WELCOME TO THE KINGSTON RESORTS OWNER COMMUNITY! Our mission is to deliver a consistently exceptional guest experience while protecting and enhancing your asset value. This manual outlines the standards, processes, and resources designed to make your ownership and participation in our rental programs smooth, transparent, and rewarding. You and your guests will enjoy everything that Kingston Plantation and Kingston Shores have to offer. The Oceanfront Embassy Suites Hotel and Conference Center with 70,000 square feet of meeting space and the Oceanfront Hilton with 33,000 square feet of meeting space, can accommodate a wide variety of group needs. Our Currents Pool Complex and Waterpark, 78Fitness and Spa 33 located at The Landing, and multiple pools throughout the resort offer a variety of activities to keep everyone occupied! Casual and upscale dining experiences are also available onsite to limit the need to venture offsite. We appreciate your partnership and look forward to working with you. ABOUT KINGSTON RESORTS Kingston Resorts is a premier coastal destination encompassing a diverse portfolio of accommodations, amenities, and services. Our integrated operations in hospitality, housekeeping, maintenance, reservations, and owner support ensure high-quality experiences for both guests and owners. The Embassy Suites Hotel, Hilton Hotel, and the Kingston Plantation Condominium Management Company are owned by EOS Hospitality.

KINGSTON COMMUNICATIONS Telephone service with voice mail is required through Kingston Communications while units are on our rental program. Owners are billed for the basic service and voice mail. Guests will pay for their outgoing calls. Kingston Communications can be reached at 1-800-240-1314 for phone bill questions.

PROGRAM PARTICIPATION OVERVIEW Kingston Resorts offers program options that align with unit conditions, owner usage preferences, and revenue goals. Program participation is subject to compliance with standards and policies outlined in this manual.
ELIGIBILITY REQUIREMENTS: Signed Rental Management Agreement and required addenda where applicable. Unit meets all Unit Standards & Compliance requirements (Section 3). Proof of insurance (see Section 7.6). Local/state tax compliance on transient accommodations.

Company is the exclusive rental agent for your property while you participate in the onsite rentals. All revenue from rental of the premises will be collected by the Management Company. It is a breach of the Agreement for the Owner to bypass
the
Management
Company
and
personally
rent/collect revenues from guests secured by the owner.

HILTON LEGACY PROGRAM Units that meet brand standards and choose to participate in a rental rotation of like units Rental sources include but may not be limited to Hiton.com, all major travel agencies, and year-round group bookings through the dedicated resort sales team
CHOICE SELECT PROGRAM Units are rented “as-is” without renovation requirements. Units are NOT included in any rental rotation Access to select owner services available on a fee basis

KINGSTON RESORTS QUALITY STANDARD Units must be clean, safe, functional, and current in décor. Standards apply to all core categories: furniture condition, finishes, flooring, lighting, window treatments, appliances, linens, technology, and safety equipment.
EXPECTATIONS FOR FURNISHINGS & DÉCOR Neutral coastal palette; coordinated furnishings in good repair
Units should avoid excessive decorative items that create a cluttered appearance.
No mismatched or heavily worn items
Artificial floral arrangements should be professionally designed and maintained.
Commercial-grade mattresses and frames; blackout window treatments in bedrooms Artwork and accessories should be modern, uncluttered, and guest-friendly Wall décor is required in all bedrooms and living areas and may include framed artwork, photography, decorative mirrors, or other approved finishes. Family photographs should not be displayed in rental accommodations.
Candles and other open-flame decorative items are prohibited due to fire-safety concerns. Wallpaper should be contemporary, durable, and easily maintainable.
MINIMUM REQUIREMENTS BY ROOM TYPE BEDROOMS King beds (primary bedroom) and two queen or full (guest bedrooms); new or excellentcondition mattresses (≤7 years or better by inspection). A washable quality bedspread or bed topper that complements the unit décor is required. Neutral colored dust ruffle or box spring cover used to hide box springs and provide a finished look. Five standard pillows for king beds, three for queen/full beds, and two per twin bed. One appropriate size blanket per bed and one spare for the sofa sleeper Trundle or bunk beds are not permitted Matching furniture set with 2 nightstands, dresser, and lamps or hardwired reading lights with USB connectivity for charging.
Smart TV (greater than or equal to 42” with resort-approved channel package) with Spectrum App capabilities. Mattress and box spring units must be covered in flameretardant fabric and maintained in excellent condition. A minimum of one matching dresser is required per bedroom. Heavy-duty bed frames with center support are required for queen and king beds. Trundle beds and bunk beds are not permitted in rental units. Bed coverings should be washable, durable, and coordinated with the unit décor.

MINIMUM REQUIREMENTS BY ROOM TYPE WINDOW TREATMENTS All units must have window treatments that show white to the exterior.
If drapery is used for window treatments, blackout lining is required.
Pull drapes with wands on Archi track rods are required for rental units as they prove to be more practical.
All bedroom and living room windows must have drapes or blinds to allow privacy.
Vertical blinds are not recommended because of high repair bills and limited repair person's availability.
OUTDOOR SPACES
PAINT

Paint throughout the unit should be in good condition.

