Tax Updates for Investors & Entrepreneurs CPA Mike Grinnan talks taxes and answers your questions It’s almost that time of year again, when the IRS schedules its annual exploratory dip into your pocketbook. Are you ready?

CPA and KREIA board member Mike Grinnan is here to help you prepare to file. He’s the speaker at this month’s main meeting, Thursday, Feb. 23, at 7 p.m.

Some of the things he’ll address include: • IRA’s and retirement plans • Real estate taxation and investments • Choice of entity • Limitations on loss deductions Mike Grinnan • Repairs and improvements • Bookkeeping and records management Be sure to have your questions ready!

but the 20% capital gain rate would begin when income is taxed at Mr. Trump’s top bracket of 33%.

That capital gain rate begins at $127,500 for singles and $255,000 for married filing jointly. Under current law, the 20% capital gain rate doesn’t begin until $425,400 for singles and $487,650 for married filing joint.

3. Increasing the standard deduction from $6,300 to $15,000 for single and from $12,600 to $30,000 for married filing joint.

4. Limiting itemized deductions to $100,000 single ($200,000 MFJ).

5. Limiting the deduction for donation of appreciated assets to a family foundation to basis, rather than fair market value.

6. Repealing the 3.8% on net investment income.

7. Repealing AMT.

STRATEGIES FOR THE TRUMP TAX PLAN Wondering how your taxes might change under President Trump? Mike Grinnan has outlined some things you need to consider under a Republican President and a Republican Congress.

Estate & Gift Tax Changes 8. Repealing estate tax.

9. Repealing estate tax with a change to the step up of basis for inherited assets. Assets above $5 million would not receive a stepped up basis.

Individual Tax Changes President Trump has proposed: 1. Reducing the top individual tax rate from 39.6% to 33%. Warning: Some middle-class tax-payers may pay more tax under the Trump tax plan. Mr. Trump has proposed three tax brackets: 12%, 25% and 33%.

Some taxpayers might find that they were paying at the 28% rate and are now pushed into the 33% rate on a portion of their taxable income. Single parents are also likely to pay more taxes as elimination of personal exemptions and the head of household status are also proposed.

2. Keeping capital gain rates the same, 5:30

Corporate Tax Changes 10. Lowering corporate rates from 35% to 15%. A reduction in corporate rates may be good for global competitiveness, but what does it mean for domestic business tax? Will rates drop for S corporation passthrough income? LLC pass-through income? What about Schedule C or F income? Until we know more, a new business might want to consider an LLC. It is easy to form, change or dissolve. The LLC can be a “place holder” until we know more about the law.

KREIA Lunch Gets New Life There used to be a tradition of KREIA members gathering once a month at Louisville restaurants to network and learn about real estate from each other. Then the tradition faded away. But investor Ed Gibson thought it would be good to revive it, and he’s organized a new lunch tradition.

Ed’s first lunch meeting took place February 7, from 11:30 a.m. to 1:30 p.m., at the Corner Cafe in Lyndon.

After the event, here's what Ed posted on KREIA’s members-only Facebook group: “Big Fun at the KREIA Lunch today. We spoke about how to structure a loan to make a deal work and how to estimate your rent you should be charging. We talked about taxes and what can and has happened during an audit. Landlord Registry of Rental Properties On September 22, 2016, Louisville Metro Council passed Ordinance No. 174, Series 20 16, which was signed

by Mayor Greg Fischer on October 5, 2016. Its effective date is March 1, 2017.

The ordinance requires the registration of all rental units with a database established by Metro government.

This includes single-family homes and multi-family units, including apartment complexes.

Violations are subject to a citation, with fines being levied in an amount of up to $100 per rental unit per day.

Several people have told me that they have attempted to register online with the Louisville Metro Department of Codes and Registrations, and that it has been a frustrating ordeal.

The new ordinance will be discussed at the upcoming pre-meeting on February 23.

Greater Louisville Association of Realtors Government Affairs Update Feb. 13, 2017 To recap from last month, the Louisville Metro Council passed an ordinance that requires long-term (30 days and over) rental property owners to register their contact information. Property owners have to register only one time, and it is a free registration online. The date by which owners have to register is March 1st, 2017. Currently, the online portal is now open to register at the link below: https://louisvilleky.gov/government/codesregulations/rental-registry HB254: KENTUCKY COMMISSION ON PROPRIETARY EDUCATION (KEENE, D) AN ACT relating to the Kentucky Commission on Proprietary Education. Amend KRS 165A.310 to exempt from the definition of "proprietary school" schools or educational institutions licensed or approved by, or a course or course of study or instruction sponsored by, the Kentucky Real Estate Commission or the Kentucky Real Estate Appraisers Board.

Current Status: 2/8/2017 - Introduced HB309: REAL PROPERTY (PRUNTY, M) AN ACT relating to tenancies in real property. Create a new section of KRS Chapter 383 to provide that, after the effective date of this Act, residential tenants who hold a domestic violence order, a pretrial release no-contact order, or an interpersonal protective order may terminate a lease with at least 30 days' notice to landlords, while the lease continues for co-tenants; establish civil action for a landlord's economic losses due to termination against persons restrained by protective orders; for those tenants or applicants for tenancy who hold an emergency protective order, a domestic violence order, a pretrial release no-contact order, an interpersonal protective order, or a temporary interpersonal protective order, those orders cannot serve as a basis for denying a lease and new locks may be installed by the tenant; create a new section of KRS Chapter 383 to provide that, after the effective date of this Act, rental agreements shall not penalize tenants for requesting assistance from emergency services.

Crescent Hill L.O.T.S. 2017 KREIA Mentor Workshops Experienced local investors show you how it’s done January’s workshop on wholesaling and marketing, led by an all-star panel of wholesalers, was a master class in learning how to find bargain properties and flip them to other investors for big paydays.

KREIA Vice President Eric George kicked off the session by taking us step-by-step through the wholesaling process.

Marketing wiz Sharon Vornholt explained how she uses direct mail and websites to find motivated sellers.

Investor Jay Long described how he got his start in real estate by bird-dogging deals for high-powered landlords.

KREIA President Frank Miller presented case studies of deals he’s wholesaled, some for tens of thousands of dollars.

Wholesaler Hampton Scurlock, who used to be a financial adviser, closed out the day by describing how to invest taxfree using IRAs and Solo 401Ks. The best part of these workshops is hearing the personal stories of seasoned investors — and being able to interrupt and ask for clarification and amplification. A good Q&A session can cut to the heart of what you need to know in your pursuit of success.
