We are pleased to present our Spring / Summer 2015 edition of Collections, a publication highlighting a sampling of the unique real estate opportunities available within the Somerset, Morris, and Hunterdon County areas.

While the harsh winter months may have delayed the real estate aspirations for some, we are now seeing positive signs that the Spring market will be extremely active. The core elements for a strong market are in place, including low interest rates, relatively low inventory, fewer distressed properties in the queue, and prospects for modest price appreciation in certain price segments.

In analyzing the results of the local market in 2014, we saw the number of properties sold remain relatively flat when compared to 2013, while the median sales price rose marginally over 2013. This trend suggests some level of price appreciation as well as a mix of more high valued homes being sold, both of which are signs of an improving market. As you will note, the results in many of our local communities surpassed the results at a county or state level.

With that in mind, the local luxury market is not without its challenges as it lags behind the luxury markets in many other parts of the nation and world. We encourage you to request a copy of Sotheby’s International Realty’s 2015 Ultra High Net Worth Report to obtain a better sense of the behaviors of buyers and sellers in the worldwide luxury category.
