What do the Norwegian culture of community and a corporate background with attention to detail have to do with real estate? Meet Svein and Sara Groem. Both were recruited by a top Global Fortune 50 company in college, which is how they ended up in Colorado more than two decades ago. They met at IBM waiting in line for coffee at the sundry shop where Svein offered to pay for Sara’s coffee. “The rest is history,” Sara says.

As they climbed the corporate ladder and obtained their MBAs together, they realized that they were similar in their zest for life, attention to detail, drive, and focus. “We knew we wanted to do something really impactful in the community and in the business world. We wanted to build something together that was really special,” said Svein. They are often referred to by their friends and family as a “Power Couple.”

Originally from Norway, Svein always knew he wanted to come to America, so he jumped at the chance to be a foreign exchange student in New Mexico. There, he was recruited to

play NCAA Division 1 soccer at Oregon State and was first exposed to Colorado when he played against Colorado collegiate soccer teams. Svein has brought his Scandinavian culture to Boulder County by giving his traditional mulling spice drink mix during the holidays to friends and clients, participating in Sons of Norway, supporting local Scandinavian businesses in Boulder, and sharing

his traditions with friends and family. He and his daughter both have dual US- Norwegian citizenship.

The Groems are a truly international family. Since their daughter was born, Sara and Svein have hosted Au Pairs from around the world, including Switzerland, Germany, Columbia, Italy, and soon they will be welcoming an Au Pair from Austria. They love encouraging these women

to pursue their dreams. They even inspired one of their au pairs to start her own childcare business back home and they still video conference with them often.

with the people of Boulder. Here, friends are family, a sentiment she carries into her approach to real estate.

Svein began his real estate journey with investment properties, which he flipped or rented, and still enjoys the long-term financial and wealth-building side of the industry. “There are not many other places you can invest and see the returns similar to the Boulder market,” says Svein. He also dabbled in real estate software development. Both really got him interested in residential real estate, so he obtained his real estate license. When he began seeing success and needing help, Sara got her real estate license as well. She enjoyed how real estate made her feel like she was participating in her community and creating wealth for her clients. Sara left corporate America and joined Svein after it was clear that their business needed her full-time assistance.

She was able to jump in quickly and made immediate improvements that allowed them to service their clients more effectively. She has also taken an active role in really

getting to know the schools available in Boulder County, which has been helpful for families moving to the area. Now Sara and Svein co-own Open Real Estate, a boutique brokerage serving the Boulder and Denver areas. They have a team of more than a dozen self-sufficient real estate agents, many of whom have investment backgrounds. While Open Real Estate has grown organically without much recruitment, Svein and Sara look for like-minded real estate agents. With agents in Boulder, Denver, and even Salida, Open Real Estate specializes in residential real estate with a community-focused approach. Sara loves participating in the weekly meetings with the team, where they chat about the local market and different ways to support clients. Svein enjoys the coaching aspects, focusing on training as a managing broker. His trainings cover everything from how to price certain neighborhoods

market. Boulder isn’t as affected by increased interest rates because demand is still outpacing supply, it has a strong technology and entrepreneurial community, it’s a college town, and it has an excellent quality of life.” Sara said, “A lot of clients want net zero and sustainable homes. As people become more environmentally conscious, the demand for green homes will increase with the benefits ranging from reducing our carbon footprint to energy savings to the end consumer.”

build and participate in the Boulder County community is through their charitable work. They take an active part in promoting CASA (Court Appointed Special Advocates) to help minors in the court system. They have also supported There with Care for many years, a charity close to their heart. In addition, they focus their efforts on assisting local schools such as Whittier Elementary and Mackintosh Academy and have been a lead Boulder Garden Tour sponsor for several years. Svein is also on the board for Mackintosh Academy, where he uses his real estate knowledge to help with development and expansion. Sara and Svein have also gotten involved with their daughter’s preschool, Snow Lion, by hosting parent events, volunteering, and donating. They both have a lot of respect and love for teachers and the excellent school systems that they support.

