MIRANDA ADAME By Christine Bowen • Photos by Miranda Adame, Miranda Adame Productions

With a motto like “Helping agents get more out of Real Estate media,” it’s no wonder that Miranda Adame, a dedicated photographer based in Boulder County, is making a name for herself.

With her innovative approach and commitment to providing a comprehensive solution for Realtors, she is transforming the real estate landscape with her unique business model. Five years ago, Miranda embarked on her journey into the real estate photography business shortly after graduating from the Colorado Film School, now recognized as the Cinematic Arts Department. Armed with a degree in cinematography and videography, she found herself at the intersection of opportunity and talent two weeks after graduation. Her entry into the field was facilitated by a family friend who was a burgeoning real estate agent. As his business expanded, the need for videography services arose, and Miranda, with her freshly acquired skills, was the perfect fit. Initially engaging in freelance work, Miranda’s involvement deepened over time. Midway through the year, her family friend encouraged her to establish her own business, recognizing the potential in her skills. This marked the inception of Miranda’s entrepreneurial journey. While maintaining her family friend as a client, Miranda initially viewed real estate photography as a side hustle,

focusing primarily on wedding photography. However, she says, “The dynamics shifted last year when I found weddings no longer fulfilling, and I observed a more substantial demand in the real estate market.” This is when Miranda set out to rebrand herself. What sets Miranda apart is her commitment to being more than just a photographer. She goes beyond traditional services, providing Realtors with a complete package that includes photo and video shoots, drone footage, social media videos, 3D tours, floor plans, property sites, marketing materials, and more. This comprehensive approach streamlines the process for agents, eliminating the need to coordinate multiple professionals for a single listing. Miranda emphasizes her dedication to exceptional customer service. Her primary goal is to make Realtors feel heard and to establish a collaborative partnership. This commitment to understanding the unique needs of each client ensures that the final product aligns with their vision and enhances the marketing of their listings.

@realproducers

“I want Realtors to feel like we are a team and not just somebody that they are hiring to come out to the property. I want them to feel like we are doing this together with the same goal -- to help them be successful.” Miranda also highlights key features that distinguish her services. She delivers all media content within 24 hours, allowing agents to promptly list properties and capitalize on weekend home searches. Additionally, she has developed a client portal that provides Realtors with easy access to order forms, media content, and marketing kits, facilitating a seamless and efficient process. “Agents incur no charges for sign-up, and the portal offers comprehensive benefits at no expense. They have all their listing media right there which gives them access to printing materials and other marketing materials to share on social media or other online avenues. Additionally, the portal features a property site, complete with both branded and unbranded versions tailored for MLS requirements, facilitating easy sharing and promotion by the agents.”

Miranda’s dedication extends beyond her professional life. She actively participates in the Denver Metro Association of Realtors, engaging in sponsorships and networking events to further connect with the real estate community. She also collaborates with agents on unique initiatives, such as combining broker opens with complimentary headshots, adding a fresh twist to traditional real estate events. Outside of work, Miranda cherishes time spent with her close-knit family. Living just minutes away from her relatives allows for regular gatherings, movie nights, game nights, and other shared activities. Miranda also loves to watch football. “My family and I have a friendly rivalry when it comes to football. While I’m a huge Patriots fan, the rest of my family

One of Miranda’s standout features is her upcoming “pizza tracker” functionality, which launched last month. This innovative tool allows agents to track Miranda’s progress during a shoot, providing real-time updates on her arrival, time spent at the property, and completion – a valuable asset for agents unable to be present at the listing. realproducersmag.com

A REALTOR WITH A PASSION FOR SERVICE & ADVENTURE

Story By Christine Bowen • Photos by Miranda Adame, Miranda Adame Productions

Juli Kovats, a seasoned

real estate professional with LIV Sotheby’s International Realty, has a captivating story that spans continents and diverse career paths. Born in Germany to parents who eventually settled in the United States, Juli’s journey took her from the path of the pharmaceutical and medical sales industry to ultimately her calling in real estate. Having arrived in Boulder in 1983 for college, Juli fell in love with the city and decided to make it her home. Her path to real estate was not a direct one; she initially pursued a degree in economics at the University of Colorado. Juli’s background in medical device and pharmaceutical sales provided her with valuable skills in connecting with people, problem-solving, and working independently – skills that would later serve her well in the real estate industry. Her initial foray into real estate began in Florida, where she obtained her license but didn’t actively practice at the time. It wasn’t until later, after a divorce and a period as a photographer, that she decided to fully embrace her passion for real estate.

