AUSTIN MEETS OLD WORLD AT THIS VENE BY CULTUREMAP CREATE
TIAN-INSPIRED VILLA ON THE WATER
When your home sits on nearly 200 feet of Lake Austin waterfront, it’s not a stretch to model it after the historic villas that line the Grand Canal in Venice. Also known as Villa Ca’ Isola Serena, the magnificent estate at 4501 Island Cv. is set on a meticulously maintained half-acre in the prestigious, gated, waterfront community of Island at Mount Bonnell Shores. Slightly under 12,000 feet, this home offers opulent Austin living fit for an Italian aristocrat. The stunning entry welcomes with a circular brick walkway around a majestic fountain, flanked by a private garden and lined with stone benches and manicured rose bushes and shrubs. Step through onto a mosaic marble floor in the front foyer, then into the impressive formal living and dining areas. The entire home offers views of the infinity pool and spa, which overlook the serene canal. Interior artistic features include vaulted groined ceilings, custom Murano glass chandeliers, Grottesca-style hand-painted panels and doors, built-in china cabinets, doors and windows imported from Italy, hand-painted frescos, and Italian iron railings and hardware. Down past the wood-trimmed study are his-and-her offices with their own private sitting area. The master suite offers a cozy living space with an authentic wood-beamed and paneled ceiling. Opposite the striking arch is the true focal point of the suite: a grand stone fireplace and French doors that lead to an outdoor courtyard. The gourmet kitchen is complete with five full commercial work spaces and the finest appliances, all seamlessly integrated. A hidden walk-in pantry is built into the custom cabinetry, and the generous family room looks out over one of the covered terraces that surround the phenomenal estate. Entertainment is made easy with a full wet bar and wine room, while upstairs you’ll find three additional suites, a half bath, a library, a storage room, and a large game room with another full wet bar. Enjoy the pool’s intricate waterworks and exceptional lighting from one of the many covered terraces. There is also an outdoor kitchen tucked within a two-story courtyard, reminiscent of the Old World, that leads to a one-bedroom guest casita. Make your way to Lake Austin by boat thanks to two private, enclosed boat slips. And if that isn’t enough, sip champagne on your own private Bellini terrace overlooking the waterway during sunset. Stephanie Nick, of Kuper Sotheby’s International Realty, has this exclusive listing, which is priced at $8,995,000.

11 PERFECT AUSTIN PATIOS FOR DRINKING & DINING O R I G I N A L L Y S E E N O N C U L T U R E M A P. C O M
We’ve traveled all over the city in search of the best patios around. From a sparkling rooftop lounge to a Tex-Mex classic, these restaurant and bar patios are an instant retreat. If you want to live like local, order a couple of drinks and sit a spell. By Brandon Watson
B A N G E R ’ S S A U S A G E H O U S E & B E E R G A R D E N This Rainey Street oasis has the feel of a backyard barbecue with rows of picnic tables, strung carnival lights, and plenty of beer (a gobsmacking list that includes over 100 taps). Fittingly, dogs are welcome, both in the middle of the action and in the adjacent off-leash dog park. Don’t want Fido to steal your artisan hot dog? Order a specialty sausage made just for furry friends.
E A S Y T I G E R Making a stop at this downtown beer garden is a no-
brainer. The patio along Waller Creek is an instant escape, especially when the restaurant’s comprehensive whiskey menu starts to pour. Shovel in handfuls of Easy Tiger’s house Chex mix while playing a round of table tennis, and don’t forget to grab a baguette for later as you head out the door.
I R E N E ’ S The huge wraparound outdoor space at Irene’s brings a little B O I L E R N I N E B A R + G R I L L The rooftop bar at this Seaholm stunner offers a “capital-V” view, looking on one side into a jumble of skyscrapers and on the other to the rolling hills beyond. The menu is all about variety, too. Snack on fried cauliflower before dinner at the downstairs restaurant, or feast on the beefy B9 Burger at the bar. Then toast your good luck with one of the complex but approachable libations — most offered with your choice of spirit.
