Over the past year, I've felt a little bit like Alice after she tumbled down the rabbit hole.

S

he found herself in Wonderland, where big was small, small was big, rabbits carried pocket watches and grinning, talking cats magically appeared in trees.

Nothing was as it had been. Nothing was as she had grown to expect. All of the agreed upon rules that had governed her life to that point seemingly vanished.

In her journey, she moved from one changing, unexpected situation to the next, adapted and then moved on. Kind of like we, as a society and individuals, have been doing. . . .

I can't speak for Alice, but for me it's tiring. Not long ago, I woke up flat-footed and bone-weary, so I do what I do when I need to recharge. I got away and got outside. There in Mother Nature's cathedral with a vaulted ceiling of blue sky and green carpet of terra firma, I was reminded of one of life's basic truths: land remains constant—and in its constancy there is peace.

In a time of upheaval long ago, the author of Job, in chapter 12 verses 7–10 wrote: “But ask the beasts, and they will teach you; the birds of the heavens, and they will tell you; or the bushes of the earth, and they will teach you;

and the fish of the sea will declare to you. Who among all these does not know that the hand of the Lord has done this? In his hand is the life of every living thing and the breath of all mankind."

Peace amid chaos. Confidence when others fear. Space and time instead of frenzied activity and arbitrary deadlines. Safety and security on many dimensions. Legacies that span generations.

These factors, among others I'm sure, is why the Yellowstone Creators Group recently signed a contract to purchase the 266,000-acre historic 6666 Ranch listed for $347.7 million.

The ranch, which the family had offered as a whole or for sale in three divisions, hit the market in December. The ranch, in its entirety, went under contract in early May. According to press reports, the new owners plan to continue running the ranch as a productive asset just as it has been since its founding in 1870.

Consider the speed. Consider the beautiful urgency. It's telling.

While the purchase's magnitude is obviously noteworthy, it's being repeated across the state at different scales. No matter who I talk with, no matter where they're tucked away in the Lone Star State, demand for rural land is outstripping available supply. I've been told—more than once—about clients who are putting offers on ranches sight unseen just to hold them long enough for a viewing.

Interestingly, over the course of the late nineteenth and early twentieth centuries, Americans increasingly moved into cities. The move was spurred in large measure by industrialization.

Eleven million people migrated from rural to urban areas between 1870 (the year the 6666 Ranch was founded) and 1920. During the same time, a majority of the 25 million immigrants who came to the United States moved into the nation’s cities.

By 1920, more Americans lived in cities than in rural areas for the first time in U.S. history.

Beginning in 2020, the tide appears to be turning. While people are not moving to the country to make a living, they are acquiring rural land to live. . . really live.

What drew you to ranch and recreational real estate? Being a fifth generation rancher and a second generation ranch broker, it is what I grew up with and loved. The people I get to meet doing the job I love is pretty special to me.

What makes the corner of the world where you work special? The people! I’ve been fortunate enough to travel quite a lot, and there is just something special about the big/small-town feel that San Angelo and the Concho Valley offers.

What are the three most important tools in a ranch broker’s kit? A sound pickup, an iPhone and great network of people definitely are a must!

If you could call anywhere on the planet home, where would it be? Why? No question, I would pick the Concho Valley area. . . it is home. Both my wife and I get to raise our three boys with both sides of the family, and to me that is important. It takes a village!

"Work hard, play hard, be kind and love life."

What’s the most profound lesson you’ve learned from the land or its people? Love Jesus with all your heart and tell others about Him. It’s always humbling and a huge responsibility to work with His land and the animals He created.

Listener or talker? I try to be a listener, but others may say otherwise.

If you had one extra hour of time per day, how would you use it? Spend it with my wife and three boys.

Would you rather be without Internet for a week or your phone? That is a no brainer. . . Internet!

If you could give one sentence advice about how to live life, what would that be? Because Jesus died for us so that we can spend eternity with Him, try to live life serving Him by being a servant to others.

Describe your perfect work day. I love land conservation, so my favorite day is showing a close friend a really pretty, well-preserved ranch.

What is your most memorable deal to date? I once was meeting a broker and his client at a ranch and they never showed. So to get cell phone service, I climbed to a top of a hill to call the broker. He was at the rural airport to pick them up and he said his client never showed up and he was worried. About an hour later he called back and said his client’s plane had crashed and both died. They had flown into some fog, got disoriented and crashed. That is a memory I will never forget! It always reminds me that life is precious and be thankful every day for the blessing I have in my life.

