JEFF JONES

Jeff Jones is a graduate of Duke University with a Masters in finance from the University of Florida. With several local attorneys, Broker Jeff is instrumental in writing and updating all the real estate contracts used in the Naples and Marco Island area. He is a past president and long-time board member of the Naples Area Board of Realtors. He has been a Florida Broker and Realtor since 2007.

The SW Florida real estate market remains quite stable with prices holding firm and showing no signs of any significant downturn. This is largely due to a significant lack of supply with average months of supply averaging 3-4 months which continues to favor a sellers market.

The fact that interest rates have more than doubled in the past year

has slowed the rate of sale (also know as Absorbtion) to a rate of 1 in 5 homes in a 30 day period, even though 64% of sales were CASH buyers. Clearly our Market is neighborhood dependent and thus using a Realtor familiar with local conditions is essential to listing or buying your Home with the best possible value and results!

INSIDE LEADERSHIP MARCO ISLAND

TRACY FRAZZANO

MARCO ISLAND CHIEF OF POLICE

Recently, I had the opportunity to chat with Marco Island Police Chief Tracy Frazzano. If you didn’t already know, Marco Island is lucky to have such a talented and caring person at the head of our Police Department…

Tracy grew up in Montclair, NJ where her passion for public service got its roots. Her father was the Fire Chief, so at an early age, Tracy realized the impact the public service sector has on a tight-knit community and the people who serve the community. She is a graduate of Rutgers University, with degrees in Sports Management and Criminal Psychology. She attended on a full-ride athletic scholarship for softbal (unfortunately, just prior to the sport being in the Olympics).

worked her way up through foot patrol, to car detail, detective and through the ranks to become the Deputy Chief in Montclair. Her talents did not go unnoticed as she also continued to study, earning a Masters from Seton Hall as well as another from Naval Post-Grad (Homeland Security Studies). Her thesis on Mumbai-type attacks on U.S. soil earned her the opportunity to travel the country to teach Active Shooter scenarios and responses due to their similarities.

So – how did Tracy arrive on Marco Island? Believe it or not, she was down here playing golf with her husband and learned the Chief of Police position had recently become available from one of her golfing buddies that day – applied and the rest is history!

Tracy, being as athletic and competitive as she is, can often be found playing pickleball or just relaxing on the beautiful beaches on Marco. What many may not realize is she is also very playful (kid at heart!) and not afraid to be vulnerable. She loves how family-orientated and community-minded Marco Island is, so don’t be surprised to find her serving our community in other ways – above and beyond being the Chief!

And her response had nothing to do with how to handle yourself if you get pulled over (no – there will be no advice on avoiding a ticket!)… rather – she stressed how inaccurate and unreal TV shows portray the realities of being a police office. The reality is, Tracy –along with our other officers – often find themselves helping people in their darkest times… And knowing the positive impact she (and her fellow officers) has brings a joy and satisfaction that is hard for her to explain.

How does Tracy relax and unwind? Game time with family and friends, a great game of pickleball… and boxing… yes – BOXING!

Starting out as a COP (Community Outreach Police), Tracy quickly

Police Chief Frazzano

I asked Tracy: “What bad advice do you often hear about your career?”
