WELCOME TO KODIAK Welcome to the Emerald Isle, the second largest island in the United States! Rain or shine, rain being more likely, the beauty of Kodiak captivates residents and visitors alike. Whether an avid outdoors lover, artist, or someone that simply appreciates a tight knit community and scenic vistas, history and culture, or the quiet and seclusion, there is a place for everyone in Kodiak! The Kodiak Archipelago spans sixteen major islands consisting of seven communities, Kodiak, Port Lions, Ouzinkie, Larsen Bay, Karluk, Old Harbor, and Akhiok. Kodiak is the largest of the communities. Much of the Kodiak area commerce is driven by the thriving commercial fishing industry. Virtually every business in Kodiak benefits from commercial fishing dollars, with nearly 20% of the population fishing commercially. Kodiak also boasts the largest Coast Guard Base in the US, and the first privately owned rocket launch facility. Rich in beauty, history, and culture, there is plenty to explore throughout the island. Start exploring your new home by stopping by Discover Kodiak at the Visitor's Center for maps, helpful tips, and plan your adventure. Stop by the Chamber of Commerce to begin your job search, or learn more about business, starting your own business and social networking opportunities. We’ll see you around the rock!

THE KODIAK REAL ESTATE MARKET 14
Kodiak Island is located in the north Pacific ocean 250 miles southwest of Anchorage. It is the second largest island in the US, home to approximately 13,345 residents, the largest US Coast Guard base, 1.7 million acre National Wildlife Refuge and one of the top 5 fishing ports in the United States. Kodiak receives approximately 67 inches of rain annually. The farthest one can drive from the City of Kodiak is approximately 50 miles putting nearly every home within commuting distance. For the past several years the Kodiak housing market came be most characterized as ‘Stable’ as Kodiak has been fairly immune to the boom and bust cycles as experienced in many parts of the US. Being in a semi isolated location combined with a stable government & fishing economy has allowed Kodiak to enjoy modest growth without major fluctuations. The rental housing market seen some easing from the formerly ‘tight’ market of years past. This may be attributed to the construction of over 60 new rental units in the past 3 years, a reduction in capital construction spending by the State of Alaska and some reorganization in the Kodiak processing industry. Where previously a new resident coming to town was faced with limited rental choices there are now a variety of apartments and homes from which to choose.
The sale of residential property in Kodiak has continued to enjoy a stable market. The 2019 sales have ranged from $104,000 to $667,000 with a median sale price of $319,000. Buyers can select from a wide variety of choices from the downtown of Kodiak, suburban neighborhoods, ocean front homes to rural tree covered multi acre lots. New home sales have been selective and there are contractors with an inventory of residential building lots. Kodiak offers many opportunities to those thinking of relocating. For outdoors enthusiasts there are hiking trails galore and for boaters the sea is at your doorstep. Fishermen can choose from halibut, bass, cod & 5 species of salmon, while hunters can choose from elk, deer, goat & bear. Nature lovers can photograph whales, otters, flowers, eagles and other birds. The annual Audubon Christmas bird count is one of the highest in the state. Kodiak has 4 elementary schools, a middle school and new $65 million dollar high school. Youth activities include Kodiak Kingfishers swim club, Kid Wrestling, Little League, Kodiak youth football, Little Dribblers, Kodiak youth hockey, Kodiak volleyball club, scouting and more. Adult activities include the Kodiak Arts Council productions, Lions, Elks, Rotary, Kiwanis, Masons, quilters guild, community band and others. As they say here in Kodiak, “if you are bored here you aren’t trying”

Keep your eyes peeled for the small, cunning, and quick Ermine! They are white in the winter and brown with white chest in the warmer months. Silver, Red, and Cross Foxes, are also abundant throughout Kodiak and may even be casing our resident Hares.

Roosevelt Elk can be found sparsely throughout Afognak and Raspberry Islands. Watch for the small Sitka Black Tailed Deer as you drive on the road system, and go shed hunting for their antlers in the late winter and early spring. Just look up into the peaks of rocky mountains to find the white Mountain Goats. Venture out to the Southwest side of the island for a glimpse of Reindeer wandering about.