What is your most memorable deal to date? The large sales always stand out. A few years ago, I had a Reverse 1031 Tax Deferred Exchange client with a strict deadline of February 14th. I listed their ranch and had very little interest.

We finally were able to get the property into contract the first part of February and closed it on February 14th. Every Valentine’s day I remember this deal.

enjamin Franklin observed that “. . . nothing can be said to be certain, except death and taxes.”

Today, that prophetic statement still applies in Texas, where property taxes are a major source of revenue for the state.

Fortunately, if you own rural land in the Lone Star State, there are ways to reduce your property tax burden.

Assessing Land for Productive Value

The Texas Constitution provides special property valuation methods to help rural landowners. Instead of being taxed on its market value, your agricultural land may be taxed on its productive value.

The difference can be significant. That’s because the price you pay for the land

is usually much higher than the income it generates.

Ag law expert Tiffany Lashmet gives the example of a 1,200-acre northwest Texas ranch. It produced $30,000 in gross revenue from cattle and hunting leases in 2015. The tax bill would have been $45,880 based on market value. Because of open space valuation, the owner paid $1,687 in property taxes.

“Without these special valuation methods, farmers often would owe more in taxes than they could generate from agricultural production,” says Lashmet, Texas A&M AgriLife Extension specialist in agricultural law.

Helping First-time Landowners Newcomers to rural Texas may not be aware of these property tax relief options— often called agricultural tax exemptions.

“If it’s their first time buying rural property, a lot of customers we work with don’t know about ag exemptions. They don’t realize how much they can reduce their taxes,” says Barbara Golden, credit office president with Lone Star Ag Credit in northeast Texas.

Brett Riff of Capital Farm Credit says his team makes a point to explain ag use valuations to new customers.

“An ag exemption is part of the value proposition of becoming a rural landowner,” says Riff, who’s vice president of lending strategy management. “If you’re moving from an urban area, you may lose some traditional city services, which are funded through taxes.

But it is very possible to gain a larger real estate asset base while lowering your ad valorem taxes.”

Qualifying for Ag Valuations To make the most of special-use ag valuations, find out if you and your property qualify under the Texas Tax Code.

Section 1-d appraisal or “agricultural use valuation” This valuation method is for farmers and ranchers who earn their living from agriculture.

Both the land and landowner must qualify. The owner’s primary occupation and income source must be agriculture. And the owner must intend to use the land for agriculture in the coming year. For the previous three years, the land must have remained in continuous agricultural use.

An annual application is required.

Section 1-d-1 appraisal or “open space valuation” This method is for landowners who use their property for agriculture, timber or wildlife management—but don’t necessarily rely on the land as their primary income source. The property must have been used primarily for agriculture in five of the past seven years at the intensity level common for the area. Only the land qualifies. For an open-space ag valuation, land use may include: Crops • Livestock • Poultry • Fish • Cover Crops Certain Exotic Animals • Beekeeping • Timber Wildlife Management Qualifying land also can be left idle for rotation or government programs. Timberland can only be used to produce wood for ag improvements or construction, such as barns and fences, on the owner’s adjacent open-space land.

Managing for Wildlife Agricultural land can be managed for wildlife and still be valued at the agricultural tax rate. To qualify, it must be used to propagate or maintain a sustaining, breeding, migrating or wintering population of

indigenous wild animals for human use.

The landowner must implement at least three of these seven practices: 1. Controlling habitat 2. Controlling erosion 3. Controlling predators 4. Providing supplemental supplies of water 5. Providing supplemental supplies of food 6. Providing shelters 7. Making census counts to determine population Before the primary land use is changed to wildlife, the property must have qualified for open space use the previous year.

When applying for this land use change, the landowner must submit a Wildlife Management Plan for Agricultural Tax Valuation. The plan details the intended management practices and native species to be managed. Species may include migrating or wintering birds and animals. Feral species don’t qualify.

Maintaining the Valuation When a property with an ag exemption sells, the new owner must reapply for the exemption.

But some commercial mortgage lenders ask the buyer to remove the existing ag exemption before they’ll finance the property.

