Exploring Kodiak’s Housing Market

Welcome to beautiful Kodiak Island! Whether you’re here for a short tour or making Kodiak your long-term residence, we hope you take advantage of everything our unique remote island has to offer. Kodiak is unlike any place I’ve ever lived and having been a Coast Guard spouse, I’ve lived in 8 different cities over the last 3 decades. From fishing and hiking to crafting and theatre, Kodiak has something for everyone.
Our housing market is just as unique as our community. We cannot compare our market to the Alaska mainland market or even to the Anchorage market. Kodiak seems to have an eco-system of it’s very own. Throughout my
16-year Kodiak real estate career, I’ve witnessed high inventory, low inventory, high prices and declining prices. Generally, the Kodiak housing market, both for sales and rentals, has been a strong stable market, but there are sometimes challenging eras that prove frustrating for buyers, sellers, landlords and tenants alike.
N ot unlike most housing markets across the country, the last 4 years have revealed unprecedented appreciation rates for home sales as well as extremely limited inventory in Kodiak. This translates to high prices for buyers and tenants, while sellers and landlords have oftentimes reaped benefits from the market they never imagined.
Whether you feel this is good or bad, it is a manifestation of the simple law of supply and demand. When supply is low, prices go up and when supply is high, prices go down. At this writing (April 2024), supply remains very low for both sales and rentals. We have no idea yet how 2024 will turn out; but many remain hopeful that more homes become available to purchase or rent at reasonable prices.
I wish I could look into the future to tell you exactly what to expect whether you’re planning to buy, sell or lease a property in Kodiak this year. But whatever you do, there are steps you can take in advance to prepare yourself to properly compete in the market

when the right home comes along. If buying, your first step is to find a reputable mortgage lender (unless you have plenty of cash) and get prequalified for a mortgage loan. If renting, gather up your personal and past landlord references and be prepared to complete applications. Possibly many applications!
Next steps would include finding a trusted real estate professional to assist you through the process. There are several experienced REALTORS® who can help. It’s important to understand that in Alaska representation looks different from some other states. There is no “dual” representation but rather “full” representation, no representation
(neutral) or assistance only. Seek out a professional who can fully explain the differences so you can make informed decisions.
While you’re watching the housing market in anticipation of making your move, always be prepared to pivot because you never know when a good opportunity may arise, different from your original plan. It’s important to keep an open mind and maintain flexibility with your housing wish list. For example, garages are not as common as you might think they should be in Kodiak, so don’t discredit a home simply because it doesn’t check all the boxes on your list. In addition having lived in Coast Guard base housing for
five years myself, I can say it was a very pleasant experience; our kids loved having so many friends living right in the neighborhood.
Kodiak is beautiful, unique, amazing, special, and life changing. Come to the Emerald Isle with optimistic anticipation and ready to enjoy life as if you’re on a perpetual vacation. With so many outdoor activities within a few minutes’ walk or drive and numerous clubs, organizations, and ways to volunteer, you will find that life on The Rock is SO much more than the house you occupy. We can’t wait to meet you!

TheKodiak History Museum is housed in a National Historic Landmark building, the Russian-American Magazin. It is the oldest standing building in Alaska and the oldest Russian-built structure in the United States. In its long life, the building has served as a warehouse, store, family home, boarding house, and now a museum open to the public.
Visitors can walk chronologically through exhibits that tell stories of Kodiak beginning around 1808 when the Magazin was built through to modern times. To the right you can see

some of the time periods and events the exhibits describe and get a quick glimpse of Kodiak’s history since the early 1800s.
The Kodiak History Museum is open year-round to the public for exhibits, collections research, tours, and public programs.
Our mission is to facilitate exploration of the natural, cultural, and artistic heritage of Kodiak Island and surrounding communities to create opportunities for the public to discover, share, and exchange knowledge using the collections and resources made available through the operation of the Kodiak History Museum.

