THE STATE OF THE CLUB Mitch Galnick, General Manager

As I sit down to write this year’s State of the Club (SOTC), it is the second week of January and the course is covered in some muchneeded snow. It’s been closed since December 31st, the day after the tragic Marshall fire. The Persimmon Grill has finally re-opened after our annual cleaning and an additional week off due to Covid quarantines and other illnesses among our staff. And we are now putting the final touches on our 2022 budget which always yields interesting insights and reflections. I think it’s a gross understatement to say that the last couple of years have been quite challenging for all of us. Last February, I was reflecting on what had been the strangest year of my association with Lake Valley Golf Club. 2020 was obviously dominated by the onset of COVID and pretty much everything was COVID related thereafter. As we moved into 2021, it appeared that with vaccines more readily available, new treatments poised to hit the market and other pressures relaxing that we might return to something like “normal”. 2021 proved to be anything but, especially for those of us who call the Boulder area home. Beginning with the King Soopers shooting, ending with the Marshall Fire, and dealing with COVID and its effects in between has put tremendous strains on other communal health, both mental and physical. Prologue It’s important that I begin by thanking all of you who contributed to this year’s Holiday Bonus Fund. Due to your generosity, over $40,000 (the most ever) was recently distributed among 32 very appreciative, hard-working staff members. They all asked that I convey their gratitude. It makes me so proud to be associated with you!

Summary Before I begin elaborating, pontificating, and possibly getting bogged down in plenty of minutiae, let me skip to the bottom line and say that the Club is probably in the “best shape” it’s ever been. We have a strong membership made up of many really great folks. We have an outstanding team able to deliver consistently enjoyable experiences for you, your families, and your guests at reasonable costs. And, we are on very sound financial footing. Basically, we have been, and are poised to continue to fulfill our Club’s mission: “to provide a value-oriented, quality, private golf experience to a limited number of golf enthusiasts in a casual Club environment” this year, and for many to come.

Background Every year at this time I’m privileged to compose the SOTC; my views about how things went the year before and what may be in store for the future. For the 58 new members who joined the Club in 2021, let me first say thank you for putting your trust in us. I hope we’ve met your expectations so far. With all the recent growth in our membership as well as masking and distancing I've found it much more difficult to meet, let alone get to know, many of our newest members. For that I apologize. It’s also a reason I’ll spend just a couple of minutes sharing a bit about my background to help put my observations in perspective. Those who have known me for a while might want to skip ahead. I came to Boulder from Chicago 50 years ago this last fall as a CU student majoring in accounting. I graduated from the now Leeds School of Business and then from CU’s School of Law specializing in tax and real estate. After a brief time in the Tax Department of the Denver office of former Big 8 CPA firm Arthur Andersen I left and became the managing partner at a small law firm in Boulder. My practice focused on tax, estate planning and real estate. Eventually I transitioned out of my law practice and into residential real estate development with the help of Ken Shapiro, a great friend and then client. He and I became partners in the mid 1980’s and together developed Niwot Estates, my first foray into the field. In 1981 my wife Marta and I purchased the first lot sold in Lake Valley Estates and completed our home on #5 tee here on the course in the spring of 1983. The subdivision had struggled to attract homebuyers while the golf course, which fully opened in 1965, was popular enough to keep the two endeavors afloat. Then in 1987 Ken and I secured the remaining lots, all the other land and the golf course. From then until now, with the help of many great folks, I’ve been managing the course and/or Club. For more on the history, visit About on our website. 2021: Busy, Busy, Busy…. Hurry Up and Wait This past season was without question one of our busiest and best ever. You and your guests played 31,000 rounds on an extremely well-conditioned course. Total rounds were down from 2020, but still about 8,000 more than our pre-pandemic average. Despite the volume, tee times were accessible and afternoon walk-in play was possible. Member events saw good participation. Most of our traditional outside events returned after taking 2020 off. We also hosted a few new ones, the most notable being the U.S.

