KOTH KOTH
top producer
Originally from Michigan, Krista moved to the area with her then boyfriend, now husband, Brett, in 1999. Before relocating, she worked for an engineering firm, serving in project management, accounting, and finally recruiting, where she spent about five and a half years.
Once in Colorado, her recruiting experience led her to work as a headhunter in downtown Denver. Then, for a venture capital company with 50 companies across the Front Range. Yet, it was her move into real estate that truly sparked her passion and led her toward career fulfillment.
Brett comes from a lineage of carpenters spanning five generations and has been deeply entrenched in the construction industry. Collaboratively, they engaged in home flipping ventures, and Brett formed a partnership with another company, focusing extensively on projects in Bradford Village and some in Stapleton. However, Krista reached a point where she felt compelled to embark on her
own path and redefine her professional identity.
After much research and thought, she decided to get her real estate license. The potential for financial success and independence were motivating factors. Also, their family was growing with the birth of their daughter, Amelia. Krista recognized the field allowed for flexibility and the potential to be her own boss.
She reflects on a memorable story of purchasing her first home. “It was quite serendipitous, really. I found myself needing to relocate from my rental due to the owner’s decision to sell. In a stroke of luck, I stumbled upon an open house where a kind agent took me under her wing, guiding me through the process despite my initial cluelessness. That very day, I found myself purchasing the first house I laid eyes on.”
Krista was juggling two jobs at the time and managed to scrape together funds, even
borrowing $5,000 from her boss at the bartending gig she worked on weekends. “It all fell into place beautifully. I even found a roommate, who happened to be the sister of the man I would eventually marry. Together, we renovated aspects of the house, making it our own.”
Krista sold the house after two and a half years of being in Colorado, turning a handsome profit of $70,000. Since then, she passionately advocates for a proactive approach when people are contemplating renting or venturing into homeownership for the first time. “I advise them to prioritize financial prudence, considering options like eliminating car payments, seeking additional employment, saving diligently, and if feasible, borrowing judiciously. Investing in a property with potential for improvement and resale within a couple of years, thus riding the equity wave, has proven to be a transformative strategy.”
In 2002
Krista got her real estate license and after a couple of positions with companies that

weren’t the right fit, she found RE/ MAX Alliance in Boulder. “They didn’t have an office in Longmont, so I somehow convinced them to open one.” She spent the next eight years with RE/MAX Alliance in Longmont before transitioning to 8z Real Estate where she continued to hone her skills as an agent, mentor, leader, trainer, and motivator. Then, after 13 years at 8z Real Estate, she recently moved to Compass, embracing yet another evolution in her career journey. “It is fascinating to ponder what the next decade holds in store for me.”
With technology advancements and market shifts, Krista says the landscape feels more predictable compared to the upheavals during COVID.
“I’ve come to a point where I prioritize my own business and clients. I’ve assembled a team of three dedicated individuals, and we collaborate seamlessly. With Amelia nearing the end of high school, I’m looking for time to travel and support her as she transitions to college while enjoying a more balanced approach to life.”
Krista demonstrates an unwavering commitment to her clients and tireless work ethic. She tailors her services to meet each client’s unique needs and aspirations. Whether it is finding the perfect home or maximizing the value of a sale property, Krista’s attention to detail and strategic mindset ensure her clients achieve their goals.
“Currently, I’m working on a project with a long-time client who owns an amazing home. She hasn’t had the ability to maintain or prepare it for sale, and I knew that listing it in its current condition wouldn’t yield optimal results. Drawing from my experience renovating properties alongside Brett and managing my own projects, I had a clear vision of what her house needed to maximize its market value. Partnering with her, we invested approximately $40,000 to enhance the property’s appeal. Our meticulous approach ensured the house was prepared for sale, maximizing its potential for a lucrative transaction.”

Outside of work, Krista is deeply involved in supporting local organizations, including the Humane Society, and is passionate about celebrating and promoting her vibrant community of Longmont. Whether it’s attending an art walk or a parade, or even ensuring the survival of the local ice rink, Krista gets involved in community initiatives.