In the process of building a custom home, Svein and Sara are putting their money where their mouth is. They are investing in the Boulder market. They are building relationships with good contractors that they can recommend to their clients in addition to gaining the expertise required to build a sustainable home. They are most excited about creating a well-designed home that features Geothermal heat, solar panels, and unobstructed views of the Flatirons just steps from downtown Boulder. Sara and Svein know Boulder building can be expensive and complicated and are thrilled to gain personal experience building and designing a home in the city of Boulder, so they can better advise their current and future clients. Their house should be completed this

summer and while it’s going to be spectacular, they insist that it won’t be available for sale.

When not working on their new home or real estate, Sara and Svein enjoy spending time with friends and being parents. Their daughter loves playing at the park, gymnastics, and soccer. Sara works out at Kondition (a locally owned gym), enjoys being outside with family and friends, and trying new recipes. Svein prefers to hike, swim, and golf as well as entertain guests. The Groems have a mutual love of travel. They often travel with their daughter and Au Pairs to visit family in Michigan, Norway, and Italy. In addition, they prefer beach vacations to places like Florida, Mexico, and Hawaii where they spend a lot of time building sandcastles and looking for turtles, crabs, and seashells with their daughter. As much as they love the beach, Sara and Svein are never sad to return home because Boulder County is such a beautiful place.

Hearth & Stone Luxury Home Tour

The exclusive, invitation-only launch party for Hearth and Stone Luxury Home Tour took place at the beginning of May at a luxury home in Boulder County. Real estate agents from the area enjoyed drinks and appetizers while discussing the current luxury market and hearing more about the luxury home tour. The Hearth and Stone Luxury Home Tour was originally launched at the end of February 2020, and we are happy to announce that in-person tours will be beginning again this June!

The Hearth and Stone Luxury Home Tour is an exclusive real estate broker tour showcasing a Colorado collection of luxury homes in the Northern Front Range and Boulder areas. Agents are given the opportunity to present their luxury listings and receive feedback

from fellow agents -- all while set against a gorgeous backdrop that allows for meaningful networking opportunities with agents from all brokerages. Participating agents are given an advantage when speaking with luxury sellers about the exposure their home will have.

The Luxury Home Tour is modeled after similar and successful luxury home tours in Scottsdale, AZ and Cherry Creek, CO. An advisory team consisting of agents across various brokerages provide an authentic environment of collaboration and insights. Tour sponsors are able to provide information on their areas of expertise and are on-hand to answer questions.

The Hearth and Stone Luxury Home Tour will take place monthly,

beginning June 21. The group will meet at the Luxury office in Lafayette at 502 West Baseline Road for a light breakfast and networking time before touring 3-4 luxury properties. The listing agent must be a member of Hearth and Stone LHT to have their luxury listings on the website and tour.

Barb Pozzi’s success is based on caring for her customers, associates, and family.

Before she will mention her own accolades, she’ll tell you the merits of her mentor, Jim Fetterman, or her longtime associate, Brandi Schott. She even invited them to her RealProducers photoshoot to share the spotlight.

Barb’s love of camaraderie extends far beyond her real estate career to her family and Boulder County as a whole. She’s a loving wife and mother of four (and grandmother of more), an avid walker, as well as a volunteer for many groups across the county.

Barb moved to Colorado in 1971 from Chicago, Illinois just after she married the love of her life, Rich Pozzi. They settled in Boulder where they raised four wonderful children, Brian, Megan, Maureen, and Matthew. Before entering the world of real estate, she worked as a researcher for the University of Colorado. She was involved in the Colorado Adoption Project and the MacArthur Longitudinal Twin Study, two well-known psychology studies, where she conducted intellectual and behavioral testing. While she enjoyed her work in psychology, she had no plans to get her doctorate, so she soon started searching for a new career where she could put her interpersonal skills to good use.

It was during a dinner with some friends that Barb first heard about a job opening in real estate. Her friend, Jeanne, suggested working for her husband, Jim Fetterman, who

previously was the President of the Boulder Area Realtor Association and Broker of the Year. Although she had no experience in the field, she was hired as Jim’s assistant and began learning the foundations of the real estate industry.

Barb developed a passion for real estate as she worked alongside Jim. She proved herself in the first few years and, as a natural progression, soon got her real estate license. Barb describes her career in real estate as a gradual climb, moving from a parttime assistant to a full-time associate broker working in Residential Real Estate, Commercial Real Estate and Property Management. She has always been eager to learn and develop new skills in an everchanging Industry. She credits her success to

the mentorship of Jim, who taught her a great deal about the business. “He gave me my wings,” Barb says of Jim. Their 27-year relationship is a shining example of Barb’s commitment to her friends and colleagues.

