1. Add Member Lane to RIGHT of existing Member Lane. Existing Member Lane becomes Visitor Lane 2. Visitor Lane 1 remains as is.

2. Install new paved U-turn 25 yards before existing Gate House (COMPLETED END OF OCTOBER 2022)

3. Install TekWave AllBox next to Visitor Lane 1 just before new paved U-turn area

4. Install Access Control Officer 2 (ACO 2) Kiosk in median level with TekWave AllBox. This will require widening of the median. ACO 2 Kiosk must have a sliding door to Visitor Lane 2, electricity, heating, air conditioning, radio and telephone communications, and TekControl computer.

5. Install License Plate Reader to read license plates of vehicles in Visitor Lane 2.

President’s Letter

We are beginning to see the light at the end of the budget tunnel! The General Manager presented the draft budget at the Town Hall on Jan. 17. About 50 people attended in person or by Zoom and nine members asked probing questions. All Board members were in attendance and paid close attention to the discussion. The current proposed assessment is $1,962 per lot, which is a $116 increase (6.3%). Budget amendments proposed by Board Directors will be discussed and voted on at the Feb. 4 Board meeting. The General Manager and Director of Finance will use the information from these two events to finalize the budget, which will then be voted on by the Board at its Feb. 15 meeting. At that time, members will be informed of the assessment amount due May 1, 2023.

Many members have asked me “what’s this about fences?” Yes, a group of members requested the ECC to consider proposing a change to our regulations to allow for a fenced-in play area. Like the current rules for dog runs, if approved by the Board, the regulations would specifically state maximum size and height and allowed location and materials. The key point right now is that this is not a request to allow perimeter fences. ECC representatives will be present at the Feb. 15 Board meeting to explain their various proposed amendments to Regulations V and XVI and answer questions from the Board. I encourage members who are interested in the subject of fences, pro or con, to attend this meeting. Given the sensitivity of the subject, it is likely will open up a member comment period as part of the process to decide how to best move forward.

I just read an article that stated, “communicating frequently is key to customer service.” The entire Board and the General Manager agree that frequent communication with our membership using various means is of the utmost importance. That is why we reinstituted Coffee and Conversation with the Board. The next event is on Tuesday Feb. 7 at 10 AM at Fareways. Rick Rappoport (Vice President) and Leif Henecke (Secretary) will be there to take questions and comments from members.

That is also why we have held various Town Halls recently. Now that we have had town halls for both the 10th Fairway Stormwater Management, Downstream Drainage Improvement, and Green Replacement Project and the Main Gate/Third Gate Project, we have established links on the LOWA website (www.LOWA.org/CapitalProjects) so that members can send their comments, questions, and observations about these two projects. The comment period closes on Feb. 8.

The Wake Boat Moratorium was extended for one year to April 22, 2024, at the Jan. 18 Board meeting. This is to allow A. Morton Thomas to complete its analysis. We expect AMT to submit a draft report to the Board by the end of January. A Special Board Meeting will be held on March 13 at 7 PM in the Community Center for AMT to present their findings and recommendations to the Board as well as the membership. Afterward, I will update you as soon as we decide on the next steps.

I’m sure many of you are enjoying this unseasonable weather we’re having, and others are wishing we had snow. I’m just glad that there isn’t a foot of snow in my driveway, and that the days are slowly getting longer. Remember, the Clubhouse has reopened and Fareways serves breakfast all day long. Both are great places to meet with friends, regardless of the weather!

1. EXECUTIVE SESSION

Motion by Clawson, passed unanimously, to enter into Executive Session at 12:03 p.m. for the purpose of discussing matters involving violations of the Declaration and Regulations for which a member, his family members, tenants, guests or other invitees are responsible; and to discuss personnel matters.

Motion by Kay, passed unanimously, to exit Executive Session at 1:51 p.m.

3. Member Comments

Members offered comments on the 10th Fairway redesign process, initiatives to improve water quality at Keatons Lake, suggestions to improve revenues at the Clubhouse restaurant, and creating more options for members who want a safe and healthy back yard for children, animals and special needs family members.

Is the 10th Fairway Project Just for Golfers?

