hundering Hooves Ranch presents a rare opportunity to own 5,709.3± deeded acres in the heart of Gunnison County, Colorado, where abundant water, exceptional wildlife habitat, and direct access to public lands come together in one highly desirable mountain ranch. Located near Somerset with year-round access from Highway 133 through McClure Pass, the ranch offers the scale, the resources and the setting sought by hunters, ranchers and outdoor enthusiasts alike.

Water is one of the defining attributes of Thundering Hooves Ranch. The property includes approximately 1.25 miles of year-round Ault Creek and approximately 2 miles of West Muddy Creek, creating a reliable and scenic water network that enhances both the utility and beauty of the land. Historic water rights totaling 12.25± c.f.s. support the ranch’s agricultural productivity, helping sustain lush grazing areas, riparian corridors and diverse native vegetation. These water resources are essential to the ranch’s long-term value, providing the foundation for livestock operations, wildlife habitat and recreational enjoyment. Equally impressive is the ranch’s wildlife presence. Situated in Game Management Unit 521, an area known for strong elk numbers and quality hunting opportunities, Thundering Hooves Ranch

LAND SPECIALIST

Craig and Cael Lundstrom Arrowhead Land Company is built on a simple but powerful belief: land is more than an asset; it is a connection to heritage, hard work, stewardship and opportunity. Guided by its mission to create, inspire and advance that connection, the company serves buyers and sellers with a combination of market knowledge, strong marketing, honesty and relentless effort.

Cael Lundstrom shares that same appreciation for the outdoors, agriculture and rural life. Raised in Stromsburg and educated in agricultural business, Cael grew up involved in athletics, farming, hunting and land management. His work in the family’s row crop operation and his passion for growing and managing quality whitetails have shaped a strong respect for productive land, wildlife habitat and the people who care for both.

Nebraska, nestled up next to the stunning Platte River! This unique piece of land not only provides a beautiful backdrop but also combines grazing potential with a recreational paradise, making it an ideal investment for those seeking both beauty and functionality.

This prime river frontage property is perfect for a variety of uses. It consists of native grasses, ponds, sloughs and timber along the river channels. Whether you envision running a thriving cattle operation or developing recreational activities, the possibilities are endless. This tract has been logged in the past ten years and approximately 394± acres are enrolled in a Wetlands Reserve Program. There are enough acres outside the easement that a buyer could build a structure as well. The property includes seven cross-fenced cattle pastures, designed for intensive grazing. This setup not only optimizes land use but also promotes sustainable livestock management. Each pasture features a buried waterline, ensuring a reliable water source for your cattle, which can significantly enhance productivity. n the heart of the Catskills sits The Willo Preserve, a storied fly-fishing property that traces its roots to the late 19th and early 20th century. In 1904, angling pioneer George LaBranche cast the first dry fly on fast water in North America, setting in motion a fly-fishing legacy that continues at The Preserve today. The Willo Preserve is being offered for sale for the first time in nearly 80 years.

The property’s crown jewel is 2.6± miles of the Willowemoc, or as locals call it, The Willo, wrapped in privacy and scenery. For the past 66 years, the fishing here has been managed by a fly-fishing club that has carried on and added to the Preserve’s angling history. Notable club members have included fly-fishing writers Nick Lyons and Sparse Gray Hackle, among others, as well as wildlife artist Milton C. Weiler. Going back even further, these same waters were once enjoyed by the father of American dry fly fishing, Theodore Gordon. Surrounding the cold, clear, freestone creek is 1,157± acres of verdant forest land comprised of mixed hardwoods, pine and hemlock. The Willowemoc flows along the

in western Hill County, near Aquilla, Texas, where striking scenery, exceptional improvements and year-round recreational appeal come together in one remarkable legacy property. Conveniently located just 30 minutes from Waco, approximately 1 hour and 15 minutes from Dallas/Fort Worth, and about two hours from Austin, Brazos River Ranch offers an extraordinary blend of privacy and accessibility.