G R I Z Z E L D A ’ S This contemporary Mexican eatery has a beachy plantlined covered patio just off to the side. Running from 5-7 pm on Tuesday-Friday, you can enjoy happy hour bites like tostaditas layered with picadillo, refried beans, and tomato quemado while enjoying one of Austin’s signature drinks: the Mexican martini.
L A U N D E R E T T E The front and side patios of this Holly neighborhood
gem offer two distinct experiences. Join the raucous party at the tables up front or ease into one of the cushy seats at the luxury resortlike yard on the side. The all-day cafe is especially buzzy during the daylight hours, where you can while away your time with a glass of prosecco and a vibrant Sunshine Bowl filled with turmeric hummus, pickled beets, quinoa, and more.
P E R L A ’ S S E A F O O D & O Y S T E R B A R You can almost feel the salt air at
this South Congress hot spot with a decidedly Cape Cod vibe. Settle in for an eternal summer with Perla’s Porch Punch — a breezy Cana Brava 7 rum drink topped with a pour of sparkling wine. The menu includes oysters and a bouillabaisse made with a luscious saffron rouille, but if you really want to feel like you’re on vacation, try the famous buttery lobster roll.
midcentury glamour to an area of town known more for its raucous vibe. Throwback treats are naturally the star here, whether allAmerican dishes like a ham and cheese sandwich or a cream cheesefrosted strawberry cake. One warning: the drinks are famously boozy, so you might want to slow your roll.
K E M U R I T A T S U - Y A The back patio of this East Austin hangout has
the same izakaya-meets-smokehouse feel as the rest of the space, but potted bamboo lends a bit more intimacy. Share a Puff Puff Pass — served in an Insta-worthy puffer fish bowl — with one of your friends, and don’t be afraid of the chinmi menu with delicacies like marinated octopus, fermented soybeans, and crispy ray fin.
G U E R O ’ S T A C O B A R If you are looking to spot a celebrity, nab a spot
in front of this SoCo mainstay and down one of the 20-plus specialty margaritas. For grub, the tacos are a safe bet here, but dig deeper and you’ll find solid Tex-Mex classics like chicken alambres, tamales, and enchiladas that will satisfy every yearn.
C R A F T S M A N This bar in a converted Cesar Chavez Street bungalow
has recently caught the tiki wave, introducing a backyard hut serving tropical classics like Painkillers and original takes like coconut mojitos. To pair with those cups of paradise, try a pork and shrimp gyoza or an ahi tuna poke bowl from “Hawaiian soul food” truck Alley Cat.
R U L E S & R E G S If you have a fear of heights, this newly opened bar
on the seventh floor of the luxury Fairmont Austin hotel may give you the chills. The rest will enjoy watching the city lights twinkle off the property’s two pools. The food is a bit lighter than most bars, filled with bites like green papaya salad or rice paper rolls, but you can still order a bacon cheeseburger when the cocktails start to hit.

AUSTIN’S TOP REAL ESTATE AGENTS TAKE THE SPOTLIGHT
Associates and Executives of Kuper Sotheby’s International Realty (KSIR) released a series of short films, which profile agents through micro-branding, focusing on the story of each individual in order to tell the story of the greater company. Known for industry innovation, KSIR engaged Chicagobased branding house Evoker, Inc. to produce the films. The second wave of films for top agents have now been released to the public and are making the rounds on social media. “Our firm is comprised of some of the most exceptional professionals in the real estate business. These films provide unprecedented insight into what makes them both unique and valuable,” said J Kuper, Owner and Principal Broker of KSIR. “Buying or selling a home is an intensely personal process, not just a business transaction. We want to give potential clients a way to get to know our agents on a deeper level,” he continued. These micro-movies will turn the traditional agent bio video on its head. As Evoker, Inc. puts it, they’re films, not just videos—and that’s a huge differentiator. These polished films strip away the corporate umbrella and mass-produced structure of a bio video and allow the agent to simply tell their personal story. No two are ever the same.

“Something beautiful shines through for every individual’s personality,” says Evoker, Inc. Founder Kameron Jackson. “This is a platform to get to know the agents themselves, not just the company. It puts the decision-making process into the buyer or seller’s hands and allows them to decide who they think is a good fit.” With videos shown to increase consumer understanding of a product or service by 85-percent, Kuper Sotheby’s International Realty has been at the forefront in their industry by integrating video technology into their marketing plan for listings, so it was a natural fit to bring the concept to the associate. According to Diode Digital, video promotion is 600% more effective than print and direct mail combined and 60% of site visitors will first watch a video before reading any text.

