering largely to the local community.

Then his world changed.

In that year the Bloor-Danforth subway opened. Former streetcar passengers who had frequented the local shops of Bloor West disappeared. New shopping malls like Yorkdale and Sherway Gardens with free parking attracted local shoppers in their cars. Local business suffered.

At that time there were 275 business establishments along Alex's half-mile portion of Bloor West.

Storefronts sat vacant. A used car lot took up one full block on the north side. Six gas stations occupied the south side. The intersection of Bloor and Jane featured an abandoned streetcar loop.

Alex and some other business owners along his stretch of Bloor West came up with an idea: They asked City Hall and Queen's Park to enable their group to establish an association with statutory authority to compel neighbouring businesses to pay a levy for the purpose of revitalizing their business area through physical improvements and promotional activities. The levy would be collected by the city like a tax and turned over to the local board of management to be applied in accordance with a budget to be established by the association.

In short, their idea was to create a statutory mall-like unifying and promotional regime without the mall owner to siphon off a profit.

Their initiative led to an amendment to the provincial Municipal Act authorizing the establishment of what is now called Business Improvement Areas – BIAs. Bloor West Village thus became the world's first BIA in 1970. 

On Bloor West the transformation was immediate and dramatic.

Lights were hung in the trees.

Colourful flower boxes and distinctive benches made the area an inviting place to go shopping.

Over ensuing years the area was made increasingly attractive and inviting.

In time the used car lot and the gas stations were redeveloped into retail shops with office units above.

The streetcar loop eventually became a medical complex.

The brand name Bloor West Village now resonates across the city.

The concept of the BIA has since grown in Toronto and throughout Canada – and has even spread to other parts of the globe. Bloor West Village is now one of 75 BIAs in Toronto.

Ever heard of Taste of the Danforth? It is a street festival put on each year by the Danforth BIA. Beaches Jazz? Another BIA initiative.

Why am I telling this story in Leaside Life? Of all the significant shopping districts in Toronto, our section of Bayview is one of the few that does not have a BIA. For that reason I have partnered with Josh Matlow, my colleague on the west side of Bayview, and with a core group of Bayview business operators, to establish a BIA on south Bayview.

In support of this effort we have convened several meetings and sponsored a number of guest lectures. We had a meeting in May featuring Alex Ling himself.

A BIA is formed once enough local business operators vote for it in a special poll. We believe we are close to reaching the critical mass of support required to make it happen on Bayview.

How can you help? When you go shopping on Bayview, tell your favourite business operator that you have confidence in the benefits of a BIA. Let our businesses know that you look forward to streetscape improvements and sidewalk festivals.

What good are bylaws we can't enforce?

Finally it’s spring and when you open your windows for fresh air you hear birdsong.

Chances are, though, you also hear the sounds of construction. On practically every street homeowners are adding additions, having renovations done, or increasingly, completely tearing down sturdy, well-built Leaside houses and replacing them with new and bigger homes.

We all support neighbourhood improvement. However, some owners are wanting to build MUCH bigger homes. They apply to the Committee of Adjustment for permission to build homes which are higher or wider (or both) than the other houses on their street, covering more of their lots, cutting off light from neighbouring gardens, decks and windows.

Neighbours who will be negatively affected often approach the Leaside Property Owners’ Association for advice. LPOA examines the applications, sends letters pointing out potential problems or bylaw infractions, and when possible deputes at the committee.

These meetings, which used to take place in the evening, now take place during office hours, which means that the neighbours will have to lose a day of work to make their cases. It’s not easy.

Committees of Adjustment were established to deal with what are called variances, to apply local bylaws and regulations to new construction, and to tweak those rules in cases where it made sense to do so.

Increasingly, however, Committees of Adjustment seem to be going beyond that: to actually making new rules, allowing ever larger, more obtrusive buildings.

Leaside 100 finished with a profit As the last week of April came and went, perhaps you were thinkingâ&#x20AC;Ś.â&#x20AC;&#x153;This time last year we celebrated Leasideâ&#x20AC;&#x2122;s 100th anniversary in grand style. The East York Foundation, which was responsible for the Leaside 100 accounting, reports that after all revenues and expenses associated with the festivities and projects were calculated, a net surplus of $2,544 remains. Revenues included ticket and corporate table sales for the April 27 gala, website, archival exhibit and video sponsorships and a grant from the Toronto Arts Foundation. owners or developers whose builders proceed to knock down and build even without a building permit or other appropriate permissions, and who continue to build even after they may have been issued stop work orders.

The situation is not helped by the fact that the city has an insufficient number of building inspectors and bylaw enforcement officers. At every opportunity, the LPOA is raising this matter with everyone who may improve the picture, from Torontoâ&#x20AC;&#x2122;s chief planner to our councillor and community council. What is the point of having bylaws to enforce, if no one is enforcing them?

Torontoâ&#x20AC;&#x2122;s Official Plan and bylaws are there for a reason, and should be applied. These are important matters which we should all raise with candidates who run in the October municipal election. We are all potentially affected; where do they stand on protecting un-neighbourly development? â&#x2013;

The Leaside 100 gala will remain a treasured memory for Leasiders.

