WELCOME TO THE 4TH ANNUAL KIPS BAY DECORATOR SHOW HOUSE PALM BEACH Dear Friends, Many thanks, once again, for supporting the Kips Bay Decorator Show House Palm Beach. Four years into this endeavor, we are thrilled that the Show House has become a staple of the Palm Beach winter calendar, and such an important source of funding for the Boys & Girls Clubs of Palm Beach County and the Kips Bay Boys & Girls Club of New York. Our joint effort significantly funds after school programs for upwards of 18,000 New York children and young adults, and Palm Beach County Club members. We are proud that the work we do has literally changed the lives of so many young people - and helped them develop the myriad skills that are critical in the world in which we live.

This year, we are especially appreciative of the dynamite group of world class designers who have come together here, despite the challenges of the ongoing pandemic and the logistical problems that have resulted. Dear Show House Friends, Welcome to the 4th Annual Kips Bay Decorator Show House Palm Beach in support of the Boys & Girls Clubs of Palm Beach county and the Kips Bay Boys & Girls Club.

This past year, Kips Bay Boys & Girls Club celebrated its 50th Anniversary in the Bronx. Kips Bay was originally founded in 1915 in the Kips Bay neighborhood in Manhattan. Upon coming to the Bronx in 1969, the Club was based out of one site in a new neighborhood with a new community of young people. Over the years, Kips Bay has become a familiar and respected name in the Bronx, know for providing local youth with vital programs and services that help them succeed.

We are proud of our accomplishments during the last fifty years. Most of all, we are proud of creating a second home for so many young people where they have felt valued, accepted and encouraged as they prepare for the future. We look forward to carrying on the Kips Bay mission through many more years of new partnerships and new initiatives in the Bronx and elsewhere.

Our partnership with the Boys & Girls Clubs of Palm Beach County allows us to extend our reach. The impact of Boys & Girls Club work encompasses major areas of a child’s social and emotional development. Our fundraising efforts, including the Kips Bay Decorator Show House Palm Beach, allow us to explore advances in youth development work. Through our varied and extensive approach, we continue to meet the needs of our children.

At the Lucile Palmaro Clubhouse, you might find competitive swimming, ballet, and karate all happening simultaneously. Aspiring filmmakers and musicians are now able to hone their craft in the new Digital Arts Center at the Coudert Clubhouse. In addition to physical recreation and the arts, Club members can take advantage of academic assistance and education enrichment programs, held daily. Kips Bay is a place that allows young people to challenge themselves physically and intellectually. The Club’s recognition of its members’ accomplishments and leadership inspires a spirit of giving back to others at home, in school and in the community.

Our facilities are also located in public schools, community centers, and homeless shelters. Members at these facilities enjoy frequent trips to the Clubhouses for swimming, skating, digital arts, and special events.

COMMUNITY FOOD DISTRIBUTION

DISTANCE LEARNING

With the help of our sponsors, this summer Kips Bay was able to distribute hundreds of grocery items to families in the Bronx community from several of our sites.

As quarantine was announced, Kips Bay Boys & Girls Club pivoted by holding distance learning ZOOM lessons, replacing in-person after school programs.

WHAT'S IN THE PIPELINE? PALMARO GAMES & CADET ROOMS EXPANSION Extensive renovations are set to begin at the Lucile Palmaro Clubhouse to accommodate the rapidly-growing numbers of our six- to nine-year-old Club members. The proposed renovation will reorganize current program space with dramatic upgrades to the Games Room, Cadet Room, Fine Arts Studio and expanded core activity rooms.

Significant enhancements include new energy-efficient skylights in the Games Room, Cadet and Fine Arts areas. The addition of a new Education Room and enlargement of some existing spaces in the Clubhouse will help us maximize space for learning, fine and digital arts, and STEM programming.

Improvements to lighting and HVAC will provide a more comfortable environment in the Clubhouse. Renovations will begin in the near future.

CULINARY LEARNING CENTER A state-of-the-art Learning Kitchen is planned in the Frederic R. & Margaret Coudert Clubhouse to expand our budding culinary arts program. This kitchen will serve as a vessel to educate our young people and their families about healthy eating, including how to shop for and cook healthy food.

It will also provide valuable career-readiness services for teens interested in becoming professional chefs or entering the catering business. Renovations are slated to start in August 2021 and will be completed by the end of the calendar year.

Project FACT is an exciting new program created in 2020 to empower fathers and encourage them to be more involved in their children’s lives.

FACT stands for Fathers And Children Together.

Project FACT hosted several large events in its ÀUVW \HDU LQFOXGLQJ D IDWKHU GDXJKWHU GDQFH and a Father’s Day celebration. Rather than be canceled due to the pandemic, these events were transformed into drive-thru parties to allow for social distancing. The well-attended events helped to bring the community together while promoting the importance of fatherhood.

Project FACT also hosts smaller 10-week courses WR KHOS IDWKHUV QDYLJDWH D UDQJH RI WRSLFV VSHFLÀFV to fatherhood. Younger fathers are teamed up with experienced fathers to act as mentors. The JRDO LV WR DIÀUP WKH UROH WKDW IDWKHUV SOD\ LQ WKH lives of their children.

