What’s a Poor Investor To Do? Do’s & Don’ts On Seller Financing Attorney Harry Borders There has been a recent rash of super hyped up fear regarding the so-called “new” laws involving seller financing in the Dodd-Frank. From webinars, newsletters and more, the authors are trying to pour gas on a fire that was pretty much under control.

Back in 2010 when the S.A.F.E. Act was passed very quietly and made a huge mess in the real estate industry involving financing, my firm was forced to dig in and became an integral part of unraveling and trying to put common sense into this new federal law that basically made it a federal crime to do any kind of seller financing.

Keep in mind, when seller financing was outlawed, it affected my family’s law firm in a very big way.

Your KREIA Founder and Past President Rue McFarland and myself traveled many times to Frankfort to meet with legislatures who were in the dark about the S.A.F.E. Act. It wasn’t long before our federal government passed the M.O.D.E.L. Act which is linked to the S.A.F.E. Act and for the most part, the federal government issued a deadline for individual states to “tweak” their laws on this subject.

KREIA has invited me in the past to speak on all of this above and there is a very simple formula on what you can and can not do involving seller financing in the state of Kentucky.

With the “Breaking News” attitude of this recent Dodo-Frank scare was already in place in 2010. This is no surprise to those who stayed current and up to date.

The Perfect Real Estate Craigslist Ad 63,216,431 people used Craigslist in the month of September. Based on this information, do you think there may be a slight possibility that you could generate additional leads and sales using Craigslist real estate marketing strategies for your business?

Although the answer to this question should be a resounding "yes", there is certainly a right and wrong way to use this platform. Unfortunately, with our years of experience working with agents, investors and brokers around the country, we have found that many professionals are not initially implementing this technique correctly.

Here's the major issue we have found. Since Craigslist closely resembles a form of traditional classifieds based advertising, a majority of users choose to utilize this real estate marketing tactic by simply running basic ads with no or a very poor call to action. We cannot expect visitors to contact us directly. Instead, online marketing strategies require us to be proactive instead.

A Craigslist Case Study For instance, if you were to spend 15 minutes scanning over local postings on Craigslist, you would typically find a lot of listings that rattle off a bunch of features and benefits of a particular home, with perhaps a link to a website or property search tool.

However, the problem with this approach is that 95% of the population is doing the same exact thing!

Unless that prospect is ready to buy or sell on the spot, your ad could quickly be glimpsed over with no action being taken. The difference with using Craigslist real estate marketing strategies is that you must focus on lead capture instead of simply advertising your goods and services to a huge marketplace.

True, this is a super simple concept to grasp, yet too many real estate professionals are still following outdated methodologies to build their lists.

Consequently, this calls for a complete mindset shift in order to fully take advantage of all that Craigslist has to offer.

10 Most Dangerous Suburbs In America After analyzing crime data for 120 suburbs across the nation, Movoto determined these are the most dangerous suburbs in America.

10) Independence, Mo. This Kansas City, Mo., suburb of 117,433 people had the lowest rank for murder among those on this list, with four homicides per 100,000 people in 2012.

9) Jacksonville Beach, Fla. Jacksonville Beach was the least dangerous of the three most dangerous Florida suburbs on this list, ranking sixth overall in terms of murders per 100,000 residents in 2012. Jacksonville Beach ranked 15th for property crime, at 4,666 per 100,000 residents, and 10th for total crime with 5,564 per 100,000. The odds of being a victim of crime there during 2012 stood at 1 in 18.

8) Tempe, Ariz.

Another Phoenix suburb, Tempe and its 166,061 residents fared a bit worse than their counterparts in Glendale when it came to murder and violent crime.

7) Glendale, Ariz.

This Phoenix suburb of 232,997 residents fared worst when it came to property crime, placing fifth with 6,410 per 100,000 residents in 2012. Total crime in Glendale stood at 6,901 per 100,000.

6) Clarksville, Ind. This suburb of Louisville, Kentucky, had the third‐worst property crime of any place Movoto looked at, with 7,240 per 100,000 in a suburb of just 22,057 residents.

