PELICAN ROOM: Available for private parties hosted by an owner with a $100 refundable deposit. Clean after each use.
CAR WASHING: A hose is available for car washing at the southeast corner of the building.
PETS: Pets are not permitted at Pelican Point West.
PARKING: Each unit has an assigned covered space to use. Guest spots are also available.
CABLE & INTERNET: Pelican Point West has a contract with Hotwire that provides basic services for TV & Internet to all units at a bulk rate. These fees are included as part of your quarterly maintenance.
BEACH PARK ACCESS: Park Shore Association has control of the Beach Park. Residents of Park Shore can join for a one-time fee of $200 and an annual fee of $150.
GRILLS: Outdoor grills are provided at the chickee for use. Clean after each use. Grills are not to be used on lanais or balconies.
All leases must be in writing and have prior approval of the association. No unit may be leased more than once in any calendar year with the minimum lease term being 30 days, and a maximum of one year. No subleasing is allowed.

BOATS DOCKS AND SLIPS: The docks are privately owned and maintained by their owners, and not the responsibility of the association. Use by others is at their own risk, but residents may fish from them.
All renovation work must be approved by the board and be done from May 1st until October 1st. Working hours are 7:30am-3:30pm, Mon-Fri, excluding holidays.
Units shall be for residential use only. 2-bedroom units can have a maximum of 6 person and 3-bedroom units can have a maximum of 8 persons. In the absence of an owner, direct relatives (parent, child, sibling) may occupy the unit with no limit. Other guests may occupy the unit for no more than 2 weeks combined in any one calendar year.
POOL: Shower before entering the pool. Towels are to be placed on pool chairs before use. No glass containers are permitted in the pool area. Children under the age of 15 must be supervised by a responsible adult at all times. Children under 3 are not permitted in the pool. No diving or cannon-balling.

From a parcel of land that captured one man’s vision, to the gorgeous community it is today, there’s a lot of history and milestone moments in the development of Park Shore.
By the mid-1990s, Park Shore was becoming known as one of the most premier places in Southwest Florida. Today, Park Shore and the hundreds of amenities that come along with it continue to attract people from all over the world. Through their vision, innovation and commitment to excellence, the Lutgert Companies has created a tropical paradise.
The plan for the Gulf-front section of Park Shore created Venetian Bay, a navigable body of water separating the mainland portion of Park Shore from the Gulf-front community. It established a serpentine design that artfully arranges 29 land parcels amidst five beachside parks, four open-space commons, and a meandering beach promenade. The design created a natural dune system that has established a prestigious community of homesites and pioneered underground utility and storm water systems in Naples.
During the next four years, Lutgert would lead a team of architects, engineers and land planners in the creation of a landmark plan, establishing not only the first planned unit development district in Collier County but also one of the first in the State of Florida.
From 1970 to 1983, the Lutgert Companies began to build what we now know today as Park Shore. Their first Florida condominium was Colony Gardens, a unique combination of mid-rise apartments and townhomes with private docks on the bay.
