WELCOME Thank you for taking a look at the Spring 2016 edition of the Kline May Realty Luxury Homes Book! We hope you enjoy the beautiful homes and stunning photography in these pages. All of the properties in this book were listed for sale with Kline May Realty at the time of publication, and we are happy to share them with you. The luxury market (which we define as homes priced at $400,000 and above) has continued to see an accelerating recovery from the real estate crash in 2009. While the market for homes in lower price ranges began to come back in 2012, the luxury portion of the market lagged behind until 2014. In 2014, luxury sales began to pick up considerably, especially in the $400,000 - $600,000 range. In 2015, the recovery continued, and began to take hold in the $600,000+ range, with 19 sales in Rockingham County compared to 8 in 2014. Similarly, in Augusta County, 2015 saw 12 sales in the $600,000+ range compared to 7 in 2014. Obviously, this is a great trend for Sellers in these upper price ranges, and we expect to see another increase in luxury sales this year. Overall, our local real estate market has gotten off to a good start through the first six months of the year with residential sales across all price ranges increasing over 2015 throughout the central Shenandoah Valley, and these prices are increasing at a moderate pace. Although the inventory of homes for sale is low in certain areas, the market is generally in balance (the number of Buyers compared to the number of Sellers). Buyer activity has been very strong, which we expect to continue through the remainder of the year, further contributing to a healthy market.
