Commodore Club I Association Rule Highlights Unit Leasing: All leases must be in writing and have the prior approval of the Association. No unit may be leased for a period of less than 90 consecutive days, and not more than once in any one calendar year. Unit Occupancy: Each unit shall be used as a residence and for no other purpose – no business or commercial activity. When an owner is present, there is no restriction on the length of stay or the number of guests. When an owner is not present, for immediate family there is no restriction on the length of stay or the number of guests, but for house guests the restrictions are for not more than 30 days for more than 3 times per year of no more than 4 persons. Pets: Keeping of pets of any kind on property is prohibited. Parking: Each owner has an assigned covered parking space. Guest parking is also available in the designated spaces. RV’s, trailers, campers, boat trailers or commercial vehicles are not permitted. Do not back in to parking spaces. Renovations: Approved work may not begin before May 1st and must be completed by October 31st. Work hours are 8:00am – 3:30pm Monday through Friday, except holidays. Pool: Swim at your own risk. Gates to the pool area must be closed at all times. Ours are from dawn to dusk, unless being cleaned. No running, diving, cannonballs or loud games. Towels are to be placed on pool chairs before use. Glass is not permitted in the pool area. Children under the age of 12 must be supervised by an adult at all times. Storage: Keep beach and swim equipment and like items in the unit storage areas. Bicycles, while owners are in residence, may be kept in front of their car in the carport or in the bike rack. Grills: Charcoal grilling or other similar methods for cooking are not permitted in the units, balconies, stairwells, porches, or any common areas except at the grills near the chickee. Boats & Docks: The docks are common elements and may be used by all owners for fishing, etc. Docking space is individually owned and deeded to specific units. Children under the age of 14 must be supervised by an adult at all times. Due to dock size and the holding capacity of docks, a boat may not exceed 38 feet in length. Kayaks: All kayak spaces will be assigned by the building superintendent. One rack per unit is allotted. Superintendent: The superintendent is responsible for the supervision of the groundskeeper and subcontractors whose duties are concerned with the maintenance of the pool and grounds and other common areas such as the elevators, trash rooms, walkways and railings. Anyone who wishes to offer advice or have changes made in any aspect of these common elements must speak only to the Board. They will check on vacant units every 2 weeks.