Another colleague Barb is eager to mention is her partner, Brandi Schott. Brandi was initially the listing coordinator for the Colorado Group, and Barb was excited to work with a young, talented, hard-working professional. Their complementary skill sets make them an excellent team. Barb’s relationship with Brandi is strong due to Brandi’s ethicality and long-established trust. After 10 years their team has grown with the addition of a new team member, Cauley Kim. They rely on each other for everything real estate related. Barb fosters work relationships that turn into lifelong friendships.

Barb’s steady ascent in the real estate world has culminated in an impressive adeptness when it comes to conducting complex transactions. She remembers a “quadruple domino” of transactions that relied on four separate properties closing in sequence. At the conclusion, each client’s goals were accomplished and their financial needs were met.

This success demonstrates Barb’s tenacity and ability to navigate even the most challenging transactions.

Barb also considers it important to spend adequate time with her customers to ensure that each client understands the property, the contract, and the legality of any transaction. These personal touches make the difference for clients who want the knowledge and professional advice of a Realtor. Barb works tirelessly to build her clients’ trust in the same way she works to secure the trust of her colleagues.

Barb Pozzi is an active member of the Boulder County community outside of work. She strongly believes in giving back and has spent countless hours volunteering for many community groups -- from her children’s schools, to her church, to local non-profits. Most recently, Barb has been volunteering at the Harvest of Hope Pantry, a food bank that serves both people with food insecurities and unhoused individuals. She loves getting to know the regulars and takes pride in providing them with food and personal items, which she believes gives them a sense of dignity and support.

Aside from volunteering, Barb appreciates the natural beauty of Boulder County and loves being outdoors. She considers Colorado a majestic place to live and the wildlife and landscape never cease to enliven her. She wakes up early to walk six days a week,

usually close to four miles a day, and she’s been doing it for over 30 years. It’s a testament to her deep affinity for her chosen home of Boulder.

Barb’s story is one of passion, dedication, and a strong sense of community and friendship. She is undaunted by a mid-life career change and a slow walk toward success. She focuses on the people she can help and shares the honor of her noteworthy career with those who helped her. Her seasoned real estate career continues to be in pursuit of trustworthy partnerships and reliable client relationships. As Barb puts it, “To me, the success is putting people together with property…that they can live in happily. That makes their property a home.” Barb’s love of Boulder County and the people who live here have led her on a path as beautiful as the

We would like to thank our host KOELBEL Communities – Montmere at Autrey Shores in Superior for hosting our Magazine Reveal Event. Dana Keller, Kim Williams along with Rob Hunsley and Susan Walsh -Community Sales were gracious hosts.

We celebrated with those that had been featured in Boulder County Real Producers and we provided each of them with framed copies of their issue. We also had the chance to introduce new Business Partners that support the magazine to key Realtors and share some great food and drinks.

This property by KOELBEL Communities – Montmere at Autrey Shores is remarkable, the different floor plans are extremely spacious and open. There is plenty of light coming in from large windows in every room, but the huge rooftop deck took center stage. We were fortunate to have had an incredible Colorado afternoon allowing everyone to take a deep breath as they looked out across the rooftops. Views, large and unique floor plans, with location, location, and location. Easy 10-minute access to Boulder, 15 minutes into Denver, and only 27 minutes to DIA. What not to like/love was the main theme we heard from almost everyone who’d attended.

Jordan Pederson knows how to put on a show— and a showing.

She’s a passionate Poms coach, former pageant queen, and dedicated Realtor. As a Boulder native, Jordan has always loved representing her hometown. She credits her appreciation for Boulder County to the picturesque neighborhood she grew up in, Devil’s Thumb, which is surrounded by open space, trails, and the majestic Flatirons.

Jordan recalls a tightknit community where she and her friends would walk to school and spend most of their time outdoors exploring the neighborhood and open space where her home resided. She realizes she was lucky to have such an idyllic childhood. Her sense of home was always solid. Her family played an important role in her idea of home as well. Her dad attended the Naval Academy for nuclear engineering and enlisted in the Navy for 5 years. He then joined the Navy Reserves for 7 years, obtained a master’s in engineering, and left to become an executive in the technology field and start his own business.