5) Miami Gardens, Fla. The 111,177 residents of this Miami suburb faced a murder rate of 22 per 100,000, which placed the city in third for that measure. The city ranked 15th for total crime and 20th for property crime.

4) Midwest City, Okla.

The Oklahoma City suburb of 55,768 did worse in terms of total crime, where it placed ninth with 5,876 per 100,000. The odds of being a victim of a crime were 1 in 17.

3) Miami Beach, Fla. The big problem in Miami Beach is really property crime, with the suburb ranking second in that criterion with 9,914 per 100,000 residents.

2) East Point, Ga. This Atlanta suburb is home to 35,155 people who, in 2012, faced a 1 in 8 chance of being the victim of a crime.

East Point ranked first overall in terms of total crime and property crimes, at 12,061 and 10,863 per 100,000, respectively. East Point scored second overall for murder, with a murder rate of 34 per 100,000 residents in 2012.

Here is a basic Craigslist real estate marketing outline that you can refer to get the real nuts and bolts of everything that is involved with this process: Gripping Headline: What makes your listing or offer unique? Focus on features, benefits, and pain points that will grasp your audience’s attention. This has to be compelling to get people to first click on your ad.

Image/Banner Ad: Once a person opens your ad, the very first thing that should draw their attention is an image or banner ad with a very strong call to action. The offer should be something that will speak to your audience and cause them to click over to your opt in page.

Property Info With Link: This portion of the Craigslist real estate marketing ad should be very short and to the point. The property information can be followed by an HTML link that directs to a property specific landing page with lead capture for future follow up.

Final Call to Action: You can finish off your sandwich with an image or text link call to action.

Create a twist on your top offer leading to the same landing page, or perhaps target buyers on your first image ad and sellers for the bottom portion.

GET INVOLVED! Your President has selected this year’s nominations and elections committee, and we would like to inform you of KREIA’s election procedure, which is as follows.

KREIA is run by a Board of Directors consisting of five officers, twelve at‐large Board members, the immediate past president, and the parliamentarian. The five officer positions—President, Vice President, Secretary, Treasurer and Treasurer‐Elect—are filled each year for one‐year terms. The twelve at‐large Board members are elected for two‐year terms, with six new members being elected each year. There are no term limits and all incumbents may run for re‐election if they so desire. (As a two‐term president, Connie Horsey has chosen not to seek re‐election.)

Nominations will be taken from the floor at the April and May meetings for the five officer and six at‐large Board positions. As in previous years, nominations will be closed after the May meeting. The election will be held at the June regular meeting, and those elected will take office in July.

If you would like to nominate someone to run, or would like to run yourself, please contact a me or be prepared to make a nomination from the floor at the April or May meeting. Only serious applicants need apply. The Board sponsors many activities on an ongoing basis, and it is the diligent effort of all the Board members that brings these activities to life. The Board runs primarily through the committee system.

Most Board members serve on more than one committee, and many chair a committee. It is simply not possible for someone to serve on the Board without being an active member.

Government Affairs Update Louisville Metro Council Councilman James Peden has introduced an ordinance that will require smoke detectors on every dwelling floor of a residential home or unit. Currently, the law states that smoke detectors are required outside of a sleeping area like a hallway and outside the kitchen area.

Additionally this ordinance allows fire or code personnel, after obtaining permission from the resident/home owner, to put up one smoke detector if the property is found not in compliance. Also, this ordinance allows for the fire official to get compensated for this smoke detector at a capped price. The proposed changes does not allow a fire official to make spot checks without resident consent, and does not require a smoke detector in every sleeping quarter.

Additionally, this ordinance was tabled in the Public Safety Committee on Wednesday March 6thth at 3:30 PM for the County Attorney to make changes in accordance with other sections of the law an to place a cap on the amount of compensation a fire official may get for a smoke detector. The next meeting of the Public Safety Committee will be Wednesday April 16nd at 3:30 PM at City Hall, third floor.