Not Farm Credit.

“At the loan closing, I always remind customers to stop by the county appraisal office to notify them of the change in ownership, and request continuation of the ag exemption,” says Golden.

“You don’t want to let it lapse, because it can be difficult to reinstate.”

That’s not the only reason.

Riff warns that when land use changes or the ag exemption is lost, a tax rollback may occur.

When this happens, the landowner is billed for the difference between the taxes paid and the taxes that would have been owed at fair market value for the last three years—plus interest.

“This is why it’s important to work with a lender who understands the value of exemptions,” Riff says.

Applying for an Ag Valuation Applications should be submitted to your county appraisal office before May 1.

You can get application forms, Wildlife Management Plan documents and more details online from the Texas Comptroller’s Office and/ or the Texas Parks and Wildlife Department.

ANOTHER REASON TO VISIT THE HILL COUNTRY STORY KAREN DEGER MCCHESNEY

magine fields of lavender. . . . Now, look at a map of Texas. The Hill Country is lush with fields of this beautiful aromatic purple herb. Surprised? Lavender festivals, farms, and entrepreneurs abound in this region. Over 20 years ago, lavender cheerleader Cathy Slaughter started connecting Texas lavender growers with growers all around the world.

In a recent interview with LAND, Cathy, the interim president for Texas Lavender Association, talks about the adventurous spirit of the lavender industry in the Hill Country.

KDM: You grew up outside of Dallas. Where do you grow lavender?

CS: I live outside of Georgetown (north of Austin), east of rolling hill lavender country. We have a wholesale nursery, Gabriel Valley Farms, where we grow a lot of lavender.

KDM: Is lavender a major part of your business?

CS: My husband Sam and I founded Gabriel Valley Farms and we grow a full range of herbs, vegetables, and perennials. Of all the herbs we grow, lavender is the biggest top-selling one we grow. We grow lavender in a four-inch pot. Farmers tell us what varieties they want, how many, then, buy them from us and plant the lavender in their field.

They either buy replacements or plants to add to their lavender fields.

KDM: How did lavender make its way to the Hill Country?

CS: In the U.S., lavender started out on the West Coast— California and Washington. They were ahead of the times. It seemed like up in Washington, they had direct contact with growers in Australia, New Zealand, and other European countries. That’s where they got their plant starts.

It has worked its way over to Texas over the years. There was a (Texas) National Geographic photographer who was doing an article on the perfume industry in France, and while in France, they were profiling a story about lavender. He started looking here at soil and climate and thought lavender would work. A couple other people were experimenting with lavender growing around that time.

National Geographic photographer Robb Kendrick was one of the first lavender growers in the Texas Hill Country and founded Hill Country Lavender in 1999. In 2006, he sold it to a former employee, Blanco native Tasha Brieger. Becker Vineyards was also an early player in lavender farming.

KDM: You have watched lavender sprout all over Texas.

CS: Lavender has been catching on. Lavender growing is

still a relatively new industry in Texas—about 20 to 25 years.

In agriculture, that’s a pretty short time! Everybody seems to be very mesmerized by lavender. You can say you’re going to grow rosemary or basil and it doesn’t have near the same effect as if you say you’re going to grow lavender.

KDM: How many lavender plants have you sold to date?

CS: If I had to guess, we have sold 500,000 lavender plants.

Our largest single order was for 10,000!

KDM: So, why did you start growing lavender?

CS: We grew a little bit of lavender. It has been a trial and error of learning from folks around the world, particularly people from France, which seems to be a major growing region. When the photographer came back from the photo shoot in France, he started looking around for lavender plants. The nursery owner he was working with gave him our name. He bought our lavender plants retail and decided to try growing lavender.

He got mesmerized by it and wanted to up the ante and buy thousands of plants. We started growing lavender for him and a few others.

KDM: Thousands! It sounds like lavender growers rely on your nursery.

CS: As more and more people were interested in lavender, most didn’t know anything about it. So, people started contacting us. People didn’t know how to prune it, fertilize it, market it. A lot of people that buy our lavender plants want to retire, move to the Hill Country and buy property. Some are looking for an agriculture exemption. Some people buy from us, then sell our lavender plants in their gift shops.

KDM: Then, you decided to teach your customers and learn with them.