12 • February 2024

Motivated by shared experiences with a friend in real estate and navigating the challenges of divorce, they envisioned the opportunity to assist others facing similar situations. Collaborating with a lender offering a divorce designation class for Realtors, they delved into this specialized niche. In a short time, however, Juli recognized the lengthy nature of this niche’s sales cycle.

@realproducers

Also, recognizing that court rulings occasionally influenced the selection of a Realtor, she chose to adopt a more organic approach to her business, thereby diversifying her clientele. Juli continues to support those undergoing divorce, albeit with a shift in focus. While real estate discussions remain part of the dialogue, the primary objective is to be a resource during this difficult time. Juli started her real estate career with Keller Williams but found a better fit with a local Boulder company, 8z Real Estate. Recognizing the importance of relationship-based selling, Juli thrived in an environment that prioritized service and genuine connections with clients. THIS HAS BEEN AN INTERESTING YEAR. INITIALLY, I EXPRESSED THE NEED FOR GREATER MARKET BALANCE, A SENTIMENT I STILL BELIEVE HOLDS TRUE. Beyond her professional success, Juli’s life is filled with adventure and a love for the outdoors. She enjoys snowboarding in the winter, Nordic sports, and snowshoeing. Something many may not know about Juli is her love for off-road motorcycling. She recently embarked on an allwomen’s off-road trip through Croatia, an experience that left an indelible mark on her. She is already signed up for another trip next year in Spain and Morocco! Born to European parents who were avid travelers, Juli recounts how her mother became a significant mentor in her life. Her mother lived unapologetically, maintaining an active lifestyle even into her 90s until her passing at the age of 93. Juli admires her mother’s indomitable spirit—nothing could impede her. She traveled independently worldwide, served as a physician, and contributed to humanitarian efforts, notably with Doctors Without Borders. After retirement, her mother continued her service on Indian reservations, undertaking locum tenens work for the government well into her 70’s. Juli attributes her sense of service to her mother, finding deep meaning in carrying forward this legacy.

Juli is actively involved in community service. She dedicated several years to SOS Outreach, an organization that introduces economically and socially underserved youth to outdoor activities, such as snowboarding and skiing, as well as mentorship roles. Currently, she is turning her attention to Circle of Care, an organization focused on reducing isolation among seniors through various cultural and social activities. “The significance of this organization resonates strongly with me due to the challenging experience of transitioning my mom to assisted living. This change deeply affected her, as she had always been fiercely independent. The inability to participate and engage externally seemed like a profound loss, essentially marking the end of her vibrant spirit.” Juli shares about her family, mentioning her older son, a sponsored paraglider and BASE jumper based in Europe. Her younger son, residing in Salt Lake City, is pursuing his career as a commercial pilot, currently working towards his commercial pilot’s license. Juli’s commitment to service, love for the outdoors, and adventurous spirit make her a unique and valued member of both the real estate community and the broader community in Boulder. Her diverse professional experiences have shaped her into a compassionate and successful Realtor, dedicated to making a positive impact on the lives of those she serves.

In the world of real estate, where transactions and properties dominate conversations, there is a Realtor who stands out not just for her expertise but for the relationships she builds. Meet Cory Nickerson, a seasoned real estate professional at 8z Real Estate, whose journey to Boulder is as diverse and captivating as the properties she helps clients buy and sell.

for environmental causes. While working towards her undergrad degree, she also earned her scuba diving certificate and eventually became an instructor. She organized underwater beach cleanup events up and down the Southern California coast, and also had the unique experience of teaching Ted Danson and his wife, Mary Steenburgen, how to scuba dive. Cory says, “It was hysterical to teach Ted and Mary and one of my most cherished moments in the Hollywood world of celebrities.”