“When the ice rink faced the threat of closure, I spearheaded efforts to keep it open, rallying support and implementing strategies to boost its revenue. Now adorned with banners and operating in the black, the ice rink has become a thriving hub for the community.”
Krista also has a knack for connecting people. She has fostered strong relationships with vendors who have become close friends, and through her referrals, she has contributed to the growth of their businesses.
Personally, Krista enjoys spending time with her husband,
daughter, cat, two dogs, and a gecko. They share a love for travel, outdoor activities, and boating.
“We own a boat and a jet ski, and our favorite destination is Carter Lake. We also enjoy trips to Lake McConaughey. Recently, we purchased a pop-up camper, which has become a really fun project for Amelia and Brett to renovate and make really cute!”
Amelia is currently working towards her pilot’s license at Vance Brand Airport! In the fall, she will study astrophysics and engineering at Embry Riddle in Daytona, Florida. Even
though Krista looks forward to embracing her life as an empty nester, she knows she’ll miss Amelia. And, whenever she does, she plans to hop on a plane to visit!
It’s easy to see Krista’s fun personality shine through as she says, “I’m just so lucky to do what I do. I’m a roll up the sleeves kind of gal and definitely a team player. I’m on a mission to sprinkle some extra magic into our community. With a dash of local love and a pinch of insider knowledge, I’m all about turning dreams into reality and keeping our community thriving! COOL, CALM AND COLLECTED, RISING STAR JULIAN KIRSCHENBAUM REVEALS HIS NO-STRESS ATTITUDE TOWARD HELPING HIS CLIENTS BUY AND SELL THEIR HOMES.
If you ask Julian Kirschenbaum what he likes best about being a real estate agent, you’ll receive an answer that relays a clear understanding of why he’s been nominated as one of Boulder County Real Producer’s Rising Stars.
“What I like best is removing any stress my clients may be feeling. I like to calm my nervous clients, putting myself in their shoes and simplifying the process for them.” He adds, “I specialize in stress-free transactions.”
A native of Cleveland, Ohio, Julian chose CU Boulder for his undergraduate education. After serving as a ski instructor in Roaring Fork and working in sales in Aspen, “I got the skiing out of my system and went to California for law school, but I gravitated back to Boulder County afterward. I knew that it was the place for me,” he happily states.
THE PULL OF REAL ESTATE
Even with a law degree from California Western School of Law, the allure of the real estate world was always tempting to Julian, especially because he grew up with real estate being the family business back in Ohio. “I could not shake it,” he says. “It was always lingering.”
And linger it did. Relenting and obtaining his real estate license in 2013, he has been doing what he loves for ten years. Selling real estate out of Compass in Longmont, he has been privileged to be closely aligned with Realtor and mentor Krista Koth, also of the Longmont Compass office. “Krista is a superhero,” he declares.
When asked about his favorite type of client, he delivers a broad answer that exemplifies his calm, patient and focused demeanor. “I like all the different personalities and types, everything from first-time homebuyers to savvy buyers. I try to stay connected to them long-term. There’s no ideal client across the board, but multifamily came naturally.”
Boulder County Real Producers • 21 realproducersmag.com
Story By Jennifer S. Hollingsworth • Photos by Brian Stanley
As far as a favorite client success story goes, Julian holds a special gratitude for all his repeat clients. “Real estate changes people’s lives,” he explains. “They have more mobility, and you get to see them accomplish their goals. They start a family in a small house and move up to a larger house. It’s very rewarding to watch the trajectory.”
FAMILY LIFE AND RELAXING
Outside of his real estate schedule, Julian enjoys the classic Colorado family life. Fortunate to grow up alongside his wife back in Cleveland, they have a complete family of two boys, ages one and five, and two girls, ages six and eleven. His family is active in supporting the Boulder Valley Waldorf School in Niwot, which his children attend, and they’ve also supported the Greenhouse Scholars and Salud charities in the past.
With four young kids and Gala the Bernedoodle in tow, he does his best to keep them from bouncing off the walls. “We live the Colorado lifestyle. We ride bikes and go camping and swimming in the summer. We also like to go to music festivals, like Rock and Rails in Niwot, Blues and Brews in Telluride and the jazz festivals in Aspen.”
