All persons occupying the unit shall deliver to the Association documentation demonstrating proof of age, to include birth certificate, driver’s license, and any other documentation required by the association. No unit shall be occupied or permitted to be occupied by anyone unless there is at least one person occupying the unit who has attained the age of 55 years (with exception of surviving spouse, inheritance, owned record title to unit on September 13, 1988, or approved temporary guest).
No unit may be leased more than once in any calendar year, with a minimum lease term of three months. No lease may be for a period more than one year.
Units are to be used only as a Residential property. In the absence of the Owner, immediate family is limited to 4 times per year, not to exceed 15 days, 60 days total, and house guests not immediate family is limited to 1 week twice per year.

PARKING

EXERCISE ROOM
Hours of operation are from 7:00 am to 10:00 pm daily. No one under 18 years of age is allowed in the Fitness Room unless accompanied by a Unit Owner or lessee.
POOL
Hours are from 9:00 am to dusk unless otherwise posted. Children under 12 must be supervised by an adult. Shower before entering the pool. Cover lounge chairs with a towel before using. No food or alcoholic beverages in the pool or on the deck within 4 feet of the pool. No glass containers.
Must notify the Board in writing before any work is commenced. Major work can only be performed during the off season (May 1st – Oct 31st). Work allowed 9am-5pm, Mon-Fri, excluding holidays.