A Q uick Glimpse at KodiaK’s History



1780-1880s | Russian Colony in an Alutiiq Land
The magazin has been at the heart of Kodiak’s history for over 200 years. During times of Russian colonization the building served as the Russian-American store, the center of commerce and control.
1867-1940s | Kodiak Becomes American
In 1867, the United States purchased Alaska from Russia. Kodiak went from experiencing Russian colonization to Americanization.
1911-1948 | Erskine House
The Erskine House served as a community gathering place throughout the family’s tenure in the building.
1912 | Nova Rupta
On June 6, 1912 Mt. Nova Rupta sent a cloud of ash to Kodiak. Kodiak residents were saved by a boat, U.S. Revenue Cutter Manning that sailed the town out to sea for fresh air. You can still see the layer of ash in Kodiak’s soil today.
1939-1945 | World War II
During WWII, Kodiak went from a sleepy fishing village of approx. 500 residents, to a bustling city of over 10,000

1964 | The 1964 Earthquake & Tsunami
On March 27, 1964, a 9.2 magnitude earthquake shook Alaska. The damage from the resulting tsunami lead to Kodiak’s downtown being almost completely rebuilt.
1950s – Present | Fishing Town, USA
The fishing industry remains the foundation of Kodiak’s culture and economy. Kodiak is also home to the largest Coast Guard base in the world.

Place all trimmings, bones, and other scraps in to plastic bags. Dispose of in a bear resistant waste container or bring directly to the landfill. Depending on the time of year fish scrap containers are located at the harbor.

Improper disposal of waste from fish or game by discarding it on public or private property violates state law and can draw b ears into areas frequented by the public. Violators may be subject to fines ranging from $300 to $1,000.

TThe Kodiak community is powered by Kodiak Electric Association, Inc. (KEA); a locally owned and operated electric cooperative that has been serving the community since 1941.
KEA currently is 100% renewable. The six wind turbines that stand proudly atop Pillar Mountain are able to generate around twenty percent of the baseload. The remaining eighty percent is harnessed through three 11 Megawatt (MW) hydro turbines that are fed by Terror Lake. The wind and hydropower are supported by two separate energy storage solutions, two 1 MW flywheels, and two 1.5 MW battery banks. The systems all work in conjunction to provide reliable power to the people.
The Pillar Mountain Wind Project consists of 6 1.5 MW wind turbines. They are each 80 meters tall and they have a rotor swept area of 77 meters. The first three were installed in 2009 and the second three were installed in 2012.
Previously, a good portion of the city’s energy was generated using dieselengines. These engines remain connected to the grid as a backup in case of an emergency. Given the natural splendor of the island, KEA’s transition to renewable generation was a widely supported effort.
There are few locations worldwide that can boast about their energy being generated through 100% renewable resources, all accomplished without raising rates to the members.

© ELLEN CARTYCama’i – Hello and welcome to Qik’rtaq – Kodiak Island, the traditional homeland of the Alutiiq people. The Alutiiq are the Kodiak Archipelago’s first settlers. Our ancestors came to the islands more than 7,500 years ago. We are closely related to the Native societies of the Bering Sea coast and the Aleutian Islands. Like our neighbors, we make our living harvesting from the land and sea.
Today about 1,800 of our people live in six coastal villages and the City of Kodiak. Many others live In neighboring Alaskan towns, in Anchorage, Seattle, and cities around the world.



ALUTIIQ MUSEUM
Our tribal museum, the Alutiiq Museum, opened in 1995 to preserve and share our story, revitalize traditions, and invite all people to explore our culture. The museum is currently under renovation to better serve our visitors! The upgraded Alutiiq Museum will include a classroom, expanded exhibit space, and more. This renovation aims to provide improved services and a sustainable home for our collections and programs. Construction wraps up by late 2024.

PRESERVE OUR HISTORY
Alutiiq history is preserved in hundreds of archaeological sites, places where our ancestors lived and worked. These sites are a rich but non-renewable resource. Once they are damaged, the information they hold is destroyed. Sites and their contents are protected by law. If you find an a site or an artifact, look and enjoy but do not disturb. Take photographs not artifacts.
ALASKA NATIVE FACTS
Alaska has a larger Native population than any other state.
About 20% of Alaska’s residents are Native, more than 180,000 people.
In 2020, there were 574 federally recognized Native American tribes in the United States—229 of them in Alaska.
Alaska’s Native people belong to a diverse set of Indigenous cultures including the Inupiaq, Yup’ik, Unangax̂, Alutiiq/Sugpiaq, Athabascan, Eyak, Lingít, Haida, and Tshimshian.
The Kodiak Archipelago is home to the Alutiiq/Sugpiaq people.

Famous KodiaK Bears
Kodiak Bears are some of the largest bears in the world and are a unique subspecies of the brown bear. Kodiak is home to about 3,500, meaning nearly a bear every square mile!

Sky Soarers
With more than 240 species of birds on the Archipelago, you’re sure to find something to take your breath away in the sky. Some of our most popular residents are Bald Eagles, Golden Eagles, Puffins, Magpies, King Fishers, Ptarmigan, and a wide variety of ducks and other waterfowl including Swans.