Leftover paint should be left in lockable owner closets away from guest access
REQUIRED INVENTORY STANDARDS Owners are required to maintain a complete inventory sufficient for the unit's advertised occupancy.
EXPECTATIONS FOR FURNISHINGS & DÉCOR Living Room & Dining Area Seating for all registered occupants. Dining seating matching advertised occupancy. Televisions Smart television in the living room. Smart television in each bedroom. Telephones Telephone service with voicemail capability required as specified by program participation requirements. Bathrooms Hair dryer. Shower curtain and liner applicable. Waste receptacles in every bathroom. Decorative toilet covers and bath rugs that create sanitation concerns are prohibited.
SAFETY & REGULATORY REQUIREMENTS Smoke detectors, fire extinguisher, and clearly posted emergency instructions GFCI outlets in wet areas; no exposed wiring Comply with AAA requirements including a peephole in the entry door, safety boards for first floor patios, and a deadbolt lock that can be locked from the inside but only opened from the exterior by an emergency key kept by the Management Company Units on the rental program are required to use approved code or key card locks to limit unauthorized access during occupancy. Participation in bi-annual bedbug inspections (unless already covered by Regime Bedbug Management Plan)
ADA CONSIDERATIONS When units are marketed as accessible, features must be accurate and documented (e.g., roll‑in shower, grab bars, clearances). Misrepresentation is prohibited.

APPROVED VENDOR LIST A curated list of licensed, insured contractors and suppliers is maintained by Homeowner Services. Owners may choose to use other vendors who meet resort requirements and obtain a Contractor Pass through the master association.
OWNER VS. RESORT RESPONSIBILITIES OWNER Capital improvements, furnishings, appliances, décor, and in‑unit technology are the responsibility of homeowners. In the event of a leak or damage caused by adjoining units, owners are responsible for costs associated with damages inside their units unless circumstances dictate otherwise. Please contact your Homeowner Association for information regarding rights and responsibilities in such situations. As an owner, you have a greater influence on the individual association and are in a better position to get results in the event of leaks or multi-unit damages. RESORT Routine housekeeping and maintenance per program, and guest services are the responsibility of the Condominium Management Company.
SHARED Preventative maintenance scheduling and coordination of repairs should be scheduled around rentals when possible.
OWN E R S M AY R E F E R R E N TA L G U E ST S TO ACCO M M O DAT I O N S M A N AG E D BY K I N G STO N R E S O RT S . Owner referral reservations must be made directly by the owner. Referral commissions, when offered, will be paid in accordance with the current Rental Management Agreement. Commission eligibility, rates, and payment schedules are subject to revision and may vary by program type. Monthly rentals and other excluded reservation categories may not qualify for referral commissions. Detailed referral guidelines will be maintained separately by Homeowner Services.
CONSTRUCTION GUIDELINES & NOISE POLICIES Work must be coordinated with the Condo Office around rental schedules. Noisy projects that affect the rentability of other units should be scheduled in the off season and maintain compliance with HOA guidelines. Owner is responsible for obtaining approval from HOA if required. Work hours: 9:00 AM–5:00 PM (Mon–Fri), unless otherwise approved by the condo office, HOA, and/or master association Contractors/owners are responsible for all debris removal – no waste may be disposed of onsite Elevator, stair and corridor protection required during moves must be coordinated through the applicable HOA
SUBMITTAL & APPROVAL PROCESS Submit scope, finishes, and vendor info to Homeowner Services and your Homeowner Association Ensure your contractors have the required licensing and insurance as required by your Homeowner Association and the Master Association Large projects or those involving electrical/mechanical updates may require Homeowner Association or Code Enforcement permits

Owners may participate in establishing rate of floors and minimum LOS restrictions if notified during pre-season.
HILTON LEGACY PROGRAM Kingston’s official website, call center, partner OTA’s (as contracted) and group sales are used to maximize rental opportunities. A centralized PMS integrates reservations, rates, housekeeping, and owner accounting. Owners may not participate in setting rates as this could negatively affect all units in the rotation.
CHOICE SELECT PROGRAM Kingston’s official website provides maximum exposure for value-based units using dynamic pricing by season, demand, length of stay, and unit quality. Owners may participate in establishing rate of floors and minimum LOS restrictions if notified during pre-season.

All locks must comply with rental program policies. Homeowners and contractors are not permitted to have hard keys to entrance doors.
INCIDENT REPORTING
All incidents (injury, property damage, security issues) must be reported immediately to Security and Homeowner Services.
DAMAGE RECOVERY
Documented damages attributable to guests are charged back when supported by photos, invoices, and stay records. Recovery may be limited by OTA and credit card policies when applicable.