Originally hailing from Chicago, Cory’s globetrotting adventure began at a young age when her family moved to Hong Kong. Having a linguist and foreign correspondent as her father, and a curious mother, Cory experienced living in and visiting locations all over the globe. Seven years after living in Asia, her family returned to the States and settled in Northern California. Considered a West Coaster, Cory fondly calls Foster City, California, her hometown. Cory’s academic journey led her down an unconventional path, majoring in German Language and Literature at UCLA. At first the vastness of UCLA was a bit overwhelming to Cory, considering it was such an expansive institution. Being exposed to foreign languages in her youth, she chose to major in German as a way to make the large UCLA campus feel more manageable. After completing her bachelor’s degree and recognizing the challenges of securing employment with a major in German, Cory devoted over three years to working at Los Angeles based nonprofit, American Oceans Campaign (AOC). This environmental advocacy organization, founded by actor Ted Danson, aligned with her passion

@realproducers

After working at AOC, Cory headed to Seattle where she earned an MBA at the University of Washington. She fell in love with Seattle and met her first husband, Tom, a Seattle-based real estate developer. Together they have two children, Anna who works in San Francisco, and their son, Peter, who is a student at Loyola Marymount College in Los Angeles. Tech was just becoming big in Seattle at that time and Cory pursued a career in hightech marketing for T-Mobile. She did this for several years before life’s course changed a bit and she chose a new job opportunity in Denver. Cory took up residence in Louisville in 2010. The transition to real estate was unexpected, sparked by her work for a small real estate company where she was hired to work on marketing efforts, from social media to blogging and website management. Cory’s foundational knowledge, gained through her marriage to Tom, allowed her to navigate the intricacies of the field seamlessly. realproducersmag.com

Cory’s first real estate transaction was a stroke of being in the right place at the right time, when she was able to help a family purchase 40 acres in Nederland. She smiles and says, “This experience was akin to ‘drinking from a fire hose,’ involving complexities such as septic certification, ordering a land survey, learning about a conservation easement, getting the well water tested, all fairly important to the due diligence and inspection process AND all aspects I did not think I would need so quickly in my career.” Cory’s move to 8z Real Estate - Boulder, two years ago was not just a career change; it was a leap into a supportive and modern environment. “The company’s structure, incentives, and collaborative atmosphere appealed to me, reinforcing my belief in the importance of relationships in the real estate business.” She values those relationships that have helped Cory build her story. A story which wouldn’t be complete without mentioning those who helped her along the way. Beth Fredricksmeyer at CMG Home Loans who, with her 30 years of experience in the mortgage industry, has helped Cory improve her understanding of finance. DeAnna Neises, who was with Chicago Title was key in helping to answer endless transaction questions in Cory’s first couple of years. And, finally, Angela Moss, who is a close friend and top producer at 8z Real Estate and who recruited Cory to join the team, led by veteran Managing Broker, Brad Klein. Cory made the transition to 8z Real Estate on the same day as the infamous Marshall Fires on December 30, 2021, and as she was onboarding, the wildfires ravaged her community in Louisville and Superior and unincorporated Boulder County, destroying 1,080 homes and displacing thousands of residents, 50 of whom she calls friends, clients, and fellow community members. The experience on that day shifted her focus from traditional real estate to community support, as she dedicated herself to helping those affected by the devastation. While Cory is engaged in the real estate profession, she genuinely perceives herself as being in the business of cultivating relationships. “For me, this philosophy is at the core of how I approach my work. However, after nearly three decades in the industry, Kate sought a retirement plan for herself and joined eXp Realty one year ago. eXp Realty is a cloud-based brokerage with a global presence in 24 countries and over 89,000 agents. Kate has found a vibrant community of top producers who inspire and mentor each other, fostering professional growth and success.

She deeply values the collaborative environment that she now enjoys as a part of eXp Realty. Kate’s coaching aspect is something she provides that might be overlooked by some individuals. She offers coaching from a Christian worldview mindset, providing guidance and support to fellow agents. Through weekly Mastermind seminars and attraction events, her intention is to pour into the real estate community and foster professionalism and growth among her peers.