Junior Girl’s Amateur Qualifier. One of our own, Cole Nygren won the Colorado State Match Play! Juniors, Pierce Johnson and Sam Skubic qualified to play in the PGA Junior League National Finals and our Junior Golf Program was nominated for the Youth Player Development Award for the Colorado Section PGA which recognizes the top junior golf program in the state. We finished the year with a net gain of 32 members and high member satisfaction. This was reflected by increased revenues in all areas of the Club. Despite numerous delays and cost overruns we were able to re-cover every floor surface in the Club and totally renovate all four restrooms. We acquired a new riding cart fleet and completed the installation of 134 solar panels on the cart building which generated 62.8 MWh in just the 9 months they were up! We also welcomed new staff in many areas of the Club; Nick Ackerman our new Food and Beverage Manager, Jake Dowling in the kitchen, Erin Tagliola our Golf Shop Merchandise Manager, Bartenders/Servers, Kathleen Gardner and Jasmine Zeller, grounds crew members Adelia Pollard and Justin Miller and Dillon Mount, Rob’s son, who is assisting him in the Membership Office and in many of our other departments as well. With this overview you can see why I’m so excited about our accomplishments in 2021 and what lies ahead. Here’s a little more detail for those interested. The Course and Crew As a golf-only club the conditioning of the course is paramount. Generally speaking, if the course, especially the greens, are in good shape most everybody is happy and that was clearly evident this past season. Late season 2020 was quite challenging. We battled warm, windy, dry, weather, an unprecedented number of rounds played, a COVID-driven spike in single rider carts and a well-intentioned but in hindsight poor decision not to aerate at the onset of Covid the previous spring. Many members openly shared their doubts and concerns about what 2021 playing conditions would be like. Fortunately, in preparation for 2021 our Head Superintendent, Ian Johnson (hire date: 8/15/05) made some great decisions. These decisions were bolstered by much hard work and favorable weather to provide outstanding playing surfaces from April through year end. Ian and his staff including

Logan Fossen (3/4/2019), Gabriel Lagunes (3/10/08), Cirilo Salas (3/28/2011), Justin and Adelia together with Bud Epperson our all-star Head Mechanic (1/1/1987), his assistant Jesus Gonzalez (5/6/2015), and all our seasonal folks all did yeoman’s work despite being perpetually short staffed. So much so that Ian was out there mowing greens most mornings. He decided to try the DryJect aerification process for the first time for spring aeration, to overseed copious areas of stressed turf and to acquire a deep tine aerifier machine that we used this fall on the greens and fairways. And we reaped the benefits! Ian also decided to promote Logan to Assistant Superintendent and encouraged him to enroll in turf management courses at Front Range C. C. on our “dime” after our former Assistant resigned without notice. Another good call as Logan is learning quickly and doing a fantastic job. I’m sure he will be a great Lake Valley guy for years to come. I couldn’t be more thrilled with the new path, parking, and irrigation at #5 green. That area has been completely transformed and exceeded all my expectations. We experimented with some new materials for that path, and they performed so well that we intend to use them in other places around the course. Other improvements included additional irrigation on the left side of #4 fairway, realignment of the cart path at #8 tee and the start of a blue tee expansion on number 15. Unfortunately, we weren’t able to reseed our two wildflower beds (practice putting green and #8 tee) which was also scheduled. We hope to get these resurrected this season with the help of our new horticulturist Adelia Pollard. Adelia joined our crew this fall. She has years of experience and will be grooming all the planting beds and landscaping around the Clubhouse, parking lot and cart building. Many of you have already introduced yourselves to her as she cleaned up the beds for the winter and she’s looking forward to meeting more of you this season as we re-landscape the north side of the cart building (facing the parking lot). Other plans for this season include finishing the #15 tee expansion, reconfiguring the east end of the cart path at #10 tee, adding some drainage on the upper portion of # 10 fairway, and installing some posts at the courtesy cart parking area to keep carts off the grass between it and the water feature.