An NHL hockey fan, Julian loves to watch the Colorado Avalanche, especially due to the lack of a hockey team in Cleveland where he spent his youth. And while he’s a fan of books on business and self-help books, he also loves to read books by author Cormac McCarthy.
COMMITTED TO REAL ESTATE
A career in real estate can be exceptionally gratifying, worthwhile and profitable, but it’s not always for the faint of heart. Dedication and a thorough knowledge of the craft are highly warranted. Regarding the advice he would give anyone considering a career in real estate, his thoughtful reply is “Take your time and give it a lot of thought. Showing up, being committed, and having a long-term outlook, year upon year is important. Give it serious thought.”
Throughout the years, the world of buying and selling real estate has benefited from favorable seasons and endured not-so-favorable times. Commenting on the current path of real estate, Julian says, “A hotseller’s market was the norm since I started in 2013, and today we see a more balanced market, allowing full-time, more experienced agents to shine.”
REAL ESTATE CHANGES
PEOPLE’S LIVES. THEY HAVE MORE MOBILITY, AND YOU GET TO SEE THEM ACCOMPLISH THEIR GOALS. THEY START A FAMILY IN A SMALL HOUSE AND MOVE UP TO A LARGER HOUSE. IT’S VERY REWARDING TO WATCH THE TRAJECTORY.

THE SHOCKWAVE
By Dr. Felicia Santelli health and longevity
Dr. Richard Schultz of the
American Botanical Pharmacy
says it this way:
There is a muscular shockwave that goes through your body when you eat. This wave starts in the mouth and moves through the whole body. Eating and chewing food. When swallowing, a muscular wave starts in the esophagus, pushing the food down into the stomach. This wave then turns on muscular contractions in the stomach to digest food, which also triggers waves and contractions in the gall bladder and other organs to excrete digestive fluids. This reverberates a wave to the small intestine to create muscular waves to push the digested food from the previous meal into the colon. This wave then triggers the colon to eliminate the waste from two meals ago and have a bowel movement. Think of each meal as pushing over a new stack of dominos.
However, many of us don’t experience this. Our bowels are sleepy, sluggish, and even paralyzed. A sluggish, swollen bowel can compress a nearby area, causing disease and infection anywhere in the body.
The colon is so large that it is connected to, touches, or is in the vicinity of, every major organ in the body, except the brain. It also touches most of our blood vessels and nerves. Constipation causes the colon to swell and when this happens, it can compress the lungs, heart, liver, gallbladder, pancreas, kidneys, adrenals, uterus or prostate. A constipated colon can cause an almost endless amount of seemingly unrelated diseases and problems.
This explains why those who detox or cleanse the intestinal tract, begin to develop healthy hearts, normal blood pressure,
@realproducers
normal blood sugar levels, balanced hormones, no fertility problems, functioning livers, normal cholesterol levels, healthy immune systems, normal urinary function, powerful adrenals, increased energy, healthy prostates, clean digestive tracts, stronger lower backs and normal leg circulation.
The toxic waste retained in the colon can cause symptoms ranging from bad skin, bad breath and backaches to headaches and low energy and also contributes to the worsening of every illness. Bowel cleansing has a large impact on solving chronic health problems and increasing overall health.
Approximately 80% of our immune system cells reside in our upper gastrointestinal tract. If it is toxic, the whole body can be compromised.
The human body is a metabolic engine. Every system, every organ, and every cell takes in fuel to operate and then eliminates waste material. Most of this waste is deposited into the colon. If this waste is not regularly eliminated, it will cause the body to be backed up with toxins, making it sluggish and unhealthy.
There are many ways our bodies can become overloaded with toxins. Toxins can accumulate through what we eat and drink, the air we breathe, what we put on our skin, the parasites we may be exposed to, and the amount of stress we experience daily. Toxins can even accumulate by the way we think!
Although the human body is designed to eliminate toxins, it can quickly become clogged, leading to toxins becoming stored in the cells and joints. This reduces the body’s ability to function properly, to heal itself. If we’re chronically ill, there’s a breakdown in the immune system resulting in the body’s inability to keep up with all the chemicals, stress, and toxins of our modern world.
