W

hen the owner of the Wild Orchid Stables equestrian estate and ranch in Wellington, Florida became frustrated after spending more than a year on the market and receiving only a handful of showings, a friend suggested an auction. Although initially skeptical—in his mind, auctions weren’t suited for his multimillion-dollar property— he began researching real estate auction firms. His research, along with a recommendation from his listing agent, led him to invite my firm, Platinum Luxury Auctions, for an exploratory meeting. After several discussions, two proposals and one executed auction contract, our team was underway preparing the property’s custom-tailored marketing program. Within four weeks of marketing the auction internationally, the property was placed under a non-contingent contract prior to its planned auction date for $4.235 million. The buyers, who responded to one of our direct postcards promoting the sale, didn’t want to compete for the property at a live auction and felt that putting forth a strong offer in advance would convince the seller that the auction was not necessary. Their move paid off, and there’s a good reason why: Prior to this sale, the highest price ever achieved within the seller’s rather large, 30-year-old subdivision was only $1.8 million. We had more than doubled the existing sales record. At this point I hope you are asking yourself, “How did they do it?” If you’re a luxury homeowner frustrated by your own stagnating listing, you may also be thinking, “Can they do it for me?!” I’d like to take the opportunity to answer both of these questions. Let’s start with discussing how we achieved this sale and many others like it.

KNOWING YOUR CLIENT AND YOUR MARKET Every business should know where and how it performs at an optimal level, and stick to that operating range. For us, there are basically two criteria that define our operating range: the seller and the property. Our sellers are individuals who have little to no debt on their property and who want to sell, rather than need to sell (a very important distinction). We do not work with “distressed” sellers. Second, the property must be desirable and in excellent condition. We do not work with distressed properties. While these criteria may sound a bit “high brow,” they allow us to ensure that we are conducting business within our optimal performance range. CAREFUL DUE DILIGENCE (AND KNOWING WHEN TO SAY “NO THANK YOU”) When I was in my early years in the luxury real estate auction industry, the firm for whom I worked would never do any market research in advance of accepting a property for auction. The theory was that if the property was so unique that it had not found its value through the traditional sales process, any attempts at placing a paper valuation on it in advance were moot. The valuation question simply couldn’t be answered until a room full of qualified bidders was competing to place a true market value on the property via the auction process. While there is still merit to this psychology in a basic sense, with the analytics and technology tools real estate professionals have at their disposal today, the times of a seller going into an auction completely blind as to the potential valuation range cap i t a l ci t ys o t h ebysreal t y. com | 3

should be over. Prior to accepting any property for luxury auction, our team conducts a rather intensive round of due diligence and research. An important element of this process is identifying potential barriers to success. It is for this reason that we sometimes joke that we are actually in the “No Business,” but we just happen to do auctions. Knowing when to turn down a property for luxury auction is a talent that all high-end auction firms should possess, and they should exercise it often. Not every property or seller is right for the luxury auction process. In the case of Wild Orchid Stables, there

were several challenges for the attempted auction, but the seller allowed us to use the right terms of sale and the right degree of marketing power to overcome those challenges. We therefore moved forward. DON’T APPLY COOKIE-CUTTER FORMULAS TO UNIQUE PROPERTIES You cannot acknowledge that your client has an exceptionally unique property, then proceed with a generic marketing plan and expect exceptional results. While we have certain “blue chip” marketing and advertising outlets that always perform for us, each luxury auction marketing program is custom-tailored for the given property. the case of Wild Orchid Stables, we placed a special emphasis on the International equestrian marketplace and retained our equestrian-specific public relations partner to assist us in drilling down to the nuanced micro-market segments of the wealthy equestrian buyer population. IT’S ALL ABOUT THE DETAILS From the creation of each advertisement in the marketing campaign to building dossiers on each prospective buyer who inquires about a given auction property, focusing on the precise details is critical. Rather than simply saying, “A buyer from Virginia likes your property. We’ll see what happens,” our clients get to hear, “Tom Smith visited the property, stayed for 30 minutes and asked a series of sincere questions. We’ve found that he just sold his company for $150 million, is chairman of various other organizations, and would really love to move his family into the area before the start of the next school season.” Knowledge is power, so we believe in empowering our clients so that they can make sound decisions as we move towards auction day. Our team had built an extensive dossier on the buyers who entered into contract on Wild Orchid Stables, allowing us to know the primary motivators behind their pre-auction offer, should we need to leverage those in negotiations. We could in turn educate our seller accordingly. LET EXPERTS BE EXPERTS We find that too many real estate agents try to be all things to all people. While this