Looks like another busy year for Ian, Logan and the crew, but at least they now have Ian’s new puppy, Vino to keep them company. It’s been a couple of years since Crash was a mainstay and it’s nice to have a new canine friend lazily enjoying his days on the course again.

The Golf Shop The Golf Shop is the epicenter of the Club and things were humming there as well. As 2020 rolled into 2021 with mild weather and COVID front and center, Cameron and his staff had little chance to catch their breath. When almost all other activities were curtailed by COVID restrictions and fears, rounds played at the Club exploded in 2020 to just under 35,000 compared to the 23,000 or so we had been averaging for years. That demand continued throughout the mild 2020-2021 winter and with much shorter days to accommodate them, our tee sheets, which open for booking at midnight, were filling before sunrise. We huddled up and did what we could to increase availability; new morning back-nine, 9-hole tee times bookable at noon the day before were added, walking 5-somes were allowed, etc. It was tough as almost every spot was used daily. As we moved into 2021 and vaccines became available, more opportunities for other recreation, entertainment and travel re-emerged, the days got longer and the need to sit poised at your computer at midnight quickly disappeared. By May tee times were once again readily available and unnecessary most afternoons. We still played a lot of golf in 2021, almost 31,000 rounds, but much of the increase was the 7,000 rounds played from January to April; about double what’s normal for us during that time. 2021 brought renewed interest in member tournaments and events like clinics, demo and testing days. Many outside events and tournaments including the Holes of Hope, the Club’s annual fundraiser for the Tebo Cancer Center returned. Lesson activity blossomed, sales of merchandise soared, and our outstanding Junior Program picked up right where it left off. Full and fun. Of course, all this positivity requires two major components, a great team in the Golf Shop and engaged, supportive members. Our Club is blessed with both.

In his seven years as Head Pro, Cameron Morton (3/4/2015) has grown tremendously. He has put together and nurtured an outstanding group of Assistants; Tyler Winslow (4/26/15), Eric Hejl (2/26/17), and Rudy Masias (7/11/19) all of whom are devoted to creating exceptional experiences for you and your guests. They in turn are consistently supported by a cadre of energetic and hard working Outside Services’ men and women like Johnnie Romero (4/1/15) who help with the carts, tend to the driving range and your stored equipment, pitch in with Junior lessons, and much, much more. This year we welcomed our newest year-round Golf Shop team member, Erin Tagliola. Erin is a Boulder native and a highly accomplished merchandising professional who, lucky for us, had returned home after overseeing the buying for all of Pebble Beach’s golf shops for some time. She is a great resource, a pleasure to work with and here to help you with all your purchasing needs.

With Cameron’s guidance, Erin’s expertise, and your support we posted record merchandise sales numbers for 2021. Thank you for Shopping the Shop! It was and will be our goal to break our merchandise sales records every year. We are committed to having an active, well stocked, and profitable Golf Shop and to offering competitive prices. We want you to spend your dollars here at the Club if you’re going to spend them anywhere. Shopping here is good for you and for the Club. Please take advantage of Erin’s expertise when buying for yourself or your business. Many items we don’t carry we can special order for you and our sales tax rate is 3.5 to 5% lower than in any of our neighboring cities. Moreover, dollars spent here help support additional Club programs and personnel rather than benefitting big box stores or other national retailers.