Set high on dramatic chalk bluffs above the river, the ranch enjoys sweeping views of the water and surrounding countryside, creating a setting that feels both private and unforgettable. Held by the same family for more than 35 years, the property has been meticulously maintained and thoughtfully improved, resulting in a ranch that is as functional as it is beautiful. The land is impressively diverse, featuring rolling pastures, dense hardwood cover, rock-bottom creeks, and elevated overlooks that showcase the best of this storied stretch of the Brazos. With more than 8,000 feet of Brazos River frontage at Smith’s Bend, plus substantial frontage on Tener Creek and White Rock Creek, water is one of the ranch’s defining assets. Several stock ponds further enhance the landscape, while the combination of accessible river frontage and commanding bluff-top views is a rarity in this part of Texas. Wildlife is abundant, and the ranch is exceptionally well suited for fishing, hunting and outdoor enjoyment, including

A Q&A with Johnny Klemme INTERVIEW BY LORIE A. WOODWARD

As Baby Boomers and Gen X’ers move toward retirement and beyond, the U.S. is poised for the greatest transfer of wealth in our nation’s history. Just over 38 percent of American farmers are 65 and older and, in most cases, the land is their largest asset, setting up a huge shift in ownership. In fact, approximately 40 percent to 70 percent of all U.S. agricultural land is poised to change hands over the next 15 to 20 years; some experts predict that 10 percent will transfer in the next five years. This translates to a massive conveyance of about 300 million to 400 million acres, valued at trillions of dollars. It also translates to a lot of heartfelt, often difficult, conversations about the future of family land.

process, it ignited a passion for helping people successfully answer the once-in-alifetime question, “What do we do with the family farm?”

2

Although you focus on farmland in your career and in your book, American Family Farmland, can families who own ranchland or recreational property apply your approach to their land? JK: Absolutely. The book’s focus is values— personal values, family values and all of the things that inform the human condition. The landscape may change, the crop may change

I sat down with Johnny Klemme, CAI, co-owner, broker, auctioneer and land advisor with Geswein Farm and Land Realty and Auction in Lafayette, Indiana, who also wrote the bestselling book American Family Farmland, a guide for families considering keeping, selling or reimagining the family farm. While his book and experience focus primarily on farmland, the process and tools we discussed for reaching a satisfying consensus on the future of family land is equally applicable to ranches and recreational properties. To catch the entire conversation, listen to “Keeping, Selling or Reimagining the Family Farm, Ranch or Recreational Property” Episode 51 of the Land.com Podcast.

1

Your advice comes from both a professional and personal standpoint. What shaped the way you approach your work with families who are trying to decide the future of their land?

JK: My path to this career was a fulfilling accident. I grew up on a family farm helping raise corn and soybeans in west central Indiana, where the black soil continues to the Illinois prairie. During my formative years on the farm, I learned the lessons of the land including leadership

and the use may change, but the foundation of the book and our decisions are the internal values that we place on the land and on our relationships with family members or anyone else who may be involved in the decision about the land. While I wrote about family farms, the book’s reach is broader. My hope is that readers can take some of the lessons that I’ve learned and some of the stories I’ve gleaned from my clients and reframe them into their own context—and take something of value away.

3

One of the things that you emphasize in American Family Farmland is starting the transition process early to avoid having to make decisions in a crisis situation. Why is starting early important and what are some of the initial questions that people should consider?

through 4-H and FFA and I probably got my storytelling ability from my grandparents who worked the farm with my parents. A love of the land got baked into me pretty early.

4

What is the difference between “values” and “valuation,” and, in your experience, which is the priority?

How does the land affect my well-being emotionally and financially? Sometimes, the emotional and financial resources are both in the black. Other times, they come at a high, unsustainable cost. Usually, it’s a mix. But the more people understand their own and everyone else’s values, the more likely the family will come to a decision that

discrepancy between fair and equal, a topic that often arises when one sibling stayed on the farm and made it a career, while the other children worked elsewhere, but expect they will receive an equal portion of the land. Those are never easy conversations to have and when you throw emotional attachments and financial considerations into the mix, talking just gets more difficult. With that said, some families are closeknit and talk often, so the process may be less daunting. Other families may be scattered across the country and only see each other sporadically. Others may not be able to be in the same room with one another. My job as a mediator and advisor is to create an opportunity for everyone to have their say in a judgement-free atmosphere. My approach depends on the family dynamics and the logistics, but generally I host individual meetings with everyone involved as well as family meetings. The individual meetings provide a chance for people to say things they feel deeply, but may not be comfortable sharing in a group. To the best of my abilities, I work to make everyone involved aware of everyone else’s concerns and priorities. I work to manage expectations and keep them real. Then, we work on finding common ground and building on it. When the time is right, I bring in additional experts such as CPAs, wealth managers, attorneys and any other professionals who can provide the information necessary to help a family reach its goal. In my experience, even if the outcome isn’t exactly what individuals advocate for, they’re more content with the solution if they feel they’ve been heard and considered. Consideration and contentment are key to keeping relationships intact—and in the final analysis, relationships, at least in my opinion, are our most valuable assets. °
