You may be hearing about the real estate slowdown. I don’t see it as a slowdown but rather a balancing of the market. Let’s take a look at Markham as an example. Home prices dropped 17.2% compared to the height in Feb 2022. However, when we compare current prices to June 2021, we see most homes selling at the same price or higher. What is keeping prices up in Markham? It is due to the limited supply of homes on the market. In June 2021, it would take 1.3 months to sell all of the current inventory and in June 2022, it dropped to 1.1 months of inventory. This means there are fewer homes for buyers to choose from. With a decrease in the number of buyers and a decrease in inventory, the result is a balanced market where supply meets demand and prices are stabilized. Last month we hosted our 7th Thornhill Community Yard Sale, and the response was amazing! Over the two-day event, hundreds of shoppers braved temperatures in the low to mid-30s and weather reports calling for thunderstorms to support their local community. Luckily, the rain managed to stay away (for the most part), and over 55 homes across Thornhill took to their driveways to make this one of our most successful events yet. This year we added another layer of support for the community by partnering with the local charity Dani. Several vendors donated a portion of the weekend’s proceeds and Kirby Chan & Co. matched those donations. We want to say THANK YOU to all of the vendors and shoppers that made this event possible.