Members have asked a fair question: “Is the 10th Fairway Project Just for Golfers?” The answer is no, the project benefits the downstream lot owners as well as golfers. In fact, a previous LOWA Board of Directors designated the Birdie Road area a “2018 Stormwater Hot Spot.” The project is a win-win. The official name of the capital project is the 10th Fairway Stormwater Management Downstream Drainage Improvement and Green Replacement Project. What’s the latest on the project? LOWA has put the project out for competitive bids, and is seeking an experienced golf course contractor. Our engineer/architect team sent the plans to eight contractors. On Jan. 18, the Board authorized bidding the project. On Jan. 11, LOWA hosted a successful Town Hall that drew adjacent lot owners and golfers to comment on the project. The consensus was the project is ready to move to bidding and

What golf and stormwater concerns are addressed by the project?

• Collapsed pipe sections/sinkholes on the fairway.

• Wet areas/standing water on the fairway.

• Poor conditions on the green/tree shade.

• Downstream property flooding on Birdie Road.

• Keaton’s Lake water quality concerns. What are the features of the project?

• Golf: We are rebuilding and replacing the existing green and the existing bunkers. We are also adding Better Billy Bunker sand bunkers and some berms to balance earthwork. The green and five sand traps will all be newly-constructed features.

6. Create merge of Visitor Lane 2 into Visitor Lane 1 to allow all visitor vehicles to be in single lane for existing ACO 1 alcove at Gate House.

7. Install traffic arm for Visitor Lane 1 just past the new U-turn area. Arm is open during the day and controlled by AllBox after hours.

8. Relocate Member bar-code operated gate to the new Member Lane.

9. Connect the new Member Lane to the existing light-controlled merge of the two merged Visitor Lanes just past ACO 1.

10. Install vehicle-operated gates in each of the outgoing lanes before the new U-Turn area. Gates open automatically when vehicles approach from Lakeview Parkway / Lake of the Woods Way intersection.

11. Review and make recommendations on lighting and Traffic Control Devices (TCDs) in entire gate area.

12. Cost out possible extended turn area to increase turn radius for U-Turn. Regardless, ensure TCDs to alert U-Turns to drop-off at end of pavement.

• Stormwater: We are building a two-acre stormwater pond (water hazard) on the low side of the new green to collect groundwater and surface water, and provide stormwater management and sediment trapping benefits. This will reduce peak discharges downstream. The drainage area that goes into the pond is approximately 48.04 acres. An additional 15.74 acres drain to the outfall point at the wetlands for a total drainage area of 63.78 acres. What is the fiscal impact? The FY 2022-2023 Budget includes $52,600 for design of the project, including two member input sessions. The proposed FY 2023-2024 Budget, up for approval in February, includes $379,000 for construction.

What is the schedule?

• The Board is to award the contract in March.

• The winning contractor will remove trees for the new pond and green in March.

Resolution 2023-1 A General Resolution Extending the Moratorium on the Registration of New Wake Boat-Type Watercraft

The Board of Directors passed a resolution at its Jan. 18 meeting extending the moratorium on the registration of new Wake Boat-type watercraft for an additional 12-month period. The moratorium (Resolution 2022-11) was extended from its current expiration date on April 20, 2023 to a new expiration date of April 20, 2024. The Board of Directors, in its discretion, may end the moratorium prior to that date.

For purposes of this Resolution, a “Wake Boat-Type Watercraft” is defined as any watercraft which has the capability of enhancing its wake through the use of ballast, wedges, gates, wakeshapers, plates or other wake-enhancement methods or devices. The moratorium is subject to the following exceptions:

1. Members owning a LOWA currently-registered Wake Boat-type watercraft may re-register the same watercraft to the same owner during the moratorium.

2. Members owning a LOWA currently-registered Wake Boat-type watercraft may transfer that registration to a new Wake-Boat type watercraft purchased by the same owner during the moratorium.

3. Members may register a new Wake Boat-type watercraft during the moratorium upon presentation of proof of purchase, or proof of a valid purchase order, completed prior to April 21, 2022,

4. New LOW members who own a Wake Boat-type watercraft purchased prior to April 21, 2022, and who had a valid sales contract on a home at LOW prior to April 21, 2022, may register that boat during the moratorium upon closure of the home sale, even if such closure occurs after April 20, 2022.

Special features include the 4RE camera system by Motorola, and the new Orange County, L3Harris P25 radio system. Also, an upgraded light bar equipped with an amber traffic control arrow system is now on the back side of the bar. The cost of the new vehicle is part of LOWA’s contract with Allied Universal Security.