Fur Foragers
Keep your eyes peeled for the small, cunning, and quick Ermine! They are white in the winter and brown with a white chest in the warmer months. Silver, Red, and Cross Foxes are also abundant throughout Kodiak and may even be chasing our resident Hares.
Wild game
Roosevelt Elk can be found sparsely throughout Afognak and Raspberry Islands. Watch for the small Sitka Black-Tailed Deer as you drive on the road system, and go shed hunting for their antlers in the late winter and early spring. Keep an eye out for the Buffalo herd on your way to Surfers Beach. Just look up into the peaks of rocky mountains to find the white Mountain Goats. Venture out to the Southwest side of the island for a glimpse of Reindeer wandering about.

Kodiak is fortunate to have five varieties of Salmon in addition to Halibut, Lingcod, Dolly Varden, and Trout for the avid fisherman. Some of the non-fishing creatures favorites in the Kodiak Area are the transient Killer Whales, and seasonal Humpbacks, Fin, and Gray Whales. Kodiak is also home to Sea and River Otters, Sea Lions, Seals, and many many more!

We are building on the last 2 years of momentum with ownership changes offering expanded services and updated frame/lens selections as well as the most up to date contact lenses. A Large Little Island with a Big Fishing Community

Surrounded by vastly rich waters, commercial fishing is the heart of Kodiak’s economy and is the homeport for over 420 fishing vessels and provides moorage for over 230 additional vessels at times of the year. Kodiak Island is the 2nd largest fishing port in Alaska - and it regularly ranks top 10 in the nation by volume landed (397 million pounds in 2020). The emerald islands commercial fishing industry is unique in its diversity in people, processors, history and gear types.
While the majority of Kodiak’s fisheries are only operational seasonally, Kodiak’s bountiful waters with close regulation by the Alaska Department of Fish and Game and other regulatory agencies allow for sustainable harvests to be brought to town all year long. The main targeted species that are caught around Kodiak Island are: halibut, salmon, cod, crab, sea cucumber, herring, pollock, sablefish, sole, flounder, and most recently kelp. Naming and regulating the species is one task, catching them is the other! Each fishery brings its own unique boat and gear type, some of the common ones you can see along the waterfront are: purse seiners, long liners, pot vessels, jiggers, scallopers, and trawlers. Many vessels target multiple species throughout the year so changing out gear and retrofitting boats for different fisheries is common. The two largest volume fisheries, salmon and pollock, are on opposite ends of the year. This allows for a steady working waterfront year round along Kodiak’s infamous cannery row. There are six processing facilities that you will find along cannery row: Trident Seafoods, North Pacific Seafoods, Pacific Seafood, Silver Bay Seafoods, Ocean Beauty, Icicle Seafoods and the newest and locally owned processor - Wild Source.
While Pollock is the main species that helps keep Kodiak cities economy moving in the Winter - Salmon is the heart of Kodiak’s commercial fishing industry in the Summer. Beginning every May the harbors come alive with activity as the seiners get ready to target the return of the great salmon runs. Kodiak is unique in that all five species of salmon return here to spawn (sockeye, chinook, coho, keta, and pink). Pink salmon and sockeye salmon are the highest in volume returned each year. Seiners are not the only ones with all the salmon action. Tucked in lush green bays around the island you will find homesteads of set-netters catching their summer catch. The salmon season typically runs from the beginning of June to late September.
By now you probably know that Kodiak is a very large island with a small and welcoming community. The seclusion of the island and belonging to such a unique and ever changing industry brings a sense of camaraderie to Kodiak community that is unmatched. Take a stroll down the docks of our two main harbors St. Peters (downtown) and St. Hermans (Near Island), breathe in the salty air, and take a peek at the faces and boats who make up our thriving commercial fishing industry. EARTHQUAKE & TSUNAMI PREPAREDNESS
Once a week, Emergency Services activates a Siren Alert Warning System (SAWS) test signal (a wavering tone lasting 30 seconds) every Wednesday at 2PM to make sure sirens are in working order.
In case of a community wide incident, Emergency Services will relay Information to the public via local radio stations:
98.7 FM KVOK, 100.1 FM KMXT, and NIXLE Community Message Center.
SUGGESTIONS FOR YOUR 7-DAY EMERGENCY SUPPLY KIT:
• Keep your survival kit in an easily accessible location.
• Use a sturdy container, such as a plastic garbage can, which can double as a water storage or waste materials container.
• Keep a smaller version of the survival kit in your vehicle.
• Rethink your kit and family needs at least once a year and replace batteries and update clothes.
• Ask you pharmacist about storing prescription medications.