CS: I am a school teacher by degree. I want people to know more about lavender growing. Around 2005, when we were getting into growing lavender and more people were buying plants from us, I realized most knew nothing about what they were getting into. They didn’t know anybody else doing it. That was my main motivation. If people were going to jump into lavender growing, they ought to know what they’re doing.

KDM: What led you to start lavender conferences?

CS: No one knew what to do with lavender after you grow it. I had lavender contacts in New Mexico, and that led to sharing their knowledge and expertise. The whole idea was bringing people together so they would feel they weren’t the lone soldier. Lavender growers need to get together and learn from each other. Gabriel Valley Farms sponsored the first two Southwest Lavender Conferences. After that, the Texas Lavender Association sponsored one, and another one was held in New Mexico where TLA partnered with New Mexico State University. Most conferences featured bus tours to local lavender farms, as well.

KDM: Obviously, you grow and sell lavender for more than just the income.

CS: I could take your money and sell you lavender, but I’d rather see you be successful at it. I don’t want to sell snake oil here! People need to know a little about what they’re getting into. I don’t know anybody that gets into any kind of farming that doesn’t know something about the crop they’re going to grow. Except lavender! (laughs).

KDM: Do you and Sam still personally deliver the plants?

CS: That was when we were smaller! Now, we have drivers who deliver all of our plants to the retail nurseries as well as to the lavender farmers. Our trucks have racks built in them and can accommodate about 350 flats, which translates to 7,000 individual plants.

KDM: You said Texas is known for corn, cattle, and cotton. Why is lavender a good fit for Texas?

CS: Lavender is a drought tolerant herb and we live in a hot state. It provides alternatives to people who want to get into growing lavender, but not on a large scale. And, lavender is very versatile. It’s edible, fragrant, ornamental; attracts bees and pollinators. . . . People can make products from it; distill it for essential oil; use in culinary projects.

KDM: Is lavender profitable?

CS: I don’t see many people say, ‘I want to be a lavender grower and be a millionaire’! Some just want it as a secondary income or part-time income or supplemental.

KDM: What species do best in Texas?

CS: Lavandula x intermedia, Provence, and Grosso Lavandula x intermedia is also called Lavandin. It’s a hybrid cross between English Lavender and Portuguese Lavender and tends to grow larger and produce more flower spikes than other Lavenders. Known for its scent, Provence is a tall, aromatic variety and a favorite among soapmakers. Grosso is a French hybrid loved for its richly fragrant flowers and best in perfumes, sachets, culinary projects.

KDM: Do you have a story or fond memory from all your years in the lavender business?

CS: At our first conference, there was a lady who had just written a cookbook and won awards about cooking with lavender. She opened up people’s eyes as another potential use for growing lavender. We had the lunch catered and used every recipe out of her book!

KDM: What’s your advice for beginners?

CS: Do your homework first! Texas is a big state; it’s going to work better in some regions than others. There is a lavender that you can grow just about anywhere in Texas. In East Texas, I suggest a Spanish Lavender. Further south, I suggest Sweet Lavender, French Lavender or Fern Leaf.

Sometimes called “rabbit ears,” Spanish Lavender is known for its fragrance. Despite its name, Sweet Lavender is not for cooking; rather, it’s used in fresh bouquets. French Lavender has the traditional purple lavender-style blooms. Often grown in herb gardens, Fern Leaf attracts butterflies and is used in oils.

KDM: What keeps you in the lavender business?

CS: It’s a very magical, mystical experience. I remember being up in Washington for their lavender festival. A lady walked out into a lavender field, laid on her back and spread her arms out and took it all in. Lavender has that kind of magical feeling, that magic effect on people. No other herb does that. It’s kind of amazing. °

ilouan “Sil” Bradford founded Saint Tryphon (pronounced tree-fon) Farm and Vineyards near Boerne to ride—and redefine—the third wave of the Texas wine industry.

“To sit shoulder to shoulder with fine wines around the world, Texas winemakers, in my mind, have to embrace what grows well here and reflects the state’s own unique terroir,” Bradford said. “To me, the fascinating thing about wine is how the character of the land and the people combine to express something completely different in every corner of the world.”

Catching a Wave

First wave winemaking pioneers laid the foundation in the early 1990s by commercially producing wines where none had been produced before. In their efforts to establish an industry, they often purchased grapes grown elsewhere, bottled the wine here and presented it as Texas wine.