HOME DESIGN EXPERTS PREDICT HOT TRENDS AND FADING FADS FOR 2018 O R I G I N A L L Y S E E N O N C U L T U R E M A P. C O M
By Lindsey Wilson Bar carts hit their peak in 2017. That’s what the annual Zillow Home Trend Forecast predicts, along with five fresh home decor must-haves and two other fads that are so 2017. Fashionable homeowners will be scoping out floral prints in bold, contrasting colors in 2018, especially for large decor pieces such as drapes and chairs. Afraid of too much change? Get funky with throw pillows. Or look down to make a change, with statement floors replacing statement walls. Brightly colored geometric tile, light-colored herringbone-style hardwoods — it doesn’t matter, so long as it’s striking. This trend will be especially big in bathrooms and laundry rooms, helping small spaces pop without adding clutter. “Warming up” is a big theme for 2018, with light and medium wood cabinets making a comeback (extra points for flat fronts) and moody neutral color palettes (think warm reds to caramel browns) showing up both on walls and in artwork. What should be the finishing touch? Matte metal, whether it’s found in the light fixtures or kitchen hardware. Matte metal drawer pulls are a beautiful complement to those lighter wood cabinets, and are a step up from shiny silver or gold. On the outs are white kitchens, which Zillow has recently found sell for less money (perhaps because they are so hard to keep clean). “From painting island cabinets a navy blue to contrasting white countertops with medium or light wood cabinets, adding color and texture in the kitchen can help make the space feel more comfortable and inviting,” say the experts at Zillow. Another once-popular trend that’s due for a decline is succulents. Though the plants are low-maintenance and often colorful, Zillow thinks homeowners will seek out other, leafier options. And don’t toss that bar cart just yet — it could have another life as a coffee cart. “While perfectly staged bar carts look beautiful, they often go unused on a daily basis, taking up space and collecting dust,” says Zillow. “Instead, experts predict a shift toward coffee carts, which can be equally trendy but far more practical.”

OUR 10 FAVORITE NEIGHBORHOOD RESTAURANTS O R I G I N A L L Y S E E N O N C U L T U R E M A P. C O M By Katie Friel Part of what knits together the fabric of a city like Austin are the individual neighborhoods we call home. Whether we’re East Austinites, Tarrytowners, or proud members of the ‘04, the neighborhoods where we live become a part of our identity, and the businesses we patronize become the places where we live our lives. Each year, the CultureMap Tastemaker Awards honor these local haunts with the Neighborhood Restaurant of the Year category. These restaurants range from a stalwart West Campus bistro to a buzzworthy East Austin cafe, but all are sweet local spots where patrons can always expect a good meal.
B U F A L I N A This East Cesar Chavez shop serves some of Austin’s best pizza,
B O N H O M I E With a pedigree that includes Uchi, Jean Luc’s Bistro, and St.
Philip, is anyone really surprised that chef Philip Speer’s Bonhomie is one of the most exciting restaurants in Austin? Probably not. What is more surprising, however, is how this destination restaurant has become an integral part of its Allandale neighborhood. Located on bustling Burnet Road, Speer offers a French-inspired menu that is consistent, delicious, and approachable — exactly what everyone wants in a neighborhood joint.
E P I C E R I E The magical thing about chef Sarah McIntosh’s Rosedale cafe
is its inviting feel, no matter who you are. Whether you’re a lad or lady who lunches, a power player trying to impress a client, or just looking for a delicious meal, there is a space for you at Epicerie’s table. Epicerie offers a wide selection of fare ranging from breakfast sandwiches to salads to the cafe’s new to-go counter, making it a go-to for neighbors and Austin foodies alike.
F O R E I G N & D O M E S T I C A recent regime change put the Foreign &
Domestic kitchen into the capable hands of chefs Sarah Heard and Nathan Lemley, and this North Loop neighborhood favorite hasn’t skipped a beat. This upscale diner is still serving inventive fare focused on seasonal ingredients served in a warm, inviting space, making it the perfect answer to the question, “Where should we go for dinner?” After all, isn’t that what everyone ultimately wants in a neighborhood joint?