During a highly emotional and surprising event, Boys & Girls Clubs of Palm Beach County named Anajiah Graham of Smith & Moore Family Teen Center of Belle Glade the 2021 Palm Beach County Youth of the Year. The dinner held Friday, February 19, at Eau Palm Beach Resort & Spa, celebrated the area’s 17 local Clubs’ mission of enabling young people to reach their full potential.

Graham, a senior at Glades Central Community High School, was named the winner after VHYHUDO URXQGV RI HVVD\V LQWHUYLHZV DQG VSHHFKHV $OO VHYHQ ÀQDOLVWV UHFHLYHG D IRXU \HDU Florida Prepaid College Scholarship, while Graham received a four-year university scholarship with room and board thanks to the generous donation from The Mary Alice Fortin Foundation.

“I feel excited and happy because Belle Glade now has a Youth of the Year winner,” said Graham after giving a speech highlighting the often-overlooked achievements of teens in the Glades area. “It’s important that other children in the Glades be positive. There are opportunities that are life-changing that we can go for.”

Graham will be the perfect Boys & Girls Clubs Alumni and an outstanding citizen with her involvement in the community. At just 17 years old, she founded Stand Up, Be Counted - an organization that is led by teens looking for a positive change in the Glades area. She also worked with the mayors of Belle Glade and South Bay to increase the census completion rates.

“Because of Boys & Girls Clubs, I’m reaching for the stars and I’m DOVR PDNLQJ VXUH WKDW P\ FRPPXQLW\ LV SXW ÀUVW LQ HYHU\WKLQJ WKDW I do,” said Graham.

“

In addition to her devotion to the community, Graham participated in several character & service programs throughout middle & high school: Torch Club, Keystone, and being Junior Staff.

Her achievements include being a Year 5 Palm Beach County Philanthropy Tank Finalist & also a Path Founders Awards Nominee.

It’s important that other children in the Glades be positive.

7417 South Flagler Drive

Property Overview: 7417 South Flagler Drive is a great example of South Florida waterfront living along the Intracoastal Waterway.

Located on a sprawling 20,000+ sq. foot lot, this beautiful 5 bedroom, 6 bathroom Mediterranean-style home features 30 ft atrium-style ceilings in the living room, double master bedrooms, sun-drenched living spaces and breathtaking water views. Located in West Palm’s highly desirable “SoSo” district (south of Southern), the home has multiple outdoor patios, a large pool, 2 car garage, full-impact hurricane doors and windows and offers riparian rights to build a dock on the Intracoastal. The intimate sandy beach directly across Flagler is also part of the property.

Re-inventions at 7417 South Flagler Drive: The property was purchased by Chris Wofford in 2004 from Rita Schneider and her husband, who initially renovated the property in the early 2000s. Across his subsequent 17 years of ownership, Chris re-invented the space in a number of significant ways.

What is now the front motor court was initially a landscaped garden. While lovely, the garden’s placement, directly on Flagler Drive, provided no parking other than on Summa Street and therefore prompted visitors to enter through a side entrance on the southside of the property next to the garage -- which Chris dubbed the “hallway to nowhere.”

To capitalize on the under-used grandeur of the front entrance, Chris joined forces with close friend and designer Julian Thomka-Gazdik and removed half the garden, replacing it with the current brick-lined circular motor court, complete with flanking columns.

Once the motor court was established, visitors ceased entering the house via the side door and the “hallway to nowhere.” It became clear that Chris could put the space – almost 200 sf – to better use. That development led to the transformation of what was formerly a downstairs family room into the current master suite. The former side doorway was replaced with a window (now the farthest window upon entering the master bathroom) and the additional space was used to create a wet room and sizable master closets. During the master suite re-invention, Chris also had hurricane glass installed throughout the house.

For the re-configuration of the grounds, Chris worked with local landscape designer Todd MacLean to re-imagine the layering and type of plantings around the house. 7417 South Flagler was one of the first homes in the Palm Beach market to replace the higher maintenance Ficus trees (prone to white fly, etc.) with hardier Clusia plants, which are now highly prevalent across West Palm Beach and the island.

About the Owner: Chris Wofford had a 30-year career in investment banking, working for prominent firms such as Wells Fargo, Bear Stearns, Macquarie Capital and Donaldson, Lufkin & Jenrette. He has renovated properties in Boston, NYC and Nantucket – in addition to his home in West Palm Beach. Chris’ interest in real estate development grew from his first job upon graduating Oberlin College, where he worked for Ian Kean, CEO of real estate development firm Aston Development Corporation. Chris’ earliest professional experiences were working for Mr. Kean on noteworthy re-development properties, such as: • • •

The Polo/Ralph Lauren Building (Rhinelander Mansion) at East 72nd and Madison Avenue in NYC The (former) FAO Schwartz Building in Union Square, San Francisco The historically significant Via Mizner, prominently located on Worth Avenue in Palm Beach

Chris’ interest in and commitment to Palm Beach and West Palm Beach grew out of one of his first assignments – managing the Via Mizner out of bankruptcy in the early 1990s (when he was in his early 20’s). Chris’ decision to invest in a home in West Palm in 2004 was driven by his belief that Flagler Drive would emerge as an important counter-balance to the prominence of the Palm Beach properties lining the Intracoastal – a theory that has proven true and continues to evolve. In the category of trivia about the property, a prior tenant who rented the property seasonally some years ago was a particularly prolific athlete in his sport, continuing Chris’ string of celebrity rentals!