Fiber Optic Cable to The Home Installation on Members’ Properties

FiberLync is currently installing fiber optic cable throughout Section 7 (to homes) and Sections 9 and 10. Section 6 is next. If you reside elsewhere in Lake of the Woods, it’s coming your way. If you want fiber optic cable to be installed from the street to your home, it would be useful for members who sign up to know about the exterior and interior aspects of this installation. Whether you want fiber optic cable to your home for improved performance, for more viewing options, to increase your property value, and/or for costsaving reasons, pre-register on FiberLync’s website, www.fiberlync.net

When FiberLync’s work is nearing your property, pre-registered members will be sent an email about proceeding. Then, once you agree to the hookup, FiberLync’s exterior installation includes:

• Contacting Miss Utility for marking underground lines on your property, done within 72 hours.

• Installing an in-ground box near the street, about a week later, where your individual fiber strand breaks out.

• Installing the fiber optic cable 8-10 inches underground, from the inground box to your home, and, if necessary, tunnel under the driveway.

• Installing vertical conduit (pipe) through which the cable goes from underground up to the provided interface box attached to an exterior wall.

Although it is unnecessary for you to be present for the exterior installation work, it might be useful to show where you want the underground cable installed. Interior installation occurs on a home install appointment requested by you, for when you will be available on scene for about two hours. FiberLync’s interior installation includes:

• Passing the cable from the exterior Interface box through the wall via a drilled hole and connect it to a provided Optical Network Terminal, about 3”x3”.

• Installing a provided Wi-Fi router.

• Setting up the Wi-Fi ID name and password.

• Showing you how to connect your TV program streaming service(s) with your Wi-Fi and how to use your TV.

All the above work, supplies and equipment are included in FiberLync’s installation fee of $480, which can be paid upfront or on the two-year, $20 per month plan. For additional information, see www.fiberlync.net

AARP Free Tax Preparation Available

AARP Press Release

Beginning in February through mid-April, AARP will provide free tax preparation in our area. Call your nearest location now for how to obtain information packets and appointments.

The purpose of the AARP Tax Aide program is to provide free tax preparation for low-to-moderate income families and individuals whose returns are within the scope of our volunteer training. Space restrictions and fewer volunteers due to COVID issues will again restrict the number of returns prepared this season. Those with Adjusted Gross Incomes greater than $125,000 and complicated tax issues should consider other avenues for their tax preparation, to help AARP tax aide volunteers focus on those truly needing these free services. AARP membership is not required to use this free service. The following procedures will be in place for purposes of safety and efficiency of tax preparation:

• A tax packet must be obtained and completely filled out prior to making the in-person appointment.

• All personal tax documents must be collected, and the Intake Form (13614C) completed and signed before the appointment can be scheduled.

• Masks are generally required for in-person appointments.

• Hours and days vary by location, and procedures for appointments will be provided when the appointment is made.

• Appointments are required.

Willow has been active in politics since voting for John F. Kennedy when at Smith College. In the 1960s she was Vice President of the League of Women Voters in Potsdam, New York, where she helped establish the first Health Department in St. Lawrence County. Willow also worked at Attica Prison after the riots in 1972, bringing in Genesee Community College courses. After moving to Gordonsville, she worked at WJMA, where she produced the Swap Shop and Monday at One programs. She also worked as a social worker at the then Gordonsville Hospital. She founded Feed My Sheep 16 years ago.

Plans are well underway for the Lioness Club’s Mardi Gras Dinner Dance on Saturday, March 4, at Lake of the Woods Clubhouse. The festive evening begins with a cocktail hour at 6:00 p.m., followed by dinner at 7:00. The Reunion Band will play from 8:00-11:00 p.m. for your dancing and listening enjoyment. Dress is semi-formal, with Mardi Gras masks optional, (but so much fun).

Tickets go on sale online February 11th, and the cost is $65 per person plus a processing fee. When you go online to purchase your ticket, you will be asked to choose your entrée and table number.

Personally, my talent is buying art supplies and watching You Tube videos. One of these days, I may actually create something. In the meantime, I enjoy the company of wonderful people and attend great events, like going to Riverside Theatre or Crossroads Art Gallery in Richmond.

Nuts about Squirrels?

There are widely varying opinions about squirrels. Some people think squirrels are adorable; some people think they’re simply rats with a tail. Whatever your opinion, there’s no question that gray squirrels are thriving at Lake of the Woods.

Eastern gray squirrels were here long before we were. They were found in the United States in great numbers during colonial times. Deforestation, as well as hunting, reduced their population. But then, squirrels were reintroduced to American cities to bring more nature into urban areas. According to Style

Weekly, in the mid- to late 1800s, squirrels in Richmond’s Capitol Square were so beloved that a portion of the governor’s discretionary budget was spent on nuts for them. They were considered a “state treasure.” These small creatures can be considered synanthropes, which means that they benefit from close association with humans, and we can gain something from them.