There’s a whole ocean full of them! Kodiak is fortunate to have five varieties of Salmon in addition to Halibut, Lingcod, Dolly Varden, and Trout for the avid fisherman. Some of the non-fishing creatures favorites in the Kodiak Area are the transient Killer Whales, and seasonal Humpbacks, Fin, and Gray Whales. Looking for something of the furry variety, Kodiak is also home to Sea and River Otters, Sea Lions, Seals and many many more!
Remember When walking through the woods, make noise and sing this song: “Hey bear, ho bear. What you gonna do? I’m here, you’re there. I’m just passing Through.

Hey bear, ho bear. It’s such a lovely day. This is your l and, I understand, so I’ll be on my way!”

AN INTRODUCTION TO THE ALUTIIQ PEOPLE COURTESY OF THE ALUTIIQ MUSEUM
WHO ARE THE ALUTIIQ PEOPLE?
The Alutiiq are Kodiak’s first settlers, an Alaska Native people closely related to the Yup’ik of southwestern Alaska. Today there are about 1,800 Alutiiq people in the Kodiak region. The live in the City of Kodiak and six rural villages— Akhiok, Karluk, Larsen Bay, Old Harbor, Ouzinkie, and Port Lions.
HOW LONG HAVE ALUTIIQ PEOPLE LIVED ON KODIAK?
Alutiiq ancestors came to Kodiak more than 7,500 years ago. Archaeologists believe they paddled to the island from the Alaska Peninsula and that the modern Native community is descended from these first residents. When Russian traders arrived in 1764, there were about 10,000 Alutiiq people living in the region.
WHAT IS KODIAK’S TRADITIONAL LANGUAGE?
Kodiak’s Native language is called Alutiiq or Sugcestun. This language was heavily suppressed in the twentieth century and there are just a few

fluent speaker left. Today, Alutiiq elders are teaching the language to younger generations. In addition to English, many Alutiiq people speak some Russian, the language of the Russian Orthodox Church.
WHAT RESOURCES DO ALUTIIQ PEOPLE HARVEST?
The Alutiiq are a maritime people who have always made their living from the sea. Alutiiq ancestors built sturdy boats from driftwood and animal skins, and used them to harvest sea mammals, fish, and bird to feed their families. Most Alutiiq families continue to harvest wild foods, both for the dinner table and the commercial fishing industry.
WHAT ARE THE ALUTIIQ ARTS?
The arts are a central part of Alutiiq culture and one of the important ways that Native people express their identities. Kodiak is home to many talented Alutiiq artists who practice beading, carving, ceramics, drawing, boat building, painting, photography, skin sewing, and weaving. Kodiak also has active Native dance groups, who perform with songs, instruments, and choreography.

Popular events include Craft Saturday—a monthly art activity for families, a Holiday Bazaar, and opportunities to volunteer on archaeological research. THE COAST GUARD IN KODIAK SUPPLIED BY MR. RONY HARDEN
Being stationed on Kodiak, a beautiful island approximately 250 miles southwest of Anchorage, leads to some amazing experiences for most who are assigned here. Life on Alaska’s “Emerald Isle” can be wonderful and wild. Summers are full of long periods of daylight, hiking, fishing, hunting, and surfing, biking, boating, and exploring the second largest island in the United States. Winters on “The Rock” bring darkness, heavy wind and rain, and occasional bouts of ice and snow, but we still find ways to have fun!
© Jonathan Lally
If you’re bringing a family, Coast Guard Base Kodiak is the home of “Rock Solid Support” to all Coast Guard units on the island and here at Base Kodiak we offer an exceptional array of opportunities. On-base facilities include a commissary, exchange, movie theater, bowling alley, and a modern gym with an indoor swimming pool. Off-base there is a Safeway and Wal-Mart approximately eight miles away. Low crime rates, good schools, a close-knit community, and plenty of year-round activities make it so that many families who get stationed here don’t want to leave.