We began the Shop the Shop campaign a couple of years ago and are thrilled and thankful that many of you have embraced it. Your support, whether it’s through signing up for an event with Golf Shop credit as prizes, participating in one of the many golf or football pools or simply coming to us before you make a personal or corporate purchase of in stock or special-order merchandise or gifts of any kind is greatly appreciated. A few other highlights of 2021 to note: The season long ProMember and Scramble Match Play events were added to the calendar and by popular demand will be held again this year. Tyler escorted a group of members to Ireland, has a fully subscribed trip to Scotland planned for this year and is now working on a fall trip to England in 2023. Cameron accompanied a group of 28 to Bandon Dunes and will be hosting a trip to Pebble Beach in November 2022 and back to Bandon in November 2023. We purchased a much needed new range ball picker in 2021 and will replace the majority of our range balls again this year as well. And, we have acquired some new software that should make check out and return of demo clubs much easier for you and the staff! Membership There has been an incredible amount of positive activity in the Membership Office the last two years. We ended 2020 with a net gain of 25 members and then temporarily paused membership sales due to the congested winter tee sheets I’ve mentioned. We also decided that when sales resumed, we would no longer offer any new Corporate, Annual, Limited Play or Winter Trial Memberships and we'd increase the Regular Membership Deposit from $6000 to $9000. As we moved into longer days and better tee time availability, we reopened sales to much demand. By year end we welcomed 58 new members and processed 26 resignations for a net gain of 32. We raised the Regular Membership Deposit again on November 1st to $12,000 and finished 2021 with 451 active, dues paying memberships. Our highest number since 2007! More good news about membership sales was that we continued to see an exciting shift in the demographics of our membership. Those joining in the last few years have been younger than our average member and the percentage of family memberships, while still much below that of individual members, continues to increase. I hope these trends continue as it bodes well for the long-term health of the Club.

Of course, much of the success in selling membership is attributable to referrals from many of you, our best source of advertising. We haven’t done any formal marketing since early 2020, but have relied on folks’ great experiences when visiting the Club and our Referral Program. The present Program rewards members with $50 per month dues credit for up to 2 years for each of their referrals that join. There are 51 members currently receiving the credits, some as high as $200 per month. If you’ve got some potential members in mind please let us know. Also instrumental in our success is the hard work and infectious positivity of our incredible Membership Director, Rob Mount (3/1/1999) who will celebrate his 23rd anniversary here at the Club soon. Rob is one of the most genuine, caring, empathetic, people you will ever have the pleasure to know.He’s a great friend to scores of us and has been an incredible asset to the Club for over two decades. Many of you have asked me or Rob if he’s planning to retire soon and the answer is thankfully, no. Rather he has cut back on his time spent at work while cycling and traveling more and he has enlisted the help of his son Dillon who, as I mentioned, has been a great addition to our team. Dillon has begun to modernize the administrative side of the Membership Office, works with prospective members, manages our social media presence, and attends our weekly managers meetings, gaining exposure to all aspects of the Club’s operations. It would be hard to imagine coming to the Club and not having a “Mount” greet you. If all goes well, it will be a very long time before that happens. Lastly, many of you have also commented how much you enjoy your new bag tags. We thought it was time for a little upgrade and are really happy with how they came out. Displaying them on your bag is quite helpful should your bag be misplaced. It also identifies you as a Club member to our newer staff who may not yet have met you. If you haven’t picked yours up or haven’t put it on your bag, please make it a point to. The bag tags can now be picked up in the Membership Office. Thanks.

The Persimmon Grill There is probably no area of the Club that has been more affected the last couple of years by COVID, turnover, improvements, increased costs, supply-chain issues, you name it, than the Grill. Yet, 2021 was one of its best and busiest years ever! After spending most of 2020 responding to County ordered closings, table spacing, minimized seating capacity and serving mostly “takeout”, we returned to a bit of normalcy by mid-2021. We took advantage of the slow dining situation early in the year and refurbished the Grill with new flooring around the bar, new carpeting, and a down to the studs re-do of the restrooms. While that process took WAY longer than planned (thanks for your patience) it looks great and should serve us well into the future. Many of the gatherings, tourneys and events which we traditionally host in the Grill returned in mid 2021 as restrictions and COVID concerns subsided. We were thrilled to see you back in force enjoying the ability to eat in or “gather” again and mostly to enjoy each other’s company. Our team of the last few years was still intact and enjoying their opportunity to serve you mask free for a while. Chef Paul (4/20/09), Matt and Frank (5/27/21) were preparing our favorites and Nicole, Kyle (4/14/18), Charlie and Maggie (3/11/18) were serving them up with now visible smiles and their usual aplomb. Things felt almost normal again and sales returned to pre-pandemic levels until the holiday season when many parties and other gatherings were once again cancelled or downsized. The ups and downs of the Grill in 2021 also included saying goodbye to our friends and co-workers Nicole, Charlie, and Matt. As a Club with only about 25 full time year-round staff, we wear many hats and all work closely together. Our departments are all interdependent and collaborate on many projects. Many of our co-workers are also our good friends and when one leaves, it’s difficult for us. I know the same is true for those of you who get to know them over time as well. Nicole got married and she and Chris are enjoying Minnesota (maybe not right now), Charlie and Ashley are loving their new home in Ft. Collins and Matt is doing his thing at Avery.

