Concrete, wood may need to be separated Q. My wife and I built a new home a couple of years ago and have been settling into our new environment. We have a walk out basement and the walls have been framed and insulated ready to finish. The passage door going out the lower level has not been trimmed around.

The gap between the frame and concrete wall has been spray foamed and looks rough. I have cut back the spray foam and want to install trim on inside. Do I have to treated wood trim SQUARE inputwhere it meets the CORNERS concrete? — Thomas of Auburn Jeff Deahl A. Generally the interior trim would not come in contact with bare concrete wall.

Typically, the walls get framed with a slight space separating it from the concrete wall and the framing around the door that the door frame gets secured into is treated.

There is space that is separated with drywall or the interior wall finish so direct contact of trim and concrete does not occur.

If the trim is finished and installed to the concrete, maybe the edge can be caulked where it meets the concrete.

No, I wouldn’t worry about it being treated wood, and, yes, theoretically any wood that meets concrete should be treated or have separation of some sort. Framing materials by code requirements are to be treated if they are in direct contact with the concrete foundation or walls. It can have an underlayment separation such as ice and water shield metal flashing.

The idea is that cool damp concrete does not want to be in contact with standard wood or it will have accelerated rotting.

If the concrete is clean and dry, there is not much to worry about like around a door on the interior of your lower level. There are also several epoxies and heavy paint coatings that can also be used to seal the concrete so that it doesn’t sweat or cause contact with wood that could rot.

•

Q. We are having a new house built and have had a signed contract for a couple of months now. The builder was scheduled to start the first of this month but that has been delayed a couple of weeks. We have sold our current home and closing is in 30 days and they are supposed to take occupancy 60 days after that. The builder indicated that it would take approximately

90 days to complete the house. Should I be prepared for more delays to the schedule?

— Lawrence in rural DeKalb County A. I get the feeling that the tone of your question that you already know the answer.

The probability of more delays is likely especially if it is not a subdivision built home.

My recommendation is to stay flexible to your time line and don’t wait until the last moment to make other arrangements.

If you can, negotiate more time into when your house buyers take possession of your current home. You might not need the extra time, but in case you need it you have worked that out.

You might be eager to move into your new home, but construction schedules can be affected by many different things including weather and material decisions and delivery schedules. You don’t want to be forced into decisions based solely on what’s in stock; you will have to live with your choices for a long time.

Home building is a complex process with lots of components all coming together and you don’t want to have that happen hastily. To try to rush a project cannot be good because generally something has to be given up such as quality of the end results.

You also don’t want to force the use of overtime labor which costs more or incur rush charges for delivery of materials.

Overall, you are better to let it take the required time to get quality end results but also peace of mind for having made good decisions. This will result in fewer long term errors or workmanship compromises because you have to get in.

Q. This was the first winter in our new home that was built last year. We have had a couple of issues with heavy condensation on the interior of the windows and some minor drywall cracking. We have talked to our builder and he has taken it somewhat casually and indicated that this spring he would send a guy out to touch up some of these problems. We spent a lot of money on building our dream home. Should I be more concerned about these items? — Shelly of Auburn A. I wouldn’t get terribly concerned unless your builder has stopped answering his phone.

There are several things that will happen in the first couple of years of your house.

First, there is lots of moisture that gets exhausted from the paint finish drying to the wood of the house finish drying.

There are all kinds of moisture from even the concrete finish curing to the

drywall moisture content stabilizing.

All of these items cause moisture release and as a result you will find condensation on the windows and doors and sometimes even on the walls. It will all equalize generally over the first year or so that you’re in your home.

Make sure you wipe off any excess moisture you can and keep air moving if possible.

Yes, the framing material of the house generally is installed with a moisture content of about 18 percent and will dry to about 9 percent in the first couple years. This will cause shrinkage of all the dimensional lumber in your house and will cause cracking. This is very common and unless the cracking is more than a hair line crack you’re really doing well.

After the first year, your builder should be willing to do minor crack repair and touch up. Generally that is all that’s needed and would be standard practice of a reputable builder.

Q. My wife and I purchased a new home two years ago that was built as a spec. The builder is a small contractor with a decent repetition around the area.

We have had several problems mostly small issues such as cracked drywall and a few roof shingles blew off. He fixed them OK and in a timely manner, but I was wondering are there requirements for a guarantee or warranty? — Jacob of Kendallville A. There are two types of warranties in new home construction, implied and express warranties.

Implied warranties of habitability and workmanship are determined by past case law.

The state of Indiana in 1987 enacted a statute which requires warranties as set forth in the Indiana New Home Construction Warranty Act. It contains definitions as to dates such as when the house was built and completed but also who are the occupants and what are their responsibilities. It covers the house and not anything else such as detached garages or buildings.

It doesn’t cover driveways, sidewalks, retaining walls or any other items outside the house.

Basically the requirements are a two-year warranty on labor and material free of defect caused by faulty installation of plumbing, electrical, heating and cooling systems, four-year warranty on roof systems and a 10-year warranty free from major structural defects.

A builder can also have a disclaimer for implied warranties in the contract and many things that are clearly better explained by a lawyer.