L A U N D E R E T T E It’s impossible to stress how much we love this Holly
haunt (or how often we see “Launderette” pop up on our monthly credit card statement). From inside this perennially chic space, chef Rene Ortiz dishes out craveable small plates like the charred octopus, while pastry chef Laura Sawicki creates the innovative desserts that continually land her on the James Beard Awards shortlist. Launderette, you never let us down.
O L I V E & J U N E Part Italian restaurant, part treehouse, Olive & June is
one of those restaurants that could really only find a home in Austin. Led by chef Shawn Cirkiel, this Italian restaurant is tucked away in Bryker Woods and was built around a two-century-old Live Oak, so the dining spaces breezily flow from indoors to out. Olive & June’s offerings range from classic antipasti like crostini and whipped burrata to comforting housemade pastas like ricotta ravioli with brown butter, mint, English peas, and roasted eggplant.
which means patrons can expect to wait, but that’s part of the fun. On warm nights, the parking lot becomes a de facto party with folks waiting (usually with a glass of wine in hand) to score a table. Once inside, diners are treated to truly transcendent pies like the Fresca, with prosciutto piccante, arugula, lemon, mozzarella, and Parmesan, or the Calabrese, with tomato, mozzarella, salami, serrano, garlic, and basil. Bufalina also frequently collaborates with places like the famed Roberta’s in Brooklyn to bring unique culinary experiences to all Austinites.
D I S T R I C T K I T C H E N + C O C K T A I L S Since 2013, this neighborhood
joint has proven that a restaurant doesn’t need to be centrally located to be relevant. Led by chef Amir Hajimaleki along with his brother Ali Hajimaleki, District Kitchen + Cocktails brings locally sourced, globally inspired cuisine to Circle C Ranch. On chef Hajimaleki’s menu, Truffle Prosciutto Naan is at home alongside dishes like the Cowboy Ribeye or the Nawlin’s Shrimp and Grits. With an extensive wine list and cocktail menu, District Kitchen + Cocktails is the kind of place that Austinites can expect to sit and stay awhile, no matter what ‘hood they call home.
F A B I + R O S I With its cozy, dog-friendly patio, onsite chicken coop, and
inviting interiors, Fabi + Rosi is like having dinner at your fabulous friend’s house, if that friend also happens to be a world-class chef. Tucked away in a circa 1903 Craftsman house in Tarrytown, Fabi + Rosi is the epitome of a neighborhood gem. Since opening in 2009, this European-inspired restaurant has been lauded for its locally sourced, inventive cuisine — and remained under the radar as well. German-born chef Wolfgang Murbe creates dishes like Hühner-Roulade (Dewberry Farm chicken with summer slaw, garlic potato puree, and pan jus) and Maultaschen (Black Forest mushroom ravioli and herb salad) that recall his homeland while feeling right at home in the heart of Texas.
N I G H T C A P Housed in a dark, swanky West Sixth Street bungalow,
Nightcap lives up to its name, serving dinner long after other neighborhood restaurants have closed. When pointing to what makes this cafe special, you can note its emphasis on farm-to-table ingredients, its approachable cocktail menu, or even its emphasis on superior service. But here’s the truth: It’s the dessert. At Nightcap, dessert isn’t treated as a mere afterthought. Instead, it’s considered the third course, the final component to a complete meal. Now, if that doesn’t give you a reason to end your evening at this neighborhood spot, what will?
T E X A S F R E N C H B R E A D Sure, you can point to the beautiful new patio
or the fresh Joe Swec exterior paint job as being the reason behind Texas French Bread’s renaissance, but that’s not the whole truth. For more than three decades, TFB has been a haven for families looking for a welcoming spot, students looking for a grown-up meal, and neighbors looking for a home away from home. Beginning in the morning when the smell of freshly baked bread wafts through the bright red doors to late at night when the warm glow of the interior spills onto West 29th Street, TFB truly is the heart of the West Campus neighborhood it serves.