The other good news is that despite the unbelievably tight labor market, especially in the hospitality sector, we were able to welcome Nick, Kathleen, Jake and Jasmine to the Grill team. After some fits and starts in finding a new Food and Beverage Director, I am thrilled to have Nick Ackerman on board. He has really settled into his role and has begun to meld many of his larger corporate restaurant skills and techniques with our member oriented, family style approach. He has been instrumental in helping to hire new staff, dealing with health department protocols, and navigating through the price increases and unavailability of products that have been so prevalent for most of the last year. Obviously, operating the Grill hasn’t been easy, and we truly appreciate all your patience and support as we continue to deal with many challenges. You too are likely facing them in your businesses and experiencing them when visiting other restaurants and stores. Hiring has never been more difficult and challenging. We need to be at the top of our game and be competitive with our wages, benefits, flexibility and overall work environment. This year we raised wages throughout the Club and after consulting with our Advisory Board, we started paying a daily shift gratuity to our kitchen staff based on sales. We also recently began providing no cost remote access to doctors and mental health professionals as well as access to preferred pricing on prescription drugs to those staff desiring it. All these things are important, but I’m sure if you were to ask our staff why they work here most would say it’s the members. They enjoy getting to know you and your preferences and taking care of you. And you reciprocate by treating them well and with mutual respect. It’s a beautiful thing to see and I truly thank you for your part in it! As we move into 2022, I really don’t know what to expect in the Grill. So many events on our calendar have ???? marks next to them, waiting to see what COVID has in store for us in the short and long run. We still are not able to reopen the Grill on Mondays but hope to soon. My best guess is that starting sometime in March we will be open for drink service on those Mondays when the course is open, and then beginning in May we will resume lunch and dinner service 7 days a week. Much will certainly depend upon kitchen staff levels, competencies, health protocols and our need to make sure staff have a reasonable balance in their lives between work and time off. The last couple

of years that balance has tipped pretty far to the work side, especially for Chef Paul, who has worked tirelessly throughout. Hopefully his upcoming annual vacation (to Hawaii), which he missed last year, will come together and be fun, relaxing and rejuvenating! So, again, thank you so much for your patience and your unwavering support of the Grill and our staff. We hope to see you here often. And, while I’m at it, I’d be remiss if I didn’t remind you to make reservations for our Valentine’s Day dinner. It, Mother’s Day and Santa Brunch are some of the few chances Paul gets to show off his vast, exceptional culinary skills, but Valentine’s dinner is when he really goes all out. Enjoy.

The Business Office and Financials It is almost unfathomable how much work is done by just one person in our Business Office. Allie Kuehn (8/19/08) is the glue that holds everything together. With the help of some pretty dynamic Club industry software, she handles Accounts Payable, Accounts Receivable, General Ledger, Payroll and HR. She’s also responsible for most of our Club communications, compliance work, and many of your inquires. Allie is both technical support and “mother” to many and a great partner and sounding board for me. And best of all for everyone she has perfected the hybrid workplace model; operating seamlessly from both the Club and her home.