In addition to the Base, there are several large commands located on Kodiak. Coast Guard Air Station Kodiak is a Seventeenth Coast Guard District (D17) unit. The Air Station was commissioned as an Air Detachment April 17, 1947, with one PBY Catalina aircraft, seven pilots, and 30 crewmen. It represented the first permanent Coast Guard aviation resource in Alaska. It is the largest Coast Guard command in D17 and the entire Pacific Area (PACAREA). The present complement of HC-130Hs, MH-60Ts, MH-65Ds support the mission and save lives.

The Coast Guard Cutter DOUGLAS MUNRO (WHEC 724), the finest 378-foot cutter in the Coast Guard, is homeported here as well. Named after the only Coast Guard Medal of Honor recipient, Signalman First Class Douglas Munro, the cutter enjoys a reputation for excellence resulting from the pride and hard work of the crew. Serving aboard a high endurance Coast Guard cutter is quite an experience. The missions can be very demanding, and the key to success is the high caliber of the men and women assigned to DOUGLAS MUNRO Coast Guard Cutter ALEX HALEY (WMEC 39), The Bulldog of the Bering, is a former Navy rescue and salvage ship. The ALEX HALEY is uniquely suited
for a wide array of missions in “The Final Frontier” of Alaska. Primarily focused on homeland security, search and rescue, and international/domestic fisheries enforcement, the crew has operated throughout the Bering Sea and Aleutian Islands, into the western Pacific and Sea of Japan, and north into the Arctic Circle. As the largest Medium Endurance Cutter in the Coast Guard’s fleet, it boasts a stable design that supports a better ride in heavy seas. Coast Guard Cutter SPAR (WLB 206), The Aleutian Keeper, and its crew support the Aids to Navigation mission in Alaska, an experience of a lifetime. Coast Guard Cutter SPAR also has the distinct privilege of being the adopted ship of the Sun'aq Tribe of Kodiak. 31

PILLAR MOUNTAIN WIND The Kodiak community is powered by Kodiak Electric Association, Inc. (KEA); a locally owned and operated electric cooperative that has been serving the community since 1941. KEA currently is 100% renewable. The six wind turbines that stand proudly atop Pillar Mountain are able to generate around twenty percent of the base load. The remaining eighty percent is harnessed through three 11 Megawatt (MW) hydro turbines that are fed by Terror Lake. The wind and hydro power are supported by two separate energy storage solutions, two 1 MW flywheels and two 1.5 MW battery banks. The systems all work in conjunction to provide reliable power to the people.
Previously, a good portion of the city's energy was generated using diesel engines. These engines remain connected to the grid as backup in case of an emergency. Given the natural splendor of the island, KEA's transition to renewable generation was a widely supported effort. There are few locations worldwide that can boast about their energy being generated through 100% renewable resources, all accomplished without raising rates to the members.
The Pillar Mountain Wind Project consists of 6 1.5 MW wind turbines. They are each 80 meters tall and they have a rotor swept area of 77 meters. The first three were installed in 2009 and the second three were installed in 2012.

DON’T STAY AT SEA LEVEL! ADJUST YOUR ALTITUDE
Each summer, Kodiak Island’s Convention and Visitor’s Bureau, Discover Kodiak, sponsors a hiking challenge that encourages both locals and visitors to get out and see some beautiful sights as they summit each of seven mountains along Kodiak’s road system. The challenge is named, “Adjust Your Altitude” and runs from July 1, 2020 – September 7, 2020. By reaching the peaks of Heitman, Kashevaroff, Barometer, Pyramid, Sharatin, Monashka, and North Sister mountains, you are qualified to be entered into a drawing for a $1000 cash prize and other prizes from our local sponsors. To enter the challenge, you must visit Discover Kodiak at 100 E Marine Way, Ste. 200. Once there, you will need to buy a five-dollar challenge sticker, sign a waiver, and pick up a passport to record your accomplishments. After you have completed all of the mountains, you simply bring the passport, along with picture proof, back to Discover Kodiak. Once the staff verifies your completion, you are then entered into the prize drawing. If you are able to complete all of the mountain summits within one week, you will earn five entries into the prize drawing. We look forward to seeing you out on the trails. For more information, please visit https://kodiak.org/adjust-your-altitude