ALiving From the Sea
Kodiak Island lies in the Gulf of Alaska, 100 miles south of the Kenai Peninsula and 40 miles east of the Alaska Peninsula. A hundred miles long and fifty miles wide, the island was first inhabited by people who arrived in skin covered kayaks from western Alaska about 7,500 years ago.
Russian explorer Vitus Bering and his crew were the first Europeans to see Kodiak Island, in 1741. Bering saw lots of sea otters, and because sea otter fur was prized for hats and coats in Europe and china, Russian fur traders soon arrived from Siberia. Lacking the hunting skills necessary to catch the animals themselves, the Russians used violence and starvation to force Kodiak’s native Alutiiq people to do the hunting for them, and also delivered European diseases, all of which resulted in the near extermination of Kodiak’s indigenous people. By the mid-1800s the sea otters had been hunted nearly to extinction too, and with the economic engine for their Alaskan colony gone, the Russians sold Alaska to the U.S. in 1867.
In 1864, just three years before the Russians sold Alaska, Americans began using a revolutionary new technology, hermetically sealed cans, to pack salmon on the Sacramento River in California. By the 1870s, American fishermen and canners had arrived in Southeast Alaska and in 1882 built the first cannery at the mouth of the Karluk River, on the southwest coast of Kodiak Island. Kodiak’s canning industry grew explosively and by 1889, four million salmon a year were being canned on Kodiak.
Alaska’s fisheries were managed by the Federal Bureau of Fisheries, which was heavily influenced by corporate canneries head quartered in San Francisco and Seattle. Driven by the desire for short term profit, the canneries pushed for lenient fishing regulations, which by the late 1850s led to a near collapse of Alaska’s salmon runs. Partly in response to the decline of their salmon runs, Alaskans pushed for statehood, and when they got it in 1959, formed the Alaska Department of Fish and Game, which began managing salmon based strictly on science. The runs were gradually rebuilt, and salmon harvests are now at historic highs across the state, providing jobs for thousands of fishermen and processing workers every summer.
In the early 1960s, Kodiak fishermen also began fishing king crabs, a resource which had not been previously eaten much by Americans. Canny marketing drove consumer demand however, and an modern fishing industry was born. A new shrimp fishery also came online in the 1960s and Kodiak boomed with hundreds of boats and fishermen bringing millions of dollars a year into the town. In the early 1980s both fisheries collapsed for reasons which are still debated, but which likely include overfishing and changing ocean conditions. Crab fishing continues every winter in the Bering Sea, and Kodiak fishermen fish “Out West,” and in the Gulf of Alaska for cod, pollock, halibut, black cod, herring, rockfish and salmon. Kodiak remains one of the top three American ports for value of fish landed.
In the 1970s and 1980s five or ten Kodiak fishermen a year were sometimes lost each year, mostly in extreme winter sea conditions. Better safety equipment and training have decreased the loss of life dramatically however, and in some recent years, not a single fishermen has been lost at sea anywhere in Alaska.
Commercial fishing is hard work, but hundreds of Kodiak fishermen continue to make their living from the sea, driven by a desire to work honestly and independently in a pristine and wild place, just as the first people who paddled ashore here did, 7,500 years ago.

Each summer, Kodiak Island’s Convention and Visitor’s Bureau, Discover Kodiak, sponsors a hiking challenge that encourages both locals and visitors to get out and see some beautiful sights as they hike on some of the most beautiful trails around.
2024 IS THE SIXTH YEAR ANNIVERSARY!
The challenge is named, “Adjust Your Altitude” and will run from July 1, 2024 through early September 2024. There will be two divisions of the challenge. The original challenge will be hiking to the summits of Heitman, Kashevaroff, Barometer, Pyramid, Sharatin, North Sister, and Monashka mountains. The Adjust Your Altitude “Foothills Division” includes Old Woman, Heitman Lake, Spruce Cape, Termination Point to the Rope Swing, Lake Gertrude, and Pyramid Shelf.
To enter the challenge, you must visit Discover Kodiak at 100 E Marine Way, Ste 200. Once there, you are required to sign a waiver, purchase a $5 contest sticker, and pick up your passport to record your hikes. After you have completed all of the required hikes, you simply bring picture proof and the passport back to Discover Kodiak to be entered into drawings for prizes valued over $5,000.
