Variety of choices to make garden drought-tolerant Neighborhood front yards are looking different these days, and it’s not because the David statues on the lawn of a house on Muirfield Road are gone. It’s because homeowners are finding new elements of design in drought-tolerant landscaping.

Ornamental grasses, succulents, even dirt and rocks are being used as part of watersaving designs, and it’s not just here in water-starved Los Angeles. Our friends across the pond at the Royal Horticulture Society of England are promoting “drought-friendly gardening.” You’ll see aloes, not roses, on their suitable plant list.

A lot of homeowners want to conserve water, but are reluctant for fear of resale value, costs, and c o mp a t ibility with their California home’s style. Greening Here’s some by news that Renee might have Ridgeley you California dreamin’ about a new front yard.

It doesn’t match my home’s style!

Sure, the Palm Springs look of cactus and succulents is a perfect match for ranch and mid-century modern homes, adding character to sleek architectural lines.

And the staples of an arid Mediterranean garden, like rosemary, lavender and olive trees, are a seamless fit with Spanish, Mission and Moorish Revival homes.

But what if you want a flowering, whimsical cottage garden to go with your Tudor, bungalow or English country house? Try planting a California meadow.

Claude Marquis of June St. converted her front yard to a meadow of ornamental grasses in 2011. She worked with a designer to compliment the fairy tale architectural theme of her English home.

“My daughters were upset when they heard we were going to remove the grass and roses. Now, they play hide and seek in the tall grasses when our nephews come over. ”

The fragrant, swaying plants range from a few inches to several feet high and offer an interesting privacy that allows one to see but not readily be seen. She reads the newspaper in her front garden—something she never did when it was a mowed lawn.

Try solarization or lasagna sheet mulching to being a doit-yourself garden project.

Lasagna sheet mulching is for those with a doit-yourself disposition. You’ll need cardboard, newspapers and mulch.

Layer them like you would your favorite pasta dish, then dig a hole through the noodles when they start composting. Pop plants in the holes to start your new garden.

Solarization is a great way to go if you have patience. Cover your yard in a plastic tarp to trap the sun’s radiant heat.

This will scorch and kill grass and weed roots. Remove after several weeks and you’ll have a clean slate to begin your new front yard.

If money isn’t a consideration, hire a team to drive in a sod cutter. Douse your front yard with weed killer (Dr. Earths Natural Weed & Grass Killer works great but hard to find—we sourced it at OSH).

Replace with water-wise plants, and you’ll only need to water occasionally.

Irrigation can be as simple as replacing sprinkler heads with soaker hoses. It’s easy to hide them in foliage that has varied heights and shapes.

Plus, using less water should offset some of your new front yard costs.

I’ll never sell my house without green grass!

Most people want to personalize their new home. If the landscaping doesn’t appeal to a potential buyer it’s not a deal breaker. However, if they fall in love with a well-designed yard, it could be the deciding factor. It’s simple to have sod installed but it takes style to pull off a drought-tolerant yard.

DWP gives rebates on energy efficient home equipment Los Angeles Department of Water and Power (LADWP) offers a variety of rebates for energy efficient equipment used in homes through the Consumer Rebate Program.

Rebates are available for qualifying refrigerators, room air conditioners, cool roofs, windows, pool pumps and motors, central air conditioning systems and clothes washers.

All applications for rebates must be postmarked within 12 months of purchase date to be considered eligible for a rebate. Include, with your application, an original proof of purchase such as an invoice or receipt. Funding is limited and rebates are not guaranteed.

Rebate applications will be accepted on a first-come, first-served basis. For a limited time, incentives of up to $8,000 are available through Southern California Gas Co. and Energy Upgrade California for LADWP customers who conduct whole home energy efficiency retrofits.

Buster Keaton Brenda Levin receives 2014 Rose Award Architect Brenda Levin, who brought back helped restore the historic 1929 Boulevard Temple and to life on stage Wilshire L.A. City Hall, received the Rose Hollywood Heritage and the Hollywood Heritage Museum, which are known for book signings, tours, films, lectures, architectural preservation and film-history oriented programs, are offering a 20 percent discount to “Stoneface: The Rise and Fall and Rise of Buster Keaton” from June 3 to June 29 at the Pasadena Playhouse.

Nat Geo's 'Pacific Outdoor Living' rises to fish tank challenge for Millan's dog desert oasis In May, Nat Geo Wild’s “Fish Tank Kings” returned for its third season featuring aquarium specialists who aim to construct some of the most creative and demanding aquatic habitats imaginable.

In the May 14 episode, LA-based landscape design firm Pacific Outdoor Living

was tapped to assist the Tank Kings in the construction of a new water feature in the desert outside of Los Angeles.

He has lectured and taught at numerous universities and today plays a vital role for the City of Los Angeles, in the preservation of its historic neighborhoods and architecture.

Keller Williams Larchmont rolls up sleeves for Red Day For the third year in a row, the Keller Williams Larchmont office took the second Thursday of May, referred to by the company as Red Day, to give back to the community by volunteering at Good Shepherd Women’s and Children’s Shelter.

Red Day (Renew, Energize, Donate) is a nationwide initiative dedicated to improving the company’s local communities throughout the year. Projects run the gamut from rebuilding homes to refurbishing local parks to giv-

ing to local food shelters.

This year, Realtors Jeff Mindell and Laura Anderson assigned the Keller Williams team to multiple projects at Good Shepherd.

The team repainted a centennial mural from 2004, giving the children a cheerful view as they race their tricycles around the track.

The team added a coat of varnish to the benches where mothers and children read and also planted ficus vines to provide privacy, security and beautification.

Riders will also have access to hiking trails and a stop at the Griffith Observatory. Admission is free.

The shuttles are being provided by Empire Transportation Services and will pick up riders from the Greek Theater parking lot. A $7 fee per person excludes children two years of age and under when riding on the lap of an adult.

Self-taught architect John Byers’ Spanish Colonial style buildings will be featured at the Santa Monica Conservancy’s annual architectural tour Sun., June 8. Four early homes and the Miles Playhouse are on the tour. Built in 1929 in what is today Christine Reed Park, 1130 Lincoln Blvd., the historic Miles Playhouse is a working theater.

Two homes including Byers’ own will be open. Docents will provide detailed information at each site.

A Harvard graduate and a school teacher, Byers later studied early California architecture and its Mexican and Spanish roots and built houses of adobe and stucco employing Mexican craftsman.

A post-tour reception will take place from 5 to 7 p.m. at a 1925 adobe house originally owned by Eulogio Carrillo, fourth-generation member of an influential California family. The home’s current owner, a celebrated chef, will cater the reception. The self-guided tour is $35 for members/$45 non-members. The reception is $100/$125. The luxury-property boom coincides with the slowdown in the broader housing market as tight credit, slow wage growth, higher prices and borrowing costs put homeownership out of reach for many Americans.

Purchases costing $1 million or more, representing 2 percent of sales, rose 7.8 percent in March from a year earlier, according to the National Association of Realtors. Transactions for $250,000 or less, which represent almost two-thirds of the US real estate market, plunged 12 percent in the period as house hunters found few available homes in that price range.

Approximately 1/3 of the homes that have sold have been bought for cash. That leaves 2/3 who are looking for loans. The Pendulum is swinging again as lending institutions have taken note as to how hard it is to qualify for a loan and are thinking of loosening up some of their regulations and guidelines. There is real money in the market and that should keep it strong.

I don’t have a crystal ball but, perhaps, we are catching up after the last 8 years. I would like to think that the Real Estate market is getting stronger slowly which is good in the long term. Let me know what you think!