Toxic overload is the major cause of illness, and most people don’t know it. We work on diet and supplements, but if your colon can’t absorb the nutrients (because it’s toxic), then they will not be effective.
Shari Lieberman, Ph.D. author of Dare to Lose, says: “If not addressed, accumulated toxins can contribute to a wide range of conditions, including cancer, immune-system disorders, mental problems, fatigue, headaches, and skin problems.”
The body can accumulate toxins for many years without complaining, but eventually when organs and vital systems can no longer cope, the body starts to rebel. And it is at this point of OVERLOAD that we will experience illness.
HOW DID WE GET HERE?
Our lack of attention on regular elimination and digestive health has made Americans high on the list of people with digestive disorders, bowel disease and colon cancer. What most people don’t understand is that even if you’re ‘doing everything right’… when the ROOT cause of disease isn’t addressed… you’re building your castle on quicksand.
We usually try to relieve our symptoms while neglecting to consider the root cause of what makes us sick in the first place. We focus on isolating and targeting the specific virus, bacteria, or germ in our body, without asking WHY our immune system allowed the ‘germ’ to propagate.
Ancient Chinese medicine, on the other hand, treats the whole body and not merely symptoms of illness, recognizing the body is naturally designed to heal itself! If we don’t support our major detox organs; the colon, liver, kidneys and blood, the root cause of our symptoms is not being addressed.
And don’t forget the skin, as our largest detox organ. We lather it with lotion and topical creams full of chemicals we can’t even pronounce. And, yes, this can impact the ability of our skin to perform its detox function.
Today, we’re exposed to more chemicals and toxins in our environment and in our daily lives than at any other time in human history. And although we can’t always control the chemicals and the toxicity we are exposed to, we can influence and encourage the body’s natural detoxification and elimination processes.
Boulder County Real Producers • 29 realproducersmag.com
WHERE TO START?
The best place to start is the colon. If it is not eliminating properly, it can lead to something called auto-intoxication, when toxins, which are not eliminated, are re-absorbed back into the body, putting a huge stress on other organs of detoxification: the liver, kidneys, lungs and skin. The increased toxic load puts a great strain on the immune system, which increases susceptibility to illness and disease.
Dr. Darrell Wolfe writes: “Your body is a temple for your spirit and emotions to find balance, but it must be in a healthy state to accomplish that balance. That healthy state is delivered to you along an amazing assembly line known as The Digestive Tract. It starts at the mouth and goes down the esophagus to the stomach and then to the small intestine, which is twenty feet long, and finally the colon (the large intestine). In total, we are looking at thirty to thirty-two feet of intestines. That’s a long way for your food to travel. Everything must be digested in its proper time. The process of eating and digestion is a work of art, simple and effective.”
He continues: “Most people are only conscious of the first five inches of the process, aware only of the taste and texture from the mouth to the throat. So, what we have is five inches of delight followed by thirty feet of misery.”
Disclaimer:
Bernard Jensen, Ph.D. author, says, “In the 50 years I’ve spent helping people overcome illness, disability, and disease, it has become crystal clear that poor bowel management lies at the root of most people’s health problems. In treating thousands of patients, it is the bowel that invariably must be cared for first, before any effective healing can take place.”
According to Dr. Richard Schulze, “The first step in everyone’s health program should be stimulating, cleaning and toning all the elimination organs, and the bowel is the best place to begin.”
The whole process, from mouth to the colon, is like a tsunami, a big shockwave. This is why a healthy person has one bowel movement shortly after eating any meal, eliminating the digested food from one or two meals ago. So, it’s healthy to have a bowel movement for every meal you eat. As one goes in, it pushes another one out.
Dr. Schultz says that after 20+ years of clinical experience, he has found that 80% of all maladies were cleared up within two weeks of cleaning the bowel. Until we place as much emphasis on internal cleansing as we do on external hygiene, such as brushing our teeth, taking baths, or washing our hands and hair, we will experience health problems.
No matter how far removed from the colon the problem appears, cleanse the bowel first and see what happens!