Bradford, a level III sommelier, spent 12 years in the retail and wholesale wine industry managing a portfolio of 10,000 fine wines from around the world with an emphasis on high-end offerings from Bordeaux, Burgundy and Napa. As he globe-trotted, he kept an eye on the Texas wine industry.

As the industry matured, second wave pioneers began searching for grape varieties that would thrive in Texas.

They also sought out growers who were interested in focusing on quality over quantity.

“Grapes are an agricultural commodity and for families whose livings have been based on mass producing cotton, wheat or corn, it’s a major philosophical and operational shift to transition from quantity to quality,” Bradford said.

Winemakers and growers responded to the challenge.

Today, Tannat, a red varietal associated with the Madiran in France, and Mourvèdre, a red varietal originating in the South of France, are now a part of the lexicon of Texas wines.

With the availability of high-quality, Texas-centric grapes, third wave pioneers including Dr. Bob Young at Bending Branch Winery near Comfort and William “Bill” Blackmon and Chris Brundrett at William Chris Vineyards near Hye made their mark on the industry; they began producing wines that reflected the character of the Lone Star State and turned heads within the broader wine industry.

“I was always curious about the wine in my own backyard,” Bradford said.

“Their wines aren’t pinot noirs and Chardonnays wrapped in a Texas flag, their offerings say something about these people and this place,” Bradford said. “And Texas, with its vast geography and different climates, has a lot to say.”

Periodically, he’d taste through the state’s offerings. Early on, the Texas wines left him underwhelmed because for the most part they were “adequate but not compelling.”

He continued, “It’s the wild west of the wine world because there are so many places within the state that have untapped potential.”

Counterintuitively, the rise in craft brewing has assisted the Texas wine industry.

The burgeoning interest in new, locally grown food and drink is serendipitous for Texas winemakers.

According to Bradford, Texans are the fourth largest consumers of wine in the U.S. and yet less than five percent of their purchases are Texas wines.

“In Texas, we just have so much room for exploration, discovery and growth,” Bradford said.

In 2011, Bradford’s own quest for new tastes and techniques took him to La Cruz de Comal, a small winery near Canyon Lake operated by Lewis Dickson, a criminal defense attorney turned winemaker. In Dickson’s wines and his tasting room, Bradford found his inspiration and a muse.

“The property is beautiful, but it is the wine that got my attention,” Bradford said.

Dickson produces his wines without adding sugar, yeast, tannins or sulfites. It is unfiltered and unfined, a process for removing unwanted materials from wine in the cellar.

“His process is hands-on and I was really drawn to his techniques that highlighted terroir by highlighting the fruit through minimal intervention,” he said.

Bradford’s personal Texas winemaking journey began in 2013 when he purchased a six-acre property with a circa 1890s farmhouse just nine miles north of Boerne en route to Sisterdale. His dream, owning and operating a boutique winery, was clear. The timeline wasn’t.

“Ours has been a self-funded, bootstrap operation,” said Bradford, noting that when the winery began, both he and his ex-wife were working full-time. “Even so, Saint Tryphon came together faster than any of us imagined.”

In 2014, they erected a high fence to protect the vineyard from hungry deer. That year and the next, they planted cuttings of Blanc du Bois and Black Spanish grapes.

“Our goal is to be part of the land instead of just sitting on top of it,” Bradford said.

Bradford sought out fellow grape growers who share his passion for quality and sense of place. In 2016, Saint Tryphon produced its first wine using Mourvèdre and Tempranillo grown by Farmhouse Vineyards near Meadow in the Texas High Plains. The first bottle was released in February 2018. Today, Saint Tryphon uses Mourvèdre, Tannat, Tempranillo, Albariño and Cinsaut, among others from the Texas High Plains.

High-quality, expressive fruit allows Bradford to produce European-style wines with “balanced ripeness and acidity and a wild character that when nurtured in the bottle will continue to develop over time.”

To achieve this authentic character, the grapes must be harvested at just the right moment to provide the right acidity and color. To further express the terroir, Bradford draws on the techniques of ancient winemakers and uses wild yeast, which occurs everywhere. The abundance and types of wild yeast depend on the variety of grapes and the growers’ farming techniques.

