Learn From Four Longtime Investors

This is the brain trust, folks. You’ll want to be in your seat by 7 p.m. for this!

There’s more to real estate than landlording, wholesaling and flipping. We focus on those things a lot in KREIA because they’re popular topics that everyone wants to know about. But there are so many other niches — and niches within niches — that we wanted to devote a meeting to anything real estate-related. Seriously, anything.

With a scope that broad, we turned to some of the most experienced investors in the area to head this month’s panel. These four have a combined 115+ years of investing experience, and they’re out there actively working in real estate in and around the Louisville Metro area every day.

All have served on KREIA’s board of directors, and two are past presidents. Please take this opportunity to learn from them. Get your questions ready!  Rue McFarland got into real estate in 1969 and has done just about everything it is possible to do in investing. He has served as president of GLAR, KREE and KREIA — which he co-founded. He currently manages more than 100 singlefamily houses.  Katie Crotzer runs her own brokerage, New Outlook Realty, with offices in Louisville, Shelbyville and, soon, in Florida. She started in commercial construction in 1990 and began investing in real estate in 1992. She owns rental property locally and also in Florida.  Mark Hass owns a brokerage, Real Estate 3000, owns investment property, is a property manager, and works with buyers, sellers and builders. He’s also an REO specialist: For 15 years he’s been marketing and servicing REO properties.

Mark is a two-term KREIA past president.  Tamara West started working in loan servicing in 1999, became a mortgage loan originator in 2003, bought her first investment property in 2006, and got her real estate license in 2013. She’s in the top 25% of Louisville realtors and currently serves on KREIA’s board.

2018 KREIA Elections

By Henry Schildknecht The president has selected this year’s nominations/ elections committee, and we would like to inform you of KREIA’s election procedure, which is as follows: KREIA is run by a board of directors consisting of five officers, twelve at-large board members, the immediate past president, and the parliamentarian. The five officer positions – president, vice president, secretary, treasurer and treasurer-elect – are filled each year for one-year terms. The twelve at-large board members are elected for two-year terms, with six new members being elected each year. There are no term limits, and all incumbents may run for reelection if they so desire.

Nominations will be taken from the floor at the April and May meetings for the five officers and six at-large board positions. As in previous years, nominations will be closed after the May meeting. The election will be held at the June regular meeting, and those elected will take office in July.

If you would like to nominate someone to run, or would like to run yourself, please contact me or be prepared to make a nomination from the floor at the April or May meeting.

Only serious applicants need apply. The board promotes many activities on an ongoing basis, and it is the diligent effort of all the board members that brings these activities to life. The board runs primarily through the committee system. Most board members serve on more than one committee, and many chair a committee. It is simply not possible for someone to serve on the board without being an active member.

Hello from 2028. Have You Finally Made It?

Pretend for a minute that it’s 10 years from now. It’s 2028. Think back a decade to when you had big plans for the future. It would be safe to say you had every detail of your future life planned out (at least in your mind).

You knew…

• Exactly how much income you needed to live an extraordinary life.

• Where you wanted to live. In a bigger house? Near the beach? In the mountains?

• You would have both the time and money to travel, because you had planned well and followed your plan.

• Now you only worked on your business, not in your business.

• You had the most precious commodity of all… plenty of time to do what you wanted to do.

• Life would be good! You could feel it in your bones.

It’s a scenic route through the mountains. But on occasion, I have taken I-65 due to road conditions. Now, I really don’t like I-65. There are just too many semi-trucks, you have to deal with heavy traffic in a couple of major cities, and it’s not very scenic.

Can I get there either way in about the same time? Yes I can. Though I prefer to take the trip one way, I can change my plans and get there by a different route if I need to.

Your plans for your business and your life are no different. Things will change, events you didn’t plan on will happen, and you will be required to change course many times over the next decade. You will end up somewhere in 10 years, so why not decide where that will be right now and take steps to make it happen?