Squirrels are widely recognized as being beneficial to our ecosystem, due to the many seeds and nuts that they bury and never reclaim, which then sprout into new plants and trees. They can be very entertaining for humans to watch as they scurry up and down the trees, doing their typical mating chase.

A common complaint about squirrels is their ability to steal food from bird feeders. They live in female-dominated family groups, and kits are taught by their mothers and grandmothers how to get into feeders. They are extremely agile and can rotate their hind feet 180 degrees. The National Wildlife Federation has these tips for thwarting backyard squirrels:

1) Cylindrical baffles on the pole under the feeder, placed in the open, well away from trees, as squirrels can jump about eight feet.

2) Tilting baffles placed above feeders for yards with lots of trees. Specialized feeders designed to deter poaching.

Sunday, Jan. 29, is the first of two days of auditions for the May production of Into the Woods, to be performed by the Lake of the Woods Players. If you cannot make the Sunday audition, there is another chance on Monday, Jan 30. Both auditions go from 7 to 9 PM. All the information, performance requirements, link for music, part descriptions, and forms for the auditions can be found on our home page: www.lowplayers.org Music by Stephen Sondheim and story by James Lapine takes the audience on a journey through some well-known fairy tales, but with a twist. Rehearsal will begin in February and the performances will be held May 5, 6, 12, and 13 at 7 PM, and May 7, 13 and 14 at 2 PM. There will be more information as we get closer to the show dates. I hope that anyone who missed earlier information on these auditions, via the Players home page or other sites, will fill out the form and show up for the auditions.

DIY: Make Your Own Fresh Floral Arrangement

3. Check flowers daily to ensure there’s not too much sun on them. Also check block for dryness.

Holiday décor is gone, and your home may look barren. The Lake of the Woods Garden Club can help you make a fresh, colorful arrangement. Floral design is art with flowers, and it follows all the design principles as other art does -- line, mass, proportion, and so forth.

First, since you are working with live material, preparation counts. Buy or cut your flowers and greens (leaves) a day early. Recut stems on an angle and place in water with flower food in a cool, dark place overnight. (Do not use a refrigerator.)

Second, get your solid-bottom container ready (no flower pots). Soak your floral foam/oasis block in cool water with flower food by letting it sink naturally until full of water, which should only take a minute or two. Do NOT “help” it by pushing down into the water; this can lead to dry flowers. Cut your block a little smaller than the inside of your container, so there is room for more water. Using two pieces of floral tape, secure your block, but leave the center of the block available for your feature flowers. Add water.

Third, decide the height and width you want your finished piece to be. Use some green stalks to give you a guideline to its size. As for where things go, stand above your container and imagine the very center area of the block is reserved for the (colorful) feature flowers. The greens will form a loose border around the flowers, and they will be of similar height and width. Then the smaller, filler flowers are on the outside of the green border. Before inserting each stem, rotate them around a little to get the best look in each spot. (This is called facing your flowers.)

Last, add any trim or accents (such as a bow). Water thoroughly and enjoy. Check flowers daily to ensure there’s not too much sun on them. Also check block for dryness; add fresh water or water mixed with floral food. For more photos, visit www.lowgardenclub.org/.

4. PRESENTATION – Mid-year Capital Spending Plan Report

Director of Facilities Bobby Jones distributed a comprehensive list of all projects in the Capital Plan including project costs relative to budget. In FY2022/23, there were 96 capital projects in the Capital Spending Plan, including carryovers from prior years. Of those, 45 are complete, 45 are in progress and 6 are on “hold” status. The total budgeted for completed projects was $1,630,705, and the total spent on completed projects was $1,549,043, for a net savings of $81,662 compared to budget. Mr. Jones provided more details on specific items of interest in the Plan and responded to questions from the Board.

5.1 Reports of Officers President Vickery announced a Special Board meeting has been scheduled for Monday, March 13, 2023 at 7:00 p.m. in the Community Center, to review the final report on the Wake Boat Study by A. Morton Thomas. The Vice President, Treasurer and Secretary had no report.

5.7 Report of General Manager, Phil Rodenberg

A. Coronavirus and LOWA: The Orange County Covid transmission rate as of January 12th was classified as “Green/Low.” LOWA staff vaccination rate remains at 93%. The GM will report any changes in status on an “as needed” basis.