“In my opinion, wild yeast paired with minimal intervention strengthens a wine’s sense of place and gives it a rawness and freshness that is lacking in wines that have been inoculated with cultivated yeasts,” Bradford said.

By design, Saint Tryphon will never be a mega winery. At full capacity, Bradford anticipates Saint Tryphon will produce between 5,000–8,000 cases per year.

“We believe that production level is what our property can sustain responsibly and well,” Bradford said.

Saint Tryphon’s tasting room, which opened in February 2018, is as authentic as the wine it showcases. It is nestled in the midst of the 19th century homestead with its chickens, horses and raised bed gardens. The space was designed to be simple and rustic with touches of modern elegance.

Pretense is as foreign to the experience as added sugar and other additives are to the wines.

“We love people and hospitality so we created a place where we would like to hang out ourselves,” Bradford said. “We stay out of the way of the warm, welcoming vibe we’ve created and let people enjoy themselves.”

Guests come from all walks of life and all levels of wine knowledge and interest. All are welcome.

“If our guests want to talk wine and learn wine, we can do that, but we don’t ever preach wine,” Sil said. “If they just want to spend time with friends, we can do that too. We want the experience to be what they want it to be.”

I If you’ve ever thought about investing in the Hill Country, here are great points to consider.

n 1976, the same year that Hayden Outdoors was founded, my folks bought a small motel on Lake of the Pines, Texas, just outside the town of Ore City. I spent two summers and one school year loving life on the lake, catching big bass and helping my 70-year-old friend, “Catfish John,” run his trotlines. I wish it were mandatory for every 15-year-old boy to spend at least one year of school in a small Texas town. That’s where it was ingrained in me to say, “Yes sir,” “yes ma’am” and treat everyone with respect.

Lessons started on my first day in class as my science teacher, Mr. Shellnut, walked me outside and down the sidewalk, passing by the windows of every classroom from Grade 1 to Grade 12, to the library where the librarian could be a witness to him using his custom-made paddle on me. The cute girl sitting in front of me in class had turned back to introduced herself and I answered, considering the Texas motto is “friendship.” Shellnut took the opportunity to set an example with the new kid. It turned out to be one of my best school years ever. I knew when we moved back to Colorado it would be a matter of time before I returned.

Over the years I had a lot of hunters from Texas in my Colorado “Phil’s Bowhunting Adventures” guide and outfitting camps and was fortunate to hunt all over the Lone Star State while hosting outdoor television shows for the Outdoor Channel, Sportsman Chanel and Pursuit Channel. I met some great people in the quaint Texas cities and towns along the way and learned why Texas is famous for its barbecue. As I witnessed the pride Texans felt over standing on Texas soil, I thought about how this place delivered real estate opportunities from small parcels to as big as you could dream.

Then in 2016, I met up with Dax Hayden of Hayden Outdoors, who invited me to join his family’s farm, ranch and recreational real estate company to work Colorado’s Western Slope. Hayden operated in nearly 20 states—now it’s 22—so there was always the opportunity to get a second license.

Already blessed to be a part of its tight-knit family of brokers and sales agents, in 2019 I was asked if I wanted to help open Texas. I jumped at the chance.

Texas is big enough and diverse enough to be its own country, and there are beautiful ranches across the entire state, some better for grazing, some better for hunting and some excellent for both.

Texas serves up wide open spaces for pursuing “life on the land,” which, by the way, fittingly is the name of the Hayden Outdoors TV show on RFD-TV. SUMMER 2021

Of course, being a Rocky Mountain boy, born and bred, I loved the Texas Hill Country—the scenic Central and South Texas countryside with signature rolling hills, spring-fed rivers, fish-packed lakes and pastures full of bluebonnets. And then there is the climate that produces unique vegetation and the fact native and exotic big-game species thrive around every corner. Spanning 31,000 square miles, it is the fourth largest region in Texas, boasting everything from traditional livestock to high fences holding some of the most interesting wildlife from around the world, and there are some areas that produce fantastic wine.

A M E R I C A’ S FRIENDLIEST S TAT E The word “friendship” was adopted as the Texas state motto by the 41st Texas Legislature in February 1930.

Perhaps there is no better word that is more indicative of Texans’ character or spirit—or that better explains why it’s the place so many enjoy life on the land.

