Years ago I saw many builders who thought that all they had to do was nail wire mesh onto the subsiding and stucco over. Over time the stucco cracks and allows water to seep back through the stucco to the subsiding. These builders didn’t understand that a water barrier even as simple as regular felt or tar paper applied over the subsiding would go a long ways to protecting the subsiding. They thought that the stucco was waterproof for the life of the material; they were wrong. Since then they have developed better subsiding, moisture barrier materials that have extended the life

of stucco applications. The stucco materials have also improved making it more durable especially in our changing climate. I have seen houses that were not really that old and were stucco finished on the outside. Water and moisture seep around the edges of windows and doors and infiltrate the stucco and will cause the house to rot literally from the inside out. There are many things that need to be considered especially in our climate. The flashings need to be counter flashed and intersecting walls and eaves have to be protected so as to not allow any water or moisture penetration. Sun rooms not always a sound investment Q. I am planning on building a house next year and have been working on home plans. We have already chosen a lot in a subdivision but the builders in the addition are building some basic home floor plans. We would like to have a sun room on our home but the only thing we can find from the builders is more of a patio room. Would you recommend a seasonal patio room SQUARE or a year around CORNERS solarium? — Julie of Auburn Jeff Deahl A. Sun rooms and patio rooms have always been popular but lately have been surging in popularity. Everybody loves to hang out in a room that has lots of view of the outside and the ability to open up with screens to nice breezes. Unfortunately, as nice as they are, sun rooms and patio rooms are not always a sound investment. A sun room may mean different things to different people. For some, a sun room can be a simple patio structure with an extension of the existing roof line and a step down into the room. The costs of these patio rooms are not high compared to standard room additions. They are comprised of glass panels inset into a thin metal structure making them feel more like a patio than room addition. They may be insulated and have heating and cooling to increase the usefulness. These patio rooms can, if not properly maintained, devalue over time and may not be desired by a potential buyer at resale. At the other end of the spectrum, you can find sun rooms that are high quality insulated high efficiency glass and separated by wood or aluminum beams both with curved or straight roof lines. These are generally conditioned and have all the amenities of living spaces. They can still be separated from the home’s traditional living spaces but usually by French doors rather than typical exterior doors.

These spaces are higher in price but generally will appreciate with the remained of the house. Q. My husband and I are planning on redoing our lower level recreation room and I have seen pictures of interiors that have whole wall areas that are made out of stone or brick. My husband says it will make the space feel cold and uninviting. The present space has a fireplace that has a small surround that is brick that is outdated. Have you done work with interior use of stone and brick and what should we look for? — A reader in northern Indiana A. Brick and stone have become much more common as interior spaces have become larger and more open. The use of masonry on the interior can be gorgeous. It is amazing how an interior brick wall can change an entire room, giving it a new modern look or a country style and feel. No, they don’t make a space feel cold. The combination of decorative elements and floor covering can give a warm homey feel. Often we have used masonry walls in hallways, kitchens, living rooms and even bedrooms. The input of an architect or interior designer is important to get the results you’re looking for. Many times the use of stone around a range hood in a kitchen can expand into an inviting alcove for the range/oven area. Recreation spaces that expand the masonry around a fireplace can be expanded to include the whole wall. Living space book shelves that are integrated into a brick wall back drop can be an impressive use of different textures and can make a space feel special. Entry ways can be very inviting if a primary wall is brick. A contemporary style is common with a painted plain brick wall and the use of glass and tile. In your recreation room the use is probably much more warm and fuzzy. The use of wood ceilings or accents, carpets or shaggy rugs can accentuate the homey feel and is very inviting. If you have an existing masonry wall, it can be cleaned and its brightness can be increased by putting a coat of gloss sealer on it.

Q. My wife and I are planning on remodeling our kitchen this spring and are working on kitchen layouts. Our kitchen space is not large but we would have room for larger appliances. We are thinking about having a 48” stove with double oven and a larger refrigerator than our existing 36” model. Are these good upgrades to make? — Tony of Kendallville A. Kitchens have made many changes over the years increasing the efficiency along with changing life styles. Upgrades and options to cabinetry, countertops and appliances have been hard to keep up with. Yes, trends have been toward small efficient kitchens as part of the tiny home movement. But basic family kitchen design still falls back on a couple of basic rules. The kitchen triangle has always been a base line. The triangle consisting of stove, refrigerator and sink that is not larger than 25 feet or smaller than 10 feet has been the starting point. Each unit has its own use and the sink is generally the most used item. From there you want to make sure the kitchen matches the house regarding size and use. Large family homes with more than three bedrooms commonly have a much larger family kitchen. These larger kitchens can be spectacular and multi-functional with eating areas for lunch or to gather family members and other areas for cooking and preparation. Today’s specialty cooking areas for larger families almost always have larger cooking appliances with double ovens. To have a large double refrigerator with lots of storage is typical in a larger family kitchen. Other appliance options for larger family kitchens are trash compactors, appliance garages for multiple counter appliances and even beverage refrigerators, wine coolers, steaming drawers and larger dishwashers. Just don’t put in large appliances if your house doesn’t have the room or you don’t have the need. JEFF DEAHL is past president of the