B. December Financials

In December we collected $85,476 in FY2022/23 year lot assessments for a total of $7,127,336, or 90.6% of total lot assessments billed. As of December 31, the preliminary Unaudited Income Statement Budget-toActual Comparison Summary showed a favorable variance of $319,073, primarily the result of greater than expected New Construction and Renovation (NCR) receipts. The delinquency rate on December 31 was 5.7%, compared to 3.6% at the end of December, 2021. The Finance Department continues to work with members to collect accounts in arrears.

C. Budget Update

The GM reviewed the most recent changes to the FY2023/24 proposed Budget after incorporating amendments to the Five-year Capital Plan and input from the Finance Committee. This resulted in a net reduction to the proposed assessment by $71.56. A summary sheet was distributed to show what adjustments were made. A packet of detailed information for proposed individual amenity fees was also distributed. The new proposed assessment stands at $1962.44 as of January 10. Board members have been issued a Budget Amendment Form to propose any further budget changes. These are due back by January 20th for consideration at the February 4 Board meeting.

D. Annual Membership Meeting Survey

Eighty-four members responded to the Survey. Due to low participation in the survey, no further action is planned.

E. Other Business

A “Love the Lakes Day” will be hosted by LOWA on Earth Day weekend, April 21-22. Educational programs and environmental activities will be offered, and members are encouraged to participate.

Awnings replacement will take place at the Pickleball/Tennis courts in March.

The Main Gate/Front Gate Town Hall on January 11 was well attended. Member comments will continue to be solicited through February 8. The 10th Fairway Improvement Project Town Hall, also held on January 11, was also well attended. The Board will consider authorizing the bidding process at today’s meeting.

The Board was updated on the status of LOWA employee vacancies and steps that are being made to fill the open positions.

Product demonstrations and online meetings have been held with several Maintenance Management software vendors. Research and evaluation is continuing. A chart summarizing the status of each vendor consulted was distributed to the Board members.

5.3 Committee Liaison Reports

A. Lakes Committee Director Rappoport reported the Lakes Committee has reviewed their Charter and has proposed only a minor change. The Board will consider approving the revised Charter at their next meeting.

B. Maintenance and Ecology Committee

Director Henecke reported M&E has submitted three core recommendations for handling the algae blooms at Keatons Lake: 1) lower the testing threshold (ppm) for initiating treatment; 2) streamline sampling procedures; and 3) solicit outside consultation from a professional source to assess the situation and make recommendations. The GM has already reached out to Stantec to determine what assistance they might offer and get an idea of costs. Progress will be discussed by the Board as new information becomes available.

C. Equestrian Committee

Director Clawson reported the Committee reviewed their Charter and has no changes at this time.

D. Director Kay reported the Clubhouse Committee formed a working group with the Communications Committee and they have drafted a plan on how to communicate information on the Clubhouse Refresh Project to our members.

5.4 Committee Reports

A. Fareways Committee

Chair Luis Amador reported the Committee has been meeting regularly. Revenues have improved after dipping during the pandemic, with events and entertainments well attended. Staffing has been slow to come back and efforts to solicit servers continues. They look forward to the proposed outdoor patio expansion to attract more members of the community.

B. Rules Committee

Chair Kurt Heinz updated the Board on the Committee’s activities. There is a full complement of voting members at this time. New officers were elected in September. He briefly reviewed several proposed amendments to the Regulations and Bylaws they have been studying. In October, they started a comprehensive review of the LOWA Bylaws. Priorities for the coming year will include continued review of the Bylaws and recruitment of new Committee members with suitable expertise.

7. NEW BUSINESS

7.1 Discussion of Resolution Approving Board support for Funding and Carrying Out the Lakes Management Implementation Plan. (Resolution 2023-1)

The General Manager provided a status report on the GM Working Group’s ranking of projects in the 2022 AMT Lakes and Stormwater Management Plan which was distributed to the Board. Management is seeking Board guidance toward approval of the Resolution in support of the Plan at the February 15, 2023 Board meeting. (Ref: Board Goal #1)

The GM gave a brief summary narration of each of the projects in the plan, and provided a 20-year annualized budget plan for implementation.

7.2 Consideration of Authorizing Bidding for the 10th Fairway Stormwater Management Down-stream Drainage Improvement and Green Replacement Project Based on the 70% Design Plans. (D-23-08)

Motion by Olson, passed unanimously, that the Board authorize bidding on the 10th Fairway Stormwater Management Downstream Drainage Improvement and Green Replacement Project based on 70% design plans.