Some builders will have a third party warranty program that covers their new home construction projects. It normally takes at least a year for a home to experience issues that might be covered by warranty with seasonal changes and conditions.

The things that are not covered by warranties are maintenance items, neglect by the homeowner to properly take care of the house, if you have someone else work on the house and natural occurrences such as earthquakes or floods.

The bottom line, generally, is if there is an issue, it normally comes down to having to work with your contractor to solve any problems.

Q. My family is having a new house built (the digging just started) and is making choices on interior finishes. We have picked a cabinet style and countertops and are now working on bathroom fixtures. We asked our builder about interior trim options and he indicated that virtually everything they do is stained pine or painted trim with painted being the most common. I had envisioned maybe stained oak woodwork with possibly the doors painted — or should we just have everything painted? — Jill of Noble County A. There are many types of interior trim and they all have different uses. A list of trim types would be base, base shoe, door and window casing, crown molding or cornice, wall paneling, chair and picture rail, door stop, cap and panel molding, stool and apron — just to name a few.

These trims can be combined to form all kinds of profiles.

Most of today’s production builders will only use a few of these trims to complete a typical family home. Generally, they want to get a pre-finished trim package either stained or pre-painted because that reduces the labor for installation and finish.

It is common that some composites such as doors can easily be ordered painted.

Variations to these basics usually are considered an upgrade. An example is a window can have standard 2 2/8” casing that goes all the way around (picture framed) or it can have a stool or window sill with a wood apron underneath.

As you have seen in typical older homes, there are many variations to standard trim details. Some general tips when thinking about interior trim for a new home are: • Use trim consistently throughout the

house representing the same architectural style.

• Make sure all the elements of your trim go together and keep it proportionately equal.

• You can add special features to rooms such as a crown molding in the living room and study or chair rail in dining room and kitchen. These trims can also be accented by painting.

• Trim that is going to be painted can be of composite materials and have joints caulked and nail holes filled, sanded and painted.

• Stained wood requires a little more detailed carpentry with tighter joints because matching color wood filler would have to be used for finish.

• Hardwoods definitely make the best trim with lasting beauty. Pine and popular is a more affordable option.

Q. I have an older home in the country and have always kept things up as much as I can, being a do-it-yourselfer. I want to build a bedroom addition on the first floor and I have a couple of electrical issues in the house that I know are not up to code. If I add on to the house will I have to bring the whole house up to code? — Wilmer of rural Steuben County A. My best answer is to talk to your local or county code official and ask. They are there to help you — not to bust you for problems.

Every year national codes are written and adopted and every several years state governing bodies adopt code requirements for the state.

All old or wiring done prior to specific code adoption on your house is considered “grandfathered” and allowed.

The problem comes if something is unsafe or dangerous and in these cases a violation can be issued. The room addition can for the most part stand on its own and be required to meet all current codes for the new work that you are doing. The existing house does not have to meet any current codes unless renovation work is being completed in these areas.

If your new wiring connects to your existing service panel then that would also be required to meet current standards.

Where the addition attaches to the existing can affect the original existing and can be subject to meeting current codes.

Some things to look for that will be issues if looked at by a building official: If your existing panel is a fuse panel typically they are overloaded. If there are any uncovered junction boxes or if there are no GFCI outlets in bathroom and kitchen areas and especially if the outlets are too close to water sources.

If the current house has knob and tube

wiring there are generally wear issues and there is no way to ground any of the wiring.

Also sensitive safety issues are bulbs; if they are over the size rating for any fixtures they can cause overheating. Another issue is over-used extension cords or multi-plug adapters.

Q. My wife and I purchased a 20 year-old home last summer and have enjoyed living in it. When we looked at the home we noticed that all the interior walls were textured.

We didn’t really like this but we figured we could sand them later to make the walls smooth. Once we lived there a few months we began to notice where the walls had been patched and repainted, the texture doesn’t look the same. How hard is it to sand our walls smooth and paint? — Mark of Crooked Lake A. I have never been a fan of textured wall finishes without some sort of styling purpose. Most of the time when builders apply a full wall texture it is because they can get away with poorer taping and drywall work.

I have seen builders/remodelers texture walls; they still see tape joints of the drywall underneath. When they try to put on another coat of mud over the existing texture generally they end up making things worse.

Good looking texture is like the signature of the tradesman who is applying it.

Think of years ago when beautiful sand swirl textures were norm on walls and ceilings. The texture should be consistent across the whole wall and throughout the room and throughout the house.

To try and patch the walls leaves a recognizable spot of patch even if the wall is repainted.

You might have to look at it real close to see the difference in texture. This is why you could see where the walls were patched.

When we texture walls, I make sure the drywall is finished smooth so that when the texture is applied there will be no imperfections that will show through.

Same thing goes with ceilings that are textured. Sanding is not going to bring the walls to a smooth finish.

You will need to sand to take off the high spots but then you will need to skim coat the entire wall surface.

Generally it is best to apply two thin coats of topping and sand between coats.

The end wall will be smooth similar to a plaster wall.

Nature preserves of Steuben County Like its lakes, Steuben County also is known for its natural areas.