One of Kate’s recent attraction events included a six-minute business plan session with a coach from Hawaii, uncovering a fantastic concept for concise yet detailed planning. In February, she will coordinate a “wear your heart on your sleeve” social event for agents to network, share about themselves, and connect on listings. She also recently conducted a seminar on marketing to various generations, exploring the distinct learning and communication styles across different age groups.

me loving me… is good for me We have many so-called relationships of love: parents, children, pets, jobs, sports, and even food; but Valentine’s Day is usually devoted to that ‘special’ love relationship!

Stores are stocked with stuffed animals, heart-shaped boxes, and Valentine’s Day cards that are meant for that ‘special’ someone. The holiday seems to focus on giving — giving money, time, and gifts — to someone else as the sign of “love.”

An important concept that doesn’t receive enough attention — on Valentine’s Day — or any day - is the concept of self-love. Perhaps this February is the time to consider this. Ask yourself: Do you tell yourself, ‘I love you’? Do you smile when you look in the mirror? Do you take time out of your day for you? Each of these questions alludes to one thing: a positive self-image rooted in self-love. We often love our caffeine, children, spouse, parents, occupation, and hobbies more than we love ourselves. Learning to love yourself takes effort and acknowledgment, but its benefits are rewarding. Did you know that people with self-love are healthier people? When you love yourself, you accept your life situations, take responsibility for your actions, and become satisfied with how you live, which creates a stressfree life. Loving yourself goes together with a healthy lifestyle, and developing healthy habits including being thankful, spending time alone, practicing mindfulness, allowing forgiveness, and being confident. Knowing your value and your worth will always result in a healthier body. People full of love have “happy” neurotransmitters bouncing around in their brain. These people are contagious and fun to be around. Self-love 30 • February 2024

is a journey of learning to let go of negative thoughts about yourself. According to Dictionary.com, self-love is defined as “the instinct by which one’s actions are directed to the promotion of one’s own welfare or well-being.”

Although self-love isn’t a common theme on Valentine’s Day, it’s important. Love doesn’t have to be something received from someone else. Being deserving of love doesn’t require validation from others. Self-love, whether in a relationship or single, is essential. “Don’t rely on someone else for your happiness and selfworth. Only you can be responsible for that. If you can’t love and respect yourself – no one else will be able to make that happen. Accept who you are – completely; the good and the bad – and make changes as YOU see fit – not because you think someone else wants you to be different,” Stacey Charter.

No one is perfect. You learn to love yourself with the flaws. Start valuing yourself and watch your health improve. You start to care about what you eat, who you listen to, how much sleep you get, who is influencing you, and most importantly…how you speak to yourself.

After her near-death experience, Anita Moorjani wrote in her book, “What If This Is Heaven?”: “When I was born into this world. The only things I knew were to love, laugh and shine my light brightly. Then, as I grew, people told me to stop laughing. “Take life seriously, if you want to get ahead in this world.” So, I stopped laughing. People told me, “Be careful who you love, If you don’t want your heart broken.” So, I stopped loving. They said, “Don’t shine your light so bright, As to draw too much attention to you.” So, I stopped shining. And became small. And withered. And died - Only to learn upon death That all that matters in life Is to love, laugh, and shine our light brightly!”

Love yourself to health.... When people love and respect themselves, they tend to make better food and lifestyle choices, promoting physical health. Plus, loving yourself will help you view yourself in a more positive light, promoting emotional and mental health. Not having a significant other on Valentine’s Day can be stressful. But self-love is essential to our self-esteem and well-being.

We don’t have to have a near death experience to learn this lesson! The ultimate test for achieving self-love is when you don’t allow others to affect how you feel about yourself. Loving yourself is one of the healthiest things a person can do to achieve a satisfying, meaningful and joyfilled life.

Many of us are programmed to take care of others. We say there isn’t enough time to concentrate on ourselves or that it would be a selfish indulgence. We often look to others for validation or the love that we desire. We don’t invest in ourselves or make ‘me’ a priority.

This Valentine’s Day, no matter what your relationship status, do something to celebrate you! After all, you deserve it! And it will make you feel good! HAPPY VALENTINE’S DAY TO ME!

“A healthy self-love means we have no compulsion to justify to ourselves or others why we take vacations, why we sleep late, why we buy new shoes, why we spoil ourselves from time to time. We feel comfortable doing things which add quality and beauty to life,” Andrew Matthews.