7.3 Consideration of Lot Violation Enforcement and Entering Lots for Maintenance. (D-23-09) Adopted by consent, that the Board declare a continuing violation of the Restrictive Covenants exists on the lot in Case #23-0118-01, and the Board suspend the voting rights and the use of the recreational amenities, including the Main and Back automatic gates, until the violation is corrected, in accordance with Section 12.G.b of the Restrictive Covenants, effective January 31, 2023; and further, that the Board authorize Management to send a legal demand letter to bring the lot into compliance.

7.4 Consideration of Authorizing the President to Sign a FiberLync Agreement and Easement Regarding Service to Lake of the Woods for LOWA Sections 11 and 12. (D-23-10)

Orange County Supervisor’s Letter

District 1 Supervisor Mark Johnson has been doing a lot of research on the history of Orange County Supervisors. He has often come up with interesting and humorous anecdotes about supervisors over the years. A major project he has recently undertaken is posting pictures of all the Orange County Supervisors who have served over these years. In addition to the pictures and the years served, some historical information is provided about each supervisor. Supervisors were first elected in 1870, in accordance with the post-Civil War Virginia Constitution of 1870. At that time, supervisors were elected for only one-year terms and had to run again for office every year. The 1902 Constitution changed that to four-year terms.

Seventy-seven supervisors have served the citizens since supervisors were first elected in 1870. The picture shows the display of pictures in the board room of the Public Safety Building. The first group of five supervisors included B. Johnson Barbour from the Barbour District, now known as District 1. The longest-serving supervisor was Robert M. Waugh, who served for 32 years, with 20 years as chairman. Mark has managed to find pictures of all but 23 of the supervisors. I am a latecomer to this group, being shown as number 71. Of the 77 supervisors, only three were women; the first woman to serve was 118 years later, in 1988, and she served for one term. The next woman to serve was in 2006 and another in 2010. One woman ran for supervisor in the last county election, but did not win. Currently all five supervisors are men. In addition to the elected supervisors, citizens of Orange County elect five constitutional officers. During my 15 years as a supervisor, only the sheriff has been a man; during those 15 years, the other constitutional officers, Commonwealth Attorney, Commissioner of Revenue, Treasurer, and Clerk of the Court have always been women.

The LOWdown on Real Estate at the Lake 2022

The continued inventory shortage experienced by most regions of the country was clearly evident in Lake of the Woods again in 2022 This inventory shortage, along with rocketing interest rates and inflation concerns in the second half of the year, definitely changed the course of the 2022 real estate market.

In 2019, 301 homes sold, which was a 28 63% increase over 2018 The median sales price rose to $270,000 In 2020, we realized a 4% gain in home sales over 2019, with a total of 313 selling. 2021 showed a gain in sales at 358, and the median sold price increased almost 16% to $337,500, up from $291,250 in 2020 And then came the mixed bag 2022 market: closed sales fell by more than 24%, while the median sold price rose by 11 39%

Average days on the market (DOM), the number of days it takes from the time a property is listed until it goes under contract had steadily decreased from 76 in 2018 to 16 in 2021 yet in 2022, it rose to 23, more evidence of a changing market.

It’s also telling to note that a significant number of lots have sold in the past five years From January 1, 2018, through December 31, 2022, a total of 172 lots sold: 45 in 2018; 41 in 2019; 49 in 2020; 24 in 2021; and only 13 in 2022 There simply are very few lots left in LOW

New construction numbers have varied 2018 saw 11 new construction homes sales; 2019 realized 31; 2020 sales jumped to 41; 2021 ended at 37; and 2022 saw new construction sales dip to only 13

Again, there aren’t many lots left in LOW, which, of course, will impact new construction sales in the future

Another notable statistic is the dramatic rise in average sold price to original list price ratio. It had steadily risen from 96.4% in 2018 to 100.9% in 2021, with 2022 showing a slight decrease at 100 3%

According to Freddie Mac and the Mortgage Bankers Association at this time last year, mortgage rates were expected to rise and end 2022 in the 3 75-4% range for a 30-year fixed As we experienced, they were wrong! Interest rates rose at a higher trajectory than ever before in the history of mortgage rates being documented The current forecast is for rates to stabilize and then start a slow decline It is anticipated that stabilization in interest rates and more confidence should bring buyers back into the market who “paused” due to all of the uncertainty