2021 was a good year financially. Club revenues were up in every department and 17% overall from 2020. Dues were up with the addition of the new members and a lot of guests were hosted for golf. As I previously mentioned, merchandise sales were strong and as were Grill revenues. Please keep in mind however that 2020 revenues in many areas were somewhat depressed due to all the closures and other COVID related restrictions. Payroll and related expenses were up 16% for the year but that’s a bit more difficult to nail down. While we paid higher wages and added benefits, we also had more staff in some areas and were unstaffed in others. There was considerable overtime for the grounds crew and kitchen staff but unfilled jobs were an offset. Other operating expenses were up 15% last year, the largest jump I can ever remember. Whether it’s utilities, fuel, fertilizer, insurance, cups, food or alcohol, you name it, they were more expensive or just unavailable. I project we will see much of the same again this year. As you know, the structure of our membership program does not allow for assessments to the members. All improvements must be funded by net profits or debt (which then of course must eventually be funded by net profits). It is incumbent upon me to make sure that we operate the Club effectively, efficiently, and profitably so we can cover all of our operating expenses, replace aging equipment and infrastructure and make improvements that keep the Club up to date and relevant. Hopefully there will be a reasonable return on our investment as well. Many of the improvements we made in the last year were made possible by the PPP reimbursements we received in early 2021. When COVID restrictions first forced us to close in early 2020 it appeared that we might need all the funds we initially borrowed just to "survive" but the year ended positively and we will enjoy these upgrades for some time to come. As we move forward into 2022 and what appears to be an increasingly inflationary environment, I’m sure many difficult decisions will need to be made about how to balance all the interests at play. It won't be easy but we’ve being doing this here for a long time; thirteen years as operators of Lake Valley as a daily fee golf course and as a Club for 21 more. We will navigate our way through them as we always have. Recap and Look Ahead In a nutshell, 2021 was an exciting and successful year for Lake Valley Golf Club despite a myriad of ongoing and new challenges!

We welcomed 58 new members, achieved a high level of member satisfaction, installed a solar system, refurbished a major portion of the Clubhouse, acquired a new cart fleet and deep tine aerifier, made some great improvements to the course, experienced outstanding playing conditions all season, brought some excellent new team members on board and, unlike many, were able to retain so many of our long-time team co-workers. Wow! The financials were good which allows us to continue to add staff and make improvements going forward. We’ve adapted or “pivoted” as everyone now says, as personnel and various other essential elements of our operation have become difficult to find, unavailable, or much more expensive. Like everyone else, we’ve learned to look for options, to innovate, and to pass along the increases when appropriate. Whatever works best to fulfill our mission “to provide a value-oriented, quality, private golf experience to a limited number of golf enthusiasts in a casual Club environment.” I am so grateful for our team’s effort and your help as well. They’ve worked long and hard to overcome all these obstacles and to make Lake Valley Golf Club a place you enjoy spending time and that you can be proud of. You have contributed mightily too. You have been incredibly patient, supportive, and generous in both words and deeds, and we could not be more appreciative. We often speak about the Lake Valley family, and it’s certainly felt like we definitely are one, especially the last couple of years. I’m not sure what 2022 has in store for us but I am hopeful that it will bring some relief from the physical and mental toll that COVID, the King Soopers shooting and now the Marshall Fire has taken on so many. I am under no misconceptions that things will quickly, if ever, return to “normal” but I’m certainly hoping for better times for the entire Boulder area community we all call home. 2022 HANDICAP RENEWAL If you had a handicap at Lake Valley in 2021 and want to continue this coming season, your handicap will automatically renew. The $73/person fee will be billed with your March 31st statement. If you don’t want to renew, let the Business Office or Golf Shop know before April 10th. If we don’t delete you from the system, the Colorado Golf Association automatically charges Lake Valley and they will not issue refunds so we are unable to refund the fee. If you don’t have a handicap at Lake Valley and would like one for the 2022 season, contact the Golf Shop. The fee covers the costs paid by the Club to the U.S.G.A., C.G.A., and C.W.G.A. for dues and handicap services, as well as costs associated with hardware, handicap administration and software including the Golf Genius suite of tournament programs and benefits. A U.S.G.A. handicap at Lake Valley is required to compete in almost all Lake Valley Member tournaments, Member leagues and weekly Member games.