There are over 100 lakes. There are meadows, marshes, rolling hills, wetlands, creeks, wooded areas, ponds and enough flora and fauna to make even the heartiest nature lover satisfied.

There are several areas in the county where one can commune with nature. The granddaddy of them all, perhaps, is Pokagon State Park, which lies on the shores of Lake James and Snow Lake. The park has over 1,200 acres including a nature center to instruct and inform visitors as well as provide special programs. The park has expanded to its east with a couple of recent acquisitions made possible in part through ACRES Inc. Funds are still being raised for the expansion.

The Indiana Department of Natural Resources has recently added to its local inventory of properties the Trine State Recreation Area, which is east across I-69 from Pokagon. This property, some 245 acres, is north of the Seven Sisters Lakes and the adjoining Wing Haven Nature Preserve (see below).

Nature preserves There are several nature preserves in the county, most of which are owned

by ACRES Inc., a land preservation group based in Fort Wayne. The nature preserves include the following: • Wing Haven Nature Preserve, 180 W. C.R. 400N, Angola, near Pokagon State Park. The preserve includes the Seven Sisters Lakes and a log home and art studio used by Helen Swenson, who created the preserve.

• Woodland Bog, on C.R. 100N, east of C.R. 200E. The 20-acre tract features dense mats of ferns and clear ponds.

• Ball Lake Nature Preserve, Ball Lake 101, off Bellefontaine Road, Hamilton. Almost 27 acres were gifted to ACRES in 1996 by the Ball Lake Association. Includes a trail system.

• Beechwood Nature Preserve, S.R. 127N, north of C.R. 500N. It offers long views of neighboring lakes and features an expanse of beech

woodland.

• Brammall Nature Preserve, 2645 E. U.S. 20, Angola. The 80-acre property donated by the Brammall family and protected by ACRES includes shoreline on Pigeon Lake, Pigeon Pond and Pigeon River and hiking trails.

• Marion’s Woods, 805 Calvary Lane, Angola. ACRES Preserve protects the last untouched urban forest in the city.

• Robb Hidden Canyon Nature Preserve, south side of Ball Lake, north of C.R. 800S and east of C.R. 175E. • Ropchan Wildlife Refuge, S.R. 827 near C.R. 500N. • Ropchan Memorial Nature Preserve, C.R. 700W, Orland.

Other local nature preserves include: • McClue Reserve, C.R. 400N, one mile east of S.R. 127N. It has an 80-acre tract that features hiking trails. This county preserve is operated by a local board of directors and volunteers.

• Anspaugh Wildlife Habitat Trust Area, Landis Road, Loon Lake. It has an 80-acre tract.

• LaTierra Sanctuary, C.R. 1000E, south of S.R. 120, Fremont. Protected

by Blue Heron Ministries, the 38-acre preserve includes mature maples and was donated by Father Fred Duschl of Blakeslee, Ohio. Blue Heron also operates a 10-acre preserve, a sandy expanse near Clear Lake.

• Koeneman Lake Preserve, Clear Lake Township. The 11-acre tract that includes Koeneman Lake is protected by the Clear Lake Township Land Conservancy.

• Lime Lake Nature Preserve, Millgrove Township. The Indiana Department of Natural Resources took control of 90.59 acres on Lime Lake in 1995.

• Loon Lake Nature Preserve, C.R. 100N, Angola. The Indiana Department of Natural Resources protects 6.5 acres on Loon Lake in Pleasant Township. The preserve began in 1998.

Other nature pursuits include: • Fawn River State Fish Hatchery,

S.R. 327N, Orland, features an opportunity to see nature in development with self-guided tours.

The hatchery dates to the Orland Conservation Club’s 1933 construction of a fish-rearing pond. Since 1942, the facility has produced millions of fingerling fish. The facility, which is on the National Register of Historic Places, produces musky, walleye, northern pike, catfish, large mouth bass and small mouth bass. It is owned by the Indiana Department of Natural Resources.

The district biologist’s office is also at the facility. The hatchery is open Monday through Friday, from 8 a.m. to 4:30 p.m.

• The Nature Conservancy, a non-profit group dedicated to preserving natural habitats and environmentally sensitive areas, operates an Angola office in Peachtree Plaza 200, 1220 N. 200W, Angola, to oversee its Fish Creek Trail Project and its Pigeon Creek Project.

• Fish Creek is a 110-square-mile watershed in Steuben and DeKalb counties in Indiana and Williams County in Ohio. It is considered one of the Great Lakes’ most diverse stream systems. There are 31 mussel species, including three that are federally-endangered, and 43 fish species. Included in this project was the establishment of a nature preserve, Douglas Woods, south of Hamilton, and a trail system that starts across from Gnagy Park in Hamilton.

• The Pigeon River watershed includes Steuben and LaGrange counties in Indiana and portions of southern Michigan, including the 11,500-acre Pigeon River State Fish and Wildlife Area with its headquarters in Mongo. There are 34 species of mammals in the watershed. Also found there are the endangered Mitchell’s satyr butterfly, along with a stand of tamarack trees in Indiana that is among one of the largest bogs in the state.
