The Orpheum Theater building is rehabilitated, restoring windows and storefronts to their original character, restoring ground floor store front spaces and second floor spaces to accommodate The Sioux Empire Community Theater and Sioux Falls Municipal Band offices. Fire sprinkler and fire alarm systems are unobtrusively inserted into the entire building, including the 600 seat historic theater space. The former rainbow bar building is converted to the Anne Zabel Studio including a flexible “black box� studio theater, catering space and an education/rehearsal space on the ground floor and City link Channel 16 studios on the second floor.

Part of a Plan to Revitalize North Downtown: Two existing buildings, one a historic theater previously renovated; the other a former bar, are joined by a link to create an expanded and more functional community theatre and performing arts complex. The project strengthens the street front and enhances activity along an important downtown artery. The front-of-house link connects public areas of the two existing buildings and contains a shared lobby, ticketing, concessions and restrooms. The back-of-house link connects the working elements of the theaters to provide expanded set construction and storage space with good access to the performance areas of both buildings.

A Series of Intertwined Performance Oriented Spaces: The historic Orpheum Theater is lightly touched by the project. Sound and light control is enhanced by converting the former lobby into a light lock. Simple “theater sets� using raised platforms, open stairs and balcony with theatrical style lighting create a variety of performance settings in the lobby.

Subtly Interrelated Facades: The façade design of the link complements the historic Orpheum Theater using a related proportioning system to organize a steel exoskeleton (inspired by iron fronted buildings contemporary with the historic theater) and regional stone infill which frames openings intended for banner display. The stone color was selected to relate to the brick exposed by removal of a wood covering on the former rainbow bar building and to help pull that building into the composition. The relationship between buildings was further strengthened by the addition of a steel gridwork over the former bar’s façade. The horizontal members of the grid echo a series of narrow horizontal brick lines that had been knocked off when the wood covering was added. The new grid is also intended to facilitate hanging of banners to announce events.

Welcoming Transparency: Especially at night, indoor activity can be seen from the street. From the lobby views of the streetscape and courtyard fill east and west walls. Festive lighting: Bright lights, turned on for events, draw people to the front door

The courtyard theater, created using the space between the existing buildings and the pair of links, is a sloping outdoor space focused on a stage created by opening barn doors on the back-of-house link. The Studio Theater, hewn from the former bar, is a low slung “black box� space used for cabaret style performances and dinner theater.

Long-Term Project This project, begun in 1994 and completed in 2007 required substantial design team tenacity and perseverance to keep it moving forward through leadership and funding changes and challenges. Full Accessibility:

A new elevator and unobtrusive ramps are inserted into the plan to connect the six different floor levels of the facility.