Some of the other projects produced long term community assets, but will need to be maintained, which needs resources to do so. Letâ&#x20AC;&#x2122;s take these assets one at a time, in no particular order.

The Leaside 100 website contains a lot of material that now has archival value. It really needs a home, and a budget for maintenance.

The Leaside 100 quilt has the coats of arms of the Town of Leaside, the Borough of East York and the City of Toronto, together with the Leaside 100 crest. Designed and created by Margaret Carscadden, the quilt was presented to the Leaside Library board with the idea that it would be hung in the Leaside Library. However it is not currently on display as it needs to be protected from sticky fingers and mounted with an appropriate plaque. We have asked the library to give us a cost estimate for this.

The Layers of Leaside Exhibit, which is currently on display at the Toronto Archives, has been relying on the generosity of Hal Spradling, the owner of All Canadian Storage. It needs a permanent home. It also needs ongoing maintenance after travelling to several venues for display. And more copies of the Layers of Leaside booklet would be helpful for explanation.

The Leaside walking tour has become an annual event.This year the Layers of Leaside was a featured walk on Doors Open weekend on May 2425. More copies of the booklet are needed.

Three special trees will be planted. There should be a commemorative tree somewhere in Leaside, with an appropriate plaque.

Keeping the records and artifacts from the centennial year (at the Leaside Library, or Toronto Archives?).

That includes everything from the goodies handed out at the Gala, to the Rolph Road School scavenger hunt.

So what do we do with the small surplus? What do you think? The East York Foundation will decide, but your ideas and suggestions are welcome. Change is constant at Leaside Business Park Arguably one of Leaside’s biggest retail success stories is Moms to be and More, the 12,000-square-foot baby boutique at the corner of Bayview and Manor Rd. Over the past 13 years owner Karen Judd and her team of more than 30 employees have turned the store into a retail phenomenon, not just in Toronto but across the country.

As a result of this success it’s had to find additional space elsewhere to meet growth demands. Expanding operations to 89 Research Rd., it operates a spin-off retail store called Moms to be and More: The Best of the Best, as well as a fulfillment centre for online orders.

Judd tells me that with plenty of parking right out front, unlike at its Bayview location, expectant mothers are especially happy with this arrangement.

Unfortunately, not everyone sees eye to eye with its success.

Dag Enhorning, president of the Leaside Business Park Association (LPBA), remarked to Councillor John Parker in February about a zoning violation at Judd’s Research Rd. location. As a result, Parker asked Michael Carey, supervisor of investigations at the city’s Municipal Licensing and Investigations division, to look into the matter.

Currently it is an open file, and not of public record, so I’ve been unable to ascertain anything more than that discussions are underway between the building’s owners and the city. Carey and Judd confirmed this much to me by written and verbal communication.

So, what is the zoning violation?

According to City of Toronto Zoning By-Law 569-2013, chapter 60, 89 Research Rd. is considered part of an employment industrial zone. A retail store can only be operated under two conditions: 1) It’s associated with a permitted manufacturing use; or

2) It’s a convenience store attached to a gas station.

Clearly, Judd’s store is neither. By the letter of the by-law Moms to be and More might be in violation of city zoning. But you could also argue that their fulfillment operation qualifies as a warehouse under the permitted uses section in chapter 60.

Not to mention that this concern totally disregards the changes happening in the business park as a whole. Moms to be and More sits almost directly across from Leonard Linton Park (Linton was LPBA’s longest serving president), a twoacre parcel donated by the developers of Hyde Park in Leaside as part of their settlement with the city in 2003.

Linton said this at the opening: “I hope this park will be the cornerstone of our continued revitalization program.” Although Linton was referring to the LPBA his intentions were for everyone to benefit from the park, including, I would think, the future employees of Moms to be and More.

Two hundred metres to the west at 57 Research Rd. (and directly across from Linton’s park) is The Original Dog House, a provider of doggie daycare and boarding facilities.

Enhorning believes that a store catering to moms with young children in tow is a safety concern because trucks are travelling through the business park.

But the same thing likely happens when people drop their dogs off at doggie daycare before heading to junior’s school and then off to work.

However, unlike retail, the bylaws clearly allow for pet services, animal shelters and kennels in these employment industrial zones.

In one instance the city allows kids to be in close proximity to trucks but not in another despite they being a mere 200 meters apart. 

Recently I had the opportunity to walk through a large chunk of the business park on a Tuesday afternoon. At no time did I feel threatened by passing trucks, including in those stretches where there arenâ&#x20AC;&#x2122;t any sidewalks. Thatâ&#x20AC;&#x2122;s because there isnâ&#x20AC;&#x2122;t much heavy industry these days.

With the exception of Tremco, Siltech, St. Maryâ&#x20AC;&#x2122;s Cement and a handful of others, most of the businesses in the area tend to be service-based rather than true manufacturers.