As my wife, Karen, and I narrowed down our landing spot, we took an extra close look at Fredericksburg, Kerrville and Comfort. We chose a place eight miles east of Boerne with easy access to the San Antonio airport and an easy drive in any direction to hundreds of fantastic cattle and hunting ranch properties. We joined Boerne’s Clubs of Cordillera and immersed ourselves in a community featuring small-town charm despite being one of the fastestgrowing places in the state. I was excited to get up and running in 2020, just as COVID-19 hit, but not even a pandemic can keep Texas down for long.

The real estate market was on fire as people traded in their city life for a new lifestyle and put their money into land—something Texas Governor Greg Abbott refers to as “the tidal wave.”

But there is never a bad time to invest in land. As Mark Twain said, “Buy land, they aren’t making it anymore.” It’s the American dream to yearn for a parcel to call our own. Plus you may qualify for an exemption that decreases property taxes by the thousands if your land is used for agriculture, grazing land, timberland or wildlife conservation.

All that said, people are increasingly buying land more for recreation in the midst of COVID-19, and that works too.

Office, Gov.Texas.gov/business/page/why-texas, notes it leads the nation in job creation and population growth. In 2020, Texas added more residents than any other state, with 237 new relocation and expansion projects since the pandemic. Texas is home to 50 Fortune 500 companies and is the ninth largest economy worldwide. Throw in a business-friendly atmosphere, no corporate and personal income tax and fewer regulations— and the fact Texas also is home to advanced manufacturing and energy development—and it’s tough to beat.

But again, for me it’s the Hill Country for its business and year-round outdoor opportunities.

This sportsman’s paradise offers great fishing and hunting for whitetail and mule deer, turkey, javelina, mountain lion, waterfowl, small game, dove and quail. Then there are all the free-range exotic wildlife species, such as the axis deer, which beats just about anything else you put on your plate. While racking up the Hill Country miles in my Ram 1500 checking out properties to list or sell, I’m always on the lookout. So while some in North Texas get to call the town of Paradise home—so-named for being a “cowboy’s paradise”—the heart of the Hill County maybe goes one better for hunters, who get to hang their hat in the town of Hunt.

WildLife 2021 is slated for July 15–18 at the luxuriously spacious JW Marriott Hill Country Resort and Spa (23808 Resort Parkway) in San Antonio. The premier event attracts more than 1,500 wildlife enthusiasts from across the state each year.

“Our convention delivers three days of education, top-notch networking and fun,” Brimager said.

The day-long seminar brings in top experts and leading practitioners to provide an in-depth look at a specific topic. Arguably the most important meal of the day is even more important as attendees need fuel (and caffeine) to take in all of the information at the Education Seminars. This year’s topics provide important information on wildlife and habitat management, current issues in conservation, and many other topics of interest to TWA members. After a morning of education, attendees gather for lunch and to hear the latest from the TWA’s incoming president and to witness the presentation of TWA’s most prestigious awards: TWA Ray Murski Friend of Wildlife, TWA Charly McTee Outdoor Media Award, TWA Sam Beasom Conservation Leader Award, as well as the TWA Volunteer of the Year.

The event culminates with the Grand and Silent Auctions, which generate about 25 percent of the nonprofit’s operating budget for the year.

“The Grand Auction is the granddaddy of them all,” Brimager said. “Our members donate hunts and experiences that generally are not available through any other source.”

WildLife 2021 will continue the association's long-standing tradition of throwing the "family-friendliest party in Texas." All ages are welcome, and often many generations of the same families attend.

"Stewardship and conservation are part of the TWA family legacy that are passed from generation to generation," David Brimager said. "It's never too early to take part."

To that end, TWA staff hosts the TWA Range Riders Program for attendees' children ages 4–12 during the Friday and Saturday night events.

"Range Riders is designed to show the kids a great time while teaching them the importance of conservation and introducing them to the majesty of Texas' wild places," Brimager said.

exas land markets exploded in the first quarter of 2021, posting a preliminary total of 8,147 transactions, a 33.17 percent surge over 2020 levels. (All figures reflect annualized quantities in four-quarter moving averages.) Urban dwellers fleeing cities and investmentdriven buyers led the charge into the countryside, snapping up nearly everything offered for sale. This frenzied demand drove prices 9.43 percent higher than 2020 first quarter prices. The remarkable rush of activity engulfed nearly all markets for both small and large properties. In Far West Texas, the Trans-Pecos region bucked the trend where large property sales continued to languish in the doldrums inspired by collapsed oil prices.

