Glad You Asked: Third Quarter Treasurer’s Report by Bob Hoh, Treasurer, LOWA Board of Directors

According to LOW Director of Finance Roy Mayberry, use of the dwellingLIVE system continues to grow. Close to one in three visitor’s passes is issued because a member made an entry into dwellingLIVE rather than by making a phone call to Security in January. If you are one of the members who used the dwellingLIVE website or the dwellingLIVE smart phone app to admit your guests, on behalf of the community, I say Thank You! Got a computer or smartphone and haven’t used dwellingLIVE? I ask, Why? With close to one out of every three guests entered by members using the program and dwellingLIVE providing you a faster, easier experience to entering and tracking your guests, ask your friends and neighbors who are already using it how simple the process is. I believe you will find yourself asking “Why haven’t I used this before?” If you already know dwellingLIVE is better, but you’re not using it because you’re not sure of how to set up the profile and/or hardware, here are some solutions and tips:  A person you know who’s an enthusiastic user may be willing to help. Ask.  If you’ve got a child or grandchild under the age of 30 (the kind who is on the phone at the dinner table instead of conversing with adults), you have an expert. The dwellingLIVE app is a simple download from the App Store or Google Play. Before you turn junior loose, make sure to get your member profile information from Member Services.  LOWA wants to help. If you haven’t already registered for dwellingLIVE, contact Member Services and they will provide you with your initial login details and get you started. If you have more questions, you can contact Member Services, Director of Finance Roy Mayberry or IT Coordinator Patrick O’Loughlin for additional help. Member Services, 972-2237 or email Support@LOWA.org.  Once you’ve got your account squared away and your guest in the system, be sure they have your address ready when they pull up to the gate. This allows for our Security staff to quickly find out where your guest is going and get them on your way to you!

On Wednesday, the Board of Directors voted to approve the FY 2018-2019 LOWA budget. This is a landmark budget, in that it includes funding for the Clubhouse Area Recreation Complex as part of the annual assessment. The discussion on this project has been extensive over the last several years, and has included inputs from multiple standing committees, at least two ad hoc committees, town halls and other member initiatives. Not all these inputs have supported undertaking the project at this time. After considering all aspects of the project and weighing the pros and cons, the board has concluded that it is in the best interest of the Association to start the project this year. I support the CARC. Once completed, this is a project that will benefit the community for many years. It will be funded from multiple sources, but mostly by an Association loan with a construction draw followed by loan payoff for up to seven years. The complex will be a cluster of up-to-date amenities we can all be proud of that will serve our diverse membership well into the future. On another note, in my first quarterly Treasurer’s report, I mentioned my overall goal as Treasurer – “to help make a great association even better by ensuring the financial condition of LOWA remains strong….” In each report I would like to follow up on that thought with a specific objective that I believe will contribute to the overall goal. One objective is to communicate financial related information more clearly to our membership. Since my last article we have been asked questions regarding many facets of our association’s financial condition. I plan to address at least one question (with the help of Roy Mayberry, our Director of Finance) in each article. This month the question deals with our replacement reserve requirements.