According to Google Maps, Tremco and Siltech are a 500-metre walk from Moms to be and More while St. Maryâ&#x20AC;&#x2122;s is approximately double that.

Just around the corner from St. Maryâ&#x20AC;&#x2122;s is 42 Industrial St., a twostorey office building thatâ&#x20AC;&#x2122;s been nicely restored. I find it hard to accept that anything going on at Moms to be and More is in some way less important than the business carried out in those offices. Yet no one seems to be getting upset about what theyâ&#x20AC;&#x2122;re up to.

The reality is that ever since Canada Wire and Cable was acquired

by Alcatel and its Leaside property sold to Mitch Goldhar, CEO of Smart Centres, in 1997, change has been a constant in the Leaside Business Park.

Good or bad it is what it is. The train has left the station and I find it wrong that anyone from the LPBA would have a problem with Moms to be and More.

The store is a Leaside success story to be celebrated. The same applies to Siltech and the other industrial businesses making a go of it.

Mixed-use development is the future for the industrial area and the sooner the city recognizes this and creates by-laws that allow different types of uses to coexist, the sooner the business park can flourish. â&#x2013;

Artwork will be part of this year's garden tour

By BETH PARKER There’s a little piece of Casa Loma right here in Leaside, a weather vane of the Angel Gabriel.

A prototype of the one that sits on top of a pergola in Lady Pellet’s gazebo at Casa Loma, it looks down on Nora Campbell’s pretty Leaside garden.

The weather vane, as well as her wrought iron gates and railing, were created by internationally renowned sculptor Ron Baird, her brother.

You’ll soon be able to admire the artwork because Campbell is putting her garden on display for the June 21 Magical Gardens of Leaside tour.

“My brother created the iron work for me as a gift,” says Campbell.

The iron gates, which you can see from the driveway looking east towards the garage, were designed to appear cathedral-like. The wroughtiron railings and an arched entranceway divide the patio from the rest of the garden.

Baird is regularly commissioned to create large-scale, site-specific

Nora Campbell sculpture installations across Canada and abroad. Usually working in stainless steel, he has created

many large works: fountains, murals and sculptural landmarks for world fairs, art galleries, parks and gardens.

In Toronto you can see many of his pieces at places like Casa Loma and the Toronto Botanical Gardens.

This year’s self-guided Leaside tour includes eight gardens. Highlights include unusual trees, a putting green, perennials and groundcover, gardens displayed against the backdrop of a ravine, and a tropical getaway combined with an English garden with over 20 types of roses.

Campbell, president of the Garden Society, has lived in Leaside 30 years. She is relaxed about displaying her property, which she aptly names, Gabriel’s Garden, at the June 21 tour.

“People are so nice,’ she says, “and I know they won’t say anything about the weeds out loud.” ■

Leaside is full while allied Thorncliffe is waiting for you When I was growing up after World War II in Virginiatown, a goldmine company town in Northern Ontario, the mine directors saw fit to put in two sets of tennis courts, one for their use when they came to town, and a further two courts for the use of employees and their families.

But for whatever reason, very few employees used the courts.

I used to put my small dog in the basket of my bicycle and ride over to the courts. Often, with no one to play with, I used the backboard and Kim, my dog, had the joy, for him, of chasing and recovering the balls I shot over the fence into the bush.

At around the same time, in Leaside, Matt Sayliss and his friends were craving tennis courts. They took matters into their own hands and built them. These courts have been popular ever since. Even in the 1970s, there was a waiting list. I know, because I was on it. I got to play if a friend took pity and invited me as a guest. I remember one particular afternoon, playing with Jo Croft, a skilled player, who promised

me that she’d hit the ball to me, and I could return it as best I could, and she would do the running.

Today, if you decide you’d like to join as an adult player, you’d be #738 on the waiting list, with the expectation that you might be asked to join in about six years. Players between the ages of 5 and 18 fare better – their list has only 40 names today, and they’ll probably get to be members next year.

Meanwhile, in Thorncliffe, on Leaside Park Dr., only a five-minute drive, or 15-minute walk from Leaside, there is also a tennis club. There are many similarities to Leaside: they both have six courts, tennis pros, a wide variety of programs, social events and levels of play. The difference is that if you decide to play in Thorncliffe, you just need to show up and pay your money to join.

And there’s obviously synchronicity between the two clubs: the president at Leaside, Rita Lee, is the membership director at Thorncliffe, the new membership director at Leaside, Andre Velloso, is also on the Thorncliffe board, and the Thorncliffe board chair, Christine Barachina, lives in Leaside.

While the main focus at both clubs is the personal enjoyment in playing tennis, they both have an acknowledgement that not everyone in our large city can afford to play.

At Leaside, their support goes to the Philpott Children’s Charity, where money raised at a silent auction that coincides with Wimbleton on July 5, goes to children ages 5 to 15 in high priority needs neighbourhoods across Toronto so they can attend summer tennis camps.

At Thorncliffe, they’re working more directly with youngsters in Thorncliffe to subsidize summer lessons by coordinating with the Canadian Tire Jump Starts and Alliance for Social Equity. ■