sounds heroic, it’s more often than not a recipe for failure, especially when dealing at the very high level of multimillion-dollar real estate. Because our firm operates nationwide (and has even done several deals outside of the United States), we cannot be expected to be the “local expert” in all markets. We are, however, experts in the luxury auction process, and we can apply that process essentially anywhere. We rely on the expertise of our cooperating, local brokerage partners to make sure that we are hitting on all cylinders for each luxury auction sale. In Wellington, our listing agent partner was able to provide valuable insight into the aspects of the property that benefited our buyers and judge that against the horses they owned and the equestrian discipline in which they participated. A horse property buyer may love the residential structure on a given farm, but if the stalls or arena don’t fit his horses (which likely cost him a LOT of money), he’s going elsewhere. This attitude applies to all aspects of the transaction: We want our attorneys handling the legal elements, the surveyors handling surveys, etc. This ensures that all elements of the sale are handled by the experts in their respective fields. If you’re still reading, let’s move on to the “Can they do it for me?!” question. KNOWING YOU’RE THE RIGHT SELLER As noted earlier in this article, the ideal seller for a luxury auction is an individual who has little to no debt on the property and who wants to sell, rather than needs to sell. In our case, the property must be at least $1 million in value and have a high degree of finish.

sure that that by engaging you as a client, the business relationship will be positive and productive. Once a firm passes your series of tests and makes you comfortable, you should proceed with an exploratory meeting. BE READY FOR A SALE While this sounds rather obvious, the luxury auction process moves very quickly, so sellers must be sure that their property is ready to be transferred. This doesn’t only mean making sure the property is clean and presentable, but also ensuring that the title is free and clear of any liens, permits or other encumbrances. Like most auctions of this caliber, each Platinum sale is “AS-IS” and non-contingent. There are no negotiations, the buyers pay cash and nearly all sales close within 30 days after the auction or the time of contract. KEEP YOUR BROKERAGE IN PLACE One of the greatest confusions about real estate auction firms is that they are competing with, or replacing, the current listing agent on a given luxury listing. In fact, the vast majority of high-end real estate auctions are conducted in cooperation with the property’s existing listing agent. This is important, as it allows for the formation of a “best of both worlds” scenario in which the local market expert and the luxury auction expert are joining forces to maximize results for the seller. In addition, most auction firms come at an added cost to the buyer

in a transaction, not to the seller or listing brokerage. HAVE REALISTIC EXPECTATIONS Having a candid grasp on the market is important. If all market metrics show that a property listed for $12 million is worth between $7 and $8 million, but the seller demands $12 million or bust, our team is going to decline that opportunity 100 out of 100 times. While the luxury auction process does create a very unique atmosphere filled with purchase pressures that are nearly impossible to reproduce in the traditional sales model, prospective performance metrics should be rooted in valid market data. Have we sold properties for 25–35 percent above current appraisal? Of course, but we don’t promote that as a guaranteed result. The goal of the luxury auction process should be to sell an $8 million property for $8 million. Sellers should be wary of overpromises or excessive salesmanship from their auction provider when it comes to pricing expectations. CONSIDER THE REAL VALUE OF YOUR MONEY This issue is critically important. I have lost count of how many times in my nearly 10 years in this business that we’ve put forth a proposal stating what we think the market value of a property is (and thus, what our expected auction performance would be) and the seller states, “I would NEVER sell Sunny Is le s , FL | So ld for $ 3. 7 m illion

DO YOUR HOMEWORK IN ADVANCE My advice to any owner of a multimilliondollar property who is considering placing his home for auction is “Do your research, and do it thoroughly.” Like the world of politics, the high-end real estate auction industry has always attracted quite a few individuals who really shouldn’t be there. That said (and also like politics), the bad apples should never spoil the bunch. Interested sellers should simply take care to research the history and performance record of each real estate auction service provider they are considering. for that price!” Lo and behold, whether it is six months or three years later, we find that the seller sold the property for that exact price or even for much less. This is because many sellers fall victim to the vicious cycle of what we call “Floating above the market then chasing it down,” endeavoring on an elongated series of too-little-too-late price reductions until ultimately, they actually overcorrect and sell for an amount that leaves precious capital on the table. What’s worse is that during that long, downward spiral, the costs of carrying the property are chewing significantly into the eventual sales price. If it costs $150,000 per year to carry a property, achieving a sale after three years comes at a hard cost of $450,000, which does not even take into account the lost opportunity costs and other financial considerations that occurred over that three-year period. Consider the present cash value that an auction can create by achieving

DON’T OBSESS OVER GEOGRAPHY

If you’ve been shaking your head with some degree of acknowledgement while reading this article, then you may be an ideal candidate for a luxury real estate auction or you may know someone who is. I encourage you to use the information presented herein to guide you as you explore the world of multimillion-dollar real estate auctions and I hope you find it truly helpful! g

Recognize value in procedural expertise. Sellers often ask us, “How many auctions have you done in our neighborhood/ subdivision/city?” Sometimes, we must proudly answer, “None.” The reason we’re not afraid to admit this fact is because our expertise is procedural, not geographical. We can apply our luxury auction program in essentially any market, so long as there are not exceptional barriers to entry there. As noted earlier, we often cooperate with the existing listing agent in our transactions, so their local market knowledge assists us in custom-crafting our program for the given area. Further, may of the properties we encounter have been listed with a local agent who has been doing business in the area for decades. The problem rarely lies in the “local