Her mother is an avid volunteer, sorority advisor, and full time she helps run their successful family business, HydraPouch LLC.

Her parents’ success never took away from their unmatched love and support of Jordan and her younger sister, Paige, and creating the perfect life and home for them both. Jordan attributes her leadership skills and work ethic to her hardworking parents and their commitment to their passions and their family.

Jordan began college at Arizona State University but instantly had the urge to move home to Boulder again. She transferred to CU Boulder, where she studied communications and joined the CU Buff Gold Dance team. In her minimal spare time, she taught dance, as well as began working full-time for Nordstrom. She pledged Gamma Phi Beta as a legacy, and she advises the sorority to this day alongside her mother. She can credit Gamma Phi Beta for more than just sisterhood. She also met her husband, Johnny, through Panhellenic events her sorority and his fraternity hosted together.

The two fell in love, married, and moved to Scottsdale, Arizona briefly for Johnny to attend nursing school. But South Boulder never stopped being her home. In Arizona, Jordan continued working for Nordstrom and was quickly promoted to manager. She worked there for five years including through the COVID-19 pandemic. Even when Nordstrom was closed during the lockdown, she worked long hours and fulfilled online orders. Sadly, she realized the hard work wasn’t paying off—literally. She needed to find a

Most importantly, she missed home and wanted to help others fall in love with Boulder and make it their home as well. She and Johnny moved back to Boulder. Johnny became an ICU nurse and she committed to her dream career. She found a local Boulder real estate company, 8Z,

personality, experience in management, and passion for helping others made her a great fit for the industry. After just two years as a Realtor, Jordan has made over $20 million in sales, proving that making your dreams a reality can truly change your life.

Outside of real estate, Jordan is the head coach of Northglenn High School Poms. It’s a position that she holds with great pride. Dancing and pageantry have been a meaningful part of her life since she was young. She danced competitively growing up as a member of the Fairview Poms team, as well as professionally and at the collegiate level. In high school, she traveled across the country as part of a dance group

called The Silhouettes, which was featured on America’s Got Talent.

Along with dancing, Jordan competed in pageants. She won the title of Miss Boulder Teen in high school, which propelled her pageant career; and she since has held every Boulder title there is. She still judges competitions, helps direct pageants, and treasures her pageant wardrobe. By coaching Poms, she’s always close to her passion to perform and be on stage. She uses her impressive expertise to inspire the next generation.

When Jordan started coaching, Northglenn High School wasn’t exactly known for their Poms team. The team had six coaches in four years, and they were eager for some stability to provide a true, meaningful Poms experience to the dancers. Jordan has worked to

completely revamp and rebuild the program from the ground up. Aside from coaching the team, she brought the team (most of whom didn’t have prior dance experience) in for weekly formal dance training. With Jordan at the helm, and hard work and dedication from everyone, the team ended their year winning first place at the regional competition, UDA Rocky Mountain Dance Challenge, along with winning the coveted sportsmanship award.

Jordan sees her coaching role as more than just teaching dance. Her coaching mission statement is to “educate, elevate, empower, and equip dancers to become the best version of themselves both on and off the dance floor.”

Jordan sees coaching as an opportunity to teach valuable life lessons, be a positive influence, and provide the girls with an amazing experience. She routinely brings life coaches and motivational speakers to practices to inspire

her team. She’s seen the girls grow to become a bonded team and incredible young women. She also recognizes how coaching has changed her life, and the impact the team has had on her. A tough real estate sale is no problem compared to rallying a team of energetic teenagers. Her Poms team is another area where Jordan realizes the importance of making a home and a family.

When she’s not writing a winning offer or coaching a winning team, she enjoys going out to eat, hiking, playing tennis, and snowboarding in winter. She and Johnny love to spend time with friends and family, their dogs, and work on home renovation projects. She dotes over her two French Bulldogs, Reptar and Stitch, who she fondly refers to as her children. Jordan continues to create an ideal home for herself, her family, and her clients. She’s a Realtor who knows how to make the most out of life and make Boulder County feel like home for everyone.
