Harbour Cove Association Rule Highlights

UNIT LEASING: All leases must be in writing and have prior approval from the Association. No unit may be leased more than 3 times in any calendar year, with a minimum lease of 60 days.

UNIT OCCUPANCY: Each unit shall be occupied only by a single family as a residence. When an owner is not in residence, there is no restriction for close relatives as guests. If not a close relative, owners are limited to lending/leasing their unit no more than 3 times per year.

PETS: Are not allowed in any unit or on property at any time. Exceptions for emotional support animals must have prior written approval.

PARKING: Each owner has an assigned carport parking space. Guest parking is also available in the designated spaces. RV’s/campers, motorcycles, scooters, boat trailers or commercial vehicles are not permitted. No more than 2 vehicles per unit.

ALTERATIONS/REMODELING: Written approval from the Board is required before any owner may make any material alteration or addition to their unit. Construction noise is prohibited from Nov 1st – April 30th. Work hours are Mon-Fri 8am-4pm.

POOL: Shower before entering the pool. Hours are from dawn to dusk. Use towels on chairs when sunbathing. No glass allowed. Use headphones with audio devices. Children under the age of 12 must be accompanied by an adult at all times.

CHICKEE HUT/GRILLS: Reservations must be approved at least 10 days prior to the event. Will not be approved from Dec 1st – April 30th. Users must clean the grill and area after each use.

BOAT & KAYAK DOCKS: The main T-dock and kayak dock are available for all residents. Boat dock spaces are leased through the association – 8 slips have lifts and 10 do not have lifts. Check with office for availability. Boats have a maximum length of 34 feet.

BICYCLE & KAYAK STORAGE: Register all bicycles with the office. Kayak spaces are $100 annually. Store only in designated areas and remove when not in residence.

SMOKING: Smoking is not allowed in any indoor common area, property in between buildings including grass/chickee/pool area, or within 20 feet of any building.

MOVING/DELIVERIES: Schedule moves and deliveries for Mon-Fri 8am-4pm. If elevator is needed let the office know at least one day in advance so padding can be installed.

CAR WASH: Designated car wash areas are on the east side of the North and South carports.

About Larry

For more than 30 years, I have been passionate about selling and marketing real estate.
