Use Restrictions

Each unit is restricted to single family residential use only.

Guest Use

If you are expecting guests, please notify the building manager.

Unit Leasing

All leases must be in writing and have prior approval of the association. No unit may be leased more often than one (1) time in any calendar year, with the minimum lease term being sixty (60) days.

Pets

No pets are permitted.

Parking

Assigned parking in the garage should not be used for storage unless approved by the BOD. Comply with the posted 1-hour handicap parking and 15-minute parking restrictions.

Pool & Deck

Showers should be used to remove sand before entering the pool area. Please always observe the posted Pool Rules. Do not enter the building while sandy or dripping wet.

Vendors/Renovations

If you are expecting deliveries, notify the building manager so that padding can be installed in the elevator. The Board of Directors must approve all alterations, modifications and additions to the unit and common elements. Major remodeling can only be done June 1st – October 31st. Must observe working hours 8:30am-4:00pm, Monday through Friday.

Trash Chutes

A trash chute is available for residents to use only from 8:00am-9:30pm.

Other

All items must be removed from common areas when owners have left or they will be donated. Water heaters must be replaced every 15 years and equipped with proper pans. A/C units must be replaced every 20 years.