Northeast Texas: Volume of sales expanded 27.18 percent while prices escalated 12.63 percent to $5,448 per acre. Total acreage increased 22.15 percent to 82,329 acres. These results drove total dollar volume up 37.58 percent to $448.5 million. These developments reflect strong demand emanating from the cities and engulfing the entire region.

Gulf Coast – Brazos Bottom: The volume of sales jumped 44.75 percent from 2020, but the total acres sold only increased 5.88 percent, suggesting a large number of smaller tracts in the current market. Price increased a solid 10.62 percent to $7,031 per acre. The high price but low acreage led to a modest 17.12 percent increase in total dollar volume at $275.1 million.

Statewide prices settled at $3,249 per acre, an all-time high for rural properties. Many smaller properties sold, causing the typical tract size to fall 21.63 percent to 1,051 acres. A total of 585,372 acres changed hands, a 20.76 percent increase over 2020. The flood of transactions pushing up prices produced a record total dollar volume in the market of $1.90 billion, up 32.15 percent from last year.

South Texas: Activity increased substantially in the region to the south of San Antonio with sales volume increasing 27.71 percent and prices remaining steady at $3,952 per acre, virtually unchanged from 2020. Total acres grew 31.29 percent driving total dollar volume up 30.89 percent to $240.9 million.

Panhandle and South Plains: Activity moved modestly up in this region with sales increasing 13.87 percent. Prices actually fell 4.51 percent to $1,122 per acre continuing a trend toward lower overall prices. However, the decline decelerated from 2020 results and the total acreage increased 56.42 percent.

That increase in acreage cause a 49.37 percent rise in the total dollar volume.

Austin – Waco – Hill Country: Markets in this region posted a solid 7.02 percent increase in price to $4,422 per acre accompanied by a 36.44 percent increase in sales volume. The 23.15 percent increase in total acres sold contributed to the 31.80 percent increase in total dollar volume to $548.8 million.

Far West Texas: Activity in the Permian Basin oil play had driven this market for the past several years. When oil prices collapsed in 2020, so did demand for large properties in this region. The number of sales dropped 22.61 percent with acreage falling 65.69 percent. The market focus switched from desert rangelands for energy exploration to desirable mountain properties. So, the region posted few sales at very high prices. The lack of activity makes it difficult to find reliable pricing information.

The desire to escape problems in the urban environment as well as a search for a safe haven for capital has sparked a stampede to the countryside. Undoubtedly, the pandemic and urban unrest prompted this invasion. Many observers fear that market activity at these levels will not last. However, nothing on the horizon points to a diminution in demand for safe space in the countryside. The coming months will likely see a continuing scramble for land with increasing upward pressure on prices. That trend seems likely even if the pandemic does not fade as currently expected. Total acreage sold exploded up 79.50 percent to 135,556 acres, contributing to the 83.52 percent increase in total dollar volume to $229.2 million. The market was very active with increasing demand pressure.

The remaining ranch has over 30 miles of easyaccess crushed rock roads with culverts that give access to a diversity of habitats for hunting.

Improvements here include 23 elevated deer blinds with 23 protein and 23 corn feeders as well as water troughs and bird waterers fed by a poly pipe system from six high-capacity solar wells and elevated storage. Three year-round water surface tanks are also fed by well water. There are five+ plowed food plots for dove and deer feed.

Whitetail deer genetics and enhanced breeding bucks and does were introduced in 2000, and deer have been intensely bred for release on the ranch.

There are six whitetail breeding pens with water and shade structures as well as a high-fence large trap next to the pens. A 1,758-acre high-fenced mule deer pasture has three breeding pens. game fish like small and largemouth bass, black bass and catfish. From fly fishing in the shoals and riffles to bottom fishing the clear deep holes, this ranch is an angler’s dream.

Water

The Lower Pecos River, much like the nearby Devils River, is supported by area springs as outflow from the Edwards-Trinity Aquifer and is located in one the most intact river environments in Texas, offering unique streamside habitat such as willow, live oak, hackberry, mesquite, river cane and many riparian plants, including a wide diversity of flowers and blooming cacti.
