Somerset Association Rule Highlights
Unit Occupancy
The unit must be occupied by only one family at a time, as a residence. No business or commercial activity shall be conducted from any unit. All persons under the age of 18 shall be closely supervised and care taken to ensure that they do not become a nuisance to other residents.

Guests
A gust is any person who is not the unit owner or a lessee or a member of the owner’s or lessee family, who is physically present in, or occupies the unit on a temporary basis at the invitation of the owner or other legally permitted occupant, without the consideration of payment. An owner must notify the Association when a guest is going to be present on the property. Notification to include, name, number of occupants (limited to 2 per bedroom), and the dates they will be present. Temporary is defined as no more than 2 consecutive weeks.
Unit Leasing
A unit owner may lease his entire unit only after approval by the Association. All leases must be in writing and all applications must be submitted 20 days prior to the beginning of the lease. The lessee must be a natural person. The minimum lease must be for a 3 month period, and may only be leased twice in 1 year. The total number of lease occupants is limited to 2 per bedroom.
Pets
The keeping of pets of any kind is prohibited, with the exception of small caged birds and aquarium fish. The BOD is empowered to order and enforce the removal of any pet which becomes a source of unreasonable annoyance.
Parking
One covered parking space is reserved for each unit. Overnight parking of other than conventional type passenger vehicles (i.e. commercial vehicles, pick-up trucks, motor homes, house trailers, camping and utility trailers, boats, boat trailers and motorcycles, etc. are prohibited).
Pool
Pool hours are 8:00am until dusk. Glassware is not permitted in the Pool area. Jumping or diving into the Pool is prohibited. Detached floats, rafts or air mattresses are not permitted. Children under 14 years of age must be accompanied and supervised by an adult.
Vendors/Renovations
Board approval is required for all alterations which in any way would change the limited or common areas or elements, or the outside appearance of the apartment or building.
