Bay Shore Place Association Rule Highlights

PETS: Owners may have 2 domesticated pets (such as a cat or dog), each weighing no more than 20 lbs. Renters or guests may not have pets.

LEASING UNIT: Lease term may not exceed 1 year. Lease may not be fewer than 90 consecutive days. No unit may be leased more than 2 times per calendar year. Subleases are prohibited.

USE RESTRICTIONS: Each unit may be used for single family residential living and for no other purpose. Manager must be notified in writing when a house guest is residing at the unit when the owner is not in residence.

RENOVATIONS: May 1 – Oct 31 is the time period when all major remodeling projects can be worked on in the building. The appropriate remodeling application packet must be obtained from the manager before any work is started. Some renovations require board approval. Vendors, deliveries, service providers and tradespeople hours are 8am-4:00pm, Mon-Fri. Water heaters must be replaced every 10 years.

PARKING: Covered spaces are for exclusive use and are marked for the individual owners. Guest parking is also available. Boats, trailers, vans with storage racks, all-terrain vehicles, mobile or motor homes, mopeds, motorcycles, inoperable, or unsightly vehicles or personal commercial vehicles are not permitted.

GUEST SUITES: Guest suites are available for owners/tenants while they are in residence. 2 suites are available to rent one at a time for a maximum of 7 nights. Rates subject to change: Nov 1-Apr 30 is $100 per day and May 1-Oct 31 is $75 per day, plus taxes and a $75 cleaning fee.

BICYCLES & BEACH CHAIRS: Must be registered with office. A tag will be provided for each and they must be prominently affixed to them while in storage.

POOL: Dawn to dusk. Shower before entering pool. Proper attire is required by adults and children. Children under 12 must be accompanied by an adult. No glass containers. No drinks in the pool. No large inflatable toys/rafts.

SOCIAL ROOM & LIBRARY: Facilities are available for reservations for limited private parties or a meeting while owner/tenant is present. Maximum occupancy is 84. Conference table seats 8 people.

EXERCISE ROOM: For use by residents, lessees and adult guests during the hours of 6:00am-10:00pm. Personal trainers must provide a copy of their license and liability insurance with the office. Children under 16 may use the facilities only if accompanied by an adult.

About Park Shore

From a parcel of land that captured one man’s vision, to the gorgeous community it is today, there’s a lot of history and milestone moments in the development of Park Shore.

In 1964, when Raymond L. Lutgert purchased an undeveloped parcel of land in Naples, Florida, he alone envisioned the potential of the 760 acres bordered on the west by a mile and a quarter of pristine Gulf beach and on the east by U.S. Highway 41, the primary north-south route through Southwest Florida.

During the next four years, Lutgert would lead a team of architects, engineers and land planners in the creation of a landmark plan, establishing not only the first planned unit development district in Collier County but also one of the first in the State of Florida.

The plan for the Gulf-front section of Park Shore created Venetian Bay, a navigable body of water separating the mainland portion of Park Shore from the Gulf-front community. It established a serpentine design that artfully arranges 29 land parcels amidst five beachside parks, four open-space commons, and a meandering beach promenade. The design created a natural dune system that has established a prestigious community of homesites and pioneered underground utility and storm water systems in Naples.

From 1970 to 1983, the Lutgert Companies began to build what we now know today as Park Shore. Their first Florida condominium was Colony Gardens, a unique combination of mid-rise apartments and townhomes with private docks on the bay.

By the mid-1990s, Park Shore was becoming known as one of the most premier places in Southwest Florida.

Today, Park Shore and the hundreds of amenities that come along with it continue to attract people from all over the world. Through their vision, innovation and commitment to excellence, the Lutgert Companies has created a tropical paradise.
